Been with them for over a year now and my experience been great so far. Some minor issues of course, but it's a great community overall.

This is a long review, but worth the read if you are considering Versailles on the Lakes. I recently moved into Versailles on the Lakes and have been quite disappointed with the experience so far. I selected this apartment complex for the location (which has not disappointed) and outdoor amenities (also awesome). However, despite the luxury status of this community, my move-in was far from smooth. Here are some of the issues I encountered: **Unclean Unit: The apartment was not properly cleaned before my move-in. There were dead insects in the living room and bedroom, scale and grime on the water fixtures, and dirty, damaged appliances in the kitchen and bathroom, and forgotten screws in the bedroom carpet. During my move-in inspection, I noted over 50 items that were not move-in ready, which added unnecessary stress to the process. I even had a meeting with the management team who reviewed my concerns, apologized, and agreed that the unit was NOT move in ready when it should have been. **Community Concerns: Despite being a smoke-free community, there are several residents that smoke like chimneys from their patios as well as in their units. There is constant, persistent nicotine and stale cannabis odors in the building (friends, it is 2025, it is time to upgrade your vices). The package room's irregular staffing and inconsistent hours have made it difficult to access my deliveries. While I understand that the use of a staffed package room is a stop gap measure while the clubhouse is under construction, the lack of proper staffing has been disappointing. I have assured that this issue is being addressed- time will tell! Additionally, The management team frequently sends emails with erroneous or contradictory information, adding to the confusion and frustration. Other than the excellent access to outdoor space, the only positive aspect has been Tanner, the maintenance person assigned to my building, who has been wonderful in addressing immediate concerns. I hope the management team will address these issues promptly to ensure a better living experience for all residents. read more

I've loved living here the past 5 years. The Office staff is helpful and nice. Hedson is the best maintenance guy! Very fast maintenance, they do a great job, are efficient, and down to earth. Clean apartments, love the amenities. The Clubhouse is recently renovated and is so nice! I've loved making this place my home, lots of good restaurants and everything you need is closeby. read more

Wanted to comment on the beautiful apartments at Versailles on the lake in Oakbrook. Most well keeped grounds around. Moreover the Leasing agent Samira is the best. She made herself available from start to finish. Explained every aspect of moving in. When another apartment became available sooner than my original move in date, she made the earlier move in seamless. Samira is a great asset to the management team. Since our move to Versailles, we have been nothing but happy. Small repairs were needed, however, it was nothing that Tanner and Chris could not handle. They are efficient, smart, trustworthy, and because of their expertise they were able to fix everything quickly! Since leaving our home of 42 years in Elmhurst, our lives have remained the same and the change was unnoticed. The staff at the front office is great, especially Joseph, Samira, Giovanna, and Angela. Overpriced for what you get. No control over the heating and cooling because it's seasonal. The general population is, you guessed it. So if you're a person of color beware of discrimination and general lack of enthusiasm from the staff. Parking lots are small and over filled. Towing companies half the time don't even honor parking passes they just tow and go. If you're looking for less bang for your buck and employees who don't give a ****, well look no further than Versailles on the geese filled lakes. read more

