We started this venture almost 2yrs ago and are now finally able to actually proceed and purchase our home. I always say things happen the way they are supposed to; and I know Bob was meant to be our guy! I am going to try and express how grateful my family is for this company and Bob. This is a whole new experience for us as we have never moved. I have relied on Bob to help and he has gone above and beyond to help us and make this happen for us as smoothly as possible. I have to say it hasn't been smooth, and Bob has been there for us 100% ! He helped us design the home we needed for our daughter who has special needs. I could write a book on this process and Bob would be in every chapter! Trust me you can't go wrong with this company, and Definitely with Bob Beltz! I like in person interactions when making large purchases. This is supposed to be my forever home and it's taking a turn for the worse. I also dislike salespeople in general; I firmly believe that they are snakes and only in it for themselves. Nate at first seem to be looking out for my best interest, constantly taking my calls, returning my emails and texts. At one point in the very beginning, I had his personal cell number but then when I started signing my life away, he texts me and said only to call him on his work number. I met him in person and shook his hand, not knowing and not noticing some unethical things he did. He made empty promises and of course it was verbal so by law it doesn't matter and that's how these snakes work. He verbally told me the house if I purchase can be built in two months. He verbally stated any deposits were always refunded and no pressure to continue to do business with Factory Expo if I became dissatisfied, and he verablly stated once I placed my deposit the home building could be started! In March the Docusign I signed stated my deposit was refundable! I went ahead a chose The Renoville by Cavco, he recently called me in June saying I needed to sign the Docusign due to it being expired and the only change was putting a new date on it! Little did I know because I was stupid in believing Nate, that he changed the conditions of the agreement. I had complete faith that he had my best interest at heart! Now that I went back to look at the agreements I seen what he did because I took him at his word. He gladly took my money knowing I was not going to get the home in two months. I pushed him to call the dealer to start the build and then he pushed for permits which he knew would take a long time. I didn't! But he did! He refused to push the builder to start building my home with 25k in his pocket! Then In July I finally get the permit, and he tried to push another docusign without a call or a text, saying notice of completion would be November! Nate is not incompetent, he knew I was not going to find that acceptable. Now he is telling me I am only subject to certain homes due to my loan condition and how fast I want it. I spoke to him about possibly cancelling and he hits me with the updated docusign that he stated was only updated for the DATE, and another updated docusign that was only updated for the YEAR of the manufacture home changing from 2026 to 2027! Now that I am trying to move quickly on something else, he is lacking response time to emails and phone calls. I spoke to Steve the manager supposedly and instead of helping he basically stated I needed to wait for Nate. I find this company to be doing unethical practices with lies and deceiving the client.

    These people refused to help me because I don't need financing and I'm on disability. I can buy…read moresomething outright once I sale my home in a different state. I was told by Venice that I should "just stay put" and not move because I don't need a bank basically. I was talked to as if I was a child who needed financial counseling! I'm in a vulnerable position being disabled and just going through a divorce after 30 years of marriage. I have to move but obviously these guys are not the right choice for help. I just feel horrible and like giving up after talking with this company, specifically Venice. I wish I could just buy something and be done instead of being forced to get a loan. Maybe someday I'll find someone who accepts CASH. I just need a home to live in.

This was the 6th manufactured home dealer we have been to and by far the most knowledgeable, upfront and helpful by far. She listened to our needs, immediately knew which layouts would serve out needs and budget. There was no mystery, she laid out pricing and was helpful letting us know what we could add and what we should add. I felt like the process was doable. Also the homes on the lot look nice. The craftsmanship is excellent. On a personal note, the homes are air conditioned so we didn't feel like we had to rush through and get out before heat stroke set in. So we were able to spend more time in the homes looking at the features and discussing things.

    When I first moved here it seemed like an ok place. Soon after the park was under new management…read morethat is inexperienced and the place has gone to hell. Management never answers the phone, grounds are not kept up, summertime and pool is closed, children run wild in the park, cars speed through the park, corporate does not reply to concerns. Management also gets rent money and does not post it to your account and then serves you with late payment / eviction notice. *****Buyer beware***** Giving this place 1 star only because I can't rate it no star!

    I attempted to negotiate purchase of a home. After submitting all the paperwork for financing of…read moresaid trailer, I was informed that it was not ready for occupancy, and in fact that many things one would assume come standard with a property (such as major appliances like a REFRIGERATOR or STOVE) were not noted as not being offered with it. I come to find out, five days AFTER I needed to be out of my previous rental (which I managed to negotiate an extension of) that the entire unit's flooring needed to be redone, and that as of yet they had no ETA on WHEN that would be done. After this, and the management PROMISING to contact me the next day to keep me updated with a timeline, I then did not hear a single thing from them until 13 DAYS AFTER that date. Unacceptable. The property should never have been listed for sale in the first place if it wasn't in condition to be sold, and it's amenities (or lack thereof) should have been made plain up front.
