    I wouldn't recommend this company for renting your house . I used them and they were unable to do the simplest of tasks . They had management and workers that couldn't help renters operate a ring thermostat . There are umpteen videos on how to operate it . They claimed they would replace damaged or missing things in the house and didn't do either . Save time and go to another company

    This company will take every penny from the owner for not service. The don't do inspections, your property will be abused and you will receive your items damaged or lost after you are done with your contract (pictures attached). We had to do inspections ourselves after reviews of our home indicated lack of cleaning and even infestations. The Vacasa staff were completely unaware of the problems. They charge for everything and are one of the most expensive management companies on the market. Stay away.

    DO NOT BOOK with VACASA! This is for the property at 26511 Mangrove Drive Unit 303 Galveston, TX 77554. I'll start with arrival. The place was easy to find with their instructions and easy to get to. That's about where the positives end. On top of not having running water for just about the entire time we were here (they claimed it was a city/area issue), we had MULTIPLE issues with our stay. 1. The elevator to the building was absolutely gross the entire time we were there. You could tell it had not been cleaned in a while and there was an air freshener sitting in the floor in an attempt to cover up the grossness. 2. The location is not what you expect from the photos. This does not have direct beach access. The water view in the photo is to the bay, not the beach. West Point is also about as far down into Galveston as you can go. It takes about 25 minutes to get to the seawall/businesses. 3. In the condo: Kitchen appliances weren't working. There was mold above the microwave. The mattress on the couch pullout bed was gross. The slats on the bunkbed were not screwed in making it unsafe to be on. (So 2 of the beds we paid for were unusable). Overall if I could go back and do it again, I 100% would find somewhere else to stay. Definitely not worth the price.

    My experience with Vacasa as not good. We rented a property and Vacasa emailed us the day before to tell us our house was clean and ready. We arrived and the house was under renovation from hurricane damage. I contacted Vacasa and they would not help me until I went and took pictures and sent them to them. Mind you, we are standing at this house with 6 adults and 5 children and it is 100 degrees outside. When they finally got back to me, they offered us a substandard house. This house had a broken dishwasher, no cable (which the house advertised as provided), a broom that looked like a Halloween decoration and no dust pan. I could go on and on but you get the idea. I was most disappointed in the response from Vacasa. There was no one local to talk to and I felt we were mismanaged in this process.

    Do not rent from Vacasa or allow them to manage your property! On April 3rd, I booked a three night rental at my favorite Galveston resort, The Diamond Beach, to celebrate my granddaughter's 16th birthday. I booked a three bedroom, two bathroom condo. We were excited to enjoy the amenities of Diamond Beach such as the beautiful pool, lazy river and beachfront access. We were also excited about the playroom as my 20 month old granddaughter would be with us. On May 3rd, I completed all payments. On Saturday, June 1st, I received a confirmation text with my check-in information. The next day, we arrived in Galveston after ten hours on the road excited to check in. We then found out that our reservation was not valid because Vacasa no longer managed the condo. The desk had spoken to Stephanie at Vacasa and told us that she would reach out to us. After two hours of not receiving any answers from Vacasa through our phone calls, we finally received a text and email at 5:59 p.m. They offered us a condo three miles away that did not have a pool, lazy river, beach access or playroom. We declined and requested a refund. The staff at Diamond Beach found a property manager that had an available one bedroom unit. So we were able to stay at Diamond Beach but it was not the space/view that I originally wanted (although I am grateful to them). Shame on Vacasa! They knew that they no longer represented the property when they took my second payment (totaling over $1600) and held onto it. They certainly knew the day before my trip when they sent a confirmation and the day of my trip when the confirmation was still on my trip manager.

    Airbnb host requirements

    If I could give Vacasa negative stars, I would. Based on this experience I would also give Airbnb a low rating. My family rented a beach house on Bolivar Peninsula from Airbnb. Vacasa Texas was the Host. I've never written a negative review on anywhere I stayed with Airbnb. It's always been a great experience. Until now... The house was very nice & close to the beach. However, we had a few problems. Some were minor - things that were listed as included but not provided: 6 sets of towels for 8 guests, mold in ice maker, swimsuit from past guest left in bathroom (was bathroom cleaned??), uncomfortable beds, not enough toilet paper (2 rolls for 8 guests for 7 days). The tp thing may seem petty but, I've never had to provide my own tp when renting through Airbnb. I've attached a picture that shows what Airbnb requires a host to provide. Others were more pressing... We arrived 5/31. The next morning the motion sensing kitchen faucet wouldn't work. I contacted the host - Vacasa. This is their response: "Thank you for reaching out. Please try these steps. Locate the leak. Before you begin, inspect the faucet to figure out where the leak is. Turn the faucet's water supply off. Look under your sink first. You may see a pair of valves. Please feel free to reach out if you have any questions or concerns!" My first thought was "They want ME to fix a leaky faucet myself??" Obviously they didn't read or understand the problem. The faucet wasn't leaking. Vacasa never sent anyone out even though I contacted them several times. Thankfully, a family member was able to fix the problem. The house had a very large, bar height, wood dining table. While eating dinner on 6/1 we noticed it was very wobbly. Later that evening we worked a puzzle on the wobbly table. We were missing the last piece & while looking for it we noticed why the table was wobbly. The bracing underneath was not attached. I contacted the host - Vacasa. They responded that they would tell the local team. After 2 days of messaging back & forth with Vacasa & not getting the table fixed, I contacted Airbnb support the morning of 6/3. For the next 3 days I was passed from support person to support person. Each one asked again what the issue was & asked for pictures which I sent every time. Finally on 6/5 around 5pm I insisted that I needed to talk to a supervisor. A supervisor finally contacted me the next morning, an hour before his shift ended. He asked me to send him what the issues were & date reported. (Which he can see in the thread). I sent him the info. Around 6pm on 6/6, while my family was watching a movie, one end of the table fell to the floor. Around 8pm the other end fell. Thankfully no one was near it when this happened! Around 11pm the supervisor got back to me. They ended up giving me a 30% refund. This was nice but not nearly enough for the amount of time & frustration. The refund was finally resolved after midnight on the day we were checking out. All I ever wanted was to have them fix the table. Thanks for letting me rant!!

