10/10 I DO NOT recommend!!!! Our HOA hired this company to paint our Townhouses and they are horrible and lazy. They do not tape off anything before pressure washing they paint over things instead of removing things. I called to say they pressure washed my doorbell camera, recurved à call if I had questions or concerns to call them....tf I left on the message what the issue was. Then the day they painted they left both of my garages sealed and I live in a ruff neighborhood and I couldn't open it when I got hm from work at 10pm....i called and left them a message that night and no one called me until I emailed my HOA and the lady had no customer service skills I guess she was helping. They left mine and my neighbors mailbox on the floor in the grass area she put it by my door and they didn't put it up until I txtd to say my mailbox was still on the floor. I hope we never have them back in our property again. I'll have the HOA give me the paint nimber and I'll do it myself. read more

My HOA hired Varsity to paint our neighborhood, which is 63 homes. A large job for them. They got overspray on my 3 week old Tesla that was parked in my driveway. They didn't contact me prior to allow me to move my car, which I would have gladly done. Now, the really bad part: They refused to pay for repair and when I asked them for their insurance information so I could file a claim, they refused to give it to me. They then ghosted me after this and I haven't any contact with them since. I asked my HOA for Varsity insurance information and they weren't able to provide it! At this point, I don't know if they have insurance or not!!! In the end, I had to file a claim through my auto insurance policy and eat the co-pay I have. I'm very disappointed and suggest you do your research prior to hiring Varsity Painting for your home paint. I wish we would have used another painting company who has better work ethics and insured! ****Two photos attached of them working right next to my car. They did this on three separate occasions. My son contacted them when he saw the paint misting my car and asked them to stop. (he had to call a friend that speaks Spanish to communicate with them to stop, which delayed things a few minutes). Unfortunately, it was a windy day and the spray was carried all over the driveway. They should have covered my car rather than have a guy stand on ladder to hold plastic up. We are having Varsity paint our house and redwood trellis in May. But we had some repairs that needed to be done on the wooden trellis. We got a quote from Varsity and they started the work. Some of the top boards had become warped and nails had become visible. Several end caps on the beams had dry rot, but the beams themselves were still good. They cut back the beams as far as the dry rot extended and made them all even. They replaced an upright post, heavy cross beam and they nailed down all the boards or replaced them if warped. They told us when they would be here, and were on time , worked hard for two days to make it right. The workmen were courteous and cleaned up every day. I have nothing but good things to say about David Delgado and his team, and are very happy with their repair results. I would definitely use them again for any exterior house repairs prior to painting. read more

Exterior Painting: These are the dates the painters were near my home: Date as July 27, 25 Notice left for my home. June 27th - I prepared, i.e. closed all of my windows. June 30th - The painters worked exterior of my home. See the photo. It is similar design. My home is on top of 3 garages. I heard the workers spraying water on 2 garage doors yo clean them - the larger size. But I did not hear the water on the one car garage door. I was in my bedroom. I have no idea whether the workers cleaned my garage door or not by spraying water "LATER ON". They also trashed near my door, under my porch on the landscape. July 1, 2015 - The painters and workers worked on the homes across my kitchen. DID not do any work to the exterior of my home. I sent photos of their painting to the company. See the attached photos. July 2nd - Two painters were in my porch. I also saw 2 more were on the ladder - one near my kitchen window, one near my 2nd bedroom window. See photo. The painter did a bad job for the 2nd time. On July 1st, the painters did not come near my home to paint or repair anything for my home. Today is 3rd 2025. I saw the painters covering the Garage DOOR OF another home WITH tape AT THE BOTTOM OF THEIR garage to prepare for the painting. Where was the "taping", the preparation for painting around on the railing and other areas of their bad job. On July 2nd, they were TOO LOUD in my porch, we could not carry on our discussion inside our living room. We stopped our discussion, became quiet. Their LOUD conversation and the sound of them USING the ladder around my home destroyed our activity. Tomorrow, 7/18/25, their plan is to paint my entrance door. My association hired these people to replace siding from dry rot damage and to power wash and paint afterwards. What a fiasco. It's been a month now and they can't seem to get organized. One day they're ripping side off the building and then they dissappear for a week and then resume work for one day and then go do something else. Next thing we know they're power washing the building and painting without completing the repairs. The following week they start replacing trim AFTER they painted. Then they stop again. There are still shingles that are tagged for replacement and no activity in sight. It's like being in construction he'll. Stay away from this company. All I can deduce from all of this is they bid low to obtain the contract and bombard the association with change orders to pump up the job for the additional work. read more

