Have lived at Vilara for over a year now, nothing but good to say about this apartment complex. Have bounced around Orange County at several different complex's and nothing compares, the amenities are great, neighbors are friendly and always willing to give you a helping hand if needed! Only issue I had was the dishwasher when moving in and it was replaced within a day. The faculty, maintenance, especially Veronica are awesome and always fix issues immediately without hesitation. We did a tour of this apartment for a 3 bedrooms probably a week ago. I wanted to give 4 or 5 stars at this apartment coz I really love the ambiance of this place ONLY and how it's well maintained and all, however kind of disappointed. 1st, I feel like we were not welcome there, maybe because we weren't dressed up nice (LoL ) or looking like we can afford it (LoL ), IDK that was just the vibe the staff lady was giving us. I mean IMT, City Lights or Barcelona or the few home for rent we've toured. They were definitely different vibes, they were more friendly and welcoming. 2nd, I asked about the parking lot & you only get 2, & if you have a 3rd vehicle or a motorcycle you have to pay $80 a month, like what the!! Veronica is the sweetest property manager you could ever ask for; whenever there is an issue it is handled promptly by maintenance. HORRIBLE!!!!! Dog poop EVERYWHERE. Dog diarrhea in the hallways (right in front of our front door), crap smeared all over the walkways, staircases in the parking garage and the "dog park" (which is a strip of dirt) is littered with huge amounts of dog crap. Front office is always unavailable and rude. Rent is so expensive for this fake luxury housing. Everything is always breaking. We are charged for things that were not disclosed in the lease but the office won't give us a copy after changing the online portal that had access to the lease. Regretting signing a lease here so bad. Getting out of the lease is 2 months of rent, but if they gave you the deal last summer you're paying that too! Police are always outside the building. Check the police blotter and it's always theft and robbery! Cars and homes are always getting broken into. This place is a ****hole and it's honestly funny that they call it luxury. Don't let the decor fool you. RUN. read more

Can't get returned calls but expected to pay for an entire month when leaving on the 4th. My boyfriend and I moved into Vilara February of 2023! We absolutely love it here! The amenities are both amazing and clean! The maintenance crew is always on top of improving the complex, as well as responding to any maintenance calls right away! We were nervous that the complex was going to be loud, but it is the complete opposite! It is very quiet and peaceful:) On top of that, they have a pretty trail where you can walk your furry friend! I've been living at Vilara for almost two years now. The staff are great. There are no turnover on the management team so having familiar faces is a plus. Rick, Veronica and Mario have been successful on keeping the property well kept. Yes there are some normal noises during day but everything is quiet after 7pm and I live by the pool. My neighbors are nice and very friendly. Franks and Isaiah are very kind and helpful when they come for work orders. I've never had to wait more than a day for my work orders, Usually by the time I get home from work, my issue is fixed. First let's talk about the roach infestation, there are roaches on the first floor. Roaches are rampant during the day and night not only inside units, but on the sidewalks, first floor community restroom and they swarm around the pool grill. Next let's talk about the leasing office and the lack of professionalism. Rick, Veronica and Pauline are the epitome of that's not my job, literally. This has got to be the most unfriendly leasing staff I have ever encountered in South Orange County. They seem to forget that they're working in customer service. Rick gives pretentious vibes, if you don't look the part he doesn't want to be involved. He continuously tells lies to avoid accountability, his only focus is texting on his phone all day and wandering around. How can you possibly run a community and aren't able to delegate? His staff runs all over him, he'll say one thing and they'll do the complete opposite! Pauline is aloof and never knows what's going on. Veronica is extremely rude, she's short with residents, rolls her eyes and believes she owns the building. She's focused on what only benefits her. I will never forget when she refused to give me a tour before I moved into Vilara. When I walked into my appointment her response was don't have time for this and Daniel conducted the tour. This current staff is good for closing the leasing office early and refusing to answer the phone. Please don't be fooled by the fake reviews from their family and friends. Okay; I will start my most current review with the things I (still) love about this complex having been here for 16 months now (and I did resign and I so plan on staying here long term, because of the positives but praying the negatives get worked on eventually)... The staff is awesome at the building. Our managers are great and have always been personable with me since the beginning. The maintenance manager, Caesar, is THE BEST. He gets things done stat, or if he isn't available he has one of his guys like Austin take care of you; they really do go above and beyond. The amenities are still beautiful, and gratefully our gym is now open again with current Covid guidelines (it was shut