*Persistent German Roach infestation in the UIP Isabella building (1483 Newton St NW) throughout 2025, repeatedly reported to UIP but never properly addressed. Do not rent units there unless they provide you with detailed receipts confirming substantial extermination work completed after December 2025.* No one at the main UIP office ever answers calls, even on the emergency line. In summer 2025, we got notices that the water was going to be shut off for lack of payment, which UIP did not communicate further about but they averted shut off. Our hot water and gas went out for 48 hours in the fall, and we never got an explanation or timely responses to our alerts, it was just suddenly back on after 48 hours. Good part: Yeme is a lovely leasing agent, and the maintenance employees did the best they could while they lasted, but none stayed with UIP for long. There were 3 at our building in just 18 months. read more

UIP Property Management endorses criminality and would rather line their pockets than protect against theft and trespassing. I live at Slowe Apartments in Washington D.C. Unfortunately the corporate team at UIP does not address serious housing concerns their tenants raise. Often times the emergency exit door is left open, our packages are stolen en masse and our property is damaged. Despite continuous requests for added security measures, UIP refuses to provide security cameras or offer individuals options to find safer housing elsewhere. The operations and maintenance teams are wonderful and the in-office management is attentive and tries to address problems to the best of their ability. I have lived in these apartments for almost two years and am sad to see how little our security is taken seriously. The apartments themselves are spacious and have new appliances but UIP continues to underperform and do nothing to address security violations. read more

I currently live at Tribeca apartments at 40 Nst NE and this is by far the worst management i have ever experienced. The trash shoot has been broken for over 4 months and gnats from the vents are coming into my apartment. I pay for a parking spot and asked the manager 10 months ago to put up a reserved sign which the never did so people routinely park in my spot. To date, I have had 23 packages mislabeled, misplaced or most recently stollen from my door. If you ever have an emergency or are locked out, don't bother trying to get back into your apartment immediately because there's a good chance the front desk people will not be there. In fact there Is on front desk concierge that openly sleeps at her desk and doesn't bother to even assist. There's no security In this building. They also don't have anyone cleaning the building on weekends. They also rent many units for temporary stays and I have had to ride the elevator with vomit from Friday-Sunday after one of these guests threw up. read more

I have been living at Embassy Tower. My experience has been horrendous. To start, our apartment was not clean or ready upon our move-in day. A number of things were broken, and a few of them still have not been fixed, six months later. The smoke detectors are overly sensitive and go off whenever I turn on the stove or oven. The hallway to our apartment is constantly inundated with cigarette smoke, but UIP refuses to investigate the matter, install a filter, or even just turn up the AC/heat to filter the air. There is also a faint gas leak on the exterior building that UIP has ignored. Our own lease forbids smoking, which is why we moved here. My roommate left for a new job midway through the lease. I found a new roommate, but UIP charged $1,000 for an "administrative" roommate change fee. Please avoid this company. They blatantly break the law, knowing it's next to impossible for average folk to afford a tenant attorney in DC. read more

UIP management at 1841 Columbia Rd NW is sub par. The service is the same for new and old tenants. This is an old building with lots of problems. My elderly mom has been living here for years. She's dealt on many occasions with plumbing issues. Just recently has been dealing with pipe leak repairs dating back to Nov. of 2023 that affected upstairs and downstairs neighbors. UIP management said it had been fixed, but then, early Jan. 2024 have had to deal with same issue affecting more than one neighbor and my mother's apartment among them. Have had contractors come on four occasions to supposedly fix an issue that should be fixed foremost on the plumbing side. So, anyone considering to live here be ready to deal with unexpected plumbing issues. I've met many tenants that like me, have had to put in request for apartment inspections by the Department of Buildings just to make sure UIP does what it's supposed to do. Also, don't expect management to be on top of your needs as a tenant. The manager at this building is given other buildings to manage and your needs may not be addressed as you may expect. I am a contractor and UIP hired me to do 3 inspections at 2 locations they manage. I performed the service and submitted my reports. UIP only paid for 1 of the inspections and it took them months to pay that 1 invoice. They have not returned phone calls or emails and they have not paid the remaing 2 invoices. The UIP employee that ordered the inspections is upset with me for asking to be paid. (she has an attitude problem when It's time to pay) The work was completed in March and 6 months later I still have not been paid. I was able to contact some one at a different property that UIP manages, but that contact will not give me the phone number or email to the accounting office. This is a terrible company to contract with and I recommend that you get a credit card or check up-front before doing work for this company. I would give zero stars if allowed. read more

