I have lived at Prominence Apartments for three years, and unfortunately the quality of living has declined significantly. Between May and July alone, residents have dealt with constant disruptions, poor communication, and maintenance issues that have not been handled with the urgency they deserve. In just a few months, we've received repeated 24-hour notices for property access, including inspections of fire alarms, sprinklers, balconies, pressure washing, parking lot repairs, and other maintenance. While routine maintenance is understandable, the frequency has made it feel like there is always another disruption. The biggest issue has been parking. Residents were given very little notice that we could not park in our assigned spaces, garages, or even anywhere on the property overnight while parking lot repairs were completed. We were told vehicles parked on-site could be towed at our own expense, yet management offered no alternative parking, transportation assistance, or practical solution. We were essentially told to figure it out ourselves. More concerning is the way maintenance requests are handled. Earlier this year, a kitchen electrical outlet sparked for the second time since I've lived here and nearly caused a fire. I submitted a work order immediately, followed up multiple times, and even submitted it as an emergency. It still took nearly three weeks for anyone to address what I considered a serious safety hazard. Most recently, my washing machine stopped working on Sunday, leaving us unable to do laundry. Maintenance didn't arrive until Tuesday and spent about two hours repairing it, saying it was fixed. When we started our first load, the machine overflowed from both the top and bottom, flooding the laundry area, hallway, and living room. We had to use every towel we owned to contain the water, and our clothes were left soaking in the bathtub. We submitted an emergency maintenance request around 7:00 p.m. because of the active water leak and potential property damage. No one came that evening. When we called, we were told they didn't know if anyone would respond. The following morning, we still had standing water, no clean towels, no working washer, and were simply told someone would come "as soon as they could" after finishing other jobs. An active flood should be treated as an emergency. The apartments themselves are nice, but management's communication, planning, and response to maintenance issues have made living here increasingly frustrating. Residents deserve better communication, faster responses to legitimate emergencies, and more consideration when major projects create significant inconveniences. I hope management takes resident concerns more seriously and makes meaningful improvements because the location and community have a lot of potential. read more

Leasing and management were incompetent, unprofessional, and constantly non-chalant. To start, they gave me wrong information multiple times about the procedure for reserving a unit while out of state and even cancelled my unit after I had already sent a check for holding deposit. When I finally moved in, the apartment was not even in good condition, and within the first couple months I was dealing with cockroaches. They were all over the place including the kitchen, bedrooms, and bathrooms. Moreover, the refrigerator was infested with ants and they they just ignored it. When they finally decided to schedule pest control for the cockroaches, the person came and didn't even know he was supposed to spray the unit even though that was in the work order request. If I wasn't present to inform him we would have spent the entire day clearing out the kitchen for nothing. He said he was just there to lay bait but agreed to spray and rushed us out. How are tenants supposed to prepare to leave the living space within 10 minutes when they give you a 5 hour window in which they will visit? Ridiculous. Moreover, if you plan on working from home, I wish you luck. I had to deal with constant loud construction noise from adjacent units, with no notice or communication from management. I understand that construction work is necessary but it is common courtesy to notify tenants of any potentially disruptive maintenance work beforehand so they can prepare accordingly. Another problem was the smell of marijuana that seeped through from the bottom unit almost every single night and made my apartment smell terrible. Management did very little, even after repeated complaints. The only way to even get them to even respond through email is by putting in a work order through the corporate line, and even then minimal action was taken. Perhaps their only saving grace was their maintenance team who were professional, prompt, and capable. Do yourself a favor and look elsewhere for better and cheaper options. read more

While I appreciate your gesture Sharon, this is well over 9 months too late. After the repeated monthly AC repairs as well as the first week break in, we elected to use our tenant rights to vacate early. The old management team tried to hit me with a 16,000$ rent fee due. I of course hired an attorney and we threatened to go to court over small claims for violating my rights. Your legal team from the east coast took one look ay my Complaint and records, refunded me my 800$ deposit and voided the remainder 16k with an apology from legal. The fact I had to hire a lawyer for rights being violated was wild and how nonchalant the front office staff was about it was laughable. I hope that with your management they have cleaned house. Updated their policies about new tenant move ins with changing the locks, retrained your front office staff on tenant law, and ensure your team does not do this to other prospective tenants. read more

