Once I found out about you sending me to collections, I sent the collections company my depute of the email correspondence with the property manager of The Pierce at the time via their request via their web page. I have not heard back for months. The negligence of The Pierce is also proven by them addressing this after four years! The Fair Debt Collection Practices Act is a federal law that limits what a debt collector can say and do. The price and quality of the apartments are justified. Large nice apartments. Everything is very beautiful and comfortable. Took us 3 attempts to finally talk to the management/leasing team. They first did not let us in!!!! Then she let us in and rudely said she cannot give us a tour right now and she can schedule. We were fine with scheduling if she was nicer or she did not act as we were inconveniencing her! We asked her just a question and she was so bothered and did not want to answer! I understand that they might need to schedule in advance, but it is interesting to know that we have been calling since last week and no one answers! I've been living at the Pierce for over a year now, could not have made a better choice. Amenities are good and the quality of living is what I expected from downtown SJ. The staff really make a difference, if not for their personal touch I wouldn't have been as eager to continue staying here. I came from out of state, so I really appreciate that they have been warm and welcoming from day one. Special shoutout to Karisa and Aracelli who are both amazing and always responsive to any questions or concerns. One negative is that there is no dedicated guest parking, have to settle for the street or paid parking garages. The building's parking spots are reserved for the credit union next door. read more

I lived in the Pierce for about a year, everything everyone says is correct. Everything from the fire alarm issues to vagabonds urinating and defecating by the main access points, tenants pets urinating and defecating in the carpeted hallways etc. My unit's previous tenant had a pet, and there were so many spots all over the carpet that were crusted up and smelled rancid, I spent 2 months pleading to management that someone please take care of this because allegedly all units are cleaned and inspected prior to a new tenant moving in which obviously wasn't the case for me. They sent a poorly equipped service team member with some bleach and a toothbrush which only made it worse. About 4 months later I have to deal with a troupe of vagabonds that decided they were going to live in a van adjacent to the building, just so happened to be stationed next to my window. Every day from the hours of 3 - 12 I would be bombarded by a car alarm that wouldn't stop. I consulted with the kind people at the pierce who informed me there's nothing they can do for me. Paying upwards of $2500 a month for mediocre support, below average filthy apartments, lack of transparency and just general bullshit is not worth my time and it definitely isn't worth yours if you're considering it. read more

I moved in January 2020 and thought "location! Location! Location!" And now all I can think about is "I can't wait to leave this shit" For "Luxury living" you sure do have a lot things that break, you can hear every step your neighbor takes, ceiling lights burn out frequently. This is just a testament of SRG or whatever the management company is charges folks premium dollars to live here but penny pinch when it comes to building and maintaining the place. This is why some pipes busted and now they have to restore apartments on 3 levels. Because of this (I assume), there have been a few times where we didn't have hot water for a majority of the day. Were we notified? Nope! Did I submit a ticket to maintenance and they just close the ticket because it is a known issue? Yup! Over the last 2 weeks the fire alarm has gone off every day. 2 days ago I literally counted 10 times and that's the times I paid attention. You get desensitized to the alarms, however my clients can hear it when I'm on a call with them so this hurts my business. Management used to send out emails whenever an elevator would be out of service (when someone is moving furniture) but now you'd be lucky to get a brick with a note attached to it throw through your window as a form of communication. They'll be more than happy to spam you with "download our app" emails though. EDIT: since I've written the original post (6 days ago) our hot water has gone out again for 2 days. I reached out to the office and got a canned reply that they know the water is out and hope to have it fixed the latest tomorrow. Would be nice to receive communication about the water going out instead of having to reach out. The worst communication. Also, elevator broke again (no notice) and fire alarms since I wrote the original If you want to live downtown SJ, look elsewhere as paying $2,xxx a month is not worth the headaches. Re-updating my review with another 1 star for the following reasons: 1. Lily J is lying-- there have been multiple fire alarm issues THIS YEAR, Lily. In the past month. Please speak to your staff to provide correct information to prospective renters and your current residents who actually experienced the fire alarms. There have been at least 2-3 incidents recently. 2. Thank you for bringing up Kristina -- she is actually the one who refused to negotiate with me previously, and made it apparent that management does not care about providing any incentives for its current residents to stay. At one point Kristina stopped emailing me and provided a horrible offer. Again, the only reason I stayed for another year is because of the convenience. I was walking distance from my office, but since the majority of businesses have relocated (including mine) there's no need for me to be overpaying for the crime ridden location and poor services. read more

