Well I applied for a place everyone was nice to me and helpful especially Miss Gomez she followed up with me every time any changes or updates occurred I mean its a process it takes about 5 or 6 days but they do let u know. Even tho I called a few times Miss Gomes was still so sweet nd humble with me. I appreciate VIP so much they helped me get a wonderful place that I am sooooo great full for. They gave me a chance to have independence. They emailed and called me and walked me through every step of the way I was not alone or left out. Definitely check them out. OIL SPILLS! This careless company likes to dump oil whenever and wherever it is convenient. I have posted pictures already of the nightmare they made of this street their property is on. Last week they had their cleaning crew here until it got dark, the calm before the next rain. Well this genius decides to pour a GIANT puddle of oil on the street and sidewalk, probably thinking it was going to all go down the sewer. Every aspect of this thinking is disturbing. You cannot trust people that do things only because they think they won't get caught. Needless to say, the oil is still there, stained deep ALL over the street now, and the worse part is the ANIMAL CRUELTY, there are little kitties stepping on it ,and I have seen some of the big cats with big stains. If your planning on hiring these careless people, prepare for a big fat oil spill fine, since you hired them, you are responsible. read more

WARNING!‼‼‼‼‼‼‼‼Applicants stay away, specifically the apartments in Ontario!!! I went to try to go see the 2 vacant units and after speaking with a current tenant, this property management company doesn't seem to care for its tenants. They let the on site manager do whatever she wants and when the tenants try to do the same, the manager threatens to kick them out and let me tell you, that's illegal!! Also, apparently there used to be a common area all tenants use to enjoy, however, after the current onsite manager moved in, they took it all for themselves and asked the tenants to move their stuff from the storage area. HOW AWFUL! And that's not all! When I stopped by, there was an exit closed off and this could be a safety/fire hazard. As soon as I saw this, I let the company know and I have not heard back from them with an explanation why this is allowed. This was over a month ago. Soo happy with making this choice for my moving situation. I needed to find a place ASAP and in my budget. I found a place on hot pads which is managed by VIP. I submitted my application and a couple days later Crystal reached out to me and made the process smooth! She got back to me with everything promptly to where I was approved after a week applying ! I moved in 9/15 and I looove my apartment!! It's nice and cozy and the property is well kept by the on site manager and it's QUIET ! Which I love. They provide you with step by step of the process and the move in. I contacted VIP on 4 different occasions over 3 weeks to inquire about property management for one of my properties. Unfortunately I was not able to speak to anyone who could help. Each time I called, I was told the manager was in a meeting or was unavailable. I did get a call back from a gentleman who left his name and number on my voicemail. I called back within an hour and got his voicemail where I left my info again. After a week and no return call, I called the office again only to be told that the manager is not available. This is a red flag for me as my last property management company became a customer service nightmare with slow/no communication. What kind of business does not return sales calls??? Ok I've rented properties through several property management companies before; some great, most mediocre, others bad... But VIP takes the gold medal in terrible. They have literally addressed no concerns I have ever raised. Sure they'll send out some shity contractor to assess, but nothing has ever been repaired. My pool light and spa jets have been on the fritz since I've been here, nearly a year now, I've had their VP come out and assure me things will be handled. Nothing every transpired in the way of repairs. They're great bull shiters, but when it comes to actually doing anything I kid you not, nothing has ever been executed on. My garage door hasn't properly closed in 9 months. I've made multiple service reports all of which result in the same outcome... Not a damn thing... They're terrible. Do not rent through them; I'm moving out and never coming back next month. Do yourself a favor and run from these people, they get you in the lease and then give you lip service from signing on out... And trust me, I'm no novice to complaining. I pulled out my jujitsu on them. They just had no apparent interest in managing or maintaining their property. read more

