While we are at the mercy of property management companies since we inherit them when we purchase our properties, you would think that they'd do a better job with what our HOA has contracted them to do. My issues with this company: (1) delayed responses to communications - I sent authorization forms for my tenant to receive water bills and I still get them. Several attempts made to request. (2) property manager quit without communication as to the replacement contact info. There isn't even any reach out from new manager to existing owners that the previous manager has left and that she has taken over (3) I have been receiving letters meant for ANOTHER homeowner. I have repeatedly notified United Property Associates and they haven't updated their records. I pity the person whose mail is sent to me since they may be paying late fee assessments due to UPA not doing their job I hope my HOA board members find better property management companies! read more

United Property Associates have kept most of my deposit. When we moved up here our apartment was not ready for move in. 1309 Grand Cypress Apartments. We had to wait 3 hours before we can move in. The contractors was spray painting the walls, putting in new cabinets, and putting down the carpet. We paid 1450 for the first month's rent and the deposit was 2147 dollars, they added 200 dollars after getting here saying we had to pay an admin fee. We encountered many issues since living here. The first week the doorknobs were loose and falling off, the blinds were not replaced, there was a mess we had to clean that the contractors left from the cabinet installation, the dryer caught on fire, the toilet in the other bathroom constantly was leaking, on top of that there was a terrible gas leak in our walls which caused my daughter and grandson to get sick and i experienced chest pains, and feeling weak.We asked for compensation but our concerns were ignored and dismissed. Once we moved out of this property they have found all these issues to keep our deposit, but what we endured they don't feel like we should be compensated. This company is the most horrible place we have ever encountered. They are the worst property managers I have ever seen. My advice would be don't rent from Grand Cypress square Apartments they will scam you out of your deposit in any way they can. read more

Woman i first spoke to was very nice and doing the best she could indicting having had to deal with angry customers, which i could see why they were angry based on my experience , i recently had issues with ACH and inaccurate information being relayed, changing merchant name dba, which my bank indicated they should be letting me know if decide to change I was told it must be something I did to make ACH stop working that had been working fine since beginning year, not possible for them to have changed something. I had to figure out myself with bank and then mgr like oh yes we started charging under new merchant name in September.. very frustrating and did not get any sense they cared Additionally unprofessional handling of HOA issues in transferring to their mgr from different mgr. Lived in Wellington condominiums for over 5 years and then became a landlord of my unit. Previous property managers were lackluster when it came to communicating , however our current one Ileana C. Has been the exception. She has been more great to work with, communicates effectively and responds back in a timely fashion. Ileana has been very helpful in ensuring our property is managed correctly and has been phenomenal in assisting with needed requirements prior to selling my property. However, my newest property manager, Ronna Ventro, has redeemed my trust (somewhat). She took the time to listen to my issue, responded when requested and even apologized about my experience!!! On Sunday morning of April 7, 2024 about 5:am a drunk driver crashed his car thru the condo of my neighbor, leaving my neighbor and her son homeless. The crash was so severe my condo was damaged also. Due to us sharing a common wall our side of the wall is broken our stair case leading to our up stairs damaged as well. Our middle low bearing wall has been damaged also. Our neighbors house has been condemned by the Fire Dept and the City of Virginia Beach. If she was home that night she would not be alive today, thank God she and her son were visiting family for the night. My husband and I have been told by the engineers that was sent by UPA when this event first happened, that our stairs and both walls have to be removed and replaced. The main issue now is that UPA has not given us a date to start repairs on both our and neighbors homes . The HOA are responsible for all structural damage to residents homes. Its now 4 months we have tried to talk to our UPA agent no response to our phone calls or messages. Were living in hazardous conditions. United Property Associates have dropped the ball. Kempsville Greens is a beautiful community I just wish our HOA showed some concern to their CONDO FEE PAYING RESIDENTS. FYI We where told by engineers no excess use of our stairs. Horrible company! This company took over managing the Condo Association I live in a few years ago. I have had nothing but clerical issues, lacking of transparency, lack of communication, and pushing blame on someone else, i.e. the board usually. They don't send timely notices to the tenants about reminders for annual items, board meetings, changes in the community. If you try to discuss issues with them, they do not try in ANY way to help offer a solution. They will send incorrect notices of balance due. Amenities are great. The property manager Ebony has been very kind and professional during the leasing and moving in period. She is attentive to their needs. Today makes twice that vehicles have been towed from the premises after being explicitly told by the "property manager" themselves all towing has been suspended until "further notice." Yet, shocker, no notice was sent via email, mail, community board, phone call, anything. When explaining the urgency of the situation regarding a veteran family member in hospice and the ability to not being able to get back to NC if the situation worsens was not an emergency and we were hung up on. The first instance was a government rental for a service member on orders to VA. No situations that were brought to UPA's attention, including fire hazards, fighting, littering, and threats of bodily harm were addressed. This company is an absolute disgrace. read more

