They don't fix any of the issues in the first walk thru. I've had a nasty clog the whole time I've been there and nasty water sitting in my sink. I can't get into my mailbox and they want me to stand out in the sun waiting on a mail lady from 2pm to 4pm tho I work all day everyday and rarely get time off to to get my mailbox key and my debit card i had to order weeks ago is still sitting in my mailbox I can't get into. Not to mention you don'teven want to know what all i had to go thru to get in here. They don't tell you you're approved I went to the office to check and they're like you're supposed to move in today, when nobody told me anything and I didn't have the money that day bc of that. I come back aday later after they tell me how much I need and I still don't have enough bc they didn't tell me about fees or security deposits or anything like that. The one off day I finally got had tobe spent out standing at the mailbox when they said to and still missing the mail person. My bank says they are canceling my old debit card since I got the new one awhile back except I didn't it's still in the box I can't get into along with packages I desperately need I can't get out. So when they cancel the card I won't even have a way to spend my own money and it's cash app so I can't get any money out of a bank. I'm so done with this place I'm currently talking to a paralegal and a lady in real estate to see what is going to take for me to break the lease and go somewhere else. Worst place ever. I was there for 3 years seemed liked 13. My washer dryer combo was broken after 2 waves. Maintenance said we will put a new one in in 3 days. 8 months later same thing happened. Ceiling in bathtub fell in. Fixed 8 days later. Gave me a gift card for 10 dollars. Towed all cars they did not want there with 2 day notice. I was towedbecause of late tag. The only reason I'm giving this complex one star is because I like the square footage of my apartment. If it wasn't for that, this would be a zero star review. The upkeep and maintenance is terrible. I called and submitted numerous work orders to fix it air. Instead of fixing the problem they would lie and close work orders. I had a horrific ant problem because of shooty craftmanship. Had to seal holes myself. There are potholes and the landscape isn't kept up. Only come rent here if your credit is bad and you have no other place to go. read more

Please, save your sanity and do not move in here. They don't care about the upkeep of the property. They don't care about the residents. My apartment smells like weed daily. I have roaches daily. I have dog poop on my shoes all the time because no one cleans up after their dogs. They don't clean up after the select few of us that do and the dog poop bags just sit piling up. The dumpster is an environmental hazard. They just decide they can change the terms of your lease and when you attempt to communicate for THREE weeks, no one responds. There's absolutely no noise monitoring and people will wake you up in the middle of the night with their bass and music. I hate to sound like a Karen, but I'm a paying, rule abiding resident and it is infuriating that they're okay with the conditions they put us through. Worse place I've ever lived in. I was here for months before anyone ever came out to fix things that should have been fixed before move in. I wouldn't send anyone here. Even after we moved out we had additional fees that were sent to collections without us even l knowing that the fee existed. They should be shut down. Complete crap hole. Laura or Lauren, whatever her name is, is the worst person that I have ever met. Hopefully she doesn't use that nasty attitude on anyone that has nothing to lose. If I could give zero stars I would. This is a horrible place to live. Office staff (aside from the two lovely ladies working in the front) is very incompetent. Management needs to be fired. They are rude and they lie regularly saying that they are working on or fixing things when in actuality they do not. Emergency maintenance request take several days to complete when there is only suppose to be a 24hr window for them to complete. They leave you with no hot water, stoves that don't heat and no working heater. The outside looks run down with trash everywhere from where ppl have moved out and left behind things. EDIT: completely unprofessional management. the "manager" will lie to you, steal your money, refuse to provide proof of anything, ignore your phone calls, and hang up on you if she disagrees with you at all. an absolute joke. also, valora will steal your security deposit and also add thousands of dollars in random fees that aren't even for real things. the maintenance is terrible too. you have to call up to 20 times for them to come in and spray the place for bugs because the entire building is infected with cockroaches, but don't worry. they never actually do anything for the roaches when they "come to spray" because more and more roaches appear each day. literally HUNDREDS of roaches will be in your kitchen at night if you go in there, in the sinks, fridge, oven, microwave. everywhere. this management will also not tell you if they give you a unit in a drug rehab community section of the complex so you will often times find used needles in the parking lot or have someone high out of their mind walk right into your apartment thinking it's theirs. on top of that, there is so much violence in this complex. shootings, break ins, everything, and the manager will know about someone in the complex breaking into other people's units and not do a single thing about it. they will threaten to sue you if you even slightly raise your voice at them then charge you thousands in lawyer fees anyway over a late payment charge that is there because of a mistake on THEIR end. i can't even put into words how absolutely terrible this place is. management needs to GO. Dee is the biggest joke of a manager I have EVER seen and quite frankly, should NEVER be allowed to manage any other complex ever again. she lies and steals over and over again. absolute joke. read more

