This realtor company is absolutely atrocious and incredibly unprofessional in how they treat clients. I understand realtors are in the business of filling spaces for owners, but this place brings a new level of petty to the industry. They did not advertise once on their listing that the home I applied for was on well water, nor was it mentioned during the application process. Being from Florida, I was unaware of well water. Our water is tested routinely, and residents are notified of any issues that arise. Only after my girlfriend and I applied, paid a nonrefundable $80, and were approved to rent were we actually informed the house was on well water. Well water is not an issue, so long as it is tested periodically and deemed safe to drink. Heavy metals and other contaminants are very common and can cause lifelong health issues and disease. We emailed the leasing office to ask if the owner tests (or has ever tested) the water for heavy metals. They said they didn't know, but probably not. To gain further clarification on this issue we asked at the office, in person. A lady who was not our leasing agent (she didn't introduce herself) came out to us in a brash and irritated manner saying "I don't know what to tell you. Well water is the safest thing on Earth for you to drink." Rather than working with us constructively they chose to gaslight us. They easily could have figured something out with us, such as making plans for testing the water. Instead, they attempted to invalidate our concerns, which shows their true colors. Not only was this extremely unprofessional and unethical, but we also wasted our money applying. When we said we wished we'd known about the well before applying, the lady barked at us "you could have asked!" Again, I am from an area that doesn't use wells, and it's not unreasonable to expect a company to be forthright in their listings. Would not recommend. read more

They take application money with out even processing the application 100% then wait 6 days to reject you. Becky there application person does not even give the respect of a call. Not a single reference called. Then when I asked for the contact into for a boss or supervisor I get no response. I guess I should have looked at their 1 star rating before even trying to rent a house through them. As some one who is a local professional their professionalisms is non existent in especially Becky. So this this as a warning to any one reading this they are not recommend. read more

We rented with Valdez and Associates for 2 years and it was smooth until we moved out. My wife and I have always received our deposit back from other rental places except for this one. We spent a few days making sure the house and yard was left equal if not better then when we moved in. They kept 90% of the deposit and try to validate 16 hrs of extra cleaning. It's been a few weeks and they never called back to go over charges that basically almost took the entire deposit. This is a warning to other renters. I took pictures right before we moved out. First I must inform you readers that I am not a tenant nor will I ever be on with this company. My husband and I viewed an available rental with Becky recently. The property is vacant an not ready for new tenants until mid March. The property was disgusting. Clearly the previous resident left in a hurry and did not take all of their belongings. These items (kitchen ware, bed frame, trash, old toys, old clothes) were not picked up prior to showing. In fact they are strewn about the entire property like a tornado ripped through. If that had been the case though then the tornado would have cleaned the house up. Not only is there junk everywhere, the house itself looks like it has never been cleaned. Every inch and every surface was covered in dirt and dog hair. So much dog hair that it was in ropes along every baseboard. The bathrooms were beyond gross. Not only was there urine and other visible "stuff" in and on the toilets, there was body hair in the sinks and the tubs, as if someone had shaved. The carpet in the bedrooms not only looked worn and dirty, it smelled. If this is in any way indicative of how these people treat their tenants I strongly recommend staying away. How disrespectful to show prospective renters a trash heap. read more

If you check online, there are 9 reviews of this company as of the writing of this review, all with ONE STAR rating given. 5 on Google, 3 on Yahoo & 1 right here, with mine. The receptionist Susie is actually very good with helping you gain access to potential properties. But it's not her company and the way business is run is up to the broker, Becky West, who you will see is disreputable ~ and will break the law if necessary for the property owner while kicking the exorbitant-rent-paying tenant to the curb. As quotes from the other reviewers indicate: "This agency caters to the landlord and not the renters." / "If you want to be happy you will find another place to rent from." / "As soon as we had any concerns, complaints, or even simple questions we were met with extreme animosity and resistance to assist with our needs." / "They were very friendly at first and then we had a few problems with the rental house and all that friendly manner went away." / "They are ruining the rental market by jacking up the rental prices to make money for themselves." (search "Valdez Associates Santa Fe" on google & yahoo for these reviews) In my case, I asked if the potential property would allow a wall to be painted, not a whole room - but a wall.. and Ms West said she knows the owner, who is very conservative, and they would never allow it. Not a great sign, but ok - I went ahead with the Rental Application, which was a non-refundable $40. I should enter in at this point that I have a fun bohemian not-conservative style of dressing, but have a very secure job & income. The application states they "do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin or ancestry." What they don't tell you is they will discriminate on the basis of colorful clothing and potential bohemian home furnishings for a conservative home owner. So Becky West leaves me a message saying the owner had rejected my application because I had an "eviction" on my record. Which I absolutely don't. And I called back explaining that I have the paperwork. legal & otherwise, for ALL residences in my rental history- and that there was never an eviction of any kind. I asked her to call back - but of course she didn't, because she was lying, and perpetrating discriminatory practices. Now, thank God she was a slimeball ~ because I got a far superior & larger place in a better neighborhood for less money just 2 days later... but I still am going to get my $40-worth of payback for the deposit they stole from me to fictionalize details on my background check, to warn YOU to NOT deal with these people. Move along. Unless you are a slumlord who wants to get in bed with these folks for dirty deeds; then be my guest. They're the ones for you. read more

