Michelle did a good job with our first property, but our experience with the second has been…read moreextremely disappointing. She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort.

We rarely leave negative reviews, but our experience moving into a Marshall Reddick-managed…read moreproperty in Nashville has been extremely disappointing. Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company.

I called the Springfield, TN office & explained to the agent that we are self employed. I told her…read moreall about our family situation & what we were looking to do. I asked her if they worked with families in our situation because I knew lots of financers didn't like small business owners. She assured me that's exactly who they worked with so I did all the paperwork & sent in all our information. We have over 800 credit scores, no debt besides a small vehicle loan, a good net worth, high credit history (high amount) & a good downpayment. We have a long history with our business & have shown a steady & strong growth since the beginning. We were only asking for about $200,000 for land. A week after I sent in our info, she called to say they wouldn't give us a loan at all. I let her know I was disappointed that they weren't willing to work with a small business owner like she said they worked with. She then proceeded to tell me they normally only work with small business owners if they have a mate with a W-2 (regular job). I had been completely honest up front with her at the beginning & yet she wasn't honest with me about really needing to have a W-2 for income. Besides the fact they weren't willing to work with us to start a small farm (have that in their name & that is one of their claims), they checked our credit and it sent our score down 40 points! That is a huge amount that really affects us for getting a loan now. I feel it was very unprofessional & dishonest when I was very upfront with her. Since the time I have shared this with several people & have heard more negative things. I would definitely think twice before I contacted them for a loan. I will always recommend not using Farm Credit!
