Home Survey were able to the do the inspection on fairly short notice. They found one minor issue. I thought the inspection was fine until I just had another home inspection more recently of a different property. The report from Home Survey did have some good information about the condo building, unit, and its materials, but it otherwise wasn't very detailed or comprehensive. They only took 5 photos, and for the one issue they flagged, they didn't include a photo. They didn't note the year of the appliances, or when the inspection ended (time listed as N/A). For A/C there was just a single window A/C unit, and the report said Manufacturer: N/A when it says LG right on the front of the unit. I was glad the next time I got an inspection, that I went with one that had lots of great reviews rather than go on the suggestion of a realtor.

    As a first time home buyer I used their service and thought it was fine. Guy missed several issues…read morein the bathroom that I discovered upon moving in - like a cracked toilet bowl the sellers had 'fixed' by filling the tank and shutting off the water. It flushed once but the tank didnt re-fill; had he even looked at the tank he would have seen that. The sink was dripping which he also 'didn't notice'. Within 3 months of moving in the ceiling fell through from the middle floor because of water damage, something an inspector SHOULD have caught (the overflow was not hooked up correctly- something a first time home buyer wouldn't know but an inspector would be able to spot.). That was an expensive fix. I wouldn't have known any better but I came along to my brother's home inspection. His inspection was done by two gentlemen, their inspection was MUCH more thorough. They took apart the front of the HVAC instead of just looking at it, they checked everything from windows to whether each outlet worked. I can not re-state how upset I am at the poor quality of the house inspection. I am confident that had I used a more professional team I would have known about all of the "surprise" problems I have had.

I have no doubt the thoroughly detailed inspection report he provided was crucial in getting the seller to fix some less obvious (and expensive) plumbing issues. Several days after the inspection, he even followed up with me and answered all of my questions (I had a lot). We probably talked on the phone for 30-45 minutes. Yes, he's more expensive than other inspectors in the area, but he takes his time and is extremely knowledgable!

He documented faulty, incomplete, and unsafe work and materials at exterior walls, front and rear porches, exterior doors, foundations, and at electrical, plumbing and HVAC systems. Most inspectors don't inspect to code but Larry did and his detailed report made it easy to understand both good and bad conditions and to request remedies. With many decades of experience, including training hundreds of government and private inspectors, Larry's expertize was invaluable through-out the home buying process. After the inspection, Larry provided excellent advice every time I called him. I highly recommend Larry for his inspection skills, in-depth construction and repair knowledge, and customer service. I'm greatly appreciative and will always remember him for showing me the gold standard of home inspections all the while making my first home buying experience a pleasure. Thank you!

    I needed a plumber to finish up some work on my toilet that a previous plumber (through my home…read morewarranty company) did not finish. Yesterday (1/6/25) I did a Yelp search for plumbers and Roto-Rooter was the first to respond. I set up the appointment via text for this morning between 8am - 12pm. Around 10:30am they called my tenant to say they were finding someone who was available. I called them and long/short, we "rescheduled" for the 1-5 pm slot and someone ended up coming later that afternoon. I didn't get a specific reason for the later appointment time other than they were looking for someone who was available, which didn't make sense as I would assume since you set the appointment you would have had someone available--but I do understand how appointments can run late, or maybe someone didn't show up to work. I'm just glad my tenant's wife was going to be home all day today so it worked out. In any event, and that piece aside, I gave 5 stars because the staff at the home office were very nice, polite, responsive, friendly, and professional, as was Ernest, the plumber. Setting up the appointment was easy, and I also loved that they followed my instructions to call the tenant, not me, when they're on their way (I live in California and many times techs will call me early in the morning saying they're on their way to the unit *after* I told them to call my tenant). Ernest called me after surveying the issue, told me what needed to be done and how much it cost, which I approved. He explained everything thoroughly. He did the work, we did the payment over the phone, I immediately received my email invoice and receipt, plus my tenant sent me a photo of the paper invoice. They were thorough and finally solved a problem for me. I would use them again.