I've had VIP manage my rental house in Apple Valley for over 30 years. They have done a great job finding excellent tenants and taking care of the property. Whenever there is an issue that needs fixing, they contact me quickly and let me know the problem. When I have had tenants that don't take care of the property, they have quickly worked with me and the tenant to correct the situation. If I could give zero stars I absolutely would. Where do I even begin with this horrible company? I guess I'll start with the fact that we rented a property through VIP for nearly four years while we saved money to buy a house. Never once were we late on a payment. We didn't trash the place because we're not trashy people and we respect other's property. We adhered to all rules in our lease. The nightmare with VIP began about a year after we moved into a two-story townhouse. The garbage disposal began to leak into the cabinet under the sink, resulting in mold. We called VIP right away and waited more than a week before they came out to inspect it. They sent three different contractors on three separate occasions to look at the mold and all three let VIP know that the cabinet needed to be torn out and replaced. VIP canceled the ticket and the mold remains in that cabinet to this day. We had a bad storm around that time and the garage roof suffered terrible leaks. The ceiling on the roof basically crumbled and began falling off in thick pieces. VIP did come out to look at that within a week, did a sketchy patch job and left residue from the patch all over our washing machine, and other belongings. Not more than two months later, they had to come back out and re-patch it because it began to crumble again. Our upstairs toilet began running and we could hear water leaking down from the toilet through the inside of the dining room wall. The faucet in that same bathroom continued to leak, no matter how hard it was tightened. VIP was notified multiple times. By the time we moved out, the problem was still pending. Theft was a constant problem. Our garage was broken into and a police report was taken. We notified VIP - not so much as a shrug from them. The locks were never changed. We had to change the locks ourselves and pay out of pocket for them. Our mail was stolen several times. VIP was notified and nothing came of it. The final straw came in late March 2017 when we experienced heavy wind storms. In the middle of this storm we heard a loud bang and crash outside. My neighbors ran over to tell me my roof was blowing off. Sure enough, the shingles were flying off the roof in gigantic chunks and slamming into the other apartments at high speeds. Huge pieces of metal flew off and broke my neighbor's porch light and then hit their car. I called VIP in a panic and they said, "Well, there's nothing we can do about it. We'll have someone come look at it when they can." We were left with nothing but plywood on our "roof" and a few long pieces of metal that looked like they could kill someone if they fell on them. This was left for two days before VIP finally came out and "cleaned up" the fallen debris, which really meant they kicked the small pieces of composite thatch into the bushes and just took the big chunks. Tar is STILL all over the property. When I expressed to VIP several times my worry of only having plywood for a roof with the impending rain, they said, "Well, we'll have someone come put a tarp up." Well, I guess that's better than nothing, right? Yes, except they NEVER put the tarp up! We called them for four weeks straight. Every single call went unreturned by the maintenance manager. Even the receptionist wouldn't return our calls or answer the phone when we called. We continued to try to notify them that no tarp was ever put up. They refused to do anything about it and didn't care. The rain came at the beginning of May. We were sitting in our living room and heard thunder. Suddenly the sound of water rushing came from upstairs where my baby was sleeping. We ran upstairs and water was pouring through the smoke alarms, vents and light fixtures. Our neighbors came rushing over when we called them and helped us try to move everything precious and important from the upstairs rooms. Our TV was completely ruined. Our bed was completely soaked with dirty attic water. My son's bed was ruined. We were lucky that our baby wasn't hurt while he was sleeping. We had to move out that day, unexpectedly and take what we could. We had to later return with a moving truck to get the rest of our belongings that weren't ruined. When I called VIP to let them know that rather than a $10,000.00 roof repair, they probably now had a $25,000 - $30,000 renovation to do, the maintenance manager (who miraculously returned our call now!) said, "Oh, I thought they put a tarp up?" It was absolutely unreal. No apology whatsoever, no empathy, just, "I thought they put a tarp up." The best part about all of this - when the manager or owner (not sure, because he never identified himself) of VIP came with the repair inspectors to see the extent of the damage, he seemed surprised to hear that we were moving out. The ceiling had literally collapsed in the upstairs portion of the home and debris was everywhere. He expected us to continue living there? Girl, bye. I strongly urge anyone to consider any other option than VIP. read more

