This apartment complex is now called Terre at Vintage. The named changed when FPI management took…read moreover. This is what it looked like when I moved in. This is not the apartment I toured. They switched me to a different apartment at the last minute because the other apartment wasn't going to be "finished" in time for me to move in. No move in inspection form was completed other than a brief look around. After a deeper look these pictures show the truth. They painted over almost everything rather than replace things. The smell of all the paint was so strong that when I'd go somewhere people told me I smelled like alcohol. I submitted multiple maintenance requests that were marked as "complete" with nothing done because I (verbally) said I was moving out. Less than a week after I moved out this unit was listed for rent at a price of $250 more per month than I was paying. If you go to google reviews they have mostly 5 star ratings. This is because they give out gift cards to tenants in exchange for 5 star reviews. Although I only lived here for two weeks my neighbors bike was stolen, I had to call 911 because a fight broke out on the property and carried on into the street, and the smell of drugs (not weed) was all over the complex. I was never given a key to my mailbox. After all of this, they are still requiring I pay them to break my lease. It's clear the lease is just a guideline for them unless you point out the truth. Even then, it becomes a requirement for the tenant but not for them.

Love that we have mold in our windows now and have termite droppings from termites we had in 2022…read more(that they forced us to live with for a month). The windows are super old and always get moisture in them because they have yet to replace them with new windows even though the complex is over 40 years old. Reached out to the office to get this resolved on 3/1 and they closed my request and marked it completed even though the mold is still here as well as the termite droppings. They want us to live in uninhabitable living conditions but then have the nerve to increase our rent. They have someone named Angela Benjamin who works in the office 8-12 yet when we call or email she NEVER responds. The lack of professionalism is astounding with this company. Steer away from this mold and termite infested complex.

They removed my review from Google so I'm posting it here…read more I used to live here, and I wouldn't recommend it. Ever since FPI Management and the new property manager, Amber, took over, everything has gone downhill. They give tenants gift cards in exchange for positive reviews, so don't believe the hype. People are constantly moving out. The new owners painted the complex to make it look fresh - probably to attract new tenants and justify rent increases - but it's just putting makeup on a pig. No real improvements were made. One of the biggest issues is the roach problem, which started under the new management. Despite numerous complaints, nothing was ever done about it. Pest control would be promised to visit, but would then never come. Maintenance requests are sometimes handled quickly, depending on the technician, but sometimes they are completely ignored. The app for submitting requests doesn't work, and communication with management is terrible - you have to hound them just to get a response, and they usually just ignore emails and calls. The water is constantly being shut off for repairs without any prior notice. Management doesn't properly post notices. Rent increases and lease renewals, by law, need to posted physically or mailed to the tenant and with thirty days notice. These aren't. Notices are emailed at the last minute, either because management doesn't know what they're doing (and legally required to do) or because they are trying to pressure tenants to sign rent increases. I would have contacted a lawyer, but I don't have the money or time - it was easier just to move. I hope someone else does, though. They also send out notices for "property inspections" which are just excuses to snoop on tenants. When maintenance finally does come for these "inspections," they let themselves in without the (again) legally require advance notice. I have video of this. Terre at Canyon and Terre at Preserve, formerly known as Canyon Crest and Starlight Grove, are managed by the same company and person, so it's safe to assume both have similar issues. Years ago, these apartments were some of the cheapest around, but I'm not sure they're worth it anymore. If you value your time, comfort, and legal rights, avoid this place.

Even the "landscaper" is a local alcoholic. Michelle "the warden" will make sure to remind you at every corner that, "you chose to live here, if you don't like it you can come get a 30 day notice from me". Without such basic things such as rain gutters I'm sure you'll find the local waterfalls breathtaking. With no insulation between you and the above unit you can close your eyes and picture yourself enjoying a Midwest thunderstorm beginning at around 11:00pm and continuing until about 4:00am, simply magical. The recent increase in the rent after being here for only 8 months was completely understood as they have been so proactive in making sure that we retain such basic human needs such as safety. We hope you join us. "We'll leave the light on... until it burns out". I wrote this review months ago and now I need to add to it Roaches. Ducking everywhere.

First off, I must say this complex is cozy, units are nice and the tenets friendly. However, the…read morecomplex manager is a pure tyrant - It felt more like a college dorm than home. I know what you're thinking, we're loud and disrespectful, etc... Wrong! For context, my wife and I follow the rules, we're quiet, go to bed early and we obey every policy. Yet we still find ourselves waking up to crude messages about the stupidest things. For example: just be mindful about the public street (you know the street owned by the city of Ramona), she'll threaten to tow your vehicle if parked for more than a day. Be sure to seek permission if leaving town for more than a few days and have your excuse note handy if coming home past 10pm ... (okay I made that last part up, but wouldn't surprise me). Anyway, HOA's have less restrictions than this complex but in the end it's a nice place to lay my head at night.

Ramona Mountain Valleys maintenance crew is kind, responsive (like having a family member who knows everything about your home) and trust worthy. I've never had a big problem and the inside of these apartments are cozy, clean, and well maintained. It feels more like a small home than an apartment. I have been a resident here at shadow Glen since 2015. This was my first exposure to apartment…read moreliving, and I can honestly say that I was pleasantly surprised. The managerial staff, (Marybeth and Jimena), seem to really care about the entire complex, and the individual renter's needs, too. The maintenance staff (led by Jose), is very friendly and approachable. Plus, they have someone available around the clock to help with any emergencies...and they don't delay!! Ultimately a living environment is like a small village. And it takes everybody here to keep it nice...(& that includes the residents). I would say that most of the folks that live here are fairly conscientious about keeping things up.... Of course there can be a few individuals that have no regard for others, but that might be unavoidable no matter where you live. I don't think it's fair to hold the managers and maintenance crew responsible for a few inconsiderate people. Regardless... Lately it feels as though the grounds keepers, the maintenance staff, and the managers have been really putting in a lot of extra effort to make Shadow Glen look great. And... It shows!!! (In fact, that's why am writing this review). I like to take pride in where I live, and it is a lot easier when the people who are in charge do too!!!

I'm not sure how it's smart for any management company to allow a bunch of elementary aged children riding their bikes and scooters everywhere with NO helmets. LAWSUIT, duhhhh!??!? Plus all the amazing "residents" who just decide it's fine to leave their dog crap everywhere. Even their own kids playing it and track it back in their apartments. They just don't seem to care. Shadow Glen is not where a sane person should live. I'm almost 70 and I think I would have been better off moving into the dumpster behind DiCarlos restaurant.