On May 30th 2020, There was a Gas Leak at the Longfellow Apartments. PM never informed us until TWO days later with a generic notice left on our exterior screen doors. We have been without ANY GAS FOR 10 DAYS. ON JUNE 6TH The electricity went out in the building. No gas AND no electricity for and no electricity. PM provided cheap, one burner hot plates! I've spent $180.00 on suitable and safe cooking appliances but due to the voltage insufficiency they cause circuit problems. Living under UIP PM IS A NIGHTMARE. UIP PM disagrigates local neighborhoods, communities and destabilizes families and our village - by design. They corrode vital housing stock. I live at Onyx at First and it's extremely unsafe, with frequent fires and flooding. Mold and roaches are running rampant through the building. UIP is abusing DC's housing voucher program, renting to people who need social services. There's is a constant threat of fire in this building. People falling asleep with cigarettes. Leaving cooking unattended. Police and ambulance are here on a weekly basis. Management says they cannot guarantee safety of renters. read more

If I could give zero stars I would. This property management company only cares about collecting your rent. They must treat their employees terribly because in the six years I was at a UIP building I never had the same person respond to items for more than a couple months before they had moved on. Any information that they did communicate building wide was never translated to tenants who were primarily Spanish speaking. Washers and dryers were non functioning for months at a time with no updates. Most importantly the building did nothing to increase security and change the front door after months of residents raising issues of transient folks entering the building and harassing residents. The trash door was constantly broken leaving a stream of trash and piled up recycling on weekends outside the front gate inviting rats. Then for several months they just left the trash cans out on the sidewalk so you could get a front row seat to the rat infestation party. They are severely understaffed, unresponsive to maintenance requests, and try to fight you tooth and nail on every situation in which they are wrong. TL;DR: Just go to the back of the building to the Isabella Apartment trash area to see for yourself a good analogy of what it is like to live in the Isabella and deal with the incompetent UIP Property Management Inc. It's a neglected, disorganized, mismanaged rat party. I lived at The Isabella apartment between late 2019-2022, and it was just okay at first and not terrible, but it got worse over time, I will explain. Dealing with the property management company, UIP Property Management Inc., was an absolute nightmare. At first, I was fine with a seemingly hands off property management company. In fact, I would prefer that. But when you need them to carry out their basic obligations as a landlord, they were horrible at it. They seemingly didn't give a flying fudge about their tenants and would never answer calls or emails. Additionally, management and internal communications were so bad that I had to sue them to get my security deposit back, which was a stressful and time-consuming process. Yes, that is right, they just straight up forgot to pay me back, citing internal employee attrition because UIP sucks. They were horrible at communicating with tenants and never responded to my emails or phone calls. It was only after I sued them in DC small claims court that they finally responded, and even then, it took months to get my deposit back. I had to get in touch with the Regional Director Emmanuel Rendon to get this resolved. Not only is communicating with/paying tenants back their security deposit common decency, but it is their legal obligation. So, with that said, Emmanuel Rendon, you need to clean up your company and figure out what's going on with the dysfunctional rat party that is UIP Property Management Inc. To make matters worse, there was a horrible German Cockroach infestation in the Isabella that started around late 2021. It was not just my apartment; the whole building needed professional treatment. However, UIP only provided superficial action that did nothing to solve the problem. The cockroaches were everywhere, and it was impossible to get rid of them on my own. I cannot stress enough how disgusting and unsanitary it was to live in a building infested with cockroaches. This infestation highlights the lazy attitude of UIP Property Management Inc. Some additional things I didn't like but weren't deal breakers such as the above are: -They advertise as being a luxury apartment. I would hardly say it's luxury but rather a "no frills" type of apartment which was fine with me. -The LG washer/dryer appliance in short, was a bad appliance with respect to the amount of money you are paying for the apartment. The LG washer dryer would do a lousy job at drying. And on one occasion flooded my apartment, causing damage to my roommate's rug... -I can report the walls were paper-thin, and I could hear my neighbor talking and screaming while playing video games late at night. And of course, snoring when he slept. -Lastly, the trash area was disgusting and disorganized. When I was there, they transitioned to just one giant trashcan that overflowed so people just started leaving trash bags on the ground where rats of course would come in and throw a 3+ rat party every night. However, I must give credit where credit is due. I must admit that the maintenance folks were timely and professional in addressing any issues that came up. So big shout out to them. They were one thing that didn't suck when I was living there. Also, the other appliances were fine, the dishwasher was a little small but that never bothered me. Lastly, the fridge & HVAC were good. Overall, I would not recommend living at The Isabella or renting from UIP Property Management Inc. The apartment was just OK, and the property management company was unresponsive and difficult to work with. The German Cockroach infestation was the final straw, and me having to sue UIP Property Management Inc. to get my security deposit back left a bad taste in my mouth during the end of the lease. I would advise anyone looking for an apartment to steer clear of this building and any other property that UIP Property Management owns/manages. Unless you are a pest control professional/lawyer. Yes, you can have it all at the Isabella, rats, roaches and negligent landlords included. read more