WARNING- PERFECT CREDIT NEEDED: Walkthrough was great, sales lady was knowledgeable and answered all my questions. I filled out all the paperwork right then and there. Provided all the required paperwork within minutes. Then they ran my credit. Once that happened, the phone stopped ringing, many of my calls went unanswered, and when they were answered, I was met with very, very rude and disrespectful comments by some guy who I didn't even get his name. They stopped replying to emails and after they took my money, never heard back from them. Regardless of my credit score I'm still a human being. This complex is apparently not familiar with the credit bureau breach from late last year. read more

I was like you to reading these reviews and not believing it but please do. This place is Shady, predatory, and discriminatory (DO NOT EVEN BOTHER UNLESS YOU WANNA LOSE $50 and be told you cannot apply cause they changed answers on your application to try and paint you either a criminal or bankrupt to reject you) Was given multiple horror stories on why I should not even bother applying from both reviews and personal friends, which even included a stranger walking into their own apartment in the middle of the night when they lived there because they never change the keys after a person leaves (ex-boyfriend of a prior tenant before they had moved in). But it was close enough to my campus that I decided to at least try, biggest regret of my life so far. Went with my GF and her parents to check it out and honestly after they revealed that they don't allow cosigners (discriminating against students and most young adults even with full time jobs since they require a 3x rent income requirement on a 3k a month apartment). My girlfriends Dad was ready to walk out as was I then and there, but since my GF really liked it along with Eric talking out how our income could work we applied sine they seemed to have a good deal going on. Boy was I naive, Eric was essentially a predatory con by offering a lot of false promises just to get us to apply and more than likely have the place keep the application fee. He himself also gave me a weird vibe in general (like a person who is just cursing every action a person does but is willing to brown nose just to scam money) but after asking many questions about my concerns all of which he denied I could tell either he was lying or was just oblivious. While the tours themselves seemed ok, after applying and sending our income sources in our applications, that was when the true nightmare began. Not only is whomever working at corporate bad at communication and their job entirely. But they (or Eric/both) are also straight up liars, Eric the tour person read over and told us that everything we submitted should be able to be accepted. Not only was most of it not accepted but they requested the same thing from us multiple times in 3 different formats including email, the application, and snappt. Despite this, they still claimed that the income sources were not sufficient proof of their income requirement. They also do not have a phone number for the corporate number and whomever we spoke to at the hotel had quite literally the worst attitude I have listened to over the phone, and I worked at U-haul for several years where I thought I heard the worst of the worse. But that's not even the best part, not only did they send me multiple emails requesting information about my prior rental's (even though I sent it on my application) claiming I only gave my current one. Which was false because my current living situation is not a rental. They straight up changed what I put for my answers on my application because they sent me a screen shot of an application that "showed" I clicked yes for have I filed for bankruptcy and or been arrested and then left the answers blank. Trying to use that as a reason to reject my application. Neither of which are true and after requesting they send me an actual receipt of my application, just incase I made an error that I could correct and explain. They simply resent the email again less than 30 minutes later and have not gotten back to me since in about 2 weeks. I have moved and found a much better place in Vista, highly recommend the Preserve, but I figured I should at least get their rating lower and help to steer away more people this place may try to spam. So, don't bother with this place and frankly I am still considering reporting them to the HUD. read more