I have lived in Versailles Lakes for five years now. I've loved it. The location is just outstanding, close to a ton of stuff. But one of the great things is that although we're a couple blocks from Roosevelt Road on one end and 22nd St. on the other side, place feels so peaceful here. My friends always say that when they come over. I love the view overlooking one of the ponds. When I last looked at apartments years ago, so many had views the parking lot. Not what I want to see. Management is great. Somehow even though this place is big, the staff always seems to know my name. People talk about the noise here. I don't get it. I've never heard my neighbors and I assume they can't hear me because I can play my music pretty loud sometimes and I've never had a complain. I park in the outside and can always find a spot. My girlfriend and I just started our lease at the beginning of the month. We worked with Vera Dietrick who provided us excellent customer service throughout the entire process. The complex is kept up well and we were pleased to find only a couple minor issues with the unit itself. All in all, the unit was what we expected after viewing the model on our tour. My roommates and I stayed here during our second year of school. I gotta say, this place is really nice, both the inside and the outside. We lived in a three bedroom apartment with two baths and we each paid around $700 per month (not including utilities). However, I will not be living here anymore for the following reasons. Finding parking a night was horrible. I remembered parking my car in the very far back of the apartment every night because there was no parking in the front (it was a 10 mins walk from my car to my apt). Yes, they have indoor garage, but you have to pay 75 bucks per month and those spaces are so small. One of my roommates scratched his car trying to park. The managements are horrible and unorganized. They are clueless. I remembered calling in trying to reserve a space for the parking garage. The next day I walked in asking for the garage key, they looked at me and said "we have no idea what you are talking about and all of the garage parking are full." WTF. I lived at Versailles on the Lakes for 2 years and had a very pleasant experience. I came in one day to view different apartments, they have economy studios to regular studios, one and two bedroom apartments. I like the fact they have the sample apartments right in the leasing office! The lady who was my leasing agent is no longer with the company but she was very good with answering emails and questions that I had. I rented a regular studio apartment which was the perfect size for me. I had wanted the economy studio but it was unavailable at the time I was looking. After a quick credit check I was set up with my move in date. The complex is huge with multiple lakes but always quiet. I was on the first floor and although I know I had upstairs neighbors I would rarely hear them. They do mostly everything through the resident portal, from paying rent to submitting maintenance requests. I had to have maintenance come out a couple of times and they always came out same day or next day depending on when the request was put in. The studio apartments don't have in apartment washer and dryer but in the basement there is card operated laundry. Most of the times the ones in my building weren't working. What a pain. I also rented a parking space in the garage which was a blessing as I traveled regularly and wanted my car inside especially during the winter months. A few times I had someone parked in my space. That situation was quickly resolved. There is additional storage at the parking space if you need it. The property has a fitness center in the clubhouse as well as a pool. Bonus during hot summer months! The clubhouse also has a wide variety of fun happenings like yoga, cooking, movie nights, etc to keep you occupied. At the end of the summer there is a big party for all the residents. If you're looking for a place to live, I highly recommend this one. read more

I cannot enjoy my apartment because I have a very inconsiderate neighbor that lives above me. For the last month she has had visitors (her niece and nephew) that sounds like a tumbling team over head early in the morning (6:30am) until late at night constantly shaking my apartment. I've notified the management office who called several times to notify her of my noise complaint they also say they sent a letter. The last time I called I was advised to the police (which I don't agree with in this instance). I called to see about relocating apartments or even terminating my lease because again I cannot enjoy my home. Initially I loved being at Versailles but the constant thumps and bumps over my head is driving me crazy and it makes it impossible to enjoy my luxury apartment. read more