Considering this profile did not exist when I left my original review, let's try again.. Where to begin.. I'm not usually one to complain, unless it's truly worth complaining about, but this company needs to be outted for their practices. I was a resident in a home managed by VIP for 2 and a half years.. Right off the bat, the carpeting in our home was dingey, stained and obviously quite old. There were holes (albeit not huge) in the doors, scratches and chunks missing out of door frames etc. not a big deal to me, I knew the house was older. The absolute lack of communication and process with the company was shocking, but as long as I paid my rent, it didn't bother me. Their policy is all utilities need to be in the tenants' name. Not a problem. I put all utilities in my name, sans water. The area we are in is mandated by the county, not the city, and therefore does not allow tenants to put water in their name without the home owner doing it first. I put the request for VIP to send info off to the home owner, and after two months (!), I was told not to worry about water, that they would pay for it. There was no time frame, no stipulation whatsoever.. Now, 2 and a half years later, they are pursuing me for almost $1,000 in backed water bills that I was told I wouldn't have to worry about. Absolutely ridiculous.. We could never get ahold of property management when we needed them. It seemed like no one was ever in the office to help us, sans their secretary. When someone finally did return my call, they seemed annoyed. I would never recommend this company to anyone, ever. Go somewhere else! read more

They screen your tenants provide vendors or contractors to maintain or make repairs and they charge a fair price to manage your properties. They are there to make recommendations on appropriate actions involving tenants and they provide support when needed. DO NOT use VIP to find a rental property. Staff is very rude and will not return phone calls or e-mails. We submitted applications at $80.00 per ($40 per person) and when we contacted them to find out the status of our applications, we were told that they already had applications on the properties we were interested in and that we would be put in as a 'back up' # two spot. We questioned this and asked why they don't inform you of this prior to paying your application fee and they responded that's not how they do things and they will only work on one application at a time. You will NOT be accepted with a FICO score below 700+ even if you make 3x the amount of rent in income. This is the worst rental management company we have encountered in all of So Cal. You will just be throwing your money away. Don't walk away, run away from VIP. read more

To my disappointment I have to give a negative review based on my sole encounter ever with this company. I confirmed on 3 separate occasions, twice the day of the appointment on the time of showing and got stood up. Not only did they hang up on me and proceeded to ignore my calls, later on Finally answered and told me it was the wrong "time." Ridiculous that I drove an hour with my baby and disabled toddler to view this property, waited an hour, called and someone answered, nvr said a word and hung up on me, then forwarded my next calls since I thought maybe it was a connection problem. Once I left and time went by, I called again, they finally answered and told me without hesitation that it was the wrong time. Realy!? When I've confirmed 3 times and twice today, once from 8-9a, per their request to confirm for the day and also 30 minutes before the appointment, which would have been the perfect time to tell me they couldn't show it until an hour later. Ridiculous with communication skills, If I were the owner I'd be embarrassed to pay them and have this as my representation. I sat there confused on what was going on since before communication was fine and then they left me jsut waiting at the property without any word on what's happening with them running behind. I would have waited for them had the properly notified me. Definitely a sign to NOT go with such unorganized, uncommitted, and uncompassionate people/business/organization/company. Shelby is either a pathological Lia who believes her own BS or she rly has no clue how to self manage and handle her job, either way they all need better training or need to be replaced with willing, knowledge, skilled people instead. read more

I (one single professional lady) rented a house from VIP for one year. I cleaned very throughly before I moved out, but asked to have VIP clean the carpets, since they require every item to be removed before the carpets are cleaned. I removed everything from the refrigerator and cleaned it completely. I never used the two (fake) gas fireplaces, and yet the owner is charging me to clean both of them. They were never dirty. The logs look fake. How can a fireplace that does not burn wood logs be dirty??? VIP does not go into the house to look at the condition when you move out. The owner simply goes in and tells VIP what they want to charge the tenant. This company will totally take your money with no convictions at all and give it to the owner. If VIP had entered the house they would have seen that the house, bathrooms and refrigerator were thoroughly cleaned. I even cleaned all of the window tracks; even though, they were filthy when I moved in. I could not open the windows, because of all the built up dirt. If you are considering ever renting 17837 Sunburst Road, Victorville (SVL), you had better reconsider. The owner is a wretched, lier, and now I will take her to small claims court to get my money back. Do not rent from VIP. They allow the property owners to steal your deposit and do not walk through the homes or hold the owner accountable. I am completely disgusted that I spent hours cleaning things that were filthy when I moved in, just to be ripped off by this Asian owner. Bad karma is coming her way. Unbelievable. read more

