This was the first time for us staying at The Dawn when visiting Galveston. The community is clean and well maintained and the office lady friendly and helpful with getting the parking pass and enjoying the pool until our unit was ready. We stayed in 924 which was very nice! Good communication with the host. Beach themed decor and balcony seating was a plus with beach toys/chairs/towels.. Beautiful views of the water and pool area. Pools nice clean with plenty of lounge chairs. Close to stores and restaurants, beach directly across the street. There is a nice comfy king size bed, full size appliances and full size W/D a definite plus:) Will definitely recommend and rent here again when visiting the area. read more

Beware of the Dawn property management team and this old property.Had to leave the Airbnb within an hour of checking in The smoke detector didn't work chirping loudly The condo was not clean from previous guest They were moved to my condo because of a water leak in their unit. The property is old. Bird poop on the patio Very unsanitary VRBO refunded my stay. The Dawn property management did NOT refund me for my parking and pool access. Front office was rude and made no sense why they refused the refund when I had to check out due to the condo not being ready I think they are unethical How can you charge someone for service when I had to vacate the property. Dawn 824 -proceed with caution. The property overall is really nice, close to beach, lovely pool area, outsight appearance is what keeps this review from a one star as unit 824 is poorly kept by owners. Let's start in the master, the mattress and box spring manufacturer date August 2006, so has celebrated 18years. I wouldn't offer it to anyone on the street. The furniture is probably same age as mattress and poorly maintained, sheets and bedding just grungy. Living room furniture just grungy and couch specifically has a broken sofa bed so if the frame and springs are broke imagine how it feels to sit on couch itself. The flooring through out unit has cracked tiles in every room except bedroom no 2, most of it appears new"er" and a full bag of mortar in closet so giving the "er" tag. So someone has worked in this specific space, the queen size bed also has a newer mattress so whomever sleeps in there will have a decent sleep possibly Let's talk washer/dryer. We arrive 9/13/24 to a closed up, musty damp smell unit. We are walking around thinking well is humid here, air doesn't run all the time (obviously with the amount of mold around the air vents and needs a dehumidifier) and walk over to our washer, lid closed, and open to find tub is full, maxed with water and water pooling on floor. Called maintenance immediately to report, received a follow up text someone would be by in 45 minutes. We waited and waited, changed dinner plans and no one showed. No calls no text. 9/14/2024 woke to a lovely ceiling water stain above the master bed, occurring overnight. We thought we could hear water during night but not uncommon as unit above us. So now we have a leak into ceiling, a musty smell and washer full of standing water, water on floor so I call maintenance line again. Those taking calls I feel bad for because they are on receiving end of frustrated guests but say again I see a work order from 9/13 about a washer do we will add this to ticket and have someone out in 45 minutes. Great so we wait again and finally maintenance shows, works on wager, it drains, takes picture of water stained ceiling and no more word. So I text the same people who have been texting me with pictures of the king mattress and the broken "glass" coffee pot in the cabinet asking who cleans and provides maintenance? They charge a cleaning for what I don't know. I found a card the cleaning and checks of unit occurred on 9/2/24 wait no one came to check unit before our arrival? The washer had been left since 9/2 WTH! Call received from manager on call, with a sorry we will need to call owners about any purchases needed for unit and sorry again. No offer or ask in how we can make your stay better, can we do anything other than thanks for letting us know! We can't get our money back so thankful we leave on 9/15 with pleasure and will not return nor recommend this property. I get every unit has different owners. There are some owners who maintain their unit but 824 does not and property management make take your call but that is about it! Don't be fooled by pictures posted for this unit on website as what you see, you get but aged about 18 years! So disappointed to what should be a relaxing and enjoyable weekend! Shame on the owners and shame on property operations! You are asking people to spend money on a unit I would not offer to anyone! read more