Don't waste your time looking anywhere else! Versailles Oakbrook is by far the best in the suburbs. I almost signed with another complex but when I arrived to move in and sign the lease, the unit I was shown (model) was not what I was given. Thankfully I did not sign the lease yet. I left and drove around looking for a place. I came across Versailles and without an appointment walked into the office and explained that I was scheduled to move but the place was not what I expected. Jake immediately assisted me and showed me one of the model units. Knowing what I went through, he also took me to the actual unit that was available. The unit was gorgeous (3 bedrooms) and already felt like home. Because I was scheduled to move that day, Jake went above and beyond to fast track my application and kept in touch the entire time. I was approved and began moving within a week! Even when Jake knew he would not be in the office, he ensured someone else took care of anything I needed. In addition, he also found me some really great move-in discounts to offset some of the money I lost at the other place. I have now been here for about 2 weeks and could not be happier. Everything about this place is amazing! I feel like I am living in downtown Chicago. It's secure, clean, luxurious and the amenities are fab! The entire process of finding an apartment for my 88 y/o mother was involved but I'm so happy we decided on Versailles for my mother. She loves the place and the beautiful view. Samira helped us the entire way and she was wonderful. Very helpful and patient. Always assisted when needed. My mom also loves the ranges of age there, young and old. The office management is unprofessional , rude, and unhelpful . The office manager is not a people person. The assistant manager is unprofessional. Some residents spread rumors and put their time /attention where it doesn't belong . These specific neighbors should find a community where it's suits their personality and/ or ages . There are many people of all ages that lease . It is not a retirement community. However the management makes you feel like it is a retirement community . There are very strict rules. You are not allowed to play music or watch TV at a volume above the loud noise from the washer and dryer . If a neighbor complains the management doesn't investigate the complaint. They just go with Hearsay. I Their are several residents that smoke in their apartments Some residents get complaints about the smoke and other residents do not . My neighbor friend just got a complaints one was for smoking in own apartment. Management said they started asking other neighbors to spy and violate privacy by taking photos . Management plays favoritism and or has specific residents that they use spy on other residents . It very uncomfortable and is not worth the money for rent . Forget about having any freedom . Once you lease from Versailles be prepared to lose your freedom and rights . Also there are many problems in the buildings . For example major water leaks in the parking garages and water collects and sits for several months unresolved and repeated . Damaging personal property and collecting mold . Also the washer and dryer in the communal area constantly breaks down. Residents leave wedging in the doors to allow themselves access to the building . The management should issue two key fobs to avoid this . Also the heating and cooling is a big problem. The AC is not turned on until the weather is constantly warm . The spring and early summer months are very hot in the apartments with windows and fans on. No matter the floor you're residing on it's not comfortable to live . The AC unit is very old and doesn't cool or circulate in the apartment. The heat doesn't work well in units with older sliding glass doors . Bad wind drafts come inside the units making it difficult to get heat to stay in the unit . Also when the heat is turned on management does not give advance notice . Not safe for pets left at home ie birds, cats , dogs etc . When winter comes neighbors complain it's too cold in the apartments. So every one has to suffer when the heat is turned on too soon. Because the weather is not constantly cold outside. It's hot outside and the heat is scheduled on too soon. The management has had the common areas shut down for years . It's not worth the rent they are charging if you can't use the swimming pools . Only one pool was open last year and it's never cleaned out and only two umbrellas are available to use . In the winter months the sidewalks and parking lot area are not salted consistently. The dog poop stations are never salted or shoveled . They are placed in mud . When it rains you have to walk in a swamp . The rear of the building does not have railings and very dangerous. And a neighbor fell twice on ice up the steps hitting head . There is no handicap curbs. Difficult to access the entry areas because there is not ramp nor railings for handicap accessibility. Parking is a scam . Management doesn't have a system in place for their own tenants to avoid from getting towed . You have to hope the little sticker or paper window tag doesn't fall off your window . Otherwise you will be towed . The towing company has a key to the garages as well which is very unusual. Garbage shuts pile up often with garbage . If you are on the first or second floors you could hear your neighbor walking . And talking . The floors and walls are very thin . You could hear the neighbor flush the toilet . Some neighbors work from home so it's constant everyday noise . And could never get used to the walking and pacing back and forth all day long . Lastly don't get too comfortable on your patio the neighbor above you doesn't walk dog . And only a few neighbors pick up the dog poop off the ground outside others are not so kind . Especially the neighbors in the rear of the building. They don't keep their dogs on a leash. Management doesn't care . And very one sided . read more

I rented an apartment for my sister who sold her house due to a serious illness. This week she was placed in hospice. I have called the Versailles office three times. I never received a call back from Monica the salesperson or the manager who said she was too busy to take my call or call me back that day. I realize I will not get my deposit back, but I wanted to speak to someone to share this dire situation and request a confirmation that this apartment was cancelled. I would never recommend Versailles to anyone due to its poor customer service. This was so uncompassionate and the lack of empathy is appalling. read more