Rented from then for two and a half years. Sliding glass door was not working right after we moved in and they never fixed it after we spoke maintenance. They charged us to fix it after we moved out. When plumbing kept backing up because of septic they never had it fixed just sent plumber out when sewage backed up for quick fix. Plumber told us what needed to be done, we asked VIP and they never fixed problem. When we moved out had issues dealing with staff in regards to what we were charged for. Staff was very short with myself and husband. Awful business. They keep as much as your deposit as they can get away with and are slow to fix any maintenance issues with rental property. read more

I can not tell you how much I hate this company. They are awful when it comes to customer service and DO NOT give a rats ass about what you want or don't want with an apartment. It's been hell trying to work with Shelby on finding me an apartment; I took a tour of an apartment right before the holidays in Apple Valley and it was dated and the area wasn't the greatest. I was desperately trying to find something before my lease was up and was trying to find something decent. Garrett showed me the apartment and I told him I really didn't care for the apartment, it was old and had a creepy little two piece closet bathroom in the master bedroom. The only plus to this apartment was the outside patio, which isn't the best reason to rent an apartment at almost 800$ a month. Needless to say I talked to Shelby and Garrett and they both insisted that this was the only apartment coming available, even after saying I wasn't too crazy with it. However I applied for it after contemplating it for the day. BUT of course something better and everything I was looking for came available and trying to move over my application for it was such an ordeal, Shelby was trying to gilt trip me for changing my mind after VERBALLY committing to the dated apartment, not having signed any legal documents I wanted this place. She told me she was going to get in trouble and the owner was not going to be happy with her. I then went to the manager and told him (Matt I believe) about what was going on and he moved me from the last person in line to the second for the apartment I was dreaming of being my first apartment. Sadly in the end I did not get the apartment, you'd think since they had already approved me for one place why would it be a problem for another. It saves them on having to go through the entire process of an application but whatever. They like to rip people off. So after everything that happened with that awful experience, I emailed Shelby to see if there was anything coming available again. Now you're probably thinking well if your not happy with this place don't work with them, and I did not want to, BUT I had 80$ invested into applications with them and was unable to get a refund so I had no choice (I was not told this till later). Needless to say save your money people, if you like wasting your money, time, and energy, then this is the rental company for you. Probably the worst company in the HD. They divorced me and I divorced them, I know how difficult it can be working with people but if you're investing in something then you kinda want what you want. You've been warned, look in the paper for apartments try apartment communities. Anything but this awful place. read more

Giving VIP in the HD even 1 star is too generous! Terrible service! I've had many issues with their unprofessional office staff over the past 3 years but this is the last straw. I have medical conditions that make me sensitive to heat and cold and prevent me from leaving house outside of work the majority of the time and my central air went out. Upon contacting VIP they told me that it would be a minimum of 2 days before anyone could come out so I offered to pay and deduct from the rent. They were extremely brash and unaccommodating so I requested to speak to a manager who advised me that "IF I HAVE A MEDICAL CONDITION" there are "cool down shelters" that I can take advantage of and that I would not be reimbursed if I fixed the AC on my own. THIS COMPANY IS TERRIBLE! I cant wait to discontinue business with them and I advise all that consider entering a contract with them to proceed with caution. My husband and I have lived at a property managed by VIP since December 2017. However, when we moved into the property, VIP it was not the property management; it was a different management company called Provest. Provest was often hard to reach and 90% of the time, didn't respond at all to our maintenance requests. VIP management became the property managers at the end of 2018 and we were scared the conditions would be the same or worse. But I am so satisfied with their service. Unfortunately, like any other management companies they are given restrictions by the home owner or the actual landlord, but they've done everything they can in their power to make our renting experience hassle-free. They always respond to maintenance requests in a timely manner and Tammy is always so friendly and helpful on the phone. We turned in our keys today since we have found another place that is under direct management from the owner, but if we move again I'll be sure to check out VIP first. read more

