Within a few minutes, I received a text message with a request to chat on the phone. Miles worked hard to earn our trust and business in the early stages by making time for us to help us find the home we were looking for. Initially, we spent a lot of time texting, talking on the phone, and emailing back and forth to figure out a list of options for us. Since we were out-of-town buyers, we had to do a lot of pre-work before actually getting down to Austin to see properties. When we finally made it down, my husband and I spent an entire Saturday with Miles looking at homes. After this exhaustive search, we did not find a single home we liked and decided to change our search criteria. Bummed out and tired, we started the trek home to Dallas that Saturday night. Along the way, Miles sent a few text messages with some properties he wanted to show us if we were willing to stay another night. We turned around and checked into a hotel that night. We spent half that Sunday with Miles looking at properties that he thought we would like based on our personalities and our reactions to what we had seen the day before. And, amazingly, he was spot on! He had a great sense of the type of neighborhood and home that would fit our budget and lifestyle. We loved the homes we saw and placed 3 offers that night. But unfortunately, in this "hot" Austin market, even with competitive offers, none of our offers were accepted. We were back to Dallas and back to the drawing board. While my husband and I traveled for vacation that week, Miles looked at properties he thought would suit us well. He visited the properties on his own and recorded 5 minute-long videos showing us every detail of the home (along with colorful commentary)! He must have visited 10 homes for us on his own. At this point, we felt comfortable with Miles' understanding of our needs and tastes, so we placed an offer on his "favorite" home that he thought was well-priced and high value. We felt that Miles provided us with sufficient information to make an offer on a home that we had not actually seen in person. We knew we could trust Miles' judgment. He could have easily pushed us towards the higher price point homes, but he didn't. He looked for high value, above all. Miles recommended that we bid $15k under the asking price, even though we were perfectly comfortable with the list price. Our offer was countered with just $4k above our asking price, or $11k under list. What a deal! Somehow, Miles knew exactly what to offer. Thanks for saving us $11k, Miles! We went under contract and the process was smooth. Miles made sure that we were fully educated on every aspect of the process. Finally, one week before closing, my husband and I got to see the home we were signing up for. We loved it more in person than in the videos and felt that it was a true gem. We're grateful that Miles steered us in the right direction. We can't wait to move in! Not once during this entire process did Miles display any frustration with the amount of time we needed to make this decision as well as our constantly changing criteria. Miles was not only extremely professional but also a friend, taking the time to get to know us and even give us restaurant recommendations in the area. We wanted to keep our cut throat dealings about the sale of our 1974 1154 square foot rancher on a strictly professional level. I can be sorta an a-hole about things. Three different people recommended Jill to me to be our realtor for the sale of our house, and purchase of a new one. Three people, that I know. In person. With those solid references, we gave her a call when we started our home search--which began when we stalked a house in Hyde Park before the home we owned wasn't even near ready to be listed, and continued as we tried to figure out what we wanted in a new place, Dripping Springs? House in Travis Heights with a tree growing in the middle of it? Jill: *Gave us homework to envision what we wanted in a house. *Talked to us in a really nice voice that was never condescending no matter how batshit crazy we were about this stage of our lives. (I forgot to mention I was in my first trimester of my first pregnancy -2010- trying to figure out where we were going to move.) * gave us snacks while we went out looking at houses. *Did not smack the crap out of us when we realized we needed to rent in order to get our overfull house, that we'd lived in (hard living with dog hair) for 8 years ready to sell. And so we worked with Jill to come up with a plan, and we most of our junk and our dogs and our collections of fantasy figurines, and fabric for projects that *I promise* I'm going to sew one day, out of our old house, and made it pristine. She directed us in the staging of the house, and when we were finally ready, she took AMAZING photos of the place--AND shot an HGTV quality video of the house. The house went on the market and... TWO DAYS LATER WE HAD A REASONABLE OFFER (not full price, but it was CASH, and would close in 2 weeks.) Then we got a back up offer. And then we got a back up to the back up that we didn't formalize because it seemed like that would be showing off. Now I was in my second trimester, and really didn't want to deal with any of the real estate crap at all. Jill: *negotiated win/win agreements with the purchaser of our house *had stellar comps available to defend the price that we set *talked to my husband and I in a really nice voice that was not condescending at all, even when we were freaking out late at night after our baby birth class to learn how to deliver our GIGANTIC baby *made the transacation so easy that I had to watch the movie The