First of all. My best friend and her husband rented this location called The swordfish sanctuary in Jamaica beach Texas. The place is so cute. The pictures made the place look awesome. Let's get started. The Third room which is located downstairs separate from the main house. It has a queen bed and a small private full bath. Which was cute. But damn. The musty smell in it was not acceptable. If anyone were to stay in that room. You'd probably die from a major headache from the smell. It had a window unit which kept the room ok. But still the muggy feeling and the smell. It's a NOOOO. THE AC IN THE main house needs maintenance. We went out. And when we got back it was 82 degrees in the house with the ac set at 72. Thank goodness it has ceiling fans. The bathroom in the queen size bedroom is ok. But it has only one side of the shower covered with a glass door. The floor was wet after our shower. Other than those things. The place was nice. Saw no insects or bugs. And they are pet friendly for my friends small fur babies. We enjoyed sitting outside enjoying the canal type body of water. The owners just need to be notified of the things I complained about. read more

Our family vacation was significantly disrupted by a planned power outage that began on the evening of June 17, 2026, at approximately 11:00 PM and continued well into June 18, 2026. During this event, I contacted Vacasa multiple times seeking assistance and accurate information regarding the status of the outage and the expected restoration of power. Unfortunately, Vacasa provided little meaningful support. Rather than actively assisting guests impacted by the outage, I was directed to a link that was either non-functional or provided no useful information. As a result, my family and I were forced to investigate the situation ourselves and ultimately learned that power restoration was not expected until approximately 12:00 PM on June 18, 2026. Without electricity, the property became unsuitable for our family's needs and prevented us from enjoying the accommodations, amenities, and experience for which we had paid. The lack of power impacted the habitability of the home and substantially diminished the value of our stay. Given the circumstances, we had no reasonable alternative but to cut our vacation short and leave the property prior to our scheduled departure date. When I contacted Vacasa to notify them that we were leaving early and to discuss a potential resolution, I was simply directed to contact Airbnb. At no point did Vacasa offer a refund, a credit for a future stay, alternative accommodations, or any other meaningful effort to mitigate the impact of the outage on my family. This lack of responsiveness and customer care was extremely disappointing. Fortunately, Airbnb's support team acted promptly and professionally, ultimately providing a partial refund for the interrupted stay. In stark contrast, Vacasa has not contacted me directly regarding my concerns, nor have they made any effort to discuss a resolution, follow up on the situation, or inquire about the well-being of my family following this incident. Their only communication appears to have been through Airbnb. Given Vacasa's failure to adequately assist guests during a known outage, failure to provide reasonable accommodations or alternatives, and failure to address the matter directly afterward, I am seriously considering pursuing legal action against Vacasa for what I believe to be negligence in their handling of this situation and their responsibilities to paying guests. While we remain satisfied with Airbnb's customer service and will continue to use Airbnb for future vacation bookings, this experience has permanently damaged our trust in Vacasa. God, what went right is where I should start. Unit 508 at Diamond Beach Condos. Great location/views/amenities. Toaster didn't work, dishwasher didn't work, lack of hot water, blinds didn't open or close, communication issues between corporate and local team meant we went a day before anything was done. Property manager promised a partial refund due to loss of amenities. We've been home 4 days now with no word or response to messages. The name of the rental is Colorful Casa--I definitely give it 5 stars! The house was spotless! It was so cheerful, welcoming, and decorated beautifully. Beds were all very comfortable with good quality linens. The kitchen was well stocked with dishes, pots and pans, air fryer, etc. we enjoyed using the gas grill on the back patio. The game room and three TVs made it great for families with kids or all adults, both. We can't wait to return to Galveston and stay at Colorful Casa again!!! read more