So my condo complex is being painted by varsity painting, I was watching them mask and spray my garage last week, they did the masking sprayed and backrolled the 1st coat pulled all the masking, I thought humm that is weird no 2nd coat? I was watching them up at the neighbors garages today (rainy day)? Same thing no 2nd coat? Do they go back and remask and spray the 2nd coat at a later time? If so a lot of time and money wasted in that. We will see what happens? 2nd coat? $$$$$ read more

Varsity hired by our HOA in the North Bay to paint the Townhouses in our area. The workers have little respect for homeowners property- they step in gardens and flower beds. They broke a branch on a $400 Japanese Maple near our front door and toss their hoses and equipment on the plants in the front yard. Notices to HOA representative go unanswered and carelessness continues. Absolutely would avoid this company if you have the choice. read more

They are painted my apartment complex. They did a piss poor job (please see photos). Absolutely shitty customer service. I like to work out outside so I had movers place my elliptical on my balcony. Shepell properties decided to paint the entire complex, an ugly off white and blue color. They had their painters moved the elliptical inside in order to paint my balcony. I was promised that they would move it back once they were done. Yesterday, I talked to one their workers and was told that it would be done by today. No one showed up, so I called the company. Spoke to a woman. She said they were there to paint, not there to move. My position is why I agreed to do it in the first place? They absolutely refused to help me. Any reasonable a person would attest that If you commit to a task you should follow through on it. If you move some thing that's not your property than you should move it back. The entire ordeal was very frustrating. I ended up paying guys from Home Depot to move it. Now I am out $100. On top of that, I have to look at their shitty painting job every day. Varsity was first contracted by my HOA to paint all of the homes in our community. During that process, the painters were very nice, thorough and quick at the same time. I needed a new garage door and had to comply with painting it the HOA required color and first hired a painter through the garage service company who scheduled a time with me and then had to "request a reschedule". I decided to try calling Varsity since they knew the community and were approved by the HOA board. The person that answered the phone was so incredibly nice and got me scheduled in within a few days. She remembered the HOA community from the year prior and I didn't even have to figure out what paint color to request. The cost was shockingly lower than I expected and it was once again, a great job. I am going to have them help me with the interior painting I need done next! read more

I wish I could give no stars. I have to give at least one apparently. Really bad work. I have to echo Michael O.'s comments, in that there was little supervision, and even the on site supervisor's communication skills were minimal; the prep work was subpar; the spray work didn't cover all the surfaces well; the roller and brushwork was sloppy. I had to bring several things to the supervisor's attention (the other workers couldn't understand English), basic things like bits of raw wood showing, not having been primed or even covered once with the paint; areas that needed caulking; tape not pulled; rags left on the roof. There were more negatives, but I'll leave it at that. As Michael O. also noted, responsive service from the CSRs in the office, but they wouldn't have to work so hard if their crews knew what they were doing and had better communication skills (starting with speaking English). Regarding knowing what is reasonable for painting crews, I worked for painters and homebuilders before going to college. None of my concerns are anything I am not capable of doing myself, but the HOA where I live chose Varsity. If it were up to me I'd have been much more selective, and would recommend anyone wanting a quality paint job look elsewhere. read more