Beautiful, super modern and new. I checked the studios and loved so much the harwood floors and kitchen look. Also, being downtown but not in the epicenter i thought I was going to totally blend. Beautiful pool and common areas as well as the greenery. Great self tour. The only thing I did not like was that the parking was not included in the rent and also being a woman living alone I started to think that maybe was not super safe to walk around the neighborhood at night. Awesome art gallery and history about the past of the building in the automobile business. Very interesting to know a little bit of San Jose history while doing the self guided tour! Lots of potential but serious room for improvement. Location is currently pretty sparse for amenities in the immediate vicinity. Ground floor retail space is being filled entirely with a credit union (so no possibility for anything fun like a coffee shop/fitness studio etc). Nearest grocery store is now closed (downtown Safeway). Many security issues with doors stuck open allowing criminals/homeless access to ground floor and parking garages unrestricted. I have entirely forgone getting a bike as I have heard too many reports of break-ins/stolen bikes from the "secure" bike locker. Recently there was break-ins to multiple units on the same day in the middle of the afternoon. Many issues dog excrement in common areas or on street around building. Elevators break down regularly so if you're renting on a higher floor expect to spend a lot of time taking the stairs. Building has nice amenities and units (although many of the finishing seem incredibly cheaply made). Downside is amenities (pool, gym, bbqs, patio, movie room, games room, lobby) are all closed due to COVID-19 with management making no plans to re-open them. Parking can be a big issue if you have friends or family visiting. The is very limited street parking in the area (most streets are residential permit parking only) and the building has ceded almost all visitor parking to the new commercial tenant. One important call out is airplanes. Personally I got used to them after a month or so but expect to hear large commercial airliner flying overhead several times an hour all day starting early morning and going until around midnight. The building is directly south of San Jose airport and as such planes fly directly overtop of the apartment at a few thousand feet. Some positives: Luxer locker is a huge convenience and (at least for me) has minimal issues. FordGo Bike station out front is convenient. There is pretty much always Lime/Bird/Etc scooters in the vicinity of the building. It's walking distance to VTA lightrail and fairly close to Caltrain and also has several buses that pick up almost right out front of the building. I've been here for two years and am staying for a third but mostly because I don't want to move at the moment. There is much better value out there in nearby buildings, it is unlikely I would lease here if I was looking for a new apartment. I really liked this place when I moved in but it's completely lost its luster at this point. read more

My wife and I lived here for about two and half years before realizing we are actually boomers and moved out to the suburbs. For the most part the fellow residents were friendly and social, including the staff and especially the maintenance staff. If we weren't already leaving, we would have been really sad to see Scott leave for another complex. That said, keep in mind that the target audience of this complex are millennial yuppies, which means you are guaranteed to experience two things here: 1) Intense competition between tech bros to see who can set off the most number of smoke detectors in the building, and 2) Late night parties where participants butcher Mr. Brightside worse than the even Black Eyed Peas could. Our energy bills were actually quite low since the apartments themselves are fairly well insulated, but not against sound so if your upstairs or downstairs are loud you will hear just about everything. For the most part everything inside the apartments are builders grade that works but not built to hold up over time. The elevators, when they actually worked, went about as quickly as pre-COVID rush hour traffic here. Parking was a pain in the ass but that's par for the course downtown. For a while they had actual security on site but then at some point they gave up and installed cameras that yelled at, I mean greeted you with the voice of OnView Security's CEO. Although I'm not quite ready to move forward, thought she deserved a shout out. The home and property were new and had nice interiors. Rates were a bit high but worth every Penny. The building itself is decent. Management is a nightmare. Fire alarms went off about once a month, sometimes at midnight or 2AM. There were cars broken in, water leaking in the garage, thefts and intruders into the building. The mail room was badly managed, missing mails and package was a constant issues. The Pierce Apartments itself is a nice-looking apartment complex. However, my review is regarding the lack of communication from staff. I had an incident at this apartment complex where my vehicle was broken into (previous reviews share a similar problem). I spoke with the staff at the property on three different occasions within a two week time frame and had sent one e-mail. Every time they promised to not only return my call but look into the matter. Never did I receive a callback, voicemail or e-mail. Now, I understand that this apartment complex has no legal obligation to assist me which I had mentioned to them that I fully understood from the beginning. However, I'm writing this review to stress the disappointment that I faced with the staff's failure to uphold the promises in which they gave me false hope that they would look into it. I would have been happy if they just returned my call and declined. But instead just left me hanging. That in itself is just poor customer service. read more