The maintenance team is outstanding--quick to respond, efficient, and always attentive. The community itself is beautiful and well cared for. I especially want to thank Eric and Emily in the front office for their exceptional help and friendliness. They're always easy to reach, genuinely kind, and go above and beyond to resolve any issue right away. It's clear they truly care about the residents and take pride in what they do. It's been really difficult to get a hold of someone. Back in September, we were looking for a home, so we changed our lease to a month-to-month while house hunting. However, since the market hasn't been great, we decided to renew our lease at the apartment for another year. I messaged Toran a week before the end of September to help us renew our lease before October started, but I never got a response despite emailing him multiple times. I eventually called, and when he answered, I explained that I'd been trying to reach him. He said he saw my emails, which I found very unprofessional since he hadn't replied. He then told me he would contact the leasing department, but now it's November, and we still haven't received any update or renewal documents. At this point, we don't even know how much rent we're supposed to be paying. We've made it clear that any issues with late payments or renewal delays are not our fault, as the leasing office failed to communicate properly and send the correct paperwork. I wanted to take the time to write a review about Daniel, our maintenance guy. We had an issue with my shower temp, the heat wasn't getting as hot as a shower normally would so Daniel came by, with a smile on his face and fixed my shower temp issues in less than ten minutes. Fast forward to the next morning, 3:30AM, I sleepily turn my shower nozzle to the "usual" degree/angle and walk away for a minute to grab a towel when the ear piercing fire alarm begins sounding, (if you live here, you know what I'm talking about.) It turned out that the steam from my now very competent, scalding shower triggered the alarm. Was I paralyzed with panic from the alarm that early in the morning? Yes. Am I mad about it? So we show up for a tour. Wasted an entire day driving here because my daughter is planning to go to college at Cal State San Marcos, only to be told when we arrived that they don't take cosigners! For an apartment complex located right next to the college how are students supposed to qualify without their parents cosigning? I've never written a Yelp review before, but living here has pushed me to it. The management here is a disaster. The security guards are rarely around, and when they are, they're often asleep--you literally have to wake them up just to get through the gate. Guest parking is a hassle unless you're up for a steep hike. If you want to have your own garage parking space, you have to pay extra for it, it is not included with the unit. The gym is a joke; half of the machines are broken. And the fire alarm? It goes off every time you use the oven or stove. I know it's not just me because I hear my neighbors' alarms blaring too. Maintenance is another issue. They don't bother notifying us about water shut-offs, so I've woken up more than once only to find I can't shower or brush my teeth because the water's off. But the worst has been the mailbox situation. For over a month, our mailboxes were out of order and getting redone due to faulty locks. Instead of keeping us updated, management left us in the dark. Our mail was temporarily held at the post office, and when I went to pick mine up, I was told it had been sent back to the complex--without any notification from management. And now, with new locks installed, we still haven't received keys or any information on when we'll get them. When I asked management, they seemed clueless and unhelpful. With all these issues, this place has been frustrating beyond belief, and I wouldn't recommend it to anyone. read more

It's so easy to see these apartments and at first glance think "this is great, I think this could be home!" All of their advertisements claim they have Zumba and cycling classes, cooking classes, indoor alarms in the units, and helpful, dedicated staff and maintenance. None of those things are available here. I have lived here for a year now, and while I do love my apartment, there has never been any classes of any kind nor helpful, dedicated staff or maintenance. Many, many years ago, there may have been working indoor alarm systems here, as there is a 70's-80's looking alarm panel in my entryway, but it doesn't work and upon asking the maintenance to fix it I was told that these alarm units haven't worked in decades but that the apartments should be easy to have security alarms installed yourself and at your own expense, since the wiring may still be intact. Over the course of one year, I have had 5 inspections (never experienced this at any other apartments we've lived in before living here aside from the typical annual inspections where maintenance would check smoke and carbon monoxide detectors) We've also had periodic full days of water shut offs. Parking is a disaster and the parking stalls are pretty narrow so there have been some issues with not being able to get in my car through my drivers door. I've also had cars park lengthwise across my garage so that I couldn't get out to get to work and had to wait 2 hours for a tow to move it. I have sent emails and called the office at several points throughout my residency here and have NEVER RECEIVED A RESPONSE. I always have to physically walk into the office to get and sort assistance. Same goes for maintenance, as I have had a few issues come up where maintenance said they would be here within the hour and then never showed up. The most recent was for a leak under my kitchen sink where I was told maintenance would be at my apartment within the hour and never showed. I called and called for an eta and when I did get to speak to a man named Daniel, he said that the maintenance man should have been here this morning (now 7pm) but since he still was not there I was not to use my sink under any circumstances or he'd come over and shut my water off. Interesting that they could find the time to come shut my water off but not be troubled to show up to fix the leak. They also all have golf carts and have zero regard for residents and park in crazy places, blocking entrances, blocking garages, blocking one side of the driveway. All in all, I'd say there are some newer, smaller apartments right in this same neighborhood so if you're looking for home, just keep looking and go check out the neighboring apartment complexes. read more