I have never written a review (positive or negative) for any company, but moving into a UIP property was the single worst decision I have made in nearly a decade of DC living. It isn't just that I don't recommend UIP, I actively recommend avoiding their properties. Management is incompetent, unable to effectively communicate, and engages in illegal business practices. The amenities in this building are slipshod - the oven is too close to the wall to open without scraping, the washer/dryer barely works and takes hours, and the dishwasher is infested with roaches. There have been recurring issues since the moment I moved in, including infestations (bed bugs, cockroaches, rodents) that were not addressed in anything resembling a timely manner, which of course allowed the infestations to spread in the building (I'm convinced that none of these infestations began in my apartment). But worst of all, the air conditioning was broken throughout the month of August, with temperatures in my apartment between 95-97 degrees day and night. Despite multiple attempts to contact management, and at least 2 maintenance tickets being 'closed', nobody actually entered my apartment to address the issue until I physically brought them into my apartment (because apparently management had lost their key?!). The problem required contacting a vendor, but even with that additional step, once someone from maintenance actually assessed the problem, the air conditioning was fixed within 3 hours. Thus ensued months of back-and-forth trying to abate rent for this time period - as UIP's failure to maintain the AC in working order was in direct conflict with DC housing law. In working with UIP, I was told that they assessed the AC, realized they needed to contact the vendor and provided me with a window unit for the three weeks it took to work with the vendor to replace my AC unit. Of course, no window unit was ever provided and there's no evidence that UIP ever even entered my apartment, let alone assessed the AC unit until I was standing next to them at the end of August. The unit didn't need replacing. After I provided all communications to UIP proving this point, the response was essentially 'we had a miscommunication, but we're not required to abate rent, our conduct is reasonable.' True to the first, wrong on that last - UIP IS required to maintain its housing up to DC law, and it fails to do so. UIP also requires 2 months' notice of intent to vacate (fine), but only provides 1 month notice to the tenant that, if they roll over to month-to-month, rent will increase upwards of $300. So, while I gave notice 1 month prior to the end of my lease term, I will be required to stay an additional month and pay $315 for the (dis)pleasure of remaining. These are just the most egregious in a series of problems (large and small) that began literally upon moving in. I cannot emphasize enough that UIP should be avoided (and investigated by the DC Tenant Advocate). I am, of course, continuing to pursue my options through small claims. read more