My mother lives in a condo that is managed by this company. They are constantly raising the HOA and pub fees, yet the level of service they provide continually declines. Any time we've called with a maintenance issue, it takes an unacceptable amount of time to even reach someone at the office. You always have to leave a message and then make additional calls to get any response. I will be attending her next association meeting to voice my grievances. I wish I could give this company zero stars. I've been living in a neighborhood for two years managed by UPA and to say I'm disappointed in them as a company is an understatement. We have had three different managers in the time I've been here and none of the them seem to have read the rules set up specifically for our neighborhood. There has been selective enforcement of the rules resulting in people in our neighborhood feeling attacked and discriminated against. Several of my neighbors have expressed how they plan to move as soon as they possibly can because of the stress this management company has been on their mental health and families. I personally have been perplexed by the lack of communication and transparency. One thing will be communicated in person or over the phone, and then through an email (an official source that can be tracked), it changes and creates extreme confusion. The company for sure sides with the developer/declarant and does not properly care for the needs of the neighborhood. We've been told several times by the current manager, that we don't pay his pay check, the developer does, so he doesn't serve us. It's very frustrating to have a person as our manager who seems to have personal vendettas against specific people in my neighborhood and has created an atmosphere of mistrust among us. I do not believe any neighborhood run HOA would benefit from using this company as their way to manage the association. When I moved in here it was with the full knowledge of United Property Associates and Barberton Apartments that I was doing so with the assistance of Virginia Beach Community Development Corporation while I await a HUDVash voucher. VBCDC is being funded by a program through the Department Of Veterans Affairs Which means you're most assuredly guaranteed your money and have been getting it the entire time I've been here. I'm asking one time, could we please stop hanging these notes on my door every month or bare minimum knock on my door and speak to me If you UPA wishes to take me to court than by all means, do it. If their desire is to create a public relations nightmare for themselves, by threatening the housing of a 3 tour veteran of the global war on terror after having already spent 189 days homeless due to pandemic related inflation I'm sure local media,VBPHA,HUD, DAV, VFW, IAVA, Dept of Veterans Affairs will have something to say about this as will the General District Court of Virginia Beach once they see the lease as it's currently written and states already being in possession of voucher; might want to address this because the late fees being charged are in excess of what federal law allows & the practice of assessing these fees as early as the second day of the month is also in violation of existing statutes. I'm still awaiting the results of the audit that was done and all of the receipts that I've asked for multiple times. They will charge you "late fees" in error and expect you to catch them on your own and manually deduct that difference from your water bill. I know that Property Associates are likely targets for disgruntled homeowners who have been fined for not mowing their lawn or letting their homes fall into disrepair, but I would stay away from them because of their complete lack of professionalism. It is nearly impossible to get them to return phone calls, despite their claims to get back to you in one business day. I live in Courthouse Estates and Christina Brashears and Sharon Chittim are the very definition of obtuse. I worked for an entire day to get them to respond to my calls and emails, only to finally get a response, via email of course, that answered none of my questions. People would be better off having their own Property Associations than they would using these people. What's more, is that I have neighbors who never mow their lawns and who park a whole fleet of cars in front of their house. I have lived in a community managed by UPA for over a year now. During this time, multiple residents and I have been fighting for UPA to create a process for homeowner communication. They have not and will not accommodate homeowners by either creating or assisting with disseminating a homeowner-created newsletter. They have attempted to use homeowner-created Facebook pages as official means of communication even after being informed that is not what they are for. They have selectively enforced by-laws after amending the by-laws without updating the homeowners via any type of official correspondence. Their employed community manager is inept and will slander homeowners to other homeowners. They have canceled HOA meetings despite homeowner requests and will hide behind their contract and their version of the law to do as little work as possible while collecting HOA dues. I rented a townhome that was managed by UPA and it was a nightmare. I had termites flying around my kitchen and when I complained, I was told to" just spray Raid." I had a washing machine that wouldn't drain water and a dryer that's heating element had gone crazy and was told that "they'll get to it when they have time." I had mold growing in one of my closets and when I alerted them, they tried to tell me that this was my fault, since I didn't report it sooner. Who inspects the back of their closets? Not to mention, they told me I wasn't allowed to have pets because they will ruin the carpet...in which I confused, since the carpet was already ruined and smelled like pets. I have been working with UPA for 7 years. I will definitely say they are about taking care of the renter and themselves but not the owner of the property. Every dime they could charge me, they did. Items broken by the renter, I was charged for. Inspections were subpar. I was not informed of all repairs that needed to be made. I was told after it was taken out of my return. My end the year statements looked like I made a tremendous gain but that definitely was not the case. Why did I stay so long? I didn't know the best way or have time to manage it myself. I honestly don't even know where to begin. When we moved in, the fees were 230. Now they are 275. Our condos don't have ANY amenities. This includes no pool, clubhouse, park, dog parks, or anywhere to BBQ. So why am i paying this much? Also they want to power wash and are demanding each resident pay an EXTRA $430 because they didn't include it into their yearly budget. Thats the residents problem why? Absolutely horrendous service. Kate Bockek is not only negligent in her management, but disrespectful to the time of her clients. I have had an active leak in my ceiling for over two months. After over a month of being unresponsive to efforts to locate the leak, she has cancelled the maintenance three times now. She has claimed that the repair will be done "no matter what" on several occasions and then becomes totally unreachable after the scheduled repair is "cancelled" at the last minute. The repair has been rescheduled again, this time for a time in which the unit will be unavailable. i communicated that this time does not work for me and I was told that this does not matter and the request to reschedule would not be honored. i have had my time wasted repeatedly, waited for repairs that never occurred, and now my wishes are totally disregarded. I am profoundly appalled at how this company is being managed and disgusted with Ms. Bochek. She does not respond to texts, emails, or calls.