Secret again to believe that anything this good was actually possible. (The Secret is that whatever you think is drawn to you to happen...and while I don't go in on all manner of hocus pocus, I did indeed actually watch it because I was in friggin' disbelief that my house was sold after two days on the market, and would close with a cash offer in two weeks. I didn't want my disbelief to jinx it!) She attended our closing, and I apologized to her for several instances where I know I came off as a bija. Now is the time I should mention that she's SO NICE, she's PBS nice. She's Buttermilk Biscuit on The Biscuit Brothers. How in God's green earth could I have ever been uppity to Buttermilk? And she forgave me. (I think.) She brought my new baby Biscuit Brother DVD's. So, I can't say she's going to make you a peanut butter and jelly sandwich when you're on property tour, or she's going to do an homage to Gone with the Wind to sell your garden on the video she makes of your house, or she's going to give you DVDs. What I can say is that she takes her professionalism personally. She embodies each transaction with appropriate integrity and a deeply connected creativity. My hormonal, indecisive transaction needed lots of coddling, but I observed the way she negotiates and she isn't inherently a coddler. She had just done some sort of Black Belt/ Six Sigma/ Jedi Advanced Negotiation training dealie...and she's formidable. She's got the ability to meet people at their level, and give them what they need to have a phenomenal experience during the most stressful moments of life in transition. Whether you're selling and then buying, or just buying for the first time, you want her on your side. If I knew you personally, she is the realtor I would tell you to call.

They offered recommendations throughout and had our best interests in mind throughout the process. They recognized that it was difficult for us to go through many losing bids and the difficulty we faced with the new construction shortage and finding the right location, but never slowed down while we changed our direction multiple times through the process. Considering that homes were going under contract within 4 days, they were ALWAYS willing to show us homes whenever we needed, it was a most excellent experience even with the difficulties we were facing in the market. It has taken forever for me to write this review, but it has been a long time coming (sorry Amy)!…read more I recently purchased a house in September, however, the process for me began in early January of last year. I knew I needed a realtor since I was moving from Dallas to Austin, and I was not going to have the time to be as hands on as I usually am. While I started out looking at already built/established neighborhoods, Amy took me to a few gems she knew of and which I had no idea of since I was not from the area. After a month or two of looking, I finally decided on building. I had been pretty leery as some realtors I had worked with in the past put the absolute minimum in in order to make the sale - which is absolutely crazy to me. I've had to at times take and use my own pictures when selling a home, so buying a home was even of grater concern, as I wanted to make sure it would be done right and I had someone in my corner at all times telling me the do's and dont's, and ensuring I was getting everything I wanted and needed. I had also never built a home before, and none to my surprise, Amy also has extemsive experience with home builders and the build process as well. Amy knows how to work with builders/construction managers, and knows each step/phase of the build process, easily making every conversation with these guys just that much easier. There were many times I would just take a step back and watch the master a work, take notes, and leave with a smile, as she took care of each of my questions/concerns without batting an eyelash! Believe me, with Amy, there is no such thing as a "difficult conversation"! It was highly comforting knowing she was in my corner! To sum this up and say Amy is a total ROCK STAR is a complete understatement! She was my eyes and ears throughout the entire process (9 months minimum). I think I met my match in the "detail" arena as well as Type A personality! ; ) She was involved in all meetings, reviewed every single document with a fine tooth comb (both large and small), went to bat for me (many times without even asking), on various stages of the build...again, all to ensure that I (the customer), was getting everything I wanted/needed. My requirements were very specific-location, size, layout (I run business from my home), and i needed someone who would have patience to dedicate her time to me and slowly and carefully find a suitable place. Most of them were not interested, and never called back or followed up. They want to sell you quickly and not to search for a long time-their time=money. She got offers after the verbal agreement and reneged on our deal. No word of honor, no business ethics. She probably just used our offer. Cringe. Avoid. We are exploring legal remedies and taking it up with proper reporting organizations. "The absence of a countersigned copy alone usually does not prevent a contract from being binding or mean the agent is not in breach if they back out after you signed the agreement they provided. The overall behavior and mutual acceptance of terms are important factors in determining breach and enforceability . If the agent reneges after you signed their agreement, even without their countersignature, it is still likely considered a breach of contract and potentially a breach of ethics."

