We rented our condominium unit to Matthew Kuras under a standard residential tenancy agreement for long-term residential use. During the tenancy, the unit was used for unauthorized short-term rental activity in direct violation of the strata bylaws at The Palisades building. We did not authorize this use. As a direct consequence, we were subjected to significant strata enforcement proceedings, including fines, penalties, legal fees, and enforcement costs exceeding **$21,000**. There were also unauthorized lock changes and repeated bylaw violations associated with the short-term rental activity. The full financial liability fell on us as the registered owners. In addition, rent obligations were not fulfilled. We pursued a claim through the Residential Tenancy Branch (RTB), and an **RTB Monetary Order was issued in our favor. That Order remains unpaid.** We are now proceeding to file the RTB Order with the court to obtain judgment and pursue enforcement. Mr. Kuras is publicly listed as a licensed real estate professional affiliated with TRG. Individuals operating in the real estate industry are expected to understand tenancy law, strata bylaws, and the serious consequences of unauthorized short-term rental activity in residential buildings. My wife was communicating through one of their agents Tasha Panico to schedule a viewing for a home they were managing. They had agreed to show us the place on 6 PM on a Wednesday (6 days ago). Tasha had asked to move the date earlier to Monday at 6 PM but my wife was working a late shift at the hospital and didn't have a chance to reply to her email until the following day where my wife confirmed 6 PM would be okay (Tuesday). Tasha explained she was busy that Tuesday and left it at that in the reply email. We of course assumed the viewing would go ahead for Wednesday at 6 PM and my wife emailed back apologizing about not getting back sooner and emailed back to confirm again 6 PM on Wednesday. She did not get a reply back but we did not think much of it at the time. We got to the viewing early on the Wednesday, sent one more email and also text messaged her that we were there, still no reply. We phoned her once at 6 PM but still no answer and then waited around and still nothing. Unfortunately we never got another answer from Tasha explaining what happened even though there was never any indication to us that plans had changed. The unit was subsequently rented so our interpretation is that she felt there was no point in showing us the rental however a simple message telling us so would've sufficed and would have saved us the time involved in making our way down to the viewing and waiting around. Again I hope this is a one off or there were extenuating circumstances but I feel that as a professional organization, communication is very important, and we felt there was a communication breakdown dealing with Tasha, who had been a good communicator up until that point.

Very Disappointing and Unfair Experience…read more We rented another unit through Plan A Real Estate for only 24 days, and the experience was extremely disappointing. The apartment was handed over to us dirty, poorly maintained, and worn out. There were existing problems and signs of wear and tear when we moved in. However, when it was time to move out, the condition of the apartment was inspected extremely closely, and we felt that existing damage, dirt, and wear were being attributed to us in order to justify deductions from our deposit. This was completely unacceptable and very frustrating. My strong advice to anyone considering renting through this company is: BE VERY CAREFUL AND DOCUMENT EVERYTHING. Take detailed photos and videos of the apartment immediately when you move in and keep all records and communications. In our experience, the apartment was not properly maintained or cleaned when it was handed over, but at move-out, every small issue was examined under a microscope and used as a reason to potentially charge the tenant. I strongly recommend that people think twice before renting an apartment through this company. Based on our personal experience, we would not rent from this company again.

Zero Accountability: They'd rather harass tenants than fix infrastructure or verify complaints. This isn't management--it's negligence paired with intimidation. If you value peace, dignity, or basic competence, look elsewhere. AWM Alliance is unfit to oversee a parking lot, let alone a residential building.

Not because I liked her as a person, but because her professional reputation and stellar sales record made her an obvious choice. Over the years I saw Sharon's signs go up all over the place and very shortly after, a sold sticker would appear. Looking at her website, I felt that she priced homes spot-on and as a result of excellent pricing and marketing, they sold quickly. My case was no different. Sharon evaluated my home and suggested a very fair asking price. I had decided to use a staging company and needed to do a few minor fix-ups which Sharon helped me coordinate. In fact, she went above and beyond and was very hands-on when it came to getting my property listed. I became quite ill shortly after listing and Sharon was even the first to bring me chicken soup and ginger-ale because she treats her clients like she treats her friends and family. Beyond the fact that Sharon is a lovely person and a delight to work with, she is also a very savvy business woman and a shrewd negotiator. During the worst market in 30 years, Sharon still managed to generate a lot of interest in my unit and when I received my first offer, she was still generating interest which really helped me when negotiating with a potential buyer. In the end, my place sold in less than half the average for Vancouver in a very slow market for the price that I wanted. I couldn't have been more thrilled. I could go on and on about how amazing Sharon is and I have told everyone who will listen to save them self the time and energy it takes to find a real estate professional and just hire Sharon. A few older tweets also mentioned closing at 3PM (and were posted at 1:42PM, which isn't much notice). Since I had a deadline on the documents to be notarized, I called her office during afternoon business hours and received her voicemail, so I assumed she was busy with another client and left a message. I left my number and asked that she call back to confirm her availability for the following day and/or to set an appointment, if that would be better for her. No response. No mention on Twitter of being closed. It's now been over 1.5 business days, and my call has not been returned. I went elsewhere for my notary needs.