Stayed at 631 which is on the third floor. Lord the steps suck to walk up and down but the view is gorgeous. You are right across the street from the beach. Like walk across a VERY busy street and you're there. Previous reviews had noted the street is busy and you're absolutely right it is. For those of us from California it's similar to Pacific Coast Highway and while noisy (specifically on a Friday/Saturday night) it did not hamper our visit or the view. If you are sensitive and a light sleeper this may not be the spot for you but all of us slept great. The condo itself had no issues and came with a lot of things including a cooler (though there was a crack on the bottom it still functioned fine). There were areas of normal property maintenance that we chalked up to it being on the beach and near hurricane zone such as areas that look rusted, lots of anti bird spikes, and some cracks near a bathroom window that clearly had to have been replaced. Only areas for improvement: 1) have better ice makers 2) have beach chairs as amenities paying to rent at the beach was $50 3) when we booked the condo was described as sleeping 6 with bunk beds in one room. That had been replaced and it was a queen size bed instead of bunk beds. Had we come with six people we would have been left with not enough spaces for people to sleep. We had two pools on property one looked a bit fancier was not heated including spa and by Monday it was not very clear and had not been swept for bugs/debris. The steps for that pool and the spa seats were soooo rough it didn't match and definitely snagged bathing suits. The second pool is much larger has rocks with waterfalls and an actual spa with timers for the jets but during the summer was too hot to get in the water. read more

We found an awesome online deal at this condo overlooking the Seawall while I was looking for pet-friendly lodging in Galveston (via dogfriendly.com and vacationhomerentals.com). Trying to find a "nice" hotel that allowed pets for a reasonable price was near-impossible at last minute. Luckily, I found an ad for #213 and they were priced comparably to some of the hotels I was shopping (even with my corporate employee discount). With the ability to leave the dogs at home when we wanted, we felt the Dawn Condos were a great fit for our travel plans. Our 1-bedroom condo had a spacious 800+ square feet interior with some luxury finishes (tile floors throughout, granite countertops), ceiling fans in every room, cherry wood cabinets aplenty, stainless steel kitchen appliances, laundry room, glass shower stall and a fantastic direct view of the seawall. A wood-fenced patio opened up to the grounds, allowing our pups to roam and take care of business. We had access to two pools and a nicely furnished gym. They even had a picnic area and several doggy bag receptacles located around the community. The Dawn is a gated community, with a drive-up entrance facing 69th St and two individual door gates that allow foot traffic. A convenience store hugs the east side of the condos with a Walmart conveniently located across the street. While our host thoughtfully provided many necessities like coffeemaker, plateware and flatware, linens & towels, blowdryer, we still had to bring our own toiletries. Luckily we could walk over to Walmart to pick up anything else we forgot. I loved that the Dawn was private and quiet, a little removed from the hustle and bustle of the more populated hotels and resorts just up Seawall Blvd. No screaming kids, no blaring music, no disruptive parties...just the roar of the ocean and the traffic on the seawall. If I were to find fault with the Dawn, it would be its immediately proximity to Seawall Blvd where you can hear and sometimes feel all day traffic commuting up and down the strip. But that's a minor convenience when you can just sit on the patio and watch the sunrise and sunset over Galveston Island and listen to the sounds of the ocean. Best to shop around the net and visit their site to see what options are available for your next stay in Galveston: not every unit is pet-friendly and some condos are sized to fit larger families, and different restrictions may apply. read more

The Dawn has a lot going for it. The location is great, especially for someone driving in from Houston. It's a bit further away from the majority of the hotels, which keeps the activity level down. The condo we chose is 1 bedroom and 1 bathroom with a full kitchen and balcony overlooking the gulf. It's equipped with a washer and dryer and a closet the size of Texas. Its beautifully furnished and has nice kitchen appliances. There is a zero tolerance policy regarding parties and loud noises after 9pm - this is exactly what we wanted. Even on Labor Day weekend, it's quite peaceful. One negative - the lady I booked through was not overly personable. She seemed somewhat annoyed that we had to speak over the phone. If you can get past that, it's worth it. read more

What a nice condo! They are each privately owned, so I can't vouche for the entire place. But the one we stayed in was very nice! The grounds were well kept. The two pools are nicely done, and the hot tub was nice. We were right next to the pool, so it wasn't too far to walk. The parking is kind of a drag, but other than that, great place! read more