I informed her that I had intentions on renewing at my current place this February but after seeing the interiors of the apartments and the amenities I am now interested in relocating to downtown. 9 months ago my wife and I had a miscarriage which led to a lot of grief. 2 months ago, in the beginning of June, my wife was furloughed from her job at LinkedIn. On several occasions we reached out to Kristina Brock of Milpitas to discuss support options for rent as we noticed our apartment was suddenly well above the market value due to Covid. Ex: Pierce is offering discounts for new tenants but not supporting the current ones because "of a contract" which was pre covid. Several attempts to discuss our concerns were met with dismissal as Kristina refused to meet discuss by way of making it difficult to get time with her. A junior employee, Edlynn Edith, responds on her behalf. The amenities at the Pierce have been shut down all the while other apartments in the area are opening gyms and pools. The community management team is actively taking our money without providing support or services in the lifestyle we signed up for. On Saturday, this week, it became aware to us that there is a petition going around to have Kristina removed from her role. My wife and I, reluctant to get into drama finally signed the petition along with 21 other tenants. DO NOT move into this place unless you want your money stolen, or your belongings broken into. Also the elevators are constantly reserved because so many people are moving out. read more

I've lived at The Pierce twice now on two separate occasions (i.e. moved from the Pierce to another location and moved back to the Pierce). The management team here is great and is always communicating with the residents and very friendly. I haven't faced any issues during my stay. The amenities are maintained well and very clean. I love the free towel service provided at the gym. The mailing system is nice (Luxer), however, sometimes I do not receive a code for my package. Although the leasing team is always quick to supply one. The ButterflyMX is a nice addition as well which allows me to unlock the doors for my guests remotely from my phone. Overall, a great experience so far at the Pierce. read more

Update: In the midst of a global pandemic, the Pierce is raising tenant rents white units sit empty for 6 months. We received our lease renewal form with a 5.4% raise which if I'm not mistaken the law limits 5%. We learned in the Facebook group that other tenants received a rent reduction if they renewed their leases. The amount is over what the comparable empty units are as advertised on their website. We responded with our notice to vacate. It seems management has no intention to retain tenants and play shady games to swindle money from people while the economy is dwindling. I lived at Pierce from mid 2020 to 2021. I have to say this is one of the best apartments I have rented in the past 8 years in the US. Here are a few highlights: 1. Key is required for entry into the building 2. The facility is very new 3. There were a few times when something wasn't working properly in the apartment. We called management and got help in ~1 hour. Very efficient. 4. 2 months after I moved out, I had a package delivered to Pierce (I wasn't aware), and I got a call from the office letting me know and asking me to pick it up. 5. The building is very clean, and I do consider this place as a high-end apartment. 6. I can't hear any noise from my neighbor. a few things that other people noted in reviews: 1. Fire alarm did go off once/twice during my time at Pierce. There was only one time when all residents waited outside of the building for like 1 hour or so for the firefighters to check it out. 2. It is true that Pierce is very close to downtown SJ. That might be the only downside to living here. But other than that, i can't think of anything else. It's interesting that on all review platforms, apartment rental and hospitals usually get very negative comments. These are my two cents about my experience. read more