Good god I wish I could give this place 0 or a negative stars. If you are thinking of moving here STOP in your tracks. If you are like us looking for a decent price and location just don't. We moved in with a fridge with bugs and mold and rings in the toilet. Everything was disgusting and nothing had been cleaned. Paint chipped off the walls, garbage disposal full of gunk and garbage can full of 10x more gunk. Do. Not. Move. Here. Take my word for it. In the 2 weeks we have lived here they haven't changed the doggy trash baskets, it's empty. No doggy bags. There's broken glass every where you look. Our next door neighbor has around 80 cigarettes and 6 cigarette cartons laying in their yard. There is not one singular redeeming quality to this place. Everyone is loud and there is constantly music blasting from each apartment around us. No one here gives a single f--k about their neighbor. This is my assessment from 2 WEEKS!! Pool and pool chairs are absolutely disgusting. The "dog wash center" hasn't been cleaned in years. Paying another $300 a month somewhere else is so worth it. Don't let the tour fool you. This place is a mess!! Have had maintenance requests in since the day we moved in and Nothing has been fixed. I hope this saves at least one person from moving to this shit hole. They gave us a 12 hour notice to move our car or it'll be towed. They're suppose to give you 48 hours! We were towed to some shady place in torrent that charged us $385 to get it back. This place is horrible. Management is HORRIBLE, maintenance is LAZY and HORRIBLE. The outside of the buildings are disgusting, trash is within the breezeways and outside the buildings and never gets picked up. They charge for valet trash, but it's hardly ever taken out. There's ROACHES in the apartments, which I hadn't realized until the day after I moved in. Everything that I was promised that would be fixed prior to me moving in was not fixed. I was without spill pans on my stove for almost a month. They did not replace them until I refused to leave the office until it was done. I have mold in my apartment and I have an 8 month old with asthma. This is the first and last year that I will be here. I'm not even sure if I can stick it out for the entire year. Hello, I would like thank you for taking this time to read my review of Valora and my experience while living here thus far. Let me start off by saying that I have not had the best experience living at Valora and think that there are many issues that have not and are still not currently being addressed. We have moved from 280 to be closer to UAB because the traffic has been awful. We put down the deposit and moved in. Issue 1.) There are no overhead lighting fixtures in the living room as well as the bedrooms. The pictures from the website are very deceiving and the apartments are quite dark and gloomy. The model home contained many lamps in each room. As well as all of the blinds open in the middle of the day. No fans either. Issue 2.) The doors shown in the model room are made of better quality with design rivets and are not like the "Newly Renovated" apartments that they are selling to customers. Issue 3.) We were told that we need to submit a work order for anything that is wrong with the apartments and they will not be considered when getting back our deposit. I would like to note that newly renovated apartments should not have any major issues that should be reported to maintenance. We filled out everything that was wrong with the apartments and the workers have only fixed half of the issues we listed (its been 5 months since). They canceled the entire work order and did not come back after we brought that to the office's attention. They employees seemed annoyed that we were raising concerns about how things were being handed. The doors are not aligned correctly either and we must lift up on them so that they can close properly. This creates additional noise that can possibly disturb our roommate or neighbors and is a unnecessary hassle. Issue 4.) The other rentals surrounding us are currently being renovated and the maintenance workers shut our water off constantly without giving warning. There have been many times where we have not been able to bath or flush our toilets due to this. These things happen for hours at a time. Issue 5.) There has been multiple leaks from the unit above that seem to have damaged the ceilings in both of the bathrooms. It got to the point of putting buckets on the floor to stop the water pooling in our bathrooms. Issue 6.) The "Renovations" are not what they seem. The work is not done by professionals but what seems to be a close knit family that works together. In all, there also some good things about Valora. Like the security company that patrols the complex at night has made us feel safer and I can sleep peacefully knowing that my car will not be stolen or the wheels taken off my vehicle. Also, fiber internet is available which is a big plus. I would like to state that there are still things in our apartment that have yet to be fixed since the first day that we have moved in. We will not be contacting maintenance unless it is a true emergency because of how things were handled in the past. We might even lose out deposits for some of the minuscule damages from lack of craftsmanship of our unit. We highly suggest looking at the actual apartment that you will be living before signing anything. That is the mistake we made. We will be moving back to the Vestavia/Mountain Brook area and choose another apartment complex. The drive down 280 is well worth having a better built apartment. I caution you greatly to reconsider other options you may have before selecting these to stay for an extended period of time. read more

