Dealing with Renters Warehouse has been extremely frustrating. I recently had to renew my lease agreement, and of course they charged me a $200 "agreement fee" for what appears to be nothing more than changing the dates from last year's contract. In my opinion, this feels like the equivalent of strong-arm robbery. What makes this even more frustrating is that the previous property management company never charged fees like this. If the property owner decided to switch management companies, why should tenants suddenly be forced to absorb additional costs that never existed before? I did not choose to change property managers, yet I'm expected to pay extra simply because they took over. Charging tenants hundreds of dollars for minimal administrative changes feels excessive, unfair, and completely unnecessary. A lease renewal should not come with a costly fee when the agreement is essentially the same as the previous year with only updated dates and terms. I'll post a copy of all these the fees they charge and you not believe it!!! Renters Warehouse is nothing more than fast food property management. I was terrified to rent my home. I had worked so hard and saved so much for a down payment on my dream home as a single woman. Then I met my husband who was in the military and was swept away to a new state. I didn't want to sell my beloved home. So we talked about renting and heard advertisements for renters warehouse on the radio and decided to give it a shot. It was GREAT! So easy! The person that came by looked at the home, assessed it, took pictures, put it online and in less than a month I had tenants! If anything goes wrong with my property Renters Warehouse informs me right away of the issue, they give me the option to use my own vendor if I'd like (which I don't, I just use whomever they recommend and so far have had great success) and it is fixed in no later than a week! My HOA is constantly having me power wash the home area, or re-paint the door, or fix this and that and renters warehouse has it done, with pictures to show, in under two weeks! Way more than enough time to send the images off to the HOA before I get a second nastygram from them, haha. Renters warehouse is beyond reasonably priced for the peace of mind they give me in maintaining my property. I HIGHLY recommend them to anyone renting in Virginia!! read more

I own a home in Virginia Beach and hired Renters Warehouse (of Hampton Roads) to manage it, beginning in August of 2021. Renter's Warehouse marketed the home and approved a tenant. While RW's tenant did pay on time, the tenants did not maintain the property. They completely destroyed landscaping, damaged new appliances, and broke plumbing fixtures. The tenants damaged cabinets, windows, walls, and ceilings. They performed unauthorized repairs to cabinets and ceilings, all of which must be redone. The tenants also refused to allow showings of the home to prospective buyers, despite the tenants being provided with the required notice under the lease agreement. These concerns were brought to the attention of Renters Warehouse staff. However, in each instance, RW took little to no action to adequately remedy the issues. The tenant's 12-month lease has now ended and I am currently making repairs to the property. Given the issues with the former tenants and RW's failure to effectively manage the property, I informed Renters Warehouse of my intention to review and screen qualified applicants under VA 36-96.2(I), before approving future tenants. RW refused, even going as far as to say they "have full intentions of approving/denying applications based on [their] rental criteria and in accordance with state and federal laws without [my] consent." Clearly, Renters Warehouse is more concerned with pandering to "their" tenants, than they are with protecting the interests and properties of those who hired them (their homeowners). As a result, RW is no longer my property manager. I would urge other homeowners to avoid them as well. read more

Applied for a rental property and called about 20x with in 3 days to speak to someone and they transferred me to an "after hours" hotline where the representatives didn't speak much English . I got a denial email saying it was due to my credit which impossible bc I'm in the 800's . read more

