Considering we were spending around $1,000 per night for an entire week, we felt confident booking with a company whose website emphasizes "exceptional service." Unfortunately, that was not our experience. We were traveling from Arizona to escape the summer heat with two small children and a 6-month-old baby. We knew when booking this beachfront property that it did not have air conditioning, which normally isn't a concern for coastal San Diego. Unfortunately, our stay happened to fall during unusually warm temperatures and record-breaking humidity. The house was extremely muggy and never cooled below 80 degrees, making it incredibly uncomfortable, especially with a baby and young children. Given the unusual weather and heat advisory, we reached out to Haustay and asked if they could provide a portable AC unit. We were told no because the property was advertised as not having AC. We then asked for additional fans. After multiple texts and follow-ups, fans were eventually delivered, but they provided very little relief unless you were standing directly in front of them. At that point, we asked whether we could receive a refund for the remaining nights so we could move to a hotel with air conditioning, or whether they could accommodate us at another property. Again, the answer was no. Their reasoning was essentially that the home was advertised without AC and they had provided us with fans. We completely understand that Haustay cannot control the weather, and we knew the property didn't have AC when we booked it. What was disappointing was the lack of flexibility or meaningful effort to help when circumstances became unusually uncomfortable. When you're paying around $7,000 for a week and a company markets itself around exceptional service, you expect more than being reminded that the listing said there was no AC. Haustay also told us that the owners would not allow them to provide a portable AC unit. If that's the case, my recommendation to Haustay would be to have portable units available for situations like this, particularly during extreme weather, so they have the ability to actually provide the exceptional service they advertise. Unfortunately, the heat wasn't our only issue. During our stay: * A fire alarm went off at 4 a.m. because of a bad battery * Landscapers showed up at the property without any advance notice to us * The Wi-Fi went out * The washing machine or the wall behind it appeared to be leaking water onto the laundry room floor * Bug found in the master tub upon arrival Any one of these issues on its own would have been manageable. Combined with an unbearably hot and humid house and the lack of meaningful assistance from management, it made for an extremely disappointing stay. This is the one big family vacation we take each year, and we specifically spent more money hoping to have a great experience. Instead, we spent much of the week uncomfortable and trying to get help. For the amount we paid and the level of service Haustay advertises, we expected much better.

Our experience has been extremely frustrating, particularly when it comes to billing, maintenance, and communication. We have experienced several billing discrepancies, with recurring issues involving our water bills. Most recently, we paid our rent in full and have the payment confirmation to prove it, yet our account is showing an additional balance that management has characterized as an underpayment. Their own resident portal confirms our full payment, but a portion of that payment appears to have been applied elsewhere without a clear explanation. Despite repeatedly reaching out for clarification, we have been unable to get anyone to explain the discrepancy. Unfortunately, communication has been an ongoing problem throughout our tenancy. Getting someone from the office to respond is nearly impossible. We have tried emails, phone calls, and text messages, sometimes repeatedly, with little to no response. When you're dealing with your home, rent, or unexplained charges on your account, tenants should not have to spend days chasing down their property management company just to get basic information. Maintenance has also been extremely disappointing. We have had maintenance issues take weeks--and in some cases months--to be addressed or resolved. The combination of slow maintenance and extremely poor communication makes an already frustrating situation significantly worse. The billing issues are especially concerning because tenants should be able to understand exactly what they are being charged for and have a reasonable way to get discrepancies corrected. We keep records of our payments and communications, and even with documentation, getting answers has been incredibly difficult. Based on our experience, I would not recommend Beyond Property Management. Before renting a property they manage, I would strongly encourage prospective tenants to carefully review the lease and all additional fees, keep copies of every payment confirmation and bill, regularly check their resident ledger, and document all communications and maintenance requests. We genuinely wish we had known how difficult it would be to get billing questions, maintenance problems, and basic communication addressed before renting a property managed by this company.

What seemed to be the perfect wedding venue turned out to be a horrific experience. Mr. Miller the owner of two Southern California homes sold us a dream wedding at his San Marcos home. We rented the venue for an entire week expecting to host some immediate family from out of town. Two days before the wedding Mr. Miller breached his contract by denying us the use of the extra parking he promised us for our guest. He told us his brother Vincent would be there to help us out in case of an emergency, but his brother was only there to kick out my guest, denying them the use of the restrooms. I had elderly guest two being my great grandmother and grandmother who Vincent yelled at telling them they had to use the potter potties outside. When I specifically told Mr. Miller mine and my husbands immediate families along with our bridal party and elderly disabled guest would be using the indoor restrooms. He never once told us that would not be permitted until the day of the wedding. Our outdoor wedding reception was cut short by Mr. Miller showing up at the venue with his dog kicking out all our guest. Craig Miller threaten my wedding decorator that she could not pick up any tables or chairs or he would call the cops on her. We were forced to take Mr. Miller to court. What should have been an unforgettable day became a PURE NIGHTMARE. Our special day was robbed from us by this monster. To add to the horror we found out that Craig Miller has been functioning his vocational rentals/wedding venues with NO PROPER PERMITS HE IS ILLEGAL!

Tim Holsten was our real estate agent when we purchased our La Jolla vacation rental property ten…read moreyears ago in 2008. When we decided to sell the property this year in 2018, Tim was our natural choice after our positive experience when we purchased this property. His wife Andrea has since joined the business, together as the Holsten Team, and she is adept at staging properties for the market. We listed the property in mid-March with some apprehension, since the new tax laws have negatively impacted the market for second homes. As such, we assumed our buyer would either be purchasing it as a primary residence or as a rental property. Originally, we staged it as a primary residence, but when the response was tepid, we discussed with Tim the idea of focusing on staging it primarily as an income property. His flexibility and willingness to listen to our ideas, and his advice along the way, proved vital as we transitioned to stage it for the vacation rental market. As we continued to rent it, Tim coordinated the showings with other agents and had open houses during the brief windows when the place was vacant. We had an offer less than a month later! And with Tim's help during the negotiations, we were able to get full asking price. While listing and selling is critical, closing escrow can be challenging, as well. There are many stages and complexities we never fully realized existed until we sold our place. Tim was great at managing the entire closing process, start to finish. He was diligent, professional, and always helpful. Andrea added great insights, too. We live in Orange County and if we ever decide to sell our home, we would love it if Tim would be willing to drive an hour north to help us. The Holsten Team is great, and we would use them again in a heartbeat, and highly recommend them to others.

Both times were in pretty crazy market circumstances, and he was the calm force for us while we made some big decisions. What I like most about him is that he is a genuinely nice guy, ethical, someone anyone would want to do business with. He isn't that "sales-y" guy that is pushy or embarrassing as your representative. He is earnest and I think other agents appreciate that. Which, in the end, is good for getting what you need, I think. If you want someone who is really there to help you, who is prompt with all communication and takes the time to explain anything you need about real estate, Tim is your guy. He really goes the extra mile for you, and in a stressful situation like a buying/selling your property, you will need him!