Some other apartments may have a hefty price tag but the inside feels cheap. At the Pierce you get what you pay for, which is a very modern living space with an excellent location. You are very close to the SOFA district, San Pedro Square, the light rail, and 280. The staff here is great, everyone is so nice! Whenever I had an issue they were more than happy to help solve it. They were also very diligent about repairing the elevators when they occasionally went out. This apartment community is really fun. They're always having events. The complex itself is very artsy which is cool. Another plus is you can choose to have an assigned parking space within the gated community. They do have electric car charging spaces too! One of my favorite parts of living in this location was enjoying the rooftop bbq area. In the summer it is beautiful with a view of downtown San Jose and the sunset. I've been living at The Pierce for about a year now and so far this has been my experience: PROS: Small knit community, location, friendly,helpful staff, walking distance to bars, eatery's, and festivals. The complex is clean and they maintain quite well, nice gym, apartment complex is very modern and nice. Nieghbors are respectful, and are not noisey. CONS: Security isn't always up to par, frequent car garage break ins, additional charge for parking, false fire alarms are always going off in the middle of the night, They charge $150.00-$300.00 for dog fecies found on the property. (I'm not saying I don't pick up afetr my own dog, but that is the policy). The quality of the buildout inside the apartments is a little cheap.There is no real dog area for dogs to play, run and socialize, just a small confined dirt area with a gate. This is not a place for the professional crowd. Here are just some of the embarrassing cons: (1) Ants in apartment. See reviews below. I was on the 6th floor and no matter how much you clean or kill them yourself, they just come back, and it's unclear where they're coming from or how they can make it all the way up to the 6th floor. It's embarrassing to have friends/family/co-workers over, a spotless apartment, and yet there are ants all over. (2) Weird odor from the kitchen sink. Someone below described it as a rotten egg smell. It comes and goes, so just have your guests not be close to the kitchen or wherever you have ants. (3) My dryer hookup only let it work on delicates because it could only provide a certain level of heat. Even when they updated the dryer, it still seems to not heat at all unless you select, at most, a medium level heat. Seems like a systemic issue with the air connection. I've had this issue for well over a year, including repeatedly running a dryer for 35+ minutes only to find out it didn't do anything but spin the clothes and leave them damp (even with new dryer). (4) There always seems to be at least one elevator that doesn't work. When I just moved in, they sent notice saying something about not setting them up properly and not having enough energy to run them all at the same time. Something like that. Every few days you get a notice about one of the elevators being "reserved" (aka not working), but they switch so much and without notice that you'll routinely run into an elevator that doesn't work and have to walk to another one. Normally, this wouldn't be an issue, but the building is built to run in a circle, so you gotta go around through a single hallway to get to an elevator, get in, then go in a circle again to get to your apartment. Hard to describe, but you'll see if you mistakenly lease here. It gets annoying if you're carrying a lot of groceries cause it requires you to walk an extra 200 yards or so (assuming you don't just walk up and down the flights of steps). (5) The management seems money hungry and eager to nickel and dime you at every turn. During COVID, they didn't have people downstairs to accept rent checks for a time, and cut off the area where the physical check drop off box was. So you'd pay rent online. Yet, they had a $75 online check paying fee for "our convenience." They asked me to renew my lease for the same price as I already pay, even though the apartment right next door to me with the same plan as mine was going for $500 less per month because of COVID, and other apartments were similarly being offered for $400 or so less per month to new tenants. Be prepared to get bent over when it comes to renewals even if they make it seem good when you're moving in. For amenities, while other apartments nearby used a reservation system to ensure social distancing, The Pierce just shut them all down while maintaining high rents to save money. Upon move out, they kept almost my entire deposit despite me having the apartment cleaned and showing them pics of spotless apartment upon move out. They also added in odd fees. You essentially have to threaten them with a lawsuit to get them to follow the law re deposits. (6) People have reported break-ins in the car garage. See other reviews. (7) Fire alarms sometimes go off at the worst time, in the middle of the night, forcing you to get out of bed and go downstairs until the fire department comes and just turns them off. And they're so loud that it's actually less comfortable to stay in your apartment and wait it out than it is to put on clothes, walk all the way down and out, and wait until you can go back in. (8) When I moved in, the management seemed to have 3 gay people, and there were a good number of gay residents. But months back, all 3 gay managers suddenly up and left and the gay residents seemed to do so too. Some of the gay residents that left thought the management was being unreasonable with them re renewal pricing. Not saying they're homophobic, but just odd that a lot of gay people disappeared/left around the same span of time (and when gay residents reported unreasonable rent increases). (9) The mailroom is always packed with packages. Sometimes it takes 20 to 30 minutes to find a package. (10) The location is inconvenient. It's right next to the highway, so if your apartment faces south, you see the highway right next to you and hear cars zipping by nonstop. Planes also fly so low that you hear them and see their shadow run across your window and living room floor. Scared the F out of me for a month to the point I'd jump when it happened until I got used to it. It's also not close to any good stores or restaurants, especially since the Safeway downtown shut down. (11) The rent is routinely above other comparable apartments. You can get comparable or better apartments elsewhere in downtown San Jose for $150+ less per month than you can at The Pierce. read more