Marie is the best at communication and ensuring maintenance is completed on time, which can be a stressful thing living in another state. I'm giving this a 1 star rating because I can't give it anything less. I rented from this company for almost 2 years before I got deployed. Day one of moving in, I walked into a water leak coming from the washer from upstairs. A vendor came in that day, which was good, however they did not confirm where the leak was coming from and ripped a 3 foot hole in my dining room ceiling. I am no expert but I determined the leak was from the washer hose because when they installed the brand new washer and dryer, they decided that the new hose was not worth replacing and left the old rusted hose connected. I swapped out the hose, a total of 20 mins of work, and the leak was fixed. Now that's great, but what wasn't, was the fact that it took 6 MONTHS to get a vendor to my house to repair the hole in the ceiling. 6 MONTHS! That should have been my first sign to just find a different place but I gave them the benefit of the doubt. Things only got worse from there. Fast forward to the first rain storm that came after moving in. I got home after work and walked upstairs to the master bathroom and noticed that my carpet was wet. After looking around, I found that there was water dripping from the bathroom vent onto the floor. I immediately put in a request due to the fact that I already dealt with water damage in the house. This request took 7 MONTHS! 7 months for them to get someone to assess the damage. The better part of it was that I had an appointment scheduled to get it fixed and the repair person never showed up. Not only did he not show us, but he didn't even call to say he couldn't make it out that day. I had to leave work to be in the house for repairs and after an hour late I had to call and get the news that he wasn't coming. I can't make this up. And this was after several attempts of calling and calling with no response from the company for help. In the middle of summer my A/C went out. Middle of summer in Virginia with no A/C and a pet living in the house as well. My house was 85 degrees during the day with fans going constantly. I put in the request the day I came home and found it wasn't working. Called the next day to see when I could get someone out. They hadn't even processed the request. So I waited another day, no response, no phone call from a vendor, nothing. It took a week of calling until I finally got a company name and vendor that I had to call personally and beg someone to come out to correct it! Luckily that gentleman that owned the company was very helpful and got it working the next day, but told the rental company that the A/C needed and new blade. Rental company still hasn't replaced it by the time I moved out. That was over 5 months later. There were still maintenance requests that had never been addressed when I moved out of the property. These were just some of the major issues I had with this rental company. This is hands down the WORST company to rent from. They don't return your phone calls, respond to email, or process maintenance request in any sort of timely manner. To top it all off, after moving out, because I was getting deployed, I sent my security deposit return to my home of record so I could ensure I get my return back. Upon receiving it, they want to charge me for a missing roof vent, one that I never knew was missing because there was no business for me to get in the roof and two, nor is it a renters responsibility to replace, they want to charge my to get the carpets professionally cleaned, again! After I already sent proof of professional cleaning prior to moving out. After trying to call and get some insight in this, I was told that they don't have the files for review and that I would have to email a certain office for the records. Now the fun part of all this is waiting, who knows how long, for this magical person to respond to my email. DO NOT RENT FROM THEM!!! My Husband and I (he's military) are first time renters so it was difficult to find a place. They seemed very nice at first-- but VERY pushy. Supposedly it's veteran owned but they had my husband wave his military rights, which isn't illegal but VERY FROWNED UPON. Especially in an area with lots of military families. They constantly added charges onto our rent and after calling and questioning them about it they offered to "wave" the extra fees? Very suspicious. They are very unprofessional. Whenever I call, immediately the phone is hung up. I asked someone about that and they said they'd prefer if we email rather than calling so it's in writing. We planned to sign a new lease after a year but then gave them a 30 day notice of my husband deploying soon, they were helpful and started the process to break the lease. A month later I called them and they said nothing was noted and we needed to give a 60 day notice and that they couldn't start the 60 days until they got his orders. Which means we were responsible for 2 months rent after he left. We were told we'd have to bring our own washer and dryer but the dryer and washer was left at the property before we moved in. The dryer was broken and was making holes in our clothes because they would get caught on something in the dryer. I called and asked them to come fix it or move the washer and dryer out so we can buy new ones, they said they'd speak with the owners and I never got a response back. We had to throw away about half of our clothes because of all the holes it made. Before we moved out I was speaking with Angelique Bolton, she handles showing the property and we set days during the week and weekend for the property to be shown. She would text me all hours of the day and ask to show off the house on days that we didn't agree on. It wasn't until I asked why we set days, in advance, if she wouldn't use those days that she stopped asking to show the property on other days. Overall they are just an awful company to work with, very unprofessional and they get attitudes when speaking with them over the phone. read more