I rely heavily on my fellow painting contractors. One of which is Varsity Painting. My life is made so much easier when Varsity Painting is hired on my projects. We become a team, a team that is here to help make you're painting life easier. When I have Varsity on my jobs I know that I can rely on them to treat customers right. Color samples are painlessly put together and applied to necessary surfaces. Oh, and they also have in house color consultation. Its a great feature they offer. I can attend client meetings with them in full confidence that they will represent me as a professional and I do the same. If an issue arises, they are readily available for me to rely on to correct whatever it may be. Communication is key, and they have it. I've even had projects that had hired a different contractor that was not doing such a nice job, which subsequently got them thrown off the job. Guess who came in to save the day? Yes, it was Varsity Painting. May I also add that they are so involved in the local community. They are constantly doing something for one charity organization or another. From getting bikes donated to children in Africa or single handily trying to cure a very rare genetic disorder called Neurofibromatosis 2 (NF2). They do so much amazing work with Oakland Children's Hospital as well. This is a great Bay Area business that really enjoys working as a team with both myself and my customers. You have to appreciate any business that makes your life, or more importantly my life, easier. read more

I hope I could give them zero or negative ratings if possible! This is an un-trustful company! Our HOA picked them to paint our community. During the project, the staffs used our house's side yard to store their ladders even the painting has already finished. That is not a big deal, I thought. After the painting, the disaster came! We immediately noticed that they broke our fence's gate and post. Whole fence is pushed un-aligned because they laid ladders on it; gate can't be closed; post got loosen and then broken! Contacted their service and they start giving all strange reasons to slip their issues (like post should be placed on concrete, time to replace a new post, bla bla....). They even claimed it was house owner's issue!!! Just be away from them and don't let them ruin your house! read more

HOA hired them. That should have been enough warning. Our HOA is beyond useless. Asked them to sand door since it had ridges from peeling pant. First attempt just painted over and cracks and ridges began to blister. Second attempt was a C- atrempt to prep amd paint. Asked them to paint inside trim white since previous hacks hired by HOA painted inside of door the color of the door. Both times they made excuses about forgetting request and paint. Also,waited all morning for second attempt and they never showed. No apology, just excuses. Had to give up a third morning for a routine job. Workers were unable to communicate in English and just seemed pissed off. Would never use this company. Apparently, frugal HOAs must be their primary source of income. read more

Back in November my wife and I were out of country for a month. During that time varsity painting was contracted to do work for our townhouse in Oakland with rest of subdivision. We got back in town to find a hand written note saying they broke a window while painting and would replace immediately. We waiting to try and schedule time to fix after Xmas holidays. Initially they were hard to reach and didn't return calls. Eventually I was told they had to order a special part and was on 2 week backorder (for a window) they would never commit to actual delivery date. When I could reach them they asked us to be home so window could be replaced. They never showed up. I called several more times to try and arrange fix. Got on the phone one day by calling from a different number. They agreed to a new fix date. When someone showed up that day, they explained they were there as a favor and were contacted shortly before to just come look at the broken window. They told me is was a standard easy thing to do but needed painters to just pay for the part and labor. They left. I asked painter to quickly pay them so this could be fixed and haven't heard anythi g since. The response is terrible. They are non communicative. They have shown they are not professional. Would not recommend anyone contract with them further and I am filing a complaint with my hoa in hopes that they don't do any future contracts with this business. read more

The crew made a big job look easy with their organization of the work including power washing, caulking, taping, to applying 2 coats of paint with precision. We interviewed several painting companies before settling on Varsity Painting. They were the best. They had the best no-pressure salesperson, they gave the best price, and they even gave us recommendations as to how to make the color scheme that we selected even better. We had them paint the exterior of our house, and they did an excellent job. Any problems were immediately taken care of, and they were always nice and friendly any time I called them. They also noticed some problems with the rafters, and recommended that we take care of them before painting, because that would only cover up the problem. I'm so happy they did that, because when we brought someone in, the damage was much more extensive than what the surface showed. All the other painters just wanted to cover up the problems, even though they saw it. I'm probably going to paint some interior rooms in the future, and I will definitely call them again. I won't need to call any one else. I'm completely satisfied with their work and their professionalism. read more