Pros: ++ Great residents. ++ Lots and lots of dogs. ++ Great neighborhood to live in. ++ Maintenance is pretty good. ( -- Until they don't have the spare part, which then takes weeks) ++ Leasing gallery is a nice place to be, anytime of day. Cons: -- The front office staff are a little slow. -- Night time security is a joke: One guy sits in his truck the entire night. -- Dog poop, residents don't pick up after themselves and the management are apparently too squeamish to pick it up. They do have a DNA matching system to keep dog owners accountable, they just don't care enough to use it. -- Theft is rampant. Car break ins and bike theft is a regular thing. -- Management response is to SAY they'll get cameras installed but not do it. -- The dog park is a biohazard. Don't expect too much. Amid this COVID crisis, it is already stressful to try and figure out where your next home is going to be, and this community is not making it easier. From the pictures, this place looks great and the prices within my budget. I have left multiple messages, filled out their online contact form, emailed them. Never received an answer. My wife, my daughter and I enjoyed a lot this community. It is an ideal place for people who likes a busy and entertaining life of downtown in a big city. The community is beautiful, brand new and apartments are pretty spacious. In our apartment, we had a gorgeous view of the mountains. What my family and I really loved about Pierce is thet it has a character. Every floor has a different setup and some activities such as table tennis, scrabble and etc. My favorite place was the movie theater (it's really awesome) and my wife loved the rooftop. We had to leave the community due to my work, but the time there was great. Last, I think it's important to note they have an awesome management team, the guys are very responsive and commit to helping with all requests. I wasn't the easy customer, but they deserve every star I put. As for neighbors, very nice and intelligent people are living there. Good luck and enjoy. read more

I love this place so far. Very quiet and friendly residents--mostly working professionals it seems (thank goodness). One Market Street is better suited for rowdy 20 somethings. Not all of the amenities are open yet and I wish there were a hot tub, but they have gigabit fiber optic hookups! This place is great-- You can't go wrong with anyone who works there... Everyone is super helpful and cares about you even after you move in. I just hope this review means I can keep my rental price after my 13 month lease is up. Hah Thanks Scott for all your help! From pictures you can see that The Pierce is an all-around gorgeous place to live. Awesome roof top views, games on every floor, fireplace, BBQ's, a pool, a gym bigger than most complexes and much more. It really was such a great place to live but the best part about The Pierce has been the great staff that make this place one of the best places to live. Fred, Scott, and the rest of the awesome Pierce staff has been a pleasure to work with while my wife and I lived at the Pierce. They host events all the time to get the residents to get together and I can tell you from going to them that they are a blast. I don't think there was a single time where I had a question or concern that the office staff was not able to assist me in a timely manner. With everyone living such busy lives its nice to see that people can be so warm and friendly. They really did make our experience feel like being a home then just another apartment. San Jose has a lot of buildings and homes that you can rent but if you're looking for more than just another apartment then I highly recommend you check out the Pierce. read more