My husband and I tried getting a home with them and the application said that your credit score determines the down payment. Well that was a lie. They declined our app and said it was due to credit. Wasted $120 on an application for nothing. We have tried several times to get ahold of a person rather than a robot but have yet been able to. That should have been the first red flag. Too much administrative burden to sign a lease, make payments. I also had to complete and verify an affidavit that I put the utilities in my name. Of course I would put the utilities in my name? Why even spend money for a credit application? Aside from that I had to validate on another website that I don't own pets. IM ALLERGIC! PATHETIC! No trust. Read Speed of Trust! DO NOT RENT FROM RENTERS WAREHOUSE! They will throw in all kinds of nonessential fees and make this more than necessary. Oh yeah, my credit score is above 800...just to give perspective. This company was started by people of service but they do not represent their service ethics. #IGNORANT#SHAMEFUL! I am already looking for another property because I cannot support these ethical standards. I rent a property for $4,325 a month. I don't care how they pay me. Just get it on the 1st. Renters Warehouse is just a controlling - do it my way- or else! I know this post will probably forfeit my deposit but I don't care. I actually picked this company over another due to their positive BBB rating and I painfully regret that decision. After I moved out of the property, the company was supposed to have a vendor come to clean before the tenant moved in. I never got confirmation if they were still coming or if the job was done, despite me reaching out to Renters Warehouse. The manager neglected to inspect the property and ensure it was move-in ready, as my tenant informed me that there was still dirty carpet where a vendor came in and completed a repair, and other discrepancies that could have been addressed prior to their arrival. Additionally, management neglected to meet the new tenant at the house and walk them around, showing them the property. This is a simple property management function that would have saved both the company and me embarrassment, but no, they couldn't even muster up that much professionalism and customer service. In addition to these failings so early on in our relationship, they charged me for "tenant procurement" when they did NO SUCH THING. I found the tenant myself and directed them to the company to fill out the application. When I questioned the company about this charge, I was informed, "that is just apart of the charges due when a tenant moves into the property." $400 for NOTHING!!! That is a very dishonest practice when they did not do what they are charging for but it was in the contract I signed so I took the loss. A couple months later, a big storm came through the area and some branches fell on the neighbors' truck's hood. The neighbor spoke to my tenant asking for my contact info, but thankfully they provided Renters Warehouse's phone number instead. I was surprised when the maintenance coordinator contacted me and told me the tenant reported damage. I corrected them, that it was the neighbor stating their property was damaged from debris from my property, therefore they should send a representative out to inspect and verify there was damage and that is was, in fact, my responsibility. A MONTH LATER I got a call back saying they got a quote for repairs, the maintenance coordinator saying the vendor was busy and couldn't get out there sooner. Speaking with the maintenance coordinator, I demanded to know why no one from Renters Warehouse went to visually inspect the supposed damage. He simply said they don't do that, they have vendors inspect damage and give them a quote for repairs. That is a poor excuse; the vendor is there to repair, they're not the property manager, that's Renters Warehouse's responsibility. A representative from the company should go to the property and confirm there is damage and if any repairs are even called for, instead of taking a random person's word. I paid this company a lot of money to trust my property in their hands only for them to do absolutely nothing. I ended up submitting a letter to cancel our relationship before the end of the first year because it is easier, more productive, and financially viable to handle everything myself, even from across the country, than to let these careless scammers take my money. Not just myself either, they charged my tenants $650 for 2 cats! Upon closure of my agreement with Renters Warehouse, I asked for this money back to return to my tenant, only to be told "it is not a deposit, but a fee. In the event there are damages that can not be repaired with the security deposit then you can ask for the pet fee to supplement." Over half a grand literally goes into their pocket for NOTHING; another example of their dishonest and repugnant business practices. In short, they have abhorred communication and customer service, resulting in unacceptable execution of their duties. Do not waste your money with this company, they don't do anything they are paid for. read more