DO NOT BOOK with VACASA! This is for the property at 26511 Mangrove Drive Unit 303 Galveston, TX 77554. I'll start with arrival. The place was easy to find with their instructions and easy to get to. That's about where the positives end. On top of not having running water for just about the entire time we were here (they claimed it was a city/area issue), we had MULTIPLE issues with our stay. 1. The elevator to the building was absolutely gross the entire time we were there. You could tell it had not been cleaned in a while and there was an air freshener sitting in the floor in an attempt to cover up the grossness. 2. The location is not what you expect from the photos. This does not have direct beach access. The water view in the photo is to the bay, not the beach. West Point is also about as far down into Galveston as you can go. It takes about 25 minutes to get to the seawall/businesses. 3. In the condo: Kitchen appliances weren't working. There was mold above the microwave. The mattress on the couch pullout bed was gross. The slats on the bunkbed were not screwed in making it unsafe to be on. (So 2 of the beds we paid for were unusable). We arrived and the house was under renovation from hurricane damage. I contacted Vacasa and they would not help me until I went and took pictures and sent them to them. Mind you, we are standing at this house with 6 adults and 5 children and it is 100 degrees outside. When they finally got back to me, they offered us a substandard house. This house had a broken dishwasher, no cable (which the house advertised as provided), a broom that looked like a Halloween decoration and no dust pan. I could go on and on but you get the idea. Do not rent from this Company - This is for a house in Jamaica Beach TX They gave us falsehoods and then thought $20 a day for a house that was rented to us for $2300. would compensate after bad reviews. I emailed them on Sunday 7/28 before we went to the house to ensure that the downstairs air conditioning was functioning because of a review we had seen about the house that weekend. We had my elderly parents coming in from out of town to celebrate my son's birthday and we needed to make sure the AC was working. They assured me it was functioning and there was not a problem. See the email thread below. Upon arriving on Friday 8/2 there was no functioning AC and the mold was not able to be tolerated in the downstairs bedrooms. The middle eating room downstairs was also moldy and had a pile of construction material set up in this room. The AC unit for the downstairs was dripping from the unit constantly. I texted that this needed to be addressed as soon as possible and if not to be notified before Saturday morning at 10am, as the elderly parents were arriving the next morning to stay the night. The text group assured me that they would be notifying the local group with a high priority and would be contacted as soon as they had an ETA for this repair. We were not contacted by the local group for the downstairs AC at any point. My elderly parents arrived on Saturday with my sister, but they were not able to stay the night due to the mold and the lack of AC. We had to make arrangements for my parents to return to their house, 2hours away, as my sister and her husband were going back to their house 6hours away, after the get together for the birthday party. This inconvenience and added expense put a serious damper on the weekends finances, time and fun. This created a less than enjoyable experience. read more

Gutted bathrooms, electrical outlets hanging out of the wall, trim stripped off of the walls, industrial/professional dryers in every room. On April 3rd, I booked a three night rental at my favorite Galveston resort, The Diamond Beach, to celebrate my granddaughter's 16th birthday. I booked a three bedroom, two bathroom condo. We were excited to enjoy the amenities of Diamond Beach such as the beautiful pool, lazy river and beachfront access. We were also excited about the playroom as my 20 month old granddaughter would be with us. On May 3rd, I completed all payments. On Saturday, June 1st, I received a confirmation text with my check-in information. The next day, we arrived in Galveston after ten hours on the road excited to check in. We then found out that our reservation was not valid because Vacasa no longer managed the condo. The desk had spoken to Stephanie at Vacasa and told us that she would reach out to us. After two hours of not receiving any answers from Vacasa through our phone calls, we finally received a text and email at 5:59 p.m. They offered us a condo three miles away that did not have a pool, lazy river, beach access or playroom. We declined and requested a refund. The staff at Diamond Beach found a property manager that had an available one bedroom unit. So we were able to stay at Diamond Beach but it was not the space/view that I originally wanted (although I am grateful to them). Shame on Vacasa! They knew that they no longer represented the property when they took my second payment (totaling over $1600) and held onto it. I knew the cleanliness of the condo was just a facade after seeing the toilet brush cleaner right next to the toilet; it was beyond disgusting. And the roaches in the place did it for us. I was done at this point, and we had just arrived. I was supposed to be on a mini vacation but instead, I was headed to Walmart to buy cleaning supplies. If you clean the toilet with a toilet brush crusted in feces and urine, there is no telling what the counters, light switches, door handles, etc., are being cleaned with. Also, we could barely open the one sliding door that "worked." There was a note taped to the other door that said, 'Do not use.' Probably should have a note on both doors because I hurt myself trying to open and shut the "working" balcony door. Oh and let me not forget that to get out of the condo, we had to reach through the missing window pane on the screen door to access the handle to let us out since the handle on the inside of the screen door was missing. I don't like leaving negative reviews but after contacting Vacasa after our trip to let them know about these things and share the pics with them, I couldn't get a call back from someone that cared; hence this review. read more

