An unethical, irresponsible, and frankly vicious company that apparently on Yelp and elsewhere has plenty of positive reviews from almost entirely realtors, who appreciate how quickly they do their job, however badly, to facilitate closings and commissions. As a buyer who was subjected not only to their incompetence, but also their vindictiveness and unwillingness to take responsibility for their poor work, I will in addition to placing a review here, also report them to the BBB and now, after they are trying to threaten legal action against me for posting reviews and against my realtor for ceasing to work with them, I'll be reporting them to the Nevada Real Estate Division. I hope Vegas Inspect foolishly chooses to go to court so it can all be public record. In 2025, Vegas Inspect LLC did my prepurchase home inspection and correctly identified a Zinsco main breaker electrical panel that required replacement or repair for safety purposes. We therefore pursued the permit before closing and had the main breaker panel replaced shortly after closing. However, a few months after purchasing insurance on the home, the insurer identified a subpanel in the house, labeled Sylvania, that was known to use Zinsco parts and posed a fire hazard. It required replacement to have the home insured. The cost of this was not negotiated prior to closing, as we were unaware of this issue. Upon inquiring to Vegas Inspect LLC why they failed to identify this subpanel as a defective Zinsco panel prior to my closing on the property, Vegas Inspect LLC attempted to deflect the matter by claiming it was a "code violation" and therefore not their problem, then attempted to deflect it and blame the electrician who replaced the main panel for not identifying it, and finally attempted to threaten legal action against me for having sent the insurance company an excerpt of their report claiming that sending an altered report was "illegal". Vegas Inspect LLC, of course, took no responsibility for their failure to do their job properly. As a buyer, and now as I see even if you're a realtor, you need to steer clear of this company. The Nevada RED will no doubt indicate that also. read more

They provided clear and prompt communication throughout the process and the result was very detailed and concise. So this was my first time getting a home inspector. Didn't know much other than what I heard about other inspection companies Mostly bad. They do the inspection. They give you a quick rundown of everything wrong in like 5 minutes. Then leave and send you the report. However. Based on what I experienced with this company. It seemed to be the opposite. They told me I didn't need to be there for the whole inspection but told me to be near and they would call me when they are almost done. Once done they walked and pointed out a few things instead of just telling me. I appreciate being physically shown what's wrong not just a piece of paper. Next I asked questions about who to call or what kind of company to call. While they didn't name a specific company. They did tell me what type of company can fix what. Good to know that their are still reputable businesses around that don't need advertising to get the word around. Word of mouth was good for me in this scenario read more

Their prices are where they should be and not more during the time I needed them, (between Christmas and New Years). The inspector that I worked with, Charles, was very professional, walked me through what he was looking for and explained how to maintain certain parts or areas of the home once I moved in. In my case, the house that he inspected was around 2200 sq. Ft. and the inspection took a little over two hours. I did not have to wait long for the report as it came to me less than 12 hours later! When considering a large real estate purchase, every buyer should be offered an accurate snapshot of reality. Charles is professional and experienced on matters that go beyond just filling out a checklist. He puts his zest into profiling the house and property where a typical homeowner would not.