down for most of last year regrettably, which was frustrating but what can you do; they were following state guidelines).. and the units themselves are beautifully designed, with so many options for floorplans. Something for everyone, at least when it's available since now it's getting much fuller. The courtesy patrol has always done me good, when I've had to call for noise complaints. They do a pretty good job of solving the issues, in the moment. Now, the cons; Pool side tends to be loud, because noise bounces off all the dang walls (it's a U shape, and the apartments next door make it like a box because of positioning) and some of my surrounding neighbors were obnoxiously disrespectful/loud (could literally hear full conversations even when my windows were closed, if they had their patio door open or were on the deck)/weed smokers. For me personally, I solved this when I moved to a different unit over one of the smaller courtyards after just over a year. And happily, noise hasn't been an issue for me anymore! The security of the complex itself is attempted, but unfortunately falls short because the gate to block off the upper parking tenant levels is useless when you'll just be followed in (you cant stop people) and the parking situation has become a serious issue. There is currently no assigned parking. While in the beginning this didn't seem like a bad thing, as the building has filled up, it's clear something has got to give. Because everyone knows there is no assigned parking, and it isn't enforced strongly, many nights I'll Come home to find almost all the spots are taken on my level where I'm supposed to be permitted with TWO spots based on my lease. A large chunk of cars are unregistered (no resident tags), and are either guests of tenants, people not registered to the lease, or just a roommate who has chosen to not pay for the tag that would be an assigned spot on the upper overflow levels (because there just isn't enough spots on each level for more than 1 car per one bedroom/2 per 2 bedroom, etc) and this issue is happening even with more units still to be rented, not at full capacity. Also; there is the issue of people storing cars/motorcycles in spots and never moving their vehicles. Some, without tags even. This is in my opinion, the biggest issue that needs to be addressed and the simple act of assigning parking spots would likely be the easiest solution (cause no one is going to risk being towed by parking in a numbered spot that might belong to someone else). Otherwise, this complex is pretty, spacious, well staffed, and will be able to shine even more once Covid restrictions are lifted and community events can proceed once more! (I miss the parties in the common room) read more

Truly cannot give this place a better review! I've lived here with my boyfriend and dog since December 2019, and we have been extremely pleased with the unit, staff, and overall maintenance and upkeep of the building. Paying rent is quick an easy with the online portal and the amenities could not be more beautiful. We've lived in several luxury buildings prior to moving here, and Broadstone Vilara is our favorite. We will be moving to San Diego for work in the next month, and keep saying how we wish we could pick up this building and its staff and move it with us! Special shoutouts to Veronica and Alex who have always made us feel like part of a family living here. Also Caesar, the gentleman in charge of maintenance, is a true professional. Veronica and Paulina helped us tremendously from touring to moving in! We toured a few apartments 2-3 times and Paulina was always patient and pleasant to speak with each time. On the day of our move-in, we had a last minute floor plan change and Veronica made the transition so easy for us and got it all done in less than a couple of hours. It was absolutely amazing how she helped us. Moving is always stressful and chaotic but we were so glad we moved here from the old condo. So far everything has been great. The leasing agent, Veronica is very unprofessional! I've asked her several times to fix tv in clubhouse, needed sound and she did not help me, she was too busy kissing up to other tenants. I called to have help with tv on rooftop NO RESPONSE! Saw her in clubhouse and asked her directly where she " pretended " to work on it then she left.. no saying anything to me. Not a " let me get maintenance, call cable company NOTHING! She left while my back was turned, but I saw here hug and kiss up to other tenants. Not even the maintenance guy with her said anything. Mind you I asked her for this same tv problem 2 weeks ago and nothing! She unreliable, VERY unprofessional and I think she will ONLY interact with anyone who isn't asking her to do her job. If I could give this place LESS than one star I would. First of all communication with the leasing office was great when we first moved in, in august 2020 but as time went on quality slowly became a thing of the past. I had reached out several times regarding our upstairs neighbors who loved to VACUUM at 3AM as well as other complaints regarding the overall building quality. We had several issues from cabinet hinges to shower leaks. All of which we were told "paint should fix it" when in all reality there was probably mold growing behind our walls. Favorite issue that occurred was when a random cover on our wall below our counter top started leaking BLACK FLUID. upon further investigation we came to find the pipe had been drilled into by accident and had slowly been leaking ever since the building had been