Horrible management company if you own a short term rental. Management is slow to respond and generally ineffective, and there is absolutely no quality control for their horrible housekeeping. Check out the Vacasa class action group on Facebook. Their housekeepers are awful, cut corners, don't even mop! They frequently left the trash on the driveway instead of dropping it in the trash can resulting in guests complaining about trash on our property because cats would get into the bags they left out. I constantly had to go by the house to double check and fix the housekeepers' work. Thank God I live nearby but I pay them 26% so I DON'T have to do that. What kind of housekeeper throws towels in the dryer, writes a "more towels in the dryer!" note in pen on a NAPKIN left on the machine because she is too lazy to fold those towels?!? Also we paid nearly $400 for linen service so why was Vacasa using our machines to launder linens? Outright fraud. And the cheap Vacasa linens are so rough they'll scratch your skin. Guests would constantly complain about the difficult Vacasa-installed door lock and its ridiculously long key code. Vacasa would frequently promise refunds for things that took countless follow up emails to finally secure, including our final payment which was over 30 days later than promised and, predictably, incorrect. In general, response time for issues was at least a week (and often longer) and only after multiple follow ups. Vacasa's stock performance tells the story. Their owner turnover isn't about disappointment in the short term rental market as they'd like you to believe. It's about Vacasa's poor service resulting in certain death for short term rental owners in competitive markets. read more

If I could give Vacasa negative stars, I would. Based on this experience I would also give Airbnb a low rating. My family rented a beach house on Bolivar Peninsula from Airbnb. Vacasa Texas was the Host. I've never written a negative review on anywhere I stayed with Airbnb. It's always been a great experience. Until now... The house was very nice & close to the beach. However, we had a few problems. Some were minor - things that were listed as included but not provided: 6 sets of towels for 8 guests, mold in ice maker, swimsuit from past guest left in bathroom (was bathroom cleaned??), uncomfortable beds, not enough toilet paper (2 rolls for 8 guests for 7 days). The tp thing may seem petty but, I've never had to provide my own tp when renting through Airbnb. I've attached a picture that shows what Airbnb requires a host to provide. Others were more pressing... We arrived 5/31. The next morning the motion sensing kitchen faucet wouldn't work. I contacted the host - Vacasa. This is their response: "Thank you for reaching out. Please try these steps. Locate the leak. Before you begin, inspect the faucet to figure out where the leak is. Turn the faucet's water supply off. Look under your sink first. You may see a pair of valves. Please feel free to reach out if you have any questions or concerns!" My first thought was "They want ME to fix a leaky faucet myself??" Obviously they didn't read or understand the problem. The faucet wasn't leaking. Vacasa never sent anyone out even though I contacted them several times. Thankfully, a family member was able to fix the problem. The house had a very large, bar height, wood dining table. While eating dinner on 6/1 we noticed it was very wobbly. Later that evening we worked a puzzle on the wobbly table. We were missing the last piece & while looking for it we noticed why the table was wobbly. The bracing underneath was not attached. I contacted the host - Vacasa. They responded that they would tell the local team. After 2 days of messaging back & forth with Vacasa & not getting the table fixed, I contacted Airbnb support the morning of 6/3. For the next 3 days I was passed from support person to support person. Each one asked again what the issue was & asked for pictures which I sent every time. Finally on 6/5 around 5pm I insisted that I needed to talk to a supervisor. A supervisor finally contacted me the next morning, an hour before his shift ended. He asked me to send him what the issues were & date reported. (Which he can see in the thread). I sent him the info. Around 6pm on 6/6, while my family was watching a movie, one end of the table fell to the floor. Around 8pm the other end fell. Thankfully no one was near it when this happened! Around 11pm the supervisor got back to me. They ended up giving me a 30% refund. This was nice but not nearly enough for the amount of time & frustration. The refund was finally resolved after midnight on the day we were checking out. All I ever wanted was to have them fix the table. Thanks for letting me rant!! read more