I was going to rent an apartment at their Longfellow apartment and because it was not ready in time, I had to look elsewhere. I paid a reservation fee of $150 on debit card and it took them 2 months to return my deposit by check. I had to do this one other time at a different property in DC and it was returned to my debit card in 24 hrs. I had to reach out to them at least 20 times to finally receive my deposit. The only contact I had was the woman who initially showed me the apartment and I was never able to reach anyone in their office . If you decide to rent here make sure you don't change your mind or you will wait months for your deposit to be returned. I feel like I dodged a bullet not renting from them. If it took this long to resolve an issue who knows how long it would take to fix something in apartment if it broke. read more

This company has lovely leasing agents but is not organized. I was given a price on an apartment, submitted an application, was accepted and then got a call the next week saying that they couldn't honor the price and that the apartment should have been quoted at $600 more. This is after I ordered movers and change of address. This is not how you do business. I won't work with them again. Update: It's been over 2 weeks and I still haven't received my holding fee and application fee back. After I was told I couldn't get the apartment I was told they would send my checks back to me. A week later I found out they had been deposited! Had to call multiple people and personally follow up with their accountant just to make sure my refund is happening. This is such a gross sad to do business. I can't wait for this nightmare to end. I just want my money back as fast as they took it from me. I'll never use this company and will share my experience with everyone I know. read more

This review comes after living at a UIP property in Adams Morgan for two years - with the only real reason for leaving being that the building did not have the size apartment that we needed. The building itself is modern and well-kept, however not all units are renovated which has led to some problems that end up implicating the building (leaks and pest issues, primarily). The only reason I am not rating 5 stars is due to a pest issue that lasted for months in the building and somewhat frequent water and HVAC outages, largely caused by ongoing construction in the retail spaces below the apartment building. Otherwise, we had an excellent experience in our UIP building. Dom is quite possibly the best leasing agent you will ever work with! She goes out of her way to make sure that UIP is as responsive as possible to residents' needs and is incredibly transparent. Building staff have also been great in general! read more

I would have chosen zero if an option. They purchased a building that I have lived in for fourteen years in Washington, DC. Until they took over, living at The Argonne Apartments was decent and good at times. Immediately, they sent out rude letters to all tenants stating that rent was not paid and we all needed to resolve our financial obligations. This was an accounting error on their part. Each correspondence that we received after that had incorrect information and we had to call the office and inform them over and over. The property manager, hung up on me one day when I called in frustration of an issue that they had made another mistake on. Once we gave our notice to move out, when repairs were needed, they did shoddy work and when I complained I was told since we were moving out they were going to redo everything so not a big deal. Our drawer in the kitchen was glued on crooked and the repair to the bathroom door was so shoddy it would no long shut. In DC, the landlord has 45 days to return the deposit or give an itemized list of why it was withheld. We turned out keys in on April 26, 2014 and beginning of June I started emailing and inquiring about the deposit. With this code violation it is my understanding that we are now entitled to our full deposit plus interest. July 7, 2014, we received a check with a small deduction but no indication of the reason they did not return the entire deposit. I will most likely let it go but based on principal it is so frustrating that I had to work so hard to get what was mine. I have heard recently that UIP is not making good on promises to the tenants when they bought the property. I'm not surprised. I have lived in this building for fourteen years and met some really great people and enjoyed it for the most part but based on UIP's management and lack of ability to be professional and do a job that is easy, I would not recommend moving into any of their properties. They are worse than Hyde Park's MAC Property, by a long shot, and if you know MAC, you'll know just how utterly shitty that is. Long story short: got a job, short notice, had to move to DC and do everything online, Two subleases fell through, so I had to get a place sight unseen. I wanted to go with a property management company simply because dealing with a stranger over Craigslist seemed like a bad idea. I now wish that I had found a decent person via Craigslist and saved myself the hassle. Everything everyone says about the properties is true: roaches (they don't spray in multi-unit buildings!); trash that builds up outside and attracts giant gross rats; a useless online maintenance service (outsourced and never EVER followed up on); absentee property managers (totally inaccessible by phone, email, or in person); staggering incompetence (i moved in, begged for months, and moved out without EVER OBTAINING A COPY OF MY FUCKING LEASING DOCUMENTS); shitty, shoddy worksmanship; an online rent pay system that never works; and on, and on, and on . If you can somehow get my security deposit back, please let me know. This was genuinely the worst rental experience in my two decades as a tenant, and I lived in a punk house with a dozen people and one bathroom. Don't be seduced by the deco buildings and the pretty website. Stay away. Couch surf or sublet. Live in fucking RESTON before you deal with this place. read more