I've been living in this apartment complex for about six months. Today they lied and 100% neglected a package that came to me. The package was wet, they sent it back without calling me or trying to contact me. When I asked why they didn't contacted me they told me the package was not legible due to the water damage. To my luck I saw the USPS truck and stopped it, when she gave me the package, it was 100% legible and they felt entitled to send this package back and mess with other people's belongings without even try to reach out. This is not the first inconvenience I have with them, but it's the only one worth complaining about. I ask the staff to be more responsible and honest and not lie to your lessees and you have our phone numbers for a reason, use it!!! read more

A number of years ago, I had a corporate apartment at Versailles on the Lakes for about two months as part of a relocation to the area. I had the Calais floor plan (studio) and it was somewhat small but being that it was for me alone that didn't pose any kind of a problem. The unit overlooked a pond and some greenery and was fairly quiet, although it could be a little annoying having an elevator directly across the hallway. I never had a problem with being able to park right outside the building, although I do remember the parking lot getting pretty filled up during the evening hours. The location was great in terms of how close shopping and dining options were. Traffic could get a little crazy, especially during weekday morning rush -- they used to have a cop directing traffic at the Butterfield Road entrance just so that people (such as myself) could have an opportunity to make a left hand turn out of the place. I'm not sure if that's still the case, though. I liked Versailles on the Lakes so much that I decided to apply for a unit of my own; however, they could not accommodate my wanting to do a six-month lease on an unfurnished unit. Trouble was, my application sat for over a week and nobody reached out to me -- I had to call in to find out what was going on. In the end, I moved to another complex that was closer to work but in my experience Versailles on the Lakes was worth a shot. read more

Worst place I have ever lived in, we moved from MN 7 months ago, we are current residents and for our fortune our lease is due at the end of the month. If you are considering moving in, DON'T do it, you hear everything around you inside your appartment, we have a 1 year old and it' s really hard to get her to go to sleep since you can hear every step your upper neighbour makes. The price is too way to high for what they offer (2b, 2b and a the smallest kitchen i have ever seen, we also pay extra for parking $60 p/m, our lease is $1,650 and you could think that with this price you will have all the comfort BUT NOOO, currently we don't have AC, that's right no AC when inside the appartment is 75degrees....and they claim that since their system can't work with both Cooling or Heating the law forces them to provide heat until the 1st of June..... It's so unconfortable!!!! Please save your selves, don't sign the lease, they might be very charming and corteous at the begining, but later you will pay the price...... read more

Since I met Yolanda Pawula as my rental agent twenty years ago, I have come to know her as a talented young woman. Imagine my pleasure and relief when she became property manager. Her communication and people skills have filtered down to her staff; that is the true measure of a leader. Yolanda has many innovative ideas which make Versailles on the Lakes OB fun and truly feel like home. I have known Henry Hoch since I moved to Versailles on the Lakes Oakbrook 20 years ago and find him extremely competent and courteous. There is nothing Henry and his staff are not able to promptly fix. It is a relief to come home and know that EVERYTHING is in working order thanks to Henry. Kudos, Henry! read more

This place is great. In the summer all the neighbors are hanging out by the pools or using the grills. The exercise facility is nice, Better than paying a gym membership! The best part about living here is I don't worry about anything. The staff is so easy to work with, and I usually get responses from emails within the same day. Also, any maintenance concern is taken care of right away. I've had to call twice in the middle of the night, and both times I got a call back within 5min. I don't have a problem with noise, sometimes I'll hear the people upstairs waking around, but it's not loud and I only hear it occasionally. Much better noise control than other places I've lived. I don't pay for a garage spot, I just park outside, and never have a problem finding a spot. The rent is a little higher than other places, but I believe you get what you pay for, and it's important to me to live in a nice place so I think it's worth it! read more

Washer/Dryer can sit for weeks until a tenant calls in the company to fix. Maintenance will see signs the machine is not working but they will take the time to call in. What are the tenants paying for then? Numerous times smelling skunks and could times almost walked into a skunk. read more