I lived at The Pierce for a year, and would have continued living there if work had not taken me elsewhere. Some of the positives of my experience: * Quiet - the build quality of the building means you really can't hear your neighbors through the wall * Package service - there is a Luxor unit in the building, made sure I never worried about a "lost" package * Free coffee - the lobby has a coffee machine that is fully stocked each morning. Pro tip: get there early as it runs out of supplies around 10am * Movie room & club room - the amenities are nice and generally often available. I didn't utilize these as much as I could have but they were always clean * Internet is fast - both AT&T and Comcast offer gigabit symmetrical fiber internet here, so it is excellent for taking those video conferences from home * Gym towel service - this is fairly rare in smaller complexes, and it was great to not have to bring my own towel * Location - you can't beat being next to CalTrain, 280, and 87, and having all of the restaurants and entertainment of first street a 2 minute walk away Some of the negatives of my experience: * Car break ins - there were a few car break ins reported by other residents over the year. I never personally had problems, but it was somewhat unnerving to hear about them and I sometimes wondered if I'd return to my car with broken windows * Elevators sometimes go down - there are 3 elevators in the building, and sometimes 1 of them goes down. This probably happened 4-5 times over the course of the year. It really isn't that inconvenient since you can walk to another one (or take the stairs) If you have lived in many apartment complexes like I have, you know that what makes or breaks your experience living there is the management team. Scott and others at the leasing office were always friendly, followed through with whatever request I had, and went above and beyond to make my experience great here. I consider them an A+ team, and if other SRG properties have teams similar to The Pierce's, I will be preferring them as my place of residence over others in the area. read more

I had a wonderful experience with Bernard, who used to work as a manager for The Pierce before moving to another SRG location in San Francisco. For example, he provided a superb visiting experience, patiently showing us several apartments available, and taking care of little things, such as allowing my wife to open the door to each one of them, and picking up the occasional piece of paper whenever they were found on the corridors of the common areas. He also assisted us through the credit check process and made sure we felt welcome at The Pierce, providing information about next steps and encouragement until the process was finally over. I also want to commend the work of Anthony, the building supervisor, and James, the technician, who assisted me on substituting a broken washing machine and a punctured kitchen sink hose. They were quick to maintain those appliances, professional all the way, and left things clean and organized. It is always reassuring for a tenant to know the place you live count on such amazing personnel to help in any situation. read more

I have been here since Nov. '16 while the building was still under construction to a degree. All of the staff was and continues to be very responsive to my needs and concerns. I would recommend this building for its proximity to the Downtown area as well as it's modern interiors. Updating rating to ONE STAR. one day i wake up to find hundreds of ants in the kitchen. hundreds! they are coming in through the copious cracks between walls, floors, and windows. put in a maintenance request, ignored. contacted leasing office, ignored. i had to manually remove the ants, and seal the cracks. but, there were so many cracks in so many locations, i could not possibly find and seal them all, so now every day, there are dozens of ants all over my apartment that i have to manually remove. insane! i am now trying to move out ASAP. read more

Lived here for a year and I do not recommend it. They make amenities look good, but the actual apartments doesn't worth high rent, I would definitely expect better quality appliances: floors and cabinets material pealing despide of being almost new, countertops are stained, windows are bad, they don't hold any outside noise at all so you would constantly hear highway and passing airplanes. My husband had trouble sleeping there due to the noise. I expected more community events since it's pretty big building with a lot of units, they told us they do them every month but that's not true. And when they do organize them it would be a very few people there. You don't see people around and if you do - don't expect them to be open and friendly, closed elevator door in front of your nose would be a normal thing, but maybe they are just too busy with their dogs... Managers are never there, elevators constantly broken, super loud fire alarms frequently ringing in the middle of the night. The year we lived there (2019) it was couple break ins into apartments and garage. After our lease was over we left right away. But there was another "surprise" - they took 525$ from our deposit for the wall paint due to little holes on a walls from hanging artwork. They just took it without telling anything ahead, they never did Pre-move out inspection which required by law and stated in their contract! So we had no chance of knowing and fixing it without unexpected charges. We contacted them several times about it but they just ignored us. They only interested in you when you want to rent, so forget about any fairness and lawfulness. Bunch of profitable liars. read more

We've lived at the Pierce for 6 months so far and absolutely love it, the location, and everyone who works here. Never had any trouble and it's just a short walk to SOFA Market, the VTA, and Safeway. What more can you ask for? read more