I had put four years bringing the worst home on the block into a diamond in the rough. After turning over to RW Virginia Beach, they assured me they could rent it in a "couple of weeks," fast-forward four months and it still not rented. We even dropped the price, three times!! They could not find a "tenant!" Here is the thing. I own 28 rentals and was testing them out with one. They ABSOLUTELY get an F. Run, do not pass go, do not collect 200 dollars and use anyone else but this company. They charge you JUNK fees that a non-franchised property manager is not going to charge you. 8 percent is their MINIMUM. So I kicked them to the curb, this year my tenant only being in place for two years and calling to say they are leaving early. Two months after settling all "bills" with this company, they send me a bill for something that was billed to them on the 26 of Feb, claiming they "just got it today." Yes, I authorized the repair, I thought it was done with, two months ago!!!! Now I get a gentle email reminder that I have an outstanding bill. This is the first time I am hearing of it ... ie I thought it was done. Ratings: Communication - 0 of 10 Punctual - 0 of 10 Billing - 0 of 10 Execution - 0 of 10 I would not recommend them to any of my friends if my life depended on it. I recommend training a few monkeys and they can do the job better than this band of village people. read more

Putting 1 star because I can't give them 0. Renters warehouse is a complete scam and will ruin your financial state if you're a college student. We rented a house and terminated our lease through renters warehouse approved process a few months back, we paid all the required payments and now on top of all those payments we got a $4000 charge for "damages". We put photo proof that the damages aren't there in our multiple page dispute form. It got denied with proof that the damages were not present upon move out. They also will not give us reason as to why our dispute was denied after us waiting two months for a response. How can they willingly send a $4000 charge to 3 college students with extremely poor communication and little to no reasoning?? On top of all of that they sent us all to collections without being notified. Good luck to anyone that's also being scammed by this inconsiderate money hungry business. Sooo - instead of dumping us, how about explaining what was "illegal"? How hard would that have been? "We cannot do that, and this is why." Gosh, that required just soooooo much effort... From the *outset*, Ben knew I was very outspoken, and *will* absolutely say what is on my mind. Clearly, he did not pass that along to the staff. What he also failed to pass along, or recognize, is that I will make decisions based on what I can afford to do at that given point. Samantha made a *recommendation*, and it was considered... and nixed. At that point, she should have rogered up to my decision, and arranged to work *with* me, instead of against me, to get the new appliances into the house as quickly as I could manage it. But, noooooo... poor sensitive, pushy little petal tried to have it her way. Nope. You see, I already knew what I wanted to put in that townhouse. And, roughly, when. No, it wasn't, and isn't, going to be all at once. And it was going to be my way, for this reason - our last go 'round of renting, our old heat pump outdoor unit failed. I trusted the property manager to put in something decent for the amount we had authorized - which was significant. When we returned, I discovered that what we had been saddled with was, being generous, contractor grade. And your response was lacking as well. You could not be bothered to try to nip this problem in the bud, before it escalated. Nope, not one word from you until I posted a less-than-stellar review. Tsk. So I could see the following scenario happening - you buy a range from your seller, for well under what I authorize, charge me what I authorize, and pocket the diff. My tenant gets stuck with a (IMO) substandard appliance, and my checkbook takes a hit that Miss Samantha tried ohsoveryhard to feign concern for. Piffle. You people are worried about one group of ledgers only - yours, and those of your chosen contractors. That is all your staff is concerned about. And God forbid a property owner pushes back. Summarily fired for "hostility". [chuckles] You use your military service to mask what you lack. You assume that people will equate that service with integrity, elevated ethics, and professionalism. But I am going to thank you for one thing. In reprinting my email, you have shown what you are truly made of. Folks, never ever assume that your communications with these people are going to be private. Because Russell has proven they will not. Leave a negative review, and any communications you have had will be weaponized against you. I am not one to leave reviews but I signed up for a Yelp account just so I can review Renters Warehouse and warn everyone about my horrible experience. I have additionally contacted the Hampton Roads Fleet and Family Services Center and Norfolk Naval Station Regional Legal Services Office. This company must be considered for the Military Off Limits list to protect service members and Junior Sailors from doing business with this company and entrusting them with their most valued possession their home. I have been using Renters Warehouse for the past four months and I have had nothing but issues with them. Firstly, I have no idea how many people work in their Hampton Roads office. The first associate who I was in contact with left the company mid negotiation and I was not promptly notified that I would be working with a different associate. In the last four months, I have literally spoken to 5+ people. I was never advised on who to contact for what matters, therefore I just called whoever I could find via their website. This leads me to their main issue, their inability to effectively communicate and manage. 1) When I met with an Associate to place my home on the market I was sold a dream of an aggressive marking department and with my home at the correct price point a tenant would be secured within 14 days (they provided me this timeline). The property was poorly advertised. 45 days passed with zero communication from Renters Warehouse on viewing traffic or suggestions to adjust the price point to attract more tenants. It was not until my wife and I contacted them to receive an update on our property that we were asked to lower the asking price nearly 500 dollars. We were always flexible on the price point because it was important to place a tenant in the home prior to our change of duty station. The Associate then lied on me and wife and said we were not flexible on our price (we were never asked). We had to speak with their Vice President/Broker Sean Campbell to have the property placed on their Facebook page and additional webpages. We adjusted the price point and a tenant was "secured". 2) During the viewing process were contacted by a Rentals Warehouse Associate an informed that a tenant had been found who far exceeds the requirements for income, credit, and so forth. The very next day we were contacted again by the same Associate and notified that the prospective tenant's husband had a conviction for fraud and identify theft. We removed them from the list of potential tenants. The following day while my wife was at home when the same prospective tenant rung our doorbell begging for us to allow her to rent the home. We refused and notified Renters Warehouse. (awkward situation maybe no fault of anyone but leads into number three.) 3) The straw that broke the camel's back for me was when I received notification that a person gained control of my property by means of fraud. The fraud victim contacted Renter's Warehouse to report the situation. This illegal tenant used another person's identification in Pennsylvania to submit a rental application and gain approval. Then by whatever means the illegal tenant convinced Renter's Warehouse that they were the sister of the fraud victim. Renters warehouse turned over the keys to my property to this illegal tenant. This whole process and their lapse of judgement allowed them to give keys to someone whose name was possibly not on the lease. The ID was never checked and Renters Warehouse was aware of this situation for two days prior to contacting me. I was contacted by their Chief of Operations Amy Delacruz who was extremely un-empathetic, defensive, and nonchalant. We paid a 919-dollar Tenant Placement Fee to be placed into this horrible situation. Renter Warehouse seems to maintain a zero-fault mentality and does not take accountability for their mistakes or inactions. This whole situation was just a total breakdown in communication and exposed vulnerabilities in their screening process. Now I am several hours away worried if I made the right decision by doing business with Renters Warehouse. Please think twice and consider other property managers in the area to conduct business with. The fees they charge have yet to meet the quality of service expected. read more