They are slumlords!!!They rent ghetto properties in Santa Fe and keep all deposits and do not repair anything in a timely manner The receptionist can barely speak English and tries to give lawyer advice. Becky does not return phone calls and neither does the owner Samantha when you call to complain. They have illegal immigrants working for them that can barely speak English. I am sure they pay them off the books too! They need to be closed down. All of you that have been manipulated by this company call the Real Estate Board and shut them down. read more

I spent a great amount of money having my house professionally cleaned, yet they still withheld the damage deposit. DO NOT RENT FROM THEM! They are cruel and greedy people. I have been renting a property from Valdez & Associates for several years now and I am completely satisfied. The property I live in is beautiful and located in a lovely community. A couple of times I had a maintenance issue and both times they are prompt in getting someone over here to make the repair. And the maintenance crew are neat, polite and friendly. One thing I especially like is that I can pay my rent online instead of having to go to the office every month like many other property management companies in town require. This is especially convenient since I live and work on the opposite sides of town from the office, and I don't have to worry about getting over to the office in time to pay the rent each month. I can pay it in the comfort of my own home. Since I am still renting this property, I cannot comment on the moving out process, but I have no reason to expect any difficulties. read more

It amazes me that Becky W. thinks she works for a 5 star company. Valdez has kept all but $95.67 from my $825,00 security deposit. Although I was not informed about them in my lease nor through a Move-out letter. They site the following charges, which by the way, in the case of the only 2 receipts I have received, don't reflect the actual cost of service. clean chimney $116.85 (actual $86.03) clean carpet $222.54 (actual $138.03) no other receipts were provided clean house $357.44 sweep driveway, remove all trash $32.50 total $729.33. Although yesterday, Valdez told me "The receipts I sent were to show the previous tenants had the carpets and fireplace cleaned, they were not to show what the cost was supposed to be. We hired different companies to do the work, therefore the cost is different." Really? I have numerous move-in and move-out photos, as well as a copy of my move-in Condition Report. I had checked yelp and google review on this company and was quite concerned based on their tract recored, so I decided to cover myself as best as I could. The apt was not cleaned when the told me I could pick-up my key at move in. I had a moving van on the way to my new apt, so I could not wait for it to be cleaned after the time I was told I could pick-up my keys. In addition I have many photos of a mold issue which Valdez was made aware of and chose not to believe, although they received those photos and sent someone out to treat it with a product not meant for mold removal. I have all emails sent between us and photos to document what I have stated. I have told Becky West I will go to court to get my deposit back, and will file after the 30 process the BBB feels it will take to complete their process. read more

DO NOT DO BUSINESS WITH THIS PROPERTY MANAGEMENT!!!! If I were able to give a negative review I would. I only lived in my apartment for 1 year and when I called they would not fix my heater during the dead cold of winter, maintenance man banged on the side and said "it's fixed!" After calling multiple times getting sick twice from waking up to no heat in my home in November and December they finally came and replaced the water heater. However they did not fix the hole in my door I reported when I moved in! Also not replacing my balcony that had wood rot and my foot went through the wood!!! Unbelievable, no customer service, the owner would not speak to me over the phone addressing my concerns. I was also being charged with broken blinds in my bedroom, when there were no blinds in either bedrooms to begin with!!!! So extremely unprofessional and scammers I do not want my experience to happen to someone else. read more
