Here are some pictures of how our unit was left over the Christmas month with no offer to relocate while this work was being completed. No Christmas whatsoever and the unit was not in any condition to be lived in (note, we are seniors). Still took my rent of almost $6,000.00. The response to my last post was to call the office. If you try to call the office they never pick up the phone and if you try to leave a message it is full and you cannot. Constant problem with this property management they are unattached to the tenants and the new manager is not in tune. Famous words "we are working on it". Our experience here at Vespaio has been awesome. After spending time researching and touring other comparable apartments throughout the South Bay, Vespaio's prime location and amazing team really stood out to us. MD has been very helpful and friendly, and Dominique has also been super responsive and thoughtful -- we're so grateful for the hardworking and kind Maintenance + Security teams as well. Visitor parking options aren't ideal at the moment, so we're hoping that could be improved and incorporated in the near future. We did move in at a good time; the hallways have been upgraded with fresh carpets, and we're seeing new businesses start to fill the spaces out front. Excited to see what else is in store! read more

The trash/items have been removed. Thank you for addressing that. Not only was that unpleasant to see, it was unsafe. I hope you and your staff are aware that I have nothing negative to say about them, au contraire..,, You, Mr Khan, and the newest addition to your team are all wonderful, responsive and professional. My issues are with ownership, forcing tenants to live in conditions they would not want to put their families is insulting. The attitude towards renters compared to their mansion living is such we don't deserve their respect and courtesy. Is the assumption renters are all bums and losers who don't deserve respect common courtesy and respect? I chose to pay $90,000 Georgetown tuition for my daughter instead of property ownership. She's graduating this year on the Dean's list at 20 years old, and will have to decide between accepting a gig in the White House vs attending Columbia for medical school. She pointed to the disgusting carpet in the hall way when she came home for thanksgiving, I reassured her that would be taken care of by the time she comes home for Christmas break, much like I was reassured. I resent being misled and manipulated. I try to play by the rules. I try to be considerate and thoughtful towards my neighbors. I try to pay for the rent ahead of time before everyone else. I try to be respectful towards the staff regardless of their positions. All I ask in return is for ownership to be fair and lawful. Is that too much to ask? Not repairing the gate to the garage invites the possibility of my Porsche getting broken into, or worse getting stolen, which the property owners would be liable for. We lived in Mountain View before this and we used to friendly but distant community and property management interactions. Vespaio is the exact opposite. Toni, Sara and Paula - the property management staff - are warm, friendly, empathetic and truly nice people. They made us ( my former partner and I were moving into separate apartments ) feel welcome, supported me with my endless questions and helped me decide without making me feel pushed or pressured. They seem to know everyone by name, are constantly tinkering and fixing the place. The complex always seems freshly cleaned and it has the all to rare vibe of warmth. The first Friday of every month they host a residents breakfast. What's different is that they remember who's come, who's not and make it a point to ask the shy folks to come by. Totally satisfied customer; It is with great pleasure that we recommend residence at the Vespaio. We have visited several apartment complexes and the Vespaio has topped them all due to their in-house leasing staff (thank you Sara, Toni, and Jahna). We were so tired of having to download an app, text and email leasing offices, that were based out of the area, just to see a unit. Also, dealing with complexes with no customer contact made us feel unwanted and confused. At the Vespaio, they greet you with respect regardless of if you have an appointment or not. They made sure that every issue was dealt with in a timely manner, and they went out of their way to guarantee our satisfaction. Must complexes work toward profits not customer satisfaction, once you're in the unit they can care less about your issues. The Vespaio, not only worked hard on acquiring our tenancy they continued to meet all our needs and expectation. The hospitality of the management team is like family, they know your names, your kids and pets. The Vespaio has gained our respect and admiration. The entire team is upfront, honest, and sincere. The only downfall is the sounds of the trains, but the plus, is the convenience of the train station. The team at the Vespaio has set the bar extremely high. I really enjoyed working with Toni to tour the apartment. It seemed as though a lot of effort was put into building a community among residents, including holiday parties and regular free breakfast. While I didn't move to Vespaio and cannot comment on what it is like to live there long-term, I loved the apartment building itself and would recommend it to anyone looking to move to San Jose. read more

So sad to post this but unfortunately, this building has gone to garbage. There's obviously some sort of miscommunication between the owners and the new property management company. The leasing office has seen many changes in the past year for the worst. The property is now dirty, there's homeless and people doing drugs in the parking lot, and the leasing office is a revolving door of rude leasing agents and negligent property managers. As a tenant who's the first to live in my unit I loved this property, we were rewarded for renewing each year with an apartment cleaning and a few months of free parking. We had so many community events that have since been cut including: holiday parties, monthly breakfasts, and access to free amenities. There are now no incentives for renewals, only new resident incentives which causes a quick turn around on residents. The amenities can now only be accessed for a fee. Everything that made this place home with a good, safe community has been stripped. Absolutely no justification for parking or rent increases right now. Really sad to see this luxury beautiful building turn into a careless money grab. read more