I had Renters Warehouse as a property manager for a home I owned for four years and it was bad. Firstly all they really do is collect the rent and give it to you 10 days later. The first tenants had to get evicted and I did not know the rent was not paid until I called them. They had stated the lady normally tracking that had a family emergency. Since I don't live near the home I relied on them to do walk throughs I was provided some paperwork but it was only after I specifically asked for one, which ended up being about once a year. All maintenance calls were done by outside contractors so even plunging a toilet costed around 100 dollars. The tenants later complained about not always hearing back right away about a maintenance call. I also suspected that some of these contractors new the people who worked there and the bills were inflated. When I had my last tenants move out there was excessive damage to the home. We are talking $12k. The carpet had never been cleaned not once. The walls had crayon writing on them in nearly every room. There was water damage to the flooring in the bathroom from the toilet running over. A few weeks before they turned over the keys I had attempted to get some external work done to the home since the house had already been vacated and I contacted renters warehouse and they stated the wife said for me to call her husband and they gave me their number. I did NOT call because that is why I pay them, so I had my people go and work on the land and then the tenants had complained about them using their water and renters threatened me stating I was trespassing. I was the one paying them from 2000 miles away and I was trying to take care of my vacant home and they only made things more difficult. Why did I even have a property manager if they weren't going to go thru the home and hold the tenants accountable!!! Worst experience ever. read more