We're renting a property in Spring Valley Lake and had an unfortunate sewage overflow 2 days ago. VIP couldn't have been more helpful and kept a solid line of communication open (even at 9pm when the plumber was still here working, Joel still took the time to call and make sure things were okay). We're at the beginning stages of the restoration but VIP has done a great job of making sure we're taken care of. For such an inconvenient event you couldn't ask for a more helpful agency. VIP is the worst property management company my husband and I have ever came across! They kept our $895 security deposit and still have the nerve to charge us $600 in cleaning and repairs. When we moved out we left the apartment spotless, it even looked better than when we first moved in. We had someone come in and clean the carpet and someone else to fix any damages on the wall due to our furniture. The staff is rude and will not return phone calls, you literally have to walk into their office and tell them (not ask them), you need to speak to someone. During our rental time, I was pregnant and got bit by spiders. My husband was killing spiders on our bed every day. After 3 months of us moving in we started to notice a roach infestation. We called and they sent an exterminator that said he had to come and spray some "poison" that was "not harmful" 2 times a week, of course we stopped that after the 2nd week because both the spiders and roaches started to come out more, and didn't want the "harmless poison" to have an effect on my pregnancy. All in all they are just a money hungry company. Stay as far away from them, if possible run away!! read more

Every one of these people at this company are absolutely rude, and cold-hearted. They notified us that they were not allowing us to go on a month-to-month lease two days before June 1st and asked us to get out ASAP! We were very clean, quiet tenants, and always paid rent on time, and our neighbors love us so I can only imagine how they treat other tenants of theirs. This company is so full of it, its not even funny! We moved out on November 15 and now we are just waiting for our security deposit back. We gave 30 days notice on the 1st of november. Well it took them 3 days to process it and they filed it on november 3 so our 30 days end december 3. They took out $84 from the security deposit for rent those few days, which they can't because in their contract it states that the security deposit cannot be used as any type of rent. They are charging us for messed up tiles and wood slabs that, in fact, messed up before we moved in. Get this they charged us $60 for a bag of trash that we left next to the trash can because our trash can was full. We cleaned the carpets, raked up the leaves in the back yard, which they're also trying to charge us for. They are also trying to charge us for batteries and light bulbs and wires in the wall, those are all things that is the company's responsibility. Basically, our security deposit was pretty much used up on frivolous nonsense. Try to avoid this company, but if there's a property that you just can't get enough of and have to deal with them fine. I would recommend Pictures before moving in and before moving out and don't skip over any details. read more

Been renting for over a year and since we are on automatic payments, we don't really have to interact with management. When we first moved in, the garbage disposal wasn't working and someone was there the next day to replace it. More recently, an exterior, paneled outlet that provides power for the Verizon/Frontier internet service went out, leaving us without internet or TV, plus an interior door had come off its hinges. While it took a day longer than I would have liked to be contacted by maintenance, once they called, Ruben, came right out and quickly fixed things. He even went over and above by fixing our doorbell, something that was on our initial report but the home owner didn't seem interested in fixing. We called on a Tuesday and he called back and came by on the following Thursday. He told me it took an extra day because a home had a flooding issue in between. While I like my internet, I realize flooding takes priority. However, a quick call back on Tuesday or Wednesday would have been nice and is the difference between 4 and 5 stars. Considering our previous internet issue was on Verizon/Frontier and it took the same amount of time for Frontier to come out, consider us happy with the quality and promptness of VIP's management services. read more