I'm not going to bury the lead. Don't move here. There's an entire section of the apartment complex that's uninhabitable because the units have all burned down, including my brother's old unit. It "inexplicably" caught on fire in the middle of the night and they could've lost their lives had they not woken up in time. This happened in mid-July 2022 and was the second fire to happen in that same area within a few months. My brother's neighbor across the hall lost his dogs in a fire a couple of months before my brother and his family lost all of their belongings the same way. The apartment said they'd send them a check to reimburse them for their pro-rated rent for the rest of the month, but that was a month and a half ago and still no check. They could've died there and Valora is dragging their feet on sending them their money. They're lucky we decided not to sue. And all of this is on top of the fact that there were constant maintenance issues and it took the office 3 months just to come and fix a garbage disposal. They're good at marking maintenance requests as complete before they've even come to solve the issue. This is not only a terrible place to live, but it's genuinely dangerous. Not worth it. The absolute worst apartment complex ever. I wanted to move out the same week I moved in but I tried to give it some time. First it was the air conditioner leaking onto the carpet and maintenance said oh it's just "thawing out" because no one lived here recently. Then the dishwasher broke, I guess?? I never used it actually.. opened it and almost vomited because of the horrific smell. Again I was told that it's only like that because no one lived there... okay, so never opened it again. Every time I would run water in the kitchen gnats would literally spawn out of the sink drain. I'm like okay.. this is it but thennn someone broke into my car and the management team was like whatever. I broke my lease that exact same day, it did not matter the cost which they kept telling me I could not leave unless I paid an outrageous amount.. Trust me when I say, I did not care. I paid it without any fight. Took them the money order and all of my things were moved out the very next morning. I hated it so much and I rarely use the word hate. The toilet just ran and ran and ran. Only 1 eye on the stove worked. I really could go on and on and on about this place. I stayed for a total of 2 months. I was most definitely misled.. the apartment that I toured looked absolutely nothing like the one I moved into and that taught me a valuable lesson. Always view the apartment that you are moving into, not the "model". The negative reviews are true so please believe them. read more

I live at this dump! This place is awful!! Save your money don't move here. Give your money to a place that actually cares about their residents.They care nothing at all about their renters. If you have a problem you might as well walk outside and tell a tree Bc you would have a better chance of getting it fixed than you would if you put in a "work order" with their "maintenance team" this place is honestly one of the worst places to live they lie to you and make everything seem so great then when you sign your lease they couldn't care less about you they just want their outrageous rent that they charge to live in this bug infested, dilapidated junk hole that they slapped some paint on ( and I do mean slapped on ) and put new door knobs. Then call it "remodeled" and charge an extra $200.00 to live in a place that honestly should be condemned!! I have mold in my apartment and I'm sure I'm not the only one with this problem. The management here is a colossal joke in epic proportions!! I really can't stress how awful the people in the office really are, with Laura being the only one exception. If you call the office you will not get an answer which leads you to go into the office where when you walk in the staff just looks at you with a look of "why the hell are you in here" then once they make you feel uncomfortable for even coming in the office with your problem, then you tell whoever spoke to you after an awkward long silence they go to the back to tell one of the managers offices and close the door where you can't hear what they are actually saying about you and the said situation that is going on then after whatever conversation or crap they have just went in there and talked about you and your problem without you then they let you talk with management. Once you go in and tell them what's going on the first 8 times they are nice to your face and tell you such and such will be getting in contact with you to fix your problem. Then the next day comes and you talk to Felicia and you're fed a bunch of crap about how they want to help you get your problems fixed when you call but that never happens that's just what they keep telling you. So once you've had no luck with the first person that promised and lied to your face three times obviously you're getting fed up with being lied too so you go back to the office and ask to speak with the person above the lady that has lied to you three times. The next manager tells you how appalled they are that their staff hasn't helped you and then when you think you might have finally gotten someone who will actually help you. NOPE! That's not the case either Bc here my husband and I sit 8 months later in an apartment that the ceiling is literally falling in my porch is literally falling off I'm scared to even sit on my patio due to it literally hanging off of the building! My husband and I have paid faithfully every