Toni has been the most helpful staff and a big reason that I enjoy staying in the Vespaio, she helps solve the tiny issues from finding missed Amazon packages, and noise investigations to organizing the events and maintaining a lovely living environment. My partner and I have lived here since 2021 and we absolutely love it. The new company that took over this site has really made some amazing improvements. We have lived in three different units and we loved each of them. There are monthly breakfasts to get to meet other residents and it's so inviting. Sara and Toni are the best! read more

I've lived here since late September of 2020 and today was the first day I couldn't find parking in the guest area so that led to this honest and wholesome review for future tenants and or current ones :) Moved in in September of 2020 with 2 months free, I live in a 1 bed 1 bath on the 4th floor facing Julian street. Base rent is at $2860. Initially had a parking spot at $125 per month but decided to park for free in guest parking after 2 months since there wasn't many tenants living here. Love love love the view from my apartment, although there's been construction happening at the parking lot below as they've been hitting out the old place, I've grown accustomed to the sound. Other sounds include the Caltrain, various train horns, funky bands playing on the weekends at a spot down the street, cars accelerating burning rubber and planes landing at the airport. CAUTION: the floors and or ceilings weren't built with high quality material so if you have a neighbor with heavy feet like I do you'll often hear footsteps. If this is a big issue for you I recommend living on the top floor. I initially got irritated but realized over time if sound was an issue I should have lived on the top floor and not complain like a little beezy. This apartment complex does primarily consist of younger but considerate tenants who work full time. I appreciate and love the look folks who hustle hard and get stuff done. When I first moved in there was hardly anyone living here yet and was initially helped by the original leading crew Cara, Jay and Paula. There is a new team in addition to Paula which of whom I haven't met yet but we all know the transition of guards takes awhile before things move smoothly. There is also a Nextdoor group made by the tenants here if you want to get access to the insider scoop on the tenant side. In regards to my actual apartment. 1. Whoever chose the sinks made a horrible choice because you will get splashed with water and/or get water on your counter whenever you turn the faucet on 2. Water pressure has definitely decreased since more people started moving in 3. Haven't tried my heater since last winter but it wasn't working 4. I've lived without a water bill since last month, June where I received a bill after 9 months of living here. Not complaining at all but on Tuesday the water company is going to come reset the meter 5. The white fixtures are super pretty and elegant, love them! As well as the lighting. Plenty of modern and light in the kitchen living room. No light in the actual room other than the closet TRASH: gets picked up twice a week, be aware of when the trash chutes are closed for a certain time period on trash days. People here often get mad if you leave your trash in the room and will take pictures. Doesn't bug me so much, I get it, people need to throw their trash and sucks when it's full and the trash chutes are closed. Often times when I throw trash I wear gloves and throw away others trash that I can. Just stop complaining and do your part in helping each other out. This one time my neighbor on the 4th floor asked me if I threw away my trash in the room and asked me if I knew about trash days. Maybe it was his approach but he was a dick lol. Trying to educate me on trash days, I've lived here to understand that the trash chutes aren't always gonna be open or locked at the same exact time. Basically just do your part and be a responsible adult and please don't go lecturing others. This day I needed to throw trash out was a day I had work at night and wanted to empty the trash but the chute wasn't unlocked when it was supposed to be so I tied my bag of recycled goods, placed it in the trash room where my brother would later place in the trash once he got home after I left. Front and back door call box systems. Lately they've been acting funky more than usual and it's been 3-4 days since I've first noticed this. I did see someone speaking to another at the box to assess what was wrong. Hopefully they get fixed in the next couple days. SAFETY: There is no security located on site and make their rounds at night time to what I've seen. Side gate to the left of the apt has a problem locking. There has been reports of a homeless man sleeping on this side as well as the back elevator to the left as well as car thefts. Being that we're near downtown I'm not too surprised of this so make sure you double check locking your doors to your car and apartment just in case. Anywho this my review of the place up until now, I have a 15 month lease which started September 2020 and will end December 2021. Most likely will be moving somewhere else and will add more along the way. read more