Daniel, Kevin, and the maintenance team has been truly amazing. After moving into Prominence in San Marcos, we noticed item after item that needed to be fixed from the previous tenants. Everything was addressed within a day or two of my bringing it to their attention, and they have have always asked if I am satisfied with what they did or if there is something else that they could help with. Now, the process of getting the lease signed by the corporate office (which is offsite) and having to communicate with them when there is quite literally a leasing office on the property (aside from the resident office, which is its own thing), was a drawn-out not great experience. Give the people onsite some agency for goodness sakes! read more

Do not move here. I have been taking pictures of all the roaches that I wake up to every morning dead alive you name it. They're here. They're in your house. They're in your patio. Don't dare leave your drain open. I am literally so paranoid just sitting in my own house.. besides the roaches the trash is out of control literally rotten trash bags spread throughout the whole community, dirty diapers, rotting chicken, sitting in the afternoon sun .,. I have unfortunately been unable to move so i stayed hoping it would improve. Well no such luck. It has gotten so bad that I am finally writing this Yelp. This is my first Yelp by the way. My unit does not even feel habitable between the roaches the broken toilet that just stops working every 4 th day ,the shower that never works or the water heater that goes out every other month . Maintenance as much as they try are seemingly over worked and probably underpaid (its a new hire every other day. They openly admit they are in over their heads and apologize, but nothing ever fixed. The front gate is a joke. It either doesn't work or they give you a key fob to get in and that never works so either you can't get into your complex because the gates don't work and the guards not there so you sit there waiting to get into your over priced Roach infested slumlord owned apartment Needless to say, don't move here! read more