They are very unprofessional, they have rude managers, and they don't answer your questions and directions you to the right place when you need help. Getting a house is supposed to be made easy. In this case they are doing what they can to make it difficult for me to get the house and I'm in need of it. I feel like I got discriminated by the manager Marco and my application was denied even after I've provided all the information needed such as 3 months pay stubs etc. I lost $60.00 application fee that I did not even benefit from but instead, I got headache and rude managers calling your phone early in the morning blowing your phone up non stop waking you up from your sleep, and I'm a very busy man with work. I definitely do not recommend their service, and I highly advice all home owner to remover their homes from that website. They made you guys look bad. On top of that they had the tendency to reply back to a google review that was left to them by another applicant and they made him/ her look bad just because they decided to leave a review as anonymous. They know exactly who their targets are, and we must take action to resolve this issue. We will stand together and help make the wrong do right. STAY AWAY FROM IT TO SAVE TIME AND HEADACHE! The problem for me is that all the issues that need to be addressed are old issues that the company is aware of but yet still explains that it's up to the owner. As the middle man they should have way more authentic responses to issues at these properties that would make things get resolved faster. I don't recommend doing business with them simply because they are not concerned with doing the right thing opposed to doing what is convenient for the owners. read more

In all my years of dealing with many types of business I have to say they top the charts with the most unprofessional customer service. I understand everyone has a bad day but doesn't give you the right to be rude. Not only are they rude but if you are renting from them please take time to take pictures of everything when you move in and when you move out. Document every correspondence!!!! I am disputing my deposit charges as they are saying I owe them money for repairs that were out of my control and definitely not my responsibility. The flood lights didn't work when I moved in and now they kept part of my deposit to fix/repair... even the invoice from electrician says screws were rusted and lights haven't worked for a long time.... In this report it also says kitchen light fixture was disconnected... hhmmmm... look at pictures I took before moving out.....doesn't look disconnected to me..... *****NOTES from Electrician***** -Light over garage door: Barn-type fixture had power, but light was not operative; screws were so rusted, it would not come apart (replaced with new fixture of same appearance DONE) --Motion fixture on rear corner of main house: Fixture had no bulb in it (replaced bulb DONE) --Motion fixture on rear of garage: Fixture had broken bulb in it (replaced bulb DONE) --Motion fixture on side of garage facing far rear yard: Lamp arms were broken off; Sensor not working; One burned-out bulb (replaced extra motion sensor fixture and two bulbs DONE) The job took a total of fie hours, including a trip to Home Depot for supplies. Labor: $450 Materials: $124 Notes: Except for the kitchen lights, I think the lights have been out of order for a long time. I moved out August 31, move out inspection didn't have any of this on it, new tenants moved in September, these repairs were completed on October 4th!!! This should NOT be deducted from my deposit!!!! There are several other items I am disputing but this is the biggest one... When I was asking for invoices so that I can Dispute these charges Amy was extremely rude and automatically assumed I am at fault for these repairs and I even asked her why is she being so ugly to me and she responded (sarcastically) "have a good day MS.Rockwell" and hung up the phone!! I left this house cleaner and in better condition than when I moved in to include yard work. Trash! and that's being nice. I had a mold issue and this company sent one of their employee's cousin(dirty, wrinkled polo style shirt, no name tag or company marked vehicle) to wipe mold off the wall and told me to continue to wipe it off if the mold comes back. I ended spending $400 on mold testing to find that there were 2 types of toxic black mold seeping through the walls and hardwood floors (at the time I had a 1,4 and 5 year old). They refused to refund me for the testing and I had to physically go up to the office, snap on the receptionist and an office manager because they refused to let me speak with the man in charge. I finally spoke with him in person and I had to demand getting out of the lease. They gave me literally days to pack an entire house. I know most decision rest with the home owner, but the way this company handled their side of the business was piss poor. read more