She was attentive to what we were looking for and worked diligently to get us options in a timely manner. In an extremely competitive market, we were remarkably confident that Stacey was putting us in a strong position to win the house we wanted. Then after a few weeks of searching, we found the house we wanted to bid on. Stacey showed us the house and we bid on it that night. She was spot on as far as where the bids would end up. We beat out 7 other bidders- including 2 that had higher offers- but Stacey formatted our deal so that it was more appealing to the sellers (but still protected us). She then worked hard over the next 30 days for a smooth close and transition. We are not first time home buyers, but we are still pretty new to the experience. Stacey walked us through every part of the process and ensured everything remained on track and timely. We closed on time and Stacey even got us $ off the close for a few things she saw in the inspection report- a much welcome surprise. Marius courteously and patiently responded to my questions as he went through the entire process of the house sale and time frame. From beginning to end all went smoothly. He did a beautiful job presenting my house inside and out. Any potential problems and suggestions for solutions were promptly communicated. I appreciated him keeping in touch through the entire process and follow-up. I have already recommended Marius to friends and will continue to do so.

Kathy was my property manager for a house I was renting in South Austin…read more The short version is: I would never ever, ever, ever recommend renting a property from Kathy. She is a terrible landlord. Where do I even start on this review... All the negative reviews she has about communication are 100% true. She will ghost you on maintenance requests CONSTANTLY. When she needed something she needed it same day. When we needed something we wouldn't hear back for days, weeks, or at all. She would take upwards of a month to fix many things and if she did she would do it the cheapest and most half assed way possible. Here's a list of some of the things that happened while living in her rental property: 1. When I moved in, bathroom had black mold on the walls near the shower. I reported when I first moved in. A handy man eventually came over and just painted over it. The mold inevitably came back and I had to wait days for her to send someone to rip out the drywall to actually fix the mold problem. 2. Our kitchen sink was clogged for months. She blew us off about it when we told her draino wasn't working and we needed a plumber. After about a month of asking for help, she comes over and discovers there's a clog deep in the main pipe. Her handy man cuts out a giant square of drywall in our laundry room where the clog is. They accidentally burst the pipe and spray gross drainage water all over our laundry room and into our garage. They then proceed to barely clean up their mess and left it for us to clean. After they patched the broken pipe, Kathy waited another month to send someone out to patch the giant hole in our wall. Her excuse was that the handy man had a cold for the past month. 3. Our dishwasher hardly worked at all until it eventually broke. She refused to send someone out to fix it at first claiming "the dishwasher is brand new. It's only two years old." Despite us telling her it doesn't even turn on. It took several weeks to get a new dish washer. 4. This one is the worst of all. In February, because of the freeze a tree fell and took out a power line to our house. This ended up causing an electrical fire in the garage storage room. We were lucky enough to notice the fire before it spread and the fire department put it out. But it did render part of the garage unusable through fire/water damage. When you have an electrical fire the city turns off your water and electricity until the home is deemed safe to live in. While we were staying elsewhere, I asked Kathy about pro rating rent, since we had paid rent the day of the fire and couldn't live in the house we paid for. As soon as I asked about rent proration, she ghosted me for four entire days. She cited a family emergency as the reason she left us high and dry for four days. It would have taken her 10 seconds to text us but nope. Just total radio silence while we were waiting around to hear when we could go back to the place we pay rent to live in. My room mates and I were displaced for 9 days total before we got the city to turn the power back on, even though fire damage wasn't fixed yet. I had to threaten legal action before she agreed to pro rate 9 days worth of rent for the next month. From day one of the fire, she started acting really shady about getting the house fixed claiming she "has a guy with the city that can get the permits process moved along". I spoke to the fire marshall about that and he essentially told me that isn't how things work and that I need to call the code department myself to ensure my house was fixed properly according to code. Kathy was clearly livid that she now had to fix the house legally and became even more passive towards us. Months after the fire, she told me that because I called the code department that it was my fault the house was still partially burned. Which according to the Austin Code Department Supervisor I spoke to, isn't the case at all. Getting a code violation does not mean repairs take over five months to start. The fire happened February 1st. I finally moved out June 30th. During that entire period of time, the burnt garage was never fixed and she still made us pay the full amount in rent every month. Imagine paying 100% rent for less than 100% of a usable home. When I would ask about ANY update regarding repairs she would act annoyed that I would bother her with such at thing. I'm certain that she purposefully never fixed the house as punishment. If you read her canned responses to other negative reviews, I just want to say they are all bullsh*t. She doesn't provide "superior service" to anyone renting from her. She knows that as a landlord she has the upper hand over her tenants and she acts accordingly. Whether out of greed or incompetence, she's a bad person. Her tenants are nothing more to her than her bottom line.