    Be warned, VACASA markets the property @ 22902 Vida, Galveston, TX 77554 to include access to the marina, and slip for the home. That is completely untrue. After arriving, they changed their story and told me "sorry, the marina is only for home owners". That was also a lie, I reviewed the HOA rules of TERAMAR subdivision and spoke with other home owners who include the marina and boat slip. To my surprise, I learned that the home owner of this property has also permanently leased the boat slip to a third party. The property is in complete disrepair as you can see in the pictures...I doubt the home owner or VACASA management has visited this property in years. Avoid VACASA, and avoid this property as a rental if you want a nice vacation.

(We may've spent as much on wine as steaks that night.What?!) Location and experience are everything, right? To start, we stayed in the Bird of Paradise room. Listed on AirBnb as a private king room in an historic mansion at an amazing mid-week price we were expecting a new experience (this was our first shared-home stay on AirBnb). What we rolled up to was even more impressive than we expected. Like, roll up, assess parking and grab your phone to take pictures impressive. Brian's home is truly a gem. Built in 1905, after the great storm of 1900, the stucco-exterior and gleaming wood interior seem to be part Craftsman, part Victorian. The massive stained glass windows are absolutely amazing. Every time we came in and out we were stopped in our tracks by something new to look at. (Oooh, look at the ceiling! Ooooohhhhh, wait, look at THAT ceiling!)(Side note, dammit, I didn't get a picture of the cherubs playfully galavanting across the parlor ceiling!) But enough about that, you get it, it's fab. Our room was comfortable, clean, and comfortably appointed, but as Brian has only somewhat recently bought the house, I expect some further period touches to be added here and there in the guest rooms (of which there appeared to be possibly six). Our bed was gorgeous and fit the room so nicely, as did the sofa, which perfectly matched the pretty fireplace tile. But let me tell you a secret. Though the bathroom for the Bird of Paradise room is private, yours and yours alone, some might be put off by the fact that it's just around a corner from the room. Don't be!!! That bathroom (with what appears to be the original clawfoot tub) is AMAZING. The bathroom itself is Victorian-era-small, but what it lacks in space that shower and bath make up for. That is literally going to be the best shower you've EVER had in your life. Really. Then you'll find yourself soaking in (sweetly supplied) bath-salt-scented water before you know it, because the tub is sheer heaven. I am waxing ecstatic for a reason, y'all. Apparently some of the rooms have Jacuzzi tubs. Color me "meh" about that, you want that clawfoot! So as it's not technically a B&B, but an AirBnB, there were no breakfast options. We had use of a butlers' pantry to store adult beverages & leftovers and such in the fridge (and leftover adult beverages, let's say I am not a fan of the Shiner berry-beer-thing we tried), though sadly we looked for a Keurig when we noticed a box of coffee pods in a cabinet, but found no Keurig or other coffee pot for guest use. Pooooor us, having to hit the Strand for coffee & breakfast. I lived through it. ;) I hope Brian and his family ALL the best in this endeavor, it was such a treat to stay in this stately old lady's warm-wood embrace. (Brian, my daughter is living just behind you and down a few homes on Market, would you like a house manager who LOVES people, loved your home, and loves to bake blueberry muffins? She's a grad student, so available and affordable. lol)

After dodging the shrubbery there are 14 stairs to the front door and 22 stairs to the second floor 36 stairs overall and every time you go somewhere you have to navigate 72 exhausting stairs. there is a dumb waiter not offered to the public. the back patios are filled with clutter, trash, and in need of maintenance plus the furniture is broken down. There is 1 full bath with a 1/2 bath for everyone and I took issue with them not replacing the towels and cleaning the shared bath tube. A claw tub with a round shower curtain that sticks to you, the 3 nights we were there. Christmas is the decor year around..a dusty tree filled with lights and ornaments. THE ELECTRIC IS WEAK AND SOMETIMES it charges and other times it doesn't so you have to move around to get power and a lot of times it shuts off. the neighbor you can hear as if they were in the room. when talking to the care takers they say "it is what it is". This is a beautiful old home with absolutely no comforts. No coffee, but a shared coffee maker. Shared kitchen, and If you are an older adult, I would skip this rental.

The balconies are gorgeous--the higher floor this time has a better view above the palm trees. Both times we've been here have been in January, so we haven't been able to use the outdoor pools or the lazy river. The indoor pool is large! There's a great game room, a movie theater, and a gym on the property. Everything is access-controlled, so you feel safe. Getting to the beach is about a 5-minute walk. This is a beautiful place! We booked through Ryson Vacation Rentals both times. Great communication, easy check-in and check-out process.

Well equipped. Lovely. Pretty. Good location. Beautiful. It was a terrific unit at the end with an awesome balcony and great views. We booked through Sand n Sea. Great company. We booked with Jolene. She was terrific. We loved working with her. She was fantastic. Will book with her again AND will recommend her to friends and family! Very nice and professional! A very good company! Overall, we had a wonderful family getaway and will be back for sure!!