For 3 weeks I spent every weekend traveling to San Jose in hopes of finding the perfect apartment to suit my needs. After making appointments and touring 17 locations (not an exaggeration) it was clear that Vespaio was the perfect place for me. Although I made reservations for an in-person tour at every single location I toured, the touring experience I had with Gabrielle at Vespaio was unlike any other. Her hospitality and degree of professionalism were so refreshing and she answered the millions of questions I had without any problem. After my first tour of Vespaio 2 weeks ago, I returned this weekend with my mother as she wanted to make sure I was choosing a safe building with a location that would cater to my needs as a grad student and young professional. While Vespaio was my favorite location by far, I also took her to two other locations as she is not from the area and she wanted to see other buildings to compare prices and available amenities. After touring the other 2 apartment locations, we finally reached Vespaio and to my delight, we were once again lucky enough to be met by Gabrielle at the leasing office. My mother immediately echoed my exact feelings about Vespaio and Gabrielle, noting that she was accommodating and very well-versed about the local rental market and ongoings of the surrounding neighborhood. I can wholeheartedly say that the experience we had at Vespaio with an in-person tour went above and beyond any others, as most leasing offices just handed us keys and told us where to go on a map we had never seen before. Gabrielle in the leasing office made all the difference as she was able to make myself and my mother feel comfortable (which is not an easy task). I would recommend Vespaio to anyone looking for an apartment in this area as they clearly go above and beyond for their current and future tenants! read more

I wrote a review about Vespiao when I first moved in about 2 and half years ago, everything in that review still holds true! I wanted to write another review because when you first move into a place ur usually excited and ur experience is usually fairly good and your always just hoping that everything will work out and the experience of living there would be a good experience!! Vespaio is a newly built apartment I think I was the 22nd tenant that moved in and anytime you have a new apartment it takes some time to figure out what works and what doesn't and overall my experience of living at vespaio has been everything i hoped for and even exceeded that! The managament and the staff really go above and beyond and make it such a nice place to live. They did go through a lot of management changes for a while trying to find the right manager to manage the properly and make everything go smoothly but throughout all the managemnt changes i have to hand it to Joel the maintnance superviser and Paula one of the leasing agents they both really held this whole property together making everything go as smoothly as possible through all the different changes and easing the worries of tenants any time there's a managament change, and also just taking care of anything that needed taken care of, they are both so profesional but at the same time so friendly and welcoming and litterally both go above and beyond to make living here such a good environment. Any time i was having a rouph day just running into one of them around the apartment would cheer me up and change my whole mood, Paula is one of the sweetest souls i've ever met! And Joel is abusolutly amazing and goes above and beyond to take care of the property, the property is really well kept up it looks as new as it was when it was first built, you cant say that for a lot of buildings, joel really takes pride in what he does and goes above and beyond to take care of the property and all the tenants. I have a medical condiiton where i cant use the elevators and if Joel so much as sees me on camera in the stair way with boxes he will come and take them from me and bring them up for me, or if i have packages that are too heavy for me i always know i can just call him and he will bring them up for me, you dont find people like that every day. He really is amazing and a true Gem. The staff at vespaio really makes living here such a nice environment, they are professional but friendly and just make it a great experience, it took a while to find the right managament, they went through a couple not so good managers, but through all that Joel and Paula really held everything together, and they finally found Sara who has been the manager now for i think about 6 months or so and she is abosolutly amazing!! And also the addition of Toni and they finally have a really wonderful team just making Vespaio such a nice place to live! The actually property is beautiful and new, and the location is just wonderful with the whole foods litterally across the street and most of ur needs only walking distance away, but its really Joel the maintnance superviser who takes care of the property so well above and beyond anything i've ever seen before at an apartment complex , he trully takes pride in what he does and trully cares about the tenants and cares about keeping it a nice place and its so refreshing and heartwarming. He really is amazing and is a true Gem! Vespaio is a beautiful apartment and a great location, and im so grateful becuase i have a medical condiition where I'm allergic to a lot of things in the environment and living here works well with my medical condition which i'm so unbelievably grateful for, that in itself was really hard to find but its really the staff that make living here such a great environment and place to be!! read more

We have lived here for a year so far and have had a great experience! The leasing and maintenance teams are all so kind and responsive to our needs. Any time we've had a question or an issue with an appliance in our apartment it is addressed so quickly and professionally, which has not been the case in many other apartments we've lived at. The common areas like the gym and pool are so convenient and well-maintained. The location is great with lots of shops and restaurants within walking distance. Overall we have really enjoyed living here, and the staff put in so much effort to keep residents happy, which creates a really positive living environment! read more