They painted the interior 2 years ago - It was a huge job. They were here for almost 2 weeks. Every room a different color in our 2950sft home. The attention paid to detail is superb! We had our exterior painted this week and again we are extremely pleased. Noe and his crew did an excellent job. We were surprised at how fast they completed the job with such great attention to detail. True professionals! One of the great tools that Varsity has to offer is their color Mock up. Brian came out and took a picture of our House then chose colors and they sent back on line pictures. Once we chose a color, Steve came out and power washed and put up samples. It was a slam dunk! Our HOA hired them to paint all of the homes in our neighborhood. They were at least two full weeks behind schedule, but that's not the reason for the low rating. We were told that items needed to be moved 2-3 feet away from the walls that were to be painted. We did that. We were never told that they would be going over our fences during this process. They ended up destroying half of a garden bed and numerous succulents, all of which were NOWHERE near my walls. The best part? They left garbage in my backyard and in my entry way. The garbage was not from their supplies (tape, paper, etc), it was food related garbage. Even though the overall paint job was pretty good, there was just too much disrespect for my property. read more

These guys were a disaster. They sent Larry and Moe out to paint my house with minimal supervision, and the review that was performed was not done by an expert. The prep work was awful and when they sent our their 'expert repair crew' to fix things it only got worse. I had to hire another painter to redo their work, including performing an appropriate prepping of the house. So finally Varsity sent a painter to do the warranty work that has actually held up. We had the patches repaired 6 mths ago and they are holdin. He and his crew spent the entire day scraping and re painting I would give him 4stars Varsity did a terrible job painting the outside of my house, within 6 mths we started having major peeling, I called and they sent someone to repaint, they did a very poor job and I called the next day to have them come out again, The repaint lasted 3 months and started peeling again, same thing somebody patched it and didn't get all the spots. It looks like crap, not what I was promised when they came out for the initial eval. The staff is nice and courteous and the price reasonable but I have not been able to get them to repaint so it lasts more than a few months read more

Amazing Company. Prep, prime and paint all perfect. The work they just performed was for 19 units and they were able to schedule with each homeowner to get the work done, quick, efficent and ontime...lovely. They even notice that one of the chimney's pans was damaged and needed to be repaired before they could paint. They will be coming back onsite once it is repaired to paint it at no charge. Not sure who anyone else contacted or had a a supervisor but Roland is amazing and this is a company I definitely will be using again! read more

We had an awful experience with Varsity. I would give them no stars if I could. They were very sloppy: There was paint on the brand new linoleum and the hardwood floor, which had then been stepped in and tracked around. The outlets/fixtures/window frames/kitchen cabinets had paint on them. The skylights were completed sprayed over in paint. They showed no regard for the house: Cleaning the hardwood floor with harsh solvents that could ruin the finish. A single painter trying to push the fridge sideways on the brand new linoleum. They were incompetent: They ruined one wall in the house. They paid no attention to the different wall textures in our house, and heavily sprayed a wall with no texture. The painter was just listening to his Ipod and sprayed and sprayed and sprayed this wall, until the paint starting dripping down in huge sags. When he scraped the excess paint off, he scraped down too far and scraped off the drywall mud. Then he attempted to fix that with the worst mud job I have ever seen, it looked horrible and didn't match the rest of the room. And the paint job wasn't very good either. On some walls there were spots where the old color showed through. We told them clearly that we were dissatisfied and they had to clean up their mess. We gave them several chances to do so. They never did. We eventually hired a real painter to fix the wall they ruined, and to clean up all their sloppy work. I would estimate that they caused a 2-3 week delay in getting our house on the market. In conclusion: don't be convinced by their smooth estimator and low price as we were. We paid for it in time and money. I hope this review is helpful to you. read more