constructed, and wait for it MAGGOTS. they were everywhere inside the wall. so that came out, patched the hole, and slapped some paint on it and called it a day. No inspection of the integrity of the building, no apology, nothing. Then our lease term was coming to an end and we were asked if we had intentions of moving or renewing and after above issues and many more that have gone unmentioned, we decided against paying almost $5,000/month to live here. When I informed management of our intention to vacate the property I was HOUNDED on what date we would be ready to move and that they would even "KINDLY" terminate our lease early for us without penalty as they had other tenants looking to move into our unit asap. we got no compensation, no help with moving, nothing after doing them a favor. Best part is, some of my mail keeps getting delivered here and I am not getting notified for it at all! I have trued calling, emailing, and leaving voicemails and have not received a single response. Not to mention that when I showed up in person to ask about the packages, the leasing office door was locked and a very rude lady answered the door FINALLY to give a fob to a fedex driver. I asked her about my dilemma and she stared at my like I was an idiot and without asking me any information said "we don't have any packages for you" and shut the door. I spent money and either my packages were STOLEN or they're too lazy to even check. I am furious and this place was an absolute shithole. dont waste your time or money read more

If you enjoy quiet, clean, resort style apartments, DO NOT move here. I have lived at Broadstone Vilara for almost a year and moved in when they were at 30% capacity. When I originally moved in, I was told it was a quiet community of professionals who kept to themselves. I was also told that even though the complex was next to the train tracks, you'd never hear it. There is not a day that goes by in this community where my business, life and sleep are not interrupted by the noise here at this complex. Gone are the days where this complex was quiet. I can't even open my windows anymore during the day because it's so noisy. The ceilings are probably the thinnest I've ever experienced. If your upstairs neighbor sneezes, you can hear it, so just them merely walking around their apartment, sounds like a herd of elephants on your ceiling. If they play music, or even just have people over, you're going to hear it. The people who have moved here over the last year or so are no longer quiet, working professionals. There are so many frat kids who stay up until all hours of the morning partying, playing loud music, and yelling. I've called the after hours patrol, but was told they couldn't locate the source of the noise on multiple occasions when it was clearly coming from the same apartment. There is a gate right outside my apartment that is used as a main exit and entrance for all residences and SLAMS shut at all hours of the day and night. That, plus the freight train that goes by at 11pm and 6am have woken me out of a DEAD sleep before. Aside from the noise, the residents no longer pick up after themselves and maintenance/management doesn't seem to care at all. Most of the people who live here have dogs but they never pick up after themselves so the entire property is covered in dog poop, as is the walking trail next to the complex that both Broadstone Vilara and Cavora use. Imagine the smell that wafts into your apartment every day when your whole property is covered in dog poop. The trash room is always overflowing with opened trash bags all along the floor that never gets cleaned up, and the parking garage smells of weed constantly even though it's a non-smoking property. Again, this has been reported many times, but nothing ever changes. To be living here, paying for a "resort style" complex and experiencing these things on a DAILY basis, is a complete waste of money. Avoid this place at all costs if you value your sleep and right to a peaceful residence. read more

Broadstone Vilara is home! It is the luxurious high end living that they say it is!! This was our home for 18 months and we are so sad to have to go! The new owners have really elevated the place with small but impactful updates, more cleaning in the shared spaces, good security guards, and with the the staff in the leasing office & maintenance!! The only reason I am giving this place 2 stars and not higher is because of the parking. It is really a nightmare coming home at night and not knowing where I am going to park. Some nights there are plenty of spots available on my floor and some nights there are none. When I moved in I was told they do not assign parking spots because there is plenty of parking and it is secured and gated. BUT, the residents and guests park behind the gate. Some residents have 2-3 cars and everyone parks wherever they want. I was told that no apt. is allowed more than 2 cars but many people have roommates and lots of cars It is a free for all. Also, the first floor guest parking is full all day everyday because residents park there. There is never guest spots available, ever! So all the guests follow you in to access the gated parking and park in the resident parking. The rents are too high to have to guess where you are going to park. Many residents also have oversized trucks and trying to squeeze in next to a huge oversized truck that is in a compact space is very frustrating. There should be designated parking for vehicles that are that size. The parking here could not be worse. read more
