If I could rate them less I would. Let me list all the problems, which I had many (I have never left reviews for anywhere, but this was the worse experience of my life!) 1. Roaches, I have never had roaches in any place I have ever lived. We got an infestation within a few months there; I assume from the insane amounts of water damage. When I mentioned them I wasn't believed, until I showed proof. The exterminators did not stop the issue even after the work they did, I never left food out and hardly spent time in my home cause it stressed me out so bad. AND THEY NEVER GOT BETTER! 2. As mentioned above, water damage. There were multiple appliances that were leaking that I had tried to get fixed by maintance. Either I was told it wasn't going to be replaced OR it was fixed (but it wasn't) as well as a pipe exploding from my neighbors, it was a horrible time. 3. At the end I had massive issues regarding checkout, my refund/bill, and a whole other issue that I will not fully get into here. But just know, they have massively impacted my life by these issues and I had to pay/ wait so much time and money because of them. I have just now received my refund and I already resigned a lease for a different company (it's been 8 months) but I cannot even use the refund I was sent due to billing issues that they have caused. Unfortunately I can't give them 0 stars. Valley Rental is the WORST ever! They are in flat out violation of sooooo many tenant laws in ND. They violate tenant rights daily. They do a worthless job of removing snow and allowing vehicles to SAFELY access the property. They have dirty hallways with bugs and filth. The entryway is seldom cleaned. They seem to answer about 1 out of every 50 calls and return 0 out of 50. They do NOT do timely repairs. Tenants! You DO have the right to hire your repairs done at fair market value and withhold it from your rent! You simply give them "reasonable" time to make the repair, document it, provide proof, and hire it done. Or, you can take them to small claims court for being a SLUMLORD and make them pay for not honoring the lease agreement by refusing to do timely repairs. For anyone in north dakota. I should of listened. Dont ever rent through valley rental. They are a fucked up rental agency that charge you unnecessary fees that shouldn't be. For instance they were charging me extra $300 for month to month even though we renewed our lease in April. On top of that put on our door 3 day intent to evict. Went to confront them about all of this on Monday they said they will remove it because they have our signed lease from April also to disregard the 3 day notice. Went Thursday to pay the balance and they said they couldn't take it because Tuesday it already went through process to evict as well as court. I went off on them informing them I have a recording from Mondays conversation, still said they wouldn't take payment. Went off again stated I will blast them all over yelp,BBB, and social media and that I have emailed an attorney of all documentation as well as the recording. I left. They then called my daughter for us to go back and make payment. We both went gave payment, lady stated she will put in the system that day. As of today it has not been posted. Went again today and she said she will do it today however now it shows a new amount plus $40 server fee. She stated it will be taken cared of today. Once again we recorded the whole conversation. No matter how bad u need a place if your willing to deal with their bullshit then go for it otherwise don't do it. Just fyi they already have really bad review and are currently being sued by other tenants. I don't care looking for another place and breaking this lease. Like Lori says these fother muckers take advantage of tenants every day. On e thing that I've noticed that they don't do is fix your heat. I've asked them to come in and fix it multiple times, instead they gave me plug-in heaters and said it's just a matter of beating the cold, also they mess with the thermostat somehow. i got extorted on the way out and had to pay for a bunch of fake repairs. no joke on the invoice they charged 30 dollars for 3 lightbulbs and i have the invoice to prove it. they lied every step of the way and the property manager refused to even contact me regarding the fake charges. i got charged for keys that i returned. i didnt have time to fight them in court and decided to just move on with my life even though i would have liked my chances to fight it. they are not BBB accredited and are basically not a real company, they are not accountable, and you will never be able to contact them for anything regarding the lease. i gave them a chance despite reading these YELP reviews and it was one of the worst decisions of my 2025. they will steal money from you and extort you. valley rental are a bunch of crooks and consider this a PSA. do not ever consider renting from them and its your funeral if you do. for godssakes man just spend the extra $$ to go RJR, you have no idea what you are getting into read more

o not rent here. I lived here for 3 years. Apartment had many issues with water including leaks and frequent hot water outages. I had the apartment above me leak three times and they had fans and dehumidifiers in my apartment for a week. The apartment never apologized or offered any reimbursement for the inconvenience and high electric bill caused by the loud running equipment. Fast forward to move out I got charged $725 to repaint the apartment. The fee in the lease said painting was $75 per wall, this means 9.7 walls were repainted? How is that possible? When I moved out I had the carpets professionally cleaned and a receipt was provided to the office. I was still charged for carpet cleaning. I also spent hours cleaning the apartment and was still charged a $200 cleaning fee and a $75 item removal fee, because I left brand new shower curtain rings for the next tenant! It's an alright management to rent from, and they fix things almost right away but one thing I've only had a problem with was I had a dog for literally not even a month and found out my son was allergic to him so we had to get rid of him and they wouldnt even give my deposit back beings it's a tough time with covid 19 and they cant give that 500 back that's alot of money to just give out for nothing, and we were already upset beings the dog was like a baby to us and going through a hard time. If I was the boss I'd be glad to give that money back to the person renting especially when the animal did no damage to the unit. read more