I have really enjoyed living in this complex. The staff is very responsive and friendly. It feels very safe and it's walking distance to many places. It's new and clean. The gym, pool, and club room are wonderful amenities. The community is very nice. I also want to say that Joel, the on-site handyman, has been incredible in fixing any issue. I would give him ten stars!! He is quick to respond and always makes sure that any problem you may have in the apartment is resolved. He is professional and great with communication. Note: This review is purely on the tour experience. I have been living in this neighborhood for a while and have seen this building come up in front of my eyes. I really loved the location so decided to go on a tour since my lease is ending soon. We booked an appointment at noon and as soon as reaching the building there was chaos everywhere, someone was trying to move in and the staff was not able to book an elevator for them. We reached the leasing office and it was locked, stood there for 10min and finally went around the building trying to find a staff member. Luckily we found one staff member and she asked her colleague to attend to us. The colleague walks in with no apologies for being late, showed absolutely zero interest in selling the apartment, we tried to had multiple conversations by asking questions and all she replied was in one word. This was the first tour where we were not shown any building amenities or asked about our preferences. For me, this was a huge red flag. If staff doesn't bother to make an effort to sell prior to moving, I can only expect things to go downhill from here. read more

Never had someone call me barking at me the way she did! ZERO CUSTOMER SERVICE FROM CARRA. Having worked in property management and now in Auto Sales, I know to NEVER SPEAK to customer the way Carra was speaking to me. VERY UNPROFESSIONAL!!!! My wife and I have stayed here for a little over a year and we owe a lot of our decision to stay for the long term to the leasing office/Maintenance & Security. There are a few people we'd like to recognize: - Maintenance & Security: Joel, he does a lot for this complex and doesn't ask for much (but he will accept good coffee and tacos as a currency ;]) He first started working here a little after we decided to move into Vespaio. And since then, we've built a strong friendship and I can honestly say, if it wasn't for him, we would not have renewed our 2nd year lease. He is not only the maintenance man for the entire building, he also patrols the property during the night to ensure the safety of the residences which makes my wife and I feel very at ease when we come home late from working out or a night out. He also makes sure homeless people around the area don't prolong their stay around the property, but at the same time shows a sense of humanity and cares for them before he sends them on their way... That to me speaks volumes about who he is as a person. When it comes to his maintenance work, he does SOOOO much and it still blows my mind that he is the only one manning the entire building after all this time, but this man needs a raise! I've seen him some days working late and when I asked him "Why are you still working so late?!" His response would be," If it's work's not done, I'm not done." and I would then say, "You better be getting paid for this!" and he would chuckle and say, "For me, it's not about the money." I can honestly go on and go about this guy, but all I'm saying is, the manager needs to do whatever it takes to keep him here! He's a major asset to this property! -Leasing Office: Sara & Paula, These two ladies have been so sweet to my wife and I! When we first walked up to this building, we met Paula and she was such a sweet soul! We were attracted to her welcoming spirit and she did a lot in the beginning to help us ultimately sign our 1st year lease here! Ever since, we've always been very close and she is also someone we appreciate seeing whenever we come into the leasing office for any questions! She always greets us with a warm and huge smile and if she cannot help, she makes sure she passes the concern to Sara, so our problems are addresses quickly! Every time I speak to Sara, I know she's looking out for the residence and makes sure We're taken care of at the best of her ability. During our 2nd year lease, we had a few issues here and there. We did have a few miscommunications here and there during our emails back & forth, but that's humans, it happens! Since then, she's always made herself available to reply to our emails and at least acknowledges us even during her off hours. These two are also a MAJOR asset to this property and the owners need to do whatever it takes to keep them here! Now, it's not to say there's no room for improvement, but I personally believe with more people hired onboard, they more energy can be spent around bettering the property overall. But, in our eyes, no property's perfect; but this has checked off the major boxes we want in our home. read more

The tour was great, residents are cool, but no one else is. Management is a carousel of incompetent nincompoops whose main concern is to inconvenience the residents. They care more about appeasing who knows who than actually helping their residents. Parking is a nightmare. Security is a joke. Communication is incoherent. This place is luxurious if having problems is what you're looking for. You're better off living somewhere else. read more

When my housemate and I toured this place we were so excited to live here. 11 months later and we have the biggest headache from the miscommunication and support from management. Trust me when I say this: they do not care about their tenants. Before we signed our lease, we asked about parking. Jay, the old community manager, told us we would get one parking spot (an additional $125) and would be on the waitlist as #5. 11 months later and we have yet to secure a second spot. Jay also told us we were free to park in the retail/guest parking until retail opens up. Retail doesn't open for another month and Vespaio has started placing warning stickers on their resident cars who park in the guest. Tried to call on the phone and the person who answered told us that we "can use our guest hours however we please" (guest hours here are limited btw). So In order for my to park where I live, I have to deduct from my guest parking hours? They would rather have an empty parking lot than provide parking for their tenants. The lady on the phone told me "there's plenty of parking across the street in front of Whole Foods". I'm wondering-- is she talking about the 2 hour limited parking or the WF parking lot? Both subject to tow if i were you-- GO ANYWHERE ELSE! The management is NOT on your team. read more