Updating because I was extremely upset when I had written the initial review. I am still extremely upset about the towing of my relatives cars. That won't change. Overall, neighbors are great. Indoor parking is good minus the pools of water you need to walk around to get to your car. Maintenance is good (workers are extremely kind, always say hello!) Apartment itself is nice too minus the floors creaking One of the number one reasons I picked this place is because of the in unit washer and dryer. I have lived in my current two bedroom since July 2020. The management is completely unresponsive and unwilling to help. If you try to advocate for yourself they are only impolite and rude in return. In July, upon move in we noticed half of our family room floor was completely drenched in water into our main bedroom. We called maintenance and they informed us the pan that was collecting perspiration from the AC unit was broken and leaking. They said it was shocking that the previous tenants didn't notice as this has obviously been happening for a while. Our response was that this is shocking given they are supposed to inspect our apartment before we move in. They then proceeded to bring fans into our apartment to try to dry the carpet. The next day they came in and cut a hole in the main bedroom wall to fix the AC pan. This huge hole would remain in our bedroom for 2 weeks. After dozens of incessant phone calls they finally came and patched the hole. Then we had to call more times to get our wall painted and the baseboards added! Only then after almost a month were we able to move our dressers into our bedroom. It is completely ridiculous that it takes a tenant calling dozens of times to fix a problem they did not catch, and then cut a hole in my wall to fix! During this process we also experienced discrimination from Versailles. We have an openly LGBTQ roommate who maintenance workers said derogatory and discriminating comments about while fixing our wall. We were told they are not allowed to come to our apartment anymore. It is very upsetting that Versailles is willing to retain employment with discriminatory people regardless of which apartments they are allowed to enter. Since then management has been completely absent. The parking policy requires you to get guest passes from the package room and 50% of the time they do not have someone there when they are supposed to. What happens if you need a pass to park and someone isn't there when they should be during Versailles written hours? Too bad. They do not care if they should have been there. If Versailles cannot be there to provide passes they need to create a guest parking system without them. Finally, this week has been the straw that broke the camels back. It has been 80 degrees with fans running in my apartment for almost the last 48 hours. Never once dipping below 76. It is scorching. And we have spent all weekend trying to get someone to help. We called and at first they said they fixed it last night and there have been no complaints. We had to submit 3 emergency maintenance orders for them to agree to come look at the problem. They said they would be here in an hour. After two hours we called to see where they were. We were then told the entire buildings AC is down and it's not broken just "old and cant keep up". If my apartment is 80 degrees and your ac can't lower it. Its broken. They said they are working on it. So we went to the main office to see what we can do to express our frustration at the lack of communication about AC being down and the lack of effort to fix it. They were completely dismissive and just handed us the property managers card and said she would be in tomorrow. They then said three buildings AC is down and everyone is hot, not just us. That is completely unacceptable and should be unacceptable to you. We asked why, if the air conditioning is down in three buildings did they not email any of their residents? They said they will email people when they know what's wrong. It has been 48 hours of an 80 degree apartment and you do not think it's important to communicate with your residents what is happening and being done to help? We will of course be sending her an email. Versailles on the Lakes has shown a constant pattern of unwillingness to communicate with or help their residents. They are rude, unkind, and discriminatory. I strongly recommend you don't sign here if you can help it. Management isn't perfect anywhere but save yourself the headache and snarky attitude of this one. read more

My master bedroom was flooded due to a clogged AC unit. What they did to fix it was place to fans in there and told me to let it dry out. I went to management office and complained, all the lady did was say sorry and that they could not do anything about it. She then asked me why I couldn't just stay and sleep in my living room. I do not pay 2100/month to not be able to sleep in my bedroom. In addition, there was water damage to my personal belongings the office secretary whoever she is, told me that is what rental insurance is for. Rudest people I have ever dealt with. Currently my bedroom has wet, uplifted carpet laying everywhere but with fans underneath- their solution. This is after my personal belongings were damaged and moved around read more

