Home Survey were able to the do the inspection on fairly short notice. They found one minor issue. I thought the inspection was fine until I just had another home inspection more recently of a different property. The report from Home Survey did have some good information about the condo building, unit, and its materials, but it otherwise wasn't very detailed or comprehensive. They only took 5 photos, and for the one issue they flagged, they didn't include a photo. They didn't note the year of the appliances, or when the inspection ended (time listed as N/A). For A/C there was just a single window A/C unit, and the report said Manufacturer: N/A when it says LG right on the front of the unit. I was glad the next time I got an inspection, that I went with one that had lots of great reviews rather than go on the suggestion of a realtor.

It flushed once but the tank didnt re-fill; had he even looked at the tank he would have seen that. The sink was dripping which he also 'didn't notice'. Within 3 months of moving in the ceiling fell through from the middle floor because of water damage, something an inspector SHOULD have caught (the overflow was not hooked up correctly- something a first time home buyer wouldn't know but an inspector would be able to spot.). That was an expensive fix. I wouldn't have known any better but I came along to my brother's home inspection. His inspection was done by two gentlemen, their inspection was MUCH more thorough. They took apart the front of the HVAC instead of just looking at it, they checked everything from windows to whether each outlet worked. I can not re-state how upset I am at the poor quality of the house inspection. I am confident that had I used a more professional team I would have known about all of the "surprise" problems I have had.

He broke down the issues between minor and major. He was also able to get the report back to us that same night. In addition, Tim was able to spot mold which the owner hadn't known about. He took a sample and had it sent off for verification. It came back as being mold, and the owner agreed to pay for the mold remediation. I also appreciated the fact that Tim took extra time to walk me line by line through the inspection. We will certainly use Sentry Home Inspections again and recommend them.

Calls go unanswered, emails are ignored, maintenance requests disappear, trash builds up, staff are rude and unprofessional, roaches, proliferate, mice have a field day, call boxes don't work. Dealing with UIP transcends anger into a kind of genuine wonder as to how a group of people could be so professionally incompetent and personally disregarding of the people they are charged with serving. Is anybody at UIP proud of how they make a living and how they treat others? If they are. They shouldn't be. Property management is not curing cancer or freeing hostages. But it does have a tremendous impact on people's quality of life. Home is supposed to be where we escape life's insults, slights and difficulties, not where we endure them. Do not be fooled by the quaint brick buildings and leafy streets of UIP properties. We had read all of the horrible reviews before we moved in, too. No worries, we thought. We'll just put our rent on autopay and we'll never have to interact with them. Bless our naïve little hearts. Their unfathomable incompetency and complete disregard will seep into your life drip by drip like a faucet that's never repaired. In fairness, they do have one core competency, one deadline that's never missed, one system that never breaks down. That is sending out emails before holidays to let everyone know they will be even less available during the holiday. If you're considering renting an apartment in a UIP building, don't do it.
