    Spotless cleaning

    I bought a second home in Florida to use as a short term rental. After reviews I decided to try vacasa and have been with them ever since. Are they perfect, no. But what I can say that any issues I have are promptly and I mean promptly handled. I can call, email my local manager at anytime and I receive a response. I give them an A for communication. My house is always clean and well maintained. My LM and I have a good relationship in that items that need repaired immediately are taken care of as they know me. They are a full service that takes care of everything, pool, cleaning, pest control, linen, pool towels, starter kits- soap, detergent etc. ​ What i love is that if my house doesn't rent Vacasa doesn't make money. They also now have noise monitors in place to ensure there are no parties and take photos of every room after cleaning for my review. Any guest damages are quickly taken care of. Lastly I recently stayed in my house for a few weeks and my neighbors commended how good the renters are and how it stays booked. Until they give me a reason to leave i will remain loyal. Being in Michigan is appreciate the care Vacasa gives my home. My local manager is huge help.

    We had a place paid for via AirBnB. They reached out to us 3 weeks prior to our vacation and said the owner wanted to stay in their house the week we were going... so we were forced to find another place. We still had to pay more. Once we got to the new place, trash was piled up outside, the amenities were broken or unusable, and everything was FILTHY. We called to have maintenance come out-- not one person showed up and no phone calls came in to us about updates. We've called 18 times! Number goes to random people and you have to repeat your story over and over. Refund was requested by AirBnB themselves-- Vacasa DECLINED IT! Do NOT use them!

    The worst rental experience i've ever had. The house was located at Story Lake Gem in Kissimmee and I should have known what I was getting into when I arrived and saw one of the gates to enter the facility was hanging off after being rammed with a car. Have you ever seen "Back to the Future part 2?" Where the rental was located looked like Biff Tannens 1985. Upon entering the rental home we were greeted by a sign to "please remove shoes", I now know this is a game to see how black your socks can get from the filthy carpets. The couch had a cover on it. This part of the game was to hide all the food bits that have been left behind by previous guests. I swear there was a 3D Dorito under there, which is impressive because they have been out of production for over a decade. The pool was a lovely shade of green which I when I called was told was because "It has been raining." I have a pool, rain doesn't do that. Neglect does. The bathroom fixtures were hanging off the walls, The bed sheets were stained. The garbage can was rotten, the toilet was deteriorating, the bannister looked like a skatepark grind rail, the tiles were caked with dirt and the pool safety gate was hanging off the wall. We called the management team to tell them we weren't staying here and they said before they can give us a refund a member of their team has to come out and have a look. We left anyway. We followed up every day and were told someone would be coming. No one ever came as far as I know. I switched to a Disney hotel because at the very least I know they're clean. This company should be ashamed of itself and Marriott, who we found the rental through, and anyone else who is thinking of renting any of this property groups properties should run, very fast, in the opposite direction. I'd give negative stars if I could.

    Your policy states that one should cancel before 30 days. My reservation was made less than 30 days ago, so it seems like your company is inappropriately withholding people's money and not allowing them to amend their stay dates. Both mine and my attorney have perused your policy. Your policy doesn't stipulate that you can withhold payment for guests who have not stayed over when your resort cannot accommodate requests for date changes. The BBB (Better Business Bureau) is also now involved as I am not the only guest mistreated in this way by your company. Furthermore, it is unlawful for you to inform third-party sites that the information listed on their platforms belongs to LakeTown Wharf when it does not. Guests only discover this after making a reservation and receiving an email from Vacasa. I have learned that Vacasa is a property management company that rents out apartments, as do several other property managers. I've discussed this with every other property manager, and none of them *** withholding a guest's money or failing to accommodate date changes. They confirmed that they would either amend the guest's dates or issue a refund. Vacasa is the only party refusing to refund my money or modify my reservation dates. Booking.com, through whom I made my reservation, is willing to refund my money or amend my dates. Unbeknownst to me at the time of booking, Vacasa seems to exploit people by trapping them in inflexible reservations. It is proving impossible to retrieve my money, despite advising your company to cancel my trip over a week ago. Are you actually processing my cancellation? No, my reservation is still active on your end. I have documented all the errors and breaches of law your company has committed, including breaking your own policy. I will legally pursue the refund of my money and continue to alert other guests on all your websites about your unethical practices and appalling treatment of guests! User's recommendation: DO NOT USE VACASA OR YOU WILL BE A VICTIM OF LOSING YOUR MONEY AND BEING TAKEN ADVANTAGE OF! MY CHILDREN WONT HAVE A SUMMER VACATION THANKS TO VACASA!

    Bug droppings on the counter

    Absolutely terrible and shady company. Bug infestations in the house I stay in. Bug droppings on the plate and everywhere, their only solution was that I could "brush them off" of that plates and it would be fine.

    We paid almost $800 for 3 nights for what was advertised as a beautiful resort on Daytona Beach. When we got there we saw mold in the bathroom, there were German cockroaches, and the beach access was closed, as was all of the outdoor pools. We immediately left to go get a different hotel that was livable for us and our two small children, which was over $1000. We tried everyday to call and get a refund and weren't successful. Services were not rendered, legally our money has to be refunded. They falsely advertised this place and refuse to give us a refund. Most companies would apologize for the inconvenience, immediately refund, and just overall, do the right thing. Instead, this company has chosen to be combative and fraudulent every step of the way.

The "upgraded" condo had many issues, so the next day we went to guest services to express our concerns. Jawna, a Property Care Tech for Tropical Escape, was called and she showed up immediately. She stayed with us for at least two hours, resolving some issues, but ultimately deciding that we needed to relocate. Jawna went out of her way and above and beyond the call of duty to help us out, and found us a much more comfortable vacation home at Balmoral. Kudos to Jawna who was so caring and amazing!!!!!! She made the rest of our vacation awesome!! She even checked back later in the week to be sure everything was good. Thank you Jawna!! Our review would have been a one that first night, but because of her, it turned into a fantastic FIVE STAR week!!

We were assured that they would provide professional oversight, timely payments and frequent communication. Professional Oversight: Tropical Escape allowed our home to be left dirty. A sofa in our family area was destroyed, pictures were stolen, a bean-bag chair was destroyed and hidden in the closet, a floral arrangement was broken an concealed in the game room. The house which had been decorated by an interior design specialist; had been rearranged without our permission. The air conditioner, which was supposed to have been repaired, was not working properly when we arrived at our home. (We paid for the repair) The light fixtures on the patio were not replaced. (We paid for this repair) Visiting family members complained that there were insects in the house. We paid monthly for an exterminator. What was the management company doing? Frequent communication: Communication with Tropical Escape was difficult because they frequently changed the managers without informing the home owner. Phone calls and emails were not returned. When we had an opportunity to speak with someone; that person would promise that the problems would be resolved. This did not happen! Florida Utility contacted us about a gas leak at our home. The end result was that we had no hot water when we visited, Tropical Escape informed us that they were not aware of a gas leak. Payment: Payment for our property was sporadic and untimely. The payments did not support the bookings, indicated on their monthly rental summaries. We were never compensated for loss or property damages. Tropical Escape is dishonest, unprofessional and has no concern for families. Please beware of a company that is only concerned with using your property to bankroll their business. As a property management company they are an embarrassment!! I desire that families have fond memories of their vacation and know that I wish them the same amenities as my family. Hannah