This is a nice location close to restaurants, grocery stores and attractions. The grounds are nice and gated. Our particular condo was updated and had the amenities we needed. Our patio provided a nice view of the gulf. Pros: centrally located, updated and modern, all needed amenities, two pools, hot tub, gated, reasonably priced Cons (for our condo): street noise may be too loud for some, patio door was hard to open and close, window shades did not block the outside lights well and were hard to open and close, could not locate extra bedding for air mattress. All in all, we would recommend staying here and would stay here again. read more

We were told that we needed to pay $20 per vehicle for the weekend at the Dawn Condo's I paid $20 for my truck and $20 for my bike trailer and was issued a parking tag to attached to the trailer and hang inside my truck. We were told if you didn't have one your vehicle would be towed. HOWEVER we saw numerous trucks, cars, bikes, and trailers that did not have passes. And they were NOT towed. We called the tow company that is posted on the Handycap parking signs and according to them they were told NOT town from the Condos this weekend. We stayed at The Dawn over spring break this year. We had never been to Texas or to Galveston before. I understood that there was a busy road separating the condos from the ocean, but we were not prepared for there to be an extremely busy highway. It really took away the enjoyment of being so close to the ocean because of the constant traffic noise. (truly....all night long! Sirens, loud motorcycles, etc.) We chose a condo very close to the ocean so we could have a view, which was still very beautiful. The other issues we had with The Dawn was that the pools were not heated. We were unable to use them, which was very disappointing. The pools have limited seating around them and the chairs are bolted to the cement at one of the pools. It might be because of theft or because of winds, but it was annoying when we couldn't all sit by each other at the pool. The grounds were well kept and it was very clean, although this meant that there was constantly workers mowing, blowing, edging, etc. Perhaps if they had a team of people come in and do it together, it would be done more efficiently so it didn't take so long. The other issue that people should be aware of is that there is not an elevator. This was not a problem for us, but could be for some people. Overall, we are glad we chose to come to Galveston and try something new, but we will not be back. I think that if we had really understood the noise and the busyness of the road, we would have chosen to stay elsewhere or in a unit farther from the road. Also be aware that if your spring break does not match the surrounding area's a lot of the attractions in Galveston are closed or have limited hours. read more

Our condo was on the third floor. After lugging our stuff up the stairs, we found the A/c was not working. We had to request toilet paper!!? We were told parking was $20 but were charged $25. We notified landlord of a/c at 5 on Saturday. At 6, we were texted that the a/c guy was on his way. We went to eat, and went to bed around 11:30. There was knock on the door and a jiggling of the doorknob. He never identified himself and we were 4 women alone. We told him to go away and he said no. We called 911. We had to barricade ourselves while waiting for the policeman. Finally got a text from landlord to let the A/c guy in. At 11:30 at night on Saturday night? The units are outside in the dark. What could have been done? Cockroaches the size of a small dog. Unit 133 was a huge disappointment. Left the next morning. No security on property and no way to call from desk. read more

We will never rent from these folks again. Where do I start. We arrived to find that the AC was not working. The Owner told us that she would get the unit looked at and we had to endure 90 degree temps with a toddler until after 10pm. The AC guy never should up until 10pm and they had to move us to another condo unit at that time. The owner told us that she would comp us a full day for the inconvenience. Well they charged us before we had even set foot in the unit and after I inquired about the refund, the owner told me that she was only giving us a partial refund. My wife and I have stayed at a lot of hotels and this was the worst treatment we have ever encountered. This woman who owns this condo should be ashamed of herself for lying to my family. read more

The location, on Seawall Blvd., is perfect. Then you park and go to your condo. Clean, most are updated with fun beach themes. All are well maintained. The groundskeepers come every week and spruce everything up. Have a problem in your condo? Just call the office and they will take care of it right away. My favorite part is the resort style pool surrounded by palms and small waterfalls. Cleaned regularly. Deck chairs available or bring your own. Hot tub too. Or walk across the street and play in the Gulf of Mexico. Perfect place for relaxing and enjoying the coast. read more