month for an apartment that has made me sick due to the mold in my ceiling from a leak that has been here for years I'm sure! After two days of living here I noticed my ceiling is turning brown due to a leak that they had painted over. My air conditioner is absolutely worthless it is no lie 78 degrees in my apartment every single day. We have sat and waited for these people to just fix the problems for 8 months with absolutely no resolution at all. Now when we go in to the office we are treated so awful and they are just outright rude and refuse to talk to my husband about any kind of fix at all to make their residents happy. I have talked with 5 different people that have only been here a few months and they have all said they wished they wouldn't have moved here and they hate that they have to be here for a year. I have been racially discriminated against several times by their lady "security guard" My grandmother came to visit after our visit my husband and I walked her out to her car as we are telling her goodbye here comes the security car and the lady gets out and says "hey there's no loitering here!" Are you kidding me? In response to this "unfortunately I live here" "are you telling me I can't come outside my apartment?" This is not the only time this lady has approached my husband and I. Another time we were getting our groceries out of the car and wouldn't you know it, she stops and says "there's no loitering in the parking lot" "omg are you serious right now?" We replied "well we live here and as you can see we are carrying our groceries in there is no loitering going on here for the second time" I know this lady had to remember us for the week before when she said the exact same thing to us. I honestly can't tell you the people that stand out in this parking lot not saying goodbye to family or bringing in groceries but selling drugs I've seen this several times! Was told a move In date and they waited until the day of move in ( I called them) to tell me that the apartment isn't ready and would need an additional week. I had already got my uhaul and half way packed up Before they told me on the day of. it was a waste of money, time, and energy! I live in my house with my my two children and a newborn with everything packed up to wait for the following week and just for them it's still not ready! By this time I have to get a hotel and wait TWO more weeks! So after a month of waiting I was told once more that I have to wait two more weeks, good thing I found a better apartment for a cheaper price. The run around they gave me was horrible! And then they offered a refund for the inconvenience but told me it would be up to 6 months for me to receive it. Why would you even put me on a unit that was not ready? Then I asked were there any more units available and they said no. This property is under the worst management I have ever seen in my life! My roommate and I moved in on May 15th, It seems like since the day if move in we have had ongoing issues; Prior to moving in, I'm assuming that they did not do an actual inspection. The AC did not work for the first 2-3 weeks. Valora has valet trash with a monthly fee which is understandable, but imagine paying the fee and still taking out your own trash for the first 2 months of your stay. I rented out the clubhouse. The day of my event the AC didn't work, and the pool was closed the entire day. Management claimed that it was a miscommunication issues within the staff. To make matters worse, we informed at least 3 people in office that we had pest issues. Long story short my roommate woke up to animal droplets in the kitchen. These are not all of my complaints just some; I am in the Army I move a lot. They don't enforce any rules, so if your neighbors are like mike and are loud every single day until 2am in the morning and you call to complain, they will do absolutely nothing and tell you to call the police. The Leasing/Property manager Laura is a bitch that does not give a damn about the property. They will double charge you for the water bill and pretend like they didn't while refusing to give you a refund. There are huge holes in the road that have been there for over a year without a single attempt at fixing them. There is never anywhere to park in this fucking place. They never answer the phones when you call the leasing/management office, and if you manage to get a hold of someone, they take weeks to respond. It's very obvious that the people that work here, especially Laura Schneider the leasing manager and property manager do not give a shit about their property and hate their job. Run far away and never look to this place as somewhere to live. It's way overpriced for the severe lack of management and upkeep. I've seen public housing that looks and operates better than this! They will make you think they are giving you a special but then will try to charge you out the ass when you leave by charging you for all these fees even if you left the apartment spotless and damage free. I got charged random Oct. fees even though we paid rent on time every month and my move out fee totaled almost $500. My friend moved here 1st and was charged $800 in move out fees. Then my bf moved out after him and was charged over $600 in move out fees even though they left the place in good condition and clean. So I thought maybe if I leave the space spotless they won't charge me so much. Therefore, I took a whole week to leave my apartment spotless and they still charged me almost $500. And this is aside from them taking forever go fix anything. Our oven was broken for about 3-4 months before it was fixed. Our first valora apartment had a leak thanks to the ppl on the third floor (and I was on the1st floor). I wonder why it got so bad that it made it past the second floor to the 1st. Oh wait!