I should have read the reviews! As stated by so many others you can get taken in by how nice the grounds look or the new paint and carpet in your unit but if you have a unit over you just forget about having any level of quiet. I have gone through two different neighbors above me and each time i may as well been living with them! You hear the shower going, them brushing their teeth, the hacking, the loud thumps and bumps, full on conversations when their own the phone, the patio door open and closing constantly. I have been here a year and not one decent nights rest the entire time.. Needless to say 2 nights into my lease i was counting down the days until i could leave! Oh and if you are particular about wearing shoes in your place forget about it because maintenance never has on shoe coverings. read more

Management is horrible! Yolanda is the worst. very rude, bossy and dismissive. She will talk over you and yell when you come into her office. Every time I came into her office to talk about a problem or issues i was having she lied and dismissed me completely. Management disregarded every problem I had and was to lazy to deal with it. I realize they are money hungry. Angela is another manager. This lady is clueless, she plays stupid and always messes up when it come to doing her job. Every time I can in with a problem she acted like she didn't know anything. Directed me to Yolanda who was even worst and rude on top off it! The place is pretty ghetto as well they say they are luxurious apartments with all a lot of perks. honestly the main pool is the one part they kept up. The other pool in the back is gross and unkept looks like it's straight out of a horror movie. The bathrooms are disgusting and filthy. The park isn't even a part of Versailles it's apart of the park district so it bring a lot of out side traffic. The theater room is never open. No one uses the party kitchen. The gym is a joke has only a couple very old mechanics in it The surrounding neighborhood hoods aren't the best either very ghetto areas all around the complex. There where many break ins/ car have been stolen from Versailles the short year I was living there beware. I even knew one guy personally his car was taken and management dismissed him completely. When I asked about it to the manger Yolanda: she lied to me and said "it's not what you think" and that " there is more to the story" they will say anything to get your money. Since it's not A Gate community there are a lot of thugs that come in and scoop out cars and people's belongings. Versailles is not the best community to live in its over price and ever year they raise your rent almost 200 dollars per month. If you plan on having more then 2 visitors or more for a party watch out they tow cars everyday even if your parked for a hr or less. Overall not a good place to live over price and dangerous areas around you. Bad management can't stress that enough. The only thing good is the landscapers do a great job keeping up the yards/tress/flowers I can say that. read more

Living at Versailles for the past year has been okay at best. The facility is set up where the heat is only turned on once a year. This means freezing to death when it begins to get cold for the winter and BURNING IN FIRE PITS when it begins to warm up. It is extremely uncomfortable and makes sleeping a chore (to the point where they have to send out emails explaining why they refuse to turn on the air). Additionally, I have many small complaints to sprinkle on top of the uncomfortable climate such as slow and vindictive responses to maintenance requests, VERY LOUD (and speedy) snow plow workers who bull doze speed bumps in the middle of the night, and the list continues. I lived here about 2 years ago and it was fine. I am an apartment snob, so 4 stars is high from me. The best part about this place was there were no pooping smelly pets - yayy! The building was old, but updated. I had a new fridge, granite in the kitchen, and new carpet. The bathroom was old but maintained. I had central AC, and everything worked. Parking was fine, but tight at night and on weekends when people had guests. The grounds were beautiful. Pool/ jacuzzi and in the summer they play music and its like a party. They also had a bbq area and club house with computers and printers. They have benches around where I read. I had a balcony and sliding glass doors that had fantastic light! There was also a fountain in front of my unit, very pretty. WD in unit, no crime, no drama. Mostly people in their 30s -40s. I never had maintenance. Smooth move and they didn't stiff me on my deposit. Overall, I liked it. I'm moving to DC now and I WISH I could find a place like this for the rent I paid. There was also an elevator for a 3 floor bldg - score! This allowed me to move in by myself without hiring help :) The leasing office became rude after I moved in - especially Tessa, but I could care less bc I didn't want to be bothered with them either.
