This apartment complex is now called Terre at Vintage. The named changed when FPI management took…read moreover. This is what it looked like when I moved in. This is not the apartment I toured. They switched me to a different apartment at the last minute because the other apartment wasn't going to be "finished" in time for me to move in. No move in inspection form was completed other than a brief look around. After a deeper look these pictures show the truth. They painted over almost everything rather than replace things. The smell of all the paint was so strong that when I'd go somewhere people told me I smelled like alcohol. I submitted multiple maintenance requests that were marked as "complete" with nothing done because I (verbally) said I was moving out. Less than a week after I moved out this unit was listed for rent at a price of $250 more per month than I was paying. If you go to google reviews they have mostly 5 star ratings. This is because they give out gift cards to tenants in exchange for 5 star reviews. Although I only lived here for two weeks my neighbors bike was stolen, I had to call 911 because a fight broke out on the property and carried on into the street, and the smell of drugs (not weed) was all over the complex. I was never given a key to my mailbox. After all of this, they are still requiring I pay them to break my lease. It's clear the lease is just a guideline for them unless you point out the truth. Even then, it becomes a requirement for the tenant but not for them.

Love that we have mold in our windows now and have termite droppings from termites we had in 2022…read more(that they forced us to live with for a month). The windows are super old and always get moisture in them because they have yet to replace them with new windows even though the complex is over 40 years old. Reached out to the office to get this resolved on 3/1 and they closed my request and marked it completed even though the mold is still here as well as the termite droppings. They want us to live in uninhabitable living conditions but then have the nerve to increase our rent. They have someone named Angela Benjamin who works in the office 8-12 yet when we call or email she NEVER responds. The lack of professionalism is astounding with this company. Steer away from this mold and termite infested complex.

The buildings are in a little bit of rough shape, but they are being improved on, meaning it's actively being pursued to make better. I feel much of this has to do with Michelle and Claudia (current on-site managers) who certainly went out of their way to get us our unit....and we did the whole thing off-site, online, from out of state, and unseen, until we day of moved in. (Could have been for many reasons, offered to pay in advance and 750+ credit scores I'm sure didn't hurt) but be that as it may, they didn't know that until after we inquired and applied. The unit is good; modestly redone from the previous tenant and the workmanship on the drywall is apprentice level at best, but the paint matches so it's fine. We had some issues with things that were not completed at the time of their moveout as well, but Michelle had maintenance sort that out within 24hrs of our request... so that was great. All the appliances work; the hot water is slow to spool up in the morning (15 mins+) but it gets there...I think it's a low water pressure/conservation issue, so it's fine, we live in the desert after all...people forget San Diego is a desert, not a tropical oasis; the rules of the lease are very well stated, but they could be a little better enforced...but at the end of the day... it's a minor thing to have too many plants on your porch or a bicycle blocking the pathway. The pool is great; the laundry is fine; the mail system seems to be good; the quiet time is reasonable; and the parking is adequate...even for guests. We even like our neighbors so far and know them by name. I'd probably give the place 5 Stars, but we haven't even been here a month....so we'll see. But no bugs, no problems, no worries. And no....I'm not employed by the complex, nor related to anyone... that's unethical. I'm a teacher who calls it like I see it. So far we are very happy.... if others were not, then I'd ask them what were you expecting for some of the lowest rent in SD County 25miles from City Center...and you have to keep things in perspective. This isn't Del Mar or Coronado... and if you you're bringing champagne taste with a beer pocketbook... adjust your sails. ****

Ever since FPI Management and the new property manager, Amber, took over, everything has gone downhill. They give tenants gift cards in exchange for positive reviews, so don't believe the hype. People are constantly moving out. The new owners painted the complex to make it look fresh - probably to attract new tenants and justify rent increases - but it's just putting makeup on a pig. No real improvements were made. One of the biggest issues is the roach problem, which started under the new management. Despite numerous complaints, nothing was ever done about it. Pest control would be promised to visit, but would then never come. Maintenance requests are sometimes handled quickly, depending on the technician, but sometimes they are completely ignored. The app for submitting requests doesn't work, and communication with management is terrible - you have to hound them just to get a response, and they usually just ignore emails and calls. The water is constantly being shut off for repairs without any prior notice. Management doesn't properly post notices. Rent increases and lease renewals, by law, need to posted physically or mailed to the tenant and with thirty days notice. These aren't. Notices are emailed at the last minute, either because management doesn't know what they're doing (and legally required to do) or because they are trying to pressure tenants to sign rent increases. I would have contacted a lawyer, but I don't have the money or time - it was easier just to move. I hope someone else does, though. They also send out notices for "property inspections" which are just excuses to snoop on tenants. When maintenance finally does come for these "inspections," they let themselves in without the (again) legally require advance notice. I have video of this. Terre at Canyon and Terre at Preserve, formerly known as Canyon Crest and Starlight Grove, are managed by the same company and person, so it's safe to assume both have similar issues. Years ago, these apartments were some of the cheapest around, but I'm not sure they're worth it anymore. If you value your time, comfort, and legal rights, avoid this place.

I…read moremoved in 10/31/2019 with 2 roommates and after about 6 months we started noticing things they went cheap on or just rushed. When we first signed our lease we were paying $2650 a month (utilities not included). At the end of our lease we all knew we wanted to stay another year seeing as we were in the middle of a pandemic and there wasn't much options to move. When we went to resign they raised the rent to $2750 which we figured an extra $100 was fine but a little unnecessary. Here's where it gets crazy! We're at the end of our second lease and they raised the rent to over $3200! And if you want to do month to month they want $3600!!!! This isn't Beverly Hills. It's in Ramona surrounded by en empty Kmart with a good amount of homeless. It's very sad!

We're in our sixties and needed a safe, convenient location to live that was affordable... and we wanted a Manager-Owner that was attentive to our needs (ie: repairs, questions, feedback etc). Silverado Apartments is all of that and more... especially since there is a new owner in Sept 2021. The Manager at Silverado is helpful, caring, outgoing, funny... and goes the extra mile to not only help us but, to help all of our neighbors at the apartment complex. Whenever we need something repaired, fixed or replaced, it's a simple call and it's usually done within two days. We've had problems with our apartment "bouncing up and down" when neighbors go up and down the stairs (it's an old complex) and the Manager is also communicating the problem with the new owners and making plans to have it fixed. Anytime there is a problem with the neighbors with noise (you know how kids are) or there are problems with noisy dogs, the Manager is immediately contacting the dog owner to solve the problem. Are we satisfied with Silverado? You bet we are. Thank-you for the great service!

The community is clean and well maintained. Maintenance is always friendly and helpful. We actually had two different apartments here during our time and neither one had any pest problems. We are truly going to miss it. And Jonsie (our puppy) is going to miss Caroline and her treats too. Honestly, I've lived in so many places in my life. If you need a quiet and comfortable clean and affordable apartment in Romona or close to San Diego, this is a GREAT spot. Don't pay attention to the negative reviews. My wife and I read them and don't agree they have any valid basis since Caroline has really turned the property around. If you have cockroaches in bed with you, they are obviously in your apartment because they found something they want to have more of (food). Clean up after yourselves haha. We didn't have any roaches or other pests at all in either apartment. None.

And others have reported their things going missing and they return home at night to see their door is unlocked. One tenant lost her cat due to him entering her home without permission. He regularly peeks into people's windows and spies on them. OK place to live if only they got rid of the maintenance guy. Have no clue why they haven't.