Seeing some of the "negative" reviews here, I would have to agree with all of them. Not trying to be negative. Just pointing out the drawbacks of this complex. The apartments are okay. Not new like reviewer Al said. The complex is at least 18 years old, according to the BBB. 1. We leased our apartment during the middle of quarantine. The only way to contact anyone was through email. We understood. Best to keep away from unnecessary contact. But, not even a phone call. Not one time, ever, did we meet anyone from the leasing office. Not even during our stay. 2. Speaking of the leasing office, they are extremely difficult to get a hold of. They give you a phone number to tell you to call. But when you call it, no one answers and you have to leave a message. That never gets returned. We tried, many times, to speak with someone about our lease. Not one person ever got back to us. 3. There is only one way in, or out of, this complex. There is another gate near the rear of the property, but it is closed and held shut by a chain and lock. The only time it is in use, is when there is some kind of repaving of the roads. Not very safe. Especially if there were a fire or emergency. 4. There are barely any sidewalks in the whole complex. If you go get your mail, which is by the park and pool, you have to walk back to your apartment through fast driving cars, darkness and rats (more on these later). 5. There is no lighting at the mailboxes. If you get your mail at night, you're getting it blind. Never felt safe. 6. People drive way too fast around here. If you dare to follow the posted speed sign, someone behind you will inevitably drive around you and speed. I've personally seen people and pets get close to being run over, and several accidents. 7. There is poop, everywhere! You walk on the grass near the pool, poop. You walk on the path to your apartment, poop. You get your mail, poop. You walk to the trash, poop. It's everywhere. No one seems to pick up after their dogs and it is hanging around getting older and older. 8. The trash. There are bins. But they are always overflowing with trash. Not just full. But overflowing. Onto the side, on the street, into the bushes. The leasing office was made aware. Their answer? Sending an email telling people to open the lids of the bins and put trash inside. Not helpful. Because the trash builds and overflows. Also, it's not collected often enough. So that makes it worse. 9. RATS! Actual rats are all over the complex. You walk on your path, guaranteed, you will see a rat. You will also hear them in the bushes and walls outside. Squeaking and running. You can also smell the rat urine and feces. Every now and again, you will end up coming across a dead rat. Or two, or three. The leasing office has been told of this happening. No response. Not even to the dead rats in the walkways or parking spots. 10. Smoking. Every day, someone is smoking a cigarette or marijuana. There has been many a day when the smoke has come in to our apartment. We told the leasing office. They put up signs for 'No Smoking', but it's not followed by the residents or the Security Guards. The smoking still goes on. The second hand smoke is overpowering. 11. Parking. If someone parks in your spot, and you tell Security, their response is to tell you to park somewhere else and not worry about it. Kind of a cruddy answer when you pay for a spot that's supposed to be only yours. 12. Security. They're there for looks. They don't stop loud parties at night, which happen often. They don't enforce parking rules, as per my comment above. They only wave at you and open the gate. They don't even verify you live there. So anyone can come in if they smile at the 'guards'. 13. You will sign up for rent at one price, then when it's time to renew they will almost double the price. 14. Maintenance. If something goes wrong in your apartment, and you tell maintenance, they will take their time getting to it. If they do at all. More than once, we had maintenance issues and they said they fixed it. Which was weird, because they never did. We were home the whole time and no one came to the apartment. Didn't happen all the time. Occasionally, things would get fixed. But more often, issues went ignored. If you've read this far, you know this place has issues. Yes, there some positives. It's close to CSU San Marcos and a plaza with a grocery store. But other than that, this place is in need of a lot of updates, cleaning and so much more. Please think more than once on leasing here. read more

So I had an appointment to come tour these apartments and when I got there I learned there was a mistake and it turns out I can't afford them. Mariela was working in the leasing office and was super kind and helpful in explaining things. I was so nervous when I came in because finding housing is so difficult, and Mariela met me with compassion. Leasing staff deceived 4 students in the application process. Assured students that they could qualify if they showed sufficient funds available, as young students did not yet have credit scores. After multiple assurances the kids payed their $50 application fee and waited. Turns out they only like students if high vacancy rate. Multiple other people showed up after & Prominence denied student applications due to credit rating even though students showed 3x needed funds available... which kids were assured would not be the case. After calling students were told to apply elsewhere! Low integrity & do not stand by assurances from leasing staff! Would not return application fee! read more

The application experience with this apartment complex was genuinely a nightmare. ZERO communication with the office and they claimed that the entire process of getting the apartment would be 3-5 business days. The office is separated into 2 teams and the front office only know as much as you know since their corporate team is in charge of the applications and they move at snail speed. My roommates and I submitted all of our information and applications MULTIPLE times and their automated system would request for it again on multiple occasions. Absolutely ZERO help when you call and ask and it genuinely seems like they do not give a shit and the only way to actually "get in contact" with the people who are looking at your application can ONLY be reached through email and they DO NOT RESPOND. The prices here are tempting but if the lack of communication and zero willingness is what it costs to live there, we will take our money and time elsewhere. read more

I've lived in this neighborhood for 5 years now and management has always been so horrible. They have never answered the phone on time never fixed an issue on time at all. Now they have hired a new manager named Paula and I have to say that after 5 years of suffering finally they have a quality manager in place who is doing a spectacular job. The office answers the phone when you call you never have to leave voicemails and repairs happen right away. Pl ease keep this special manager here as the residents deserve good service after paying this higher rent. read more
