    Terrible communication. I was never able to contact her via text message, e-mail, voice message,…read moreyou name it. At the consult she took a picture of the art arrangement on the wall. I told her I didn't want a 'gallery look'; I want something more uneven, warm and quirky. When she came back with the overly expensive frames, she hung them up in a 'gallery look' way. She did not have the original picture we had agreed upon. I will basically have to re-hang everything. Do not recommend.

The owner herself said that they were much more about art, and you could tell by the frames they had to offer that simple would not be the word of the day. I purchased an Amazon Local deal paying $50 for $150 worth of framing. I definitely needed the help on the price, because this ended up being much, much more expensive than I expected. I was very happy with the job they did, and it was very professionally done, but the price was really high for the job. My family is really fond of movie posters and so I brought one in to get it framed for my mother for Christmas. Even with the busy holiday, she took the job gladly and got it done well within the agreed time. However, I only wanted a very basic, really classy and simple frame for the poster, and they did not have much selection in that department. Somehow, the job ended up being over $200 even though it was only a movie poster with one of their most basic black frames. I know framing is expensive in the DMV area, but even for the location that seemed an inordinate price. I'm giving them 3 stars because they did do a really nice job. However, I am tempted to go with 2 stars because of the ridiculous price considering the job. If you have really incredible art, bring it here. But if you want a simple job done, go somewhere else....this is not the place for you.

    I hired One Twelve Construction LLC to complete renovation work on my home before listing it for…read moresale. While I appreciated the option to pay at closing, the experience was frustrating and, at times, deeply unprofessional. From the start, the process lacked transparency. The contractor didn't take measurements, didn't provide any options for paint, carpet, or materials, and initially gave me a lump-sum estimate that felt inflated. When I questioned it, the price was suddenly lowered -- and after getting additional quotes from other contractors that aligned with the revised estimate, I decided to move forward. We had a clear agreement that payment would be made at closing, which was one of the main reasons I selected this contractor. However, the day before work was scheduled to begin, he suddenly asked for a portion of the money upfront, claiming he was "overextended." That was a hard no -- not only because it violated our agreement, but also because if he was financially overextended, he would've known that well before the day prior to starting work. Per our contract, any additions or changes required my approval before being done, yet that wasn't consistently honored. There was a pattern of work being completed before I had a chance to approve it -- or worse, after I had explicitly declined. For example: he said the closet doors needed to be replaced because they had been stored in the shed and were in bad condition. I said no, because I wanted to see photos of the existing doors and the prices for new ones from Home Depot. I eventually got the photos, but by then it was clear the original doors had already been discarded. When I visited the house the next day, the new doors were already installed -- meaning he either asked after the fact or ignored my "no." I appreciated the upgrade, but that's not how it should've been handled. To make matters worse, I caught Ring footage of one of his workers urinating outside -- on my back patio and next to the AC unit -- even though there were bathrooms inside the home. Completely unprofessional and unacceptable (photos attached). The work got done, and it looked nice but the disregard for our agreement, lack of communication, failure to honor the approval process, and unsanitary behavior from the crew make it impossible for me to recommend One Twelve Construction LLC.

It was four years ago when we hired him for an addition project and he didn't stick to his time frame or the quoted price of the written contract, bringing up all kinds of excuses. He apologized sincerely, and we thought it just happened "by bad luck " ( Marvin's words). I didn't write a review for him then, believing that things happen.... We made a big mistake to hire him again for the second floor addition on top of the room he had built. The estimate was made in February, The job was started in April- estimated to be completed in July/August. We agreed to the price he quoted and payed the half for the beginning. After stripping the roof and putting the frame on top of the existing room, we found out that he didn't get the permit and had to stop the project until the approval. Our house got flooded several times because of the heavy rains. The tarp that he put up couldn't hold the weight of the water, and each time it rained, we had to be there to constantly dump the water out. The new floors and the walls got ruined; used and unused materials- destroyed. He would not respond to our calls or text messages, until we have decided to take a legal action against him. I am wondering how does he get any good reviews, which certainly do create a false impression.