They are full of horribly incompetent employees who I genuinely believe are instructed to make life more difficult for their residents in service of some dark god whose demonic mission is inconvenience. I can't tell if it is part of a corporate strategy to squeeze as much money out of people as possible or not. 1. Accounting department should be audited - they can't manage their own accounts in a logical manner 2. Legal understanding of tenant laws is nonexistent - they threatened us with legal action multiple times over our security deposit long after they promised to return it to us. We had to cite multiple laws before they agreed to pay us which they said was a gesture of good will. 3. They sent eviction notices to the entire building 4. They don't take pest infestations seriously. 5. Tried to raise rent by 50% with less than 30 days notice to us. When we decided not to stick around, they charged us for the extra time. Beware temporary credits to the rental rate. They will lie to your face and tell you that they never raise the rent to the "real" value. Then when time comes to renew they will happily try. When you object they will relent and do you a "favor" and just raise it by 5%. read more

If it were possible to give UIP no stars, I would. Never have a dealt with such an unprofessional, negligent, and poorly run property management company. In late 2010, I signed a lease on an apartment in the Shelburne. The unit was rent controlled and in a fabulous location. I thought I'd found an amazing deal, so amazing that I was willing to put my own money towards a planned kitchen renovation so that the upgrades were to my taste. A few week before moving in, I saw a posting online indicating that there was a bed bug infestation in the building. I was concerned and inquired with UIP; they assured me that the problem had been eradicated. In January 2011, I moved in. Almost immediately, I began noticing roaches. A month later, I spotted my first bed bug, which I reported immediately. UIP agreed to treat my apartment but used a method of treatment that rendered my apartment unlivable. I had to pack up all of my belongings so that every surface (cabinets, drawers, bookcases, etc.) could be exposed to chemicals. The apartment had to stay this way for six weeks. The pesticides made my eyes and throat burn and, worse, they did not get rid of the bugs. When I tried to sleep at home, I was bitten terribly and ended up with huge welts all over my body. I ended up spending thousands of dollars on hotel rooms because I could not stay in my apartment and was terrified of spreading the problem if I stayed with a friend. What's more, a few weeks into treatment I learned that UIP had started treating one of my next door neighbors before there was a problem in my unit. A responsible property management company would have informed me of the risk and preemptively treated my apartment. UIP did not. In April, when it was abundantly clear that UIP's treatment plan wasn't working, they agreed to heat treat my apartment. That initially appeared to take care of the problem, but by June, the bugs were back. It was at this time that I learned from the building maintenance man that my other next door neighbor was a hoarder and that UIP had known for some time that his unit was terribly infested with bed bugs. UIP heat treated my apartment again and promised that they were addressing the problem in his unit. They failed to do so. By November, the bed bugs were back for a third time. UIP finally got around to treating the hoarder's apartment, but it was too little, too late. The extermination company, which specializes in bed bug treatment, said his unit was the worst infestation they had ever seen anywhere and, despite the treatment, the problem persisted. When I finally moved out in December, I had to spend several thousand dollars to fumigate all of my personal belongings and heat treat my new apartment to ensure that I wasn't taking the problem with me. Throughout this entire ordeal, UIP was entirely unprofessional. Initially, they blamed the problem on me even though they knew it was a preexisting problem in the building. Often, they would refuse to return my phone calls or emails for weeks on end. They made promises about addressing the problem that were not kept. My "deal" of an apartment in Dupont ended up costing me more than I would have spent had I rented in a luxury building. But the financial cost paled in comparison to the stress and anxiety of living with bed bugs for a year. Do not move in to the Shelburne, or in to any other building managed by UIP, for that matter. We have had issue after issue, from a death in the building, to our HVAC system shutting down 4 times in 9 months, to cigarette smoking in the hallways to packages being stolen and everytime you try to reach out to UIP they ignore you. I currently have been trying to get a hold of someone at UIP becuase our AC broke over a week ago in the heat of summer and despite 5-6 calls/emails/voicemails being left EVERY DAY I have not heard back from anyone. The apartment I lived in on Newton St. was absolutely gorgeous but it soon went down hill. I had to sublease my apartment due to an unexpected additional bill and because my graduate school is not authorized in DC, so I had to move to continue classes. Since then, everything has gone down hill. I had to pay $1500 to move out of my apartment and it took them over a month to cash that check. It would have been fine if I only had to pay or only find a subleaser, but I had to do both. The most frustrating part of this is that I left the apartment in immaculate condition and was told my deposit check, at most, would take 30 days to be sent out. I have sent numerous emails and called the accounting rep and she answers about every third or fourth email and no calls. I've tried reaching upper management and no one will respond to me. It's a deposit check, something you would think would have been done a million times before. They have told me for weeks their system is down and it seems as if they no intention of fixing it, thus, giving me back my deposit. But, in order to move in, I literally had to give them the deposit check right after my application was submitted and I even had to drive it to the leasing manager's house, which was far away. Now that the tables are turned, the story is so different. These are just simple everyday processes that every other apartment community seems to have down. read more