Being an out of state real estate investor; Renters Warehouse has consistently been incredibly responsive and professional in all of my dealings. From maintenance issues to tenant inquiries, Renters Warehouse has done an exceptional job maintaining open lines of communication with me as the property owner. Specifically, Amy Delacruz is a rock-star! She's been my main point of contact for any landlord/owner related issues and she's never failed to tackle anything I throw her way (HOA notices, maintenance issues, inspection requests, etc.) Amy gets "5-stars" from me. Why only 4 stars then? I'm taking one from the company (Amy, you get to keep 5). They're a little pricier than other property management companies. The positive, is that they charge a flat fee for managing the rental property ($89 base rate). So if your rental income is above $1,000 you're getting sub 10% mgmt fees. Unfortunately though, they charge a full months rent for finding a new tenant and an additional charge for setting up an account (ballpark ~$300 for account set-up). Ultimately, this can eat into your returns if you have consistent tenant turnover. That being said, all of their reports are incredibly thorough, user-friendly, and easy to understand. When they did my initial home inspection (prior to tenant move-in), they sent me an incredibly detailed 25 page report with photos AND A VIDEO WALK-THROUGH! Compared to other management companies I've used and encountered in the past, they're by far the most engaged and professional. So is the extra fee worth it? For me, being out of state, Absolutely. I still make a decent return, but feel very confident that Amy and the rest of the team will safeguard my investment. As a quick aside for other folks who might come across this company and these reviews. I noticed there are some tenants w/ poor experiences. As an investor who owns multiple properties and manages some in my local area, I can speak confidently when I say that these could be misleading. A tenant having a bad experience due to lack of maintenance or other concerns is not necessarily just in the control of the management company. Often, if the actual property owner is slow to respond in authorizing the management company to conduct maintenance, that ultimately affects the tenants (not management's fault). From personal experience w/ Amy and her team, as soon as my tenants have surfaced maintenance issues, we have dealt with them expeditiously. Ultimately though, the responsibility for tenant satisfaction rests with BOTH the landlord and the management company. Bottom line: 1. Amy is awesome. 2. The company is worth it, especially for out of state investors. 3. Take this, and all other reviews with a grain of salt, because there's always more to the story. -Cheers read more

While on the deployment in 2018 to South Korea I was told by renters warehouse that I needed to pay a $150 fee for a new application in order for someone to stay at the house with my daughter. Needless to say I made the payments and application was never submitted. When I return from deployment and requested a refund I was told that because it has been over 5 months, they weren't able to refund my money. read more

This is a terrible company to use for your rental needs. The house was disgusting and the carpets were not cleaned like our lease stated. The company sent a cleaning lady that spent 7 hours getting it move in ready and didnt leave until 12:15am. This resulted in us not moving in on our lease start date. The company or owner is not willing to compensate us or prorate for them violating the lease. Video walk thru was worthless. 4 contractors had to come fix numerous things that were broken. Sewage backing up in the shower when toilet flushes, AC broken, Kitchen sink leaking, light fixtures didnt work, electrical outlets not working. read more

Unfortunately I have to give you a low rating. I own a couple properties and wanted you guys to manage them but your ad is deceiving. It said $89 per month but that's not it. Renters warehouse charges to find renters and administrative fees. I went to a reality company and they do all that for only 10% of the rent. If you do simple math a property that rents for $1000 a month equals to $1200 per year for management service. If I would have used renters-warehouse the fees would have been double that lowering my return on investment. Landlords be aware, take your time and do the math. Talk with other management companies and do your homework. read more

They don't actually manage their properties, they just collect money and ignore maintenance requests until you threaten them. We had problems that posed safety hazards that they wouldn't take care of until we got housing inspectors involved. Never renting through them again. read more

Can't be happier as a homeowner! I can live anywhere I want, pretty much worry free. The staff is always professional and responsive. I get constant email updates about service requests and the dashboard is handy. If I did have a negative, it would be that sometimes the service calls get a little pricy. Not sure who they source the work to, but it can get up there. They told me about that upfront, so I always keep a good amount in the reserve for that sort of thing. I own an older home, so I expect it for the most part. Things are constantly breaking, but they notify me when work goes above a certain amount and get permission before starting. The entire process is explained pretty well, so I feel comfortable with any little bump that comes along. I would definitely rent out other properties with them in the future. read more
