Updated: After my complaint this morning about the sale of…read moremy mortgage that I had expected to be kept and service by Bay State Bank (see below for initial review) the lending officer went to the VP of Retail Lending and they have decided to keep my mortgage in their portfolio and not sell it after all. I of course have no guarantee that it won't be sold in the future (as I knew was always a possibility) but the response I received is very promising and in line with my initial impression of Bay State Savings Bank. Due to the low owner occupancy in my building many small banks would not even consider handling my refinance. Bay State Savings bank impressed me from the beginning by the willingness of the branch manger to go back and forth to the underwriters even before my application was complete to find out if they could do the refinance. The initial service and flexibility I had experienced was why the unanticipated sale of my mortgage came as such a shock. I am pleased that when I made it clear that local servicing was critical to my satisfaction they responded within one business day and opted to reverse their decision to sell. Based on this response I am confident that there was no intention to deceive. Original Review: I just completed a refinance with Bay State Savings Bank and until the closing they seemed like exactly the bank I would like to work with. Small, local, and services many of their loans themselves. In fact I specifically asked about the likelihood of my loan being sold multiple times before and during the refinance process and was told repeatedly that although there is always a chance the loan would be sold they try to service as many as possible themselves and that my credit and loan were the type they tend to keep. I showed up at my closing to learn that my loan had been sold to a large national chain! I am in the process of seeing how quickly my credit union can turn around a refinance to see if there is any way I can cancel my Bay State Savings Bank refinance and still make deadlines for my renovation payments. This is very disappointing. While they never actually lied to me I consider their communication to have been quite deceptive. If the loan had been sold after a couple years I would feel differently but the sale occurring prior to closing with no communication ahead of time and after repeated assurances that while there was a chance that it would be sold it was unlikely screams bait and switch to me.

If you have any problems while banking with them, they take the Time to help you however they can. (Sometimes even helping you after hours) The lobby at the bank closed at 4:00pm and I arrived at 4:10 and realized the door to the lobby was locked, I pulled up to a window (which is open until 5:00pm) and I spoke to a woman about a problem with my account. I asked her when the next time I could sit down and talk to some was( after 4:00pm) and she said Thursday because the lobby was open later. As we were talking one of the staff members told her that he would help me out now, he unlocked the door and helped me solve my problem in under 10 minutes. We are victims of Unfair, Deceptive Acts and Practices in a joint predatory Mortgage Loan…read moreoriginated by William B. Murphy and owned by Fairway Independent Mortgage Corporation. William B. Murphy trapped us in a Predatory Mortgage based on fraudulent loan application. Mr. Murphy falsified the Mortgage Loan application when he excluded $69,000 SBA Loan. Mr. Murphy approved the Predatory Mortgage Loan at 53% DTI (Debt-to-Income) ratio and violated the Commonwealth v. Fremont Investment & Loan opinion, 452 Mass. 733, 897 N. E. 2d 548 (2008), Federal Underwriting and Mortgage Affordability Requirements. On September 12, 2023 we filed a lawsuit about mortgage fraud against Fairway, Murphy and others in Worcester District State Court. We demanded Jury Trial. On November 3, 2023 Honorable Judge R. Pellegrini found evidence of Fraud, Deceit, Intentional Misrepresentation and Originally Structurally Unfair Mortgage was in violation of M.G.L. c.93A, c.183C. Unfortunately on September 23, 2024 Bank-friendly Judge James G. Haddad ignored genuine issues of material facts and denied us from presenting any evidence to a Jury. He overruled Judge Pellegrini's order and dismissed our case before Trial. Judge Haddad decided the Court lacks jurisdiction because we do not seek "monetary damages" for our suffering. Judge Haddad also denied without reason our request to amend the lawsuit with money damages. We immediately filed an appeal. 20 months later, our Appeal is still pending. To this day, Judge James G. Haddad's order has not been confirmed by any other Judge. Due to Mr. Murphy's conduct, our "Excellent Credit" has been destroyed to Poor Credit and we are in danger of losing our family home.

As always, they made everything extremely easy for us and did everything but sign the documents. Even that was as painless as could be. We ran into a serious snag at one point and Bill and his team really went out of their way to find a solution. They went way above and beyond, which saved us a lot of money. They are really fast with everything and are good at keeping busy customers on track. I'm a loyal customer at this point and would highly recommend this group. I was in a rush and at this point very annoyed because I had already waited in line for about 25 minutes. After she cashed my check, which was well over 2k, she placed the money on the counter and basically said "NEXT". This teller did not count my money back to me and she did not give me an envelope for my money. I did not get this tellers name but I plan to go back into the branch to complain to the branch manager. I work in finance, I know good customer service very well and this was poor customer service, by far.