My experience with UIP was 5 star spectacular. My husband and I are moving from California and they made everything easy. Lora Mitchell was our initial point of contact and she was a fantastic help! The apartment she showed us was a little small, but she had an associate waiting at another property to show us a larger unit - initiative that I rarely see now in many industries, and a huge step up from the twenty-odd other properties we had toured. She was also terrific at following up to make sure that we were taken care of. Kim Horton showed us the property at 1841 in Adams Morgan that we fell in love with! Kim was friendly, and though she was new to working at the property, got back to us with answers to our questions same day. We're looking forward to renting with UIP. Their client-centered focus has been very impressive, and I expect that to continue throughout our time with them. read more

I moved to a second UIP building after 2 years at my first UIP property and the management has been MUCH better. The building still has its fair share of issues (water gets turned off frequently to fix leaks, AC is busted from time to time and sometimes my Wifi goes out for no reason at all) but the property manager is really great and makes the building feel like home. I'll withhold final judgement for the move out process but if all goes well, UIP may earn 4 stars in my eyes. read more

Dishonest and Unethical Company This management company is terrible. My good friend with twin 13-year-olds lives in an apartment managed by UIP. On 01/11/18 they unexpectedly had their gas and electric shut off. They have lived in the apartment for 5 years and their rent includes all utilities. The management did not pay the utilities, so they were shut off without notice to residents. The day the utilities were shut off, the management company left notices in the hallways informing residents that management would no longer be paying for utilities. My friend was told to put the utilities in her name - which she cannot do, because there are outstanding balances. She was then told to go apply for utilities assistance. Again - this would mean that she's applying for assistance to pay bills that are not even in her name. The whole thing is a disaster, and the property manager has zero conscience and no regard for the people who their unjust practices are affecting. Even if one's own experience with this management company has been positive (there are a handful of positive reviews) - know that they are preying on the most vulnerable residents in the city. read more