Never book with VACASA. This is for 26511 Mangrove Dr, Unit 302 in September 2023 in Galveston, TX. The first night there was no power until 9pm and we found different accommodation because a member of our party had mobility issues. The local manager would not pay for us to move. The second night the power was on but the elevator only worked very sporadically. This continued to be an issue for the mobility impaired person. The local manager refused to move us. She said it was clearly listed on the VACASA site that the elevator wasn't reliable. We could not find this on the site, it just listed that there was an elevator under the access section of the rental. The manager eventually let us check out early (4 nights early) but only refunded $400 of the $1,300 hundred that we paid for 6 nights. This meant the two night we stayed cost $900 and one of those nights we had to pay for alternative housing. The manager wouldn't speak to us on the phone, would only text. I will not rent through VACASA again. read more

Be warned, VACASA markets the property @ 22902 Vida, Galveston, TX 77554 to include access to the marina, and slip for the home. That is completely untrue. After arriving, they changed their story and told me "sorry, the marina is only for home owners". That was also a lie, I reviewed the HOA rules of TERAMAR subdivision and spoke with other home owners who include the marina and boat slip. To my surprise, I learned that the home owner of this property has also permanently leased the boat slip to a third party. The property is in complete disrepair as you can see in the pictures...I doubt the home owner or VACASA management has visited this property in years. We drove all the way to Port Bolivar and there was still no electricity. The representative lied to us several times. Condo 224 at Maravilla was in horrible condition. I DO NOT recommend going through Vacasa for any of your rental needs, ever. They will not be getting my business ever again. We checked in on Monday Sept. 18th and immediately notified Vacasa of the condition of the condo. We were told they would have someone local come fix things the next day. No one ever showed up. Kept in contact with Vacasa throughout our stay and they kept apologizing for the inconvenience and assured us it would be taken care of. Here are some of the things wrong and falsely advertised: balcony had no patio furniture so you couldn't enjoy the beautiful ocean view, the threshold from living room to balcony was gone, floor tiles cracked, 3 or the 4 bar chairs were broken (2 of them thrown in the bedroom closet along with the broken living room blinds, making the closet unusable, two of the three kitchen lights were burned out, no privacy in living room because the blinds were broken and in the closet, floor tiles cracked, no ceiling fan in living room just a hole where it was supposed to go, no place in bathroom to hang your towels because it was broken, the cabinet in the bathroom is deteriorating, bed wasn't on box springs so we were maybe 6 inches off the floor. There were other issues too. The only positive thing about this rental was the ac worked great and the view was amazing. Every closet/ pantry had paint or tiles etc in them. read more

Extremely unresponsive management company of rental properties in the Galveston area. We rented a property through AirBnB and it was a disaster. We showed up and they were to live birds in the house, and it looks like they had been in there for a long time as there was bird crap everywhere, and the birds were very lethargic and could not move. There were only a couple rooms in the house that didn't have bird guano in and we were able to stay one night. We asked for a cleaning crew to come out and clean the place or a new property. It took four or five text and several phone calls over two days before they finally moved us to a different place. they kept saying they were trying to get in touch with a local manager and never could. read more

When we got there late that night we noticed that the water coming out of the faucets had a horrible smell. We were scared to bathe or brush teeth with the water (causing us to get drinking water). We immediately notified the host via text message the next morning using the guest support phone number Vacasa Texas provided us and asked if something like this ever happened to their guest before and they said "No". They promised someone would come by to take a look at it and no one ever came which caused me to follow up with them later that day. The level of customer service was very poor when I called the management company. I was told that a ticket had been created and closed due to it being because of rain. However, rain should not cause such a foul smell and if so then they should have honestly listed that. I asked for the ticket to be reopened and for the manager to call me but never heard back from them and decided to ask for a partial refund through the resolution center on the Airbnb app, which they declined and then decided to give me a background on that area and how drinking water is recommended instead of telling me that upfront. I decided to reach out to Airbnb for a refund and they investigated the situation. Airbnb concluded that because I did not communicate with them through messenger on the app they had no evidence of us communicating during my stay (even though I provided screenshots of my conversation between the host and I about my concerns). If you do choose to stay with them I recommend bringing drinking water. Also, if you have any issues make sure to contact the host through the app and not through the number they provide so Airbnb is able to have evidence of all communications. read more
