It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer.

When I arrived 10 minutes early to the 2:00pm appointment Sean was already there. He was very friendly (in person and on the phone) and had already done a perimeter inspection! After introductions he took me around and pointed out what he had already seen and was a patient educator. Joining the inspection with me was my father and partner via a video call. Sean not only responded to my questions but theirs as well. Made sure that they were responded to and was patient with my very curious father who tried to keep rushing him along. Sean could have become flustered but he didn't and managed my father in a way that was respectful and professional. I. WAS. SO. IMPRESSED. I had no idea how through a home inspection was and honestly when I told others about my experience (because I am hollerin from the mountain tops) my friends [one of which just purchased a new home] were shocked as how in depth Sean was. I could literally write for so much longer about how positive this experience was for me. Buying a home is nerve wracking. Meeting up with strangers in a COVID world is anxiety inducing. I felt comfortable emailing him asking him for the name again and he responded almost immediately. ALSO - he recommended to me a termite inspection company (the next Yelp review I am going to write) and he was FANTASTIC as well! He went out of his way to point out water damage found in the ceiling to Sean before he was even there. The communication and teamwork is what EVERY buyer should experience when navigating purchasing a house. It was CLEAR that everyone on our team CARES that we doing get a lemon. Even though am not in the best of moods, one thing is for certain. Marc is the man I'll call for any home inspection. He will be doing these for family and friends. The coworkers I like also. Having fun there, but he didn't just deliver. He performed with a high quality of standards, professionalism, and also helped my realtor and I understand complicated systems in lay person language. This is a talent a lot of bright folks don't have, but Marc is personable, honest, and shares what he finds or doesn't in a transparent manner. His report was well written. Going to take a couple days off on the home hunt, but Marc will be doing as many as I need until a seller agrees to my offer. It takes a lot to impress me. I watch body language, words, and a host of other attributes when making a decision about a person. Marc is incredibly passionate about inspecting homes well.
