I have lived in this beautiful complex for many many many years. It is situated in the perfect neighborhood quite safe and clean. All the amenities are a walking distance away, which also walking through the complex. It's a beautiful way to get your steps in and enjoy the beautiful views. The people in the office have been wonderful. The maintenance team shows up within 24 hours in and out like professionals, the landscapers keep the complex intro perfection. I have had nothing but great experiences with the maintenance team at Pointe Niguel. They are friendly, professional, and take care of any issues quickly. One of my hard wired smoke detectors started to "beep" last night just after midnight. I opened a ticket and someone was at my door like 15-20 minutes later. Excellent job on the North pool area!! Spa has been perfect. Water level great, heat great. The fireplace is working great. I still don't believe the pool is heated though. Kids will usually swim in ice water. They don't care. My 10-year-old grandson says the pool is freezing and wont swim in it. With regard to Patrick's post, I feel you regarding rents. I did just speak to a neighbor and that person said the recent renewal letter reflected no increase in rent. Mine is coming up and if it's increased It will price me out of here unfortunately. Moved in about 4 months ago and I must say it was the best decision! I was living in Rancho Santa Margarita for the past 11 years needed to change and decided to check this place out. Don't rent to these blood sucking vampires. They will indeed increase your rent every chance they get. If you move in just expect to increase your rent around 5% every renewal. You can tell they only value percentages and revenues when their main rebuttal to asking to not raise the rent is "your rent is already below market value". This being said, they only view their residents as dollar signs and price points. How can you justify raising my rent just based on "market value" when you haven't even upgraded anything in my unit? Also, if the market value goes down on my unit I HIGHLY doubt that my rent would decrease so then why does it only go one way? Wyatt was the only one in the leasing office with warmth or hospitality. The layout of the 2 bedroom apartments were perfect for 2 couples. However, it was old. In the AM there was a lot of squeaking in between the walls waking me up every night. When you would walk on the second floor there was a squeak for every step you'd made. There was eaten wood under our cabinet in the kitchen and all they did was paint over it. Don't even get me started with the office staff. Amanda who happens to be the manager gives out false information. I reached out to her 05/07/2024 asking her if we had access to any associations because we wanted to play pickleball but unfortunately all the courts near us were private property. She then said on 05/07/2024: "It's a bit early to share with the community, but since you asked, we are working on adding a pickleball court at Pointe Niguel. Date is to be announces as soon as we have it " Fast forward to February of 2025, Louis mention that they are taking down the tennis courts and making it into a dog park. WTH?! What happened to the pickle ball courts Amanda mentioned??? It's 06/04/2025, no dog park, no pickle ball courts, and just an old tennis court with fucked up unsafe concrete. The last month of our lease I was getting notices on my car saying I wasn't on the safe list. I reached out the Anna and provided the information she asked for in order to add my car on the safe list. She asked me to send proof of owner ship of all cars parked on the property but only 2 cars were parked on the property 1 in the garage (no proof of owner ship should be needed) 1 on the property (which I had provided proof of owner ship) She informed me my car was added on the safe list once she confirmed proof of ownership. 2 days later I get another notice saying my car is not on the safe list. I emailed Anna Boiko and asked her why i'm not on the safe list when she confirmed I was added. She said "It looks like you have submitted only one vehicle registration. Could you please, email me the proof of ownership of the second vehicle you park on the property? After that you will be able to safelist the vehicle on Petrol One website with the digital code that I will send you." She clearly isn't the brightest there. We got charged a fee for not returning a mailbox key. It's only been 4 days that we've moved out and I called asking if I could return the mailbox key so we wouldn't be charged the fee and they said it was too late. TOO LATE? To return a fucken mail box key I won't need and you would? I told them "That's stupid. Why would you charge me a fee when I have the key I could turn into you right now? It's not like I lost it and can't hand it into to you. What am I suppose to do with a key that I have no reason to have?" Louis said "Well it's too late. Are you still living in the apartment?" He knows damn well i'm no longer living in the apartment. I said "No Louis, you know i'm clearly no longer living there" Louis then said "Then it's too late, we don't care what you do with the key you can do whatever you want with it." Christian Jackley who was a leasing consultant who helped us apply for the apartment was the only honest, smartest, and kindest there who fortunately was moved to management at another location. My toilet kept getting clogged and they would try to fix it. Blaming me. Then they gave me a plunger and said that there's nothing wrong with the toilet that I have to pay to fix it for myself! So I bought something online and I did fix it myself! However, I have to take the heavy lid off and push the little lever so the water fills back up. I am a renter, not an owner! It doesn't get clogged anymore since I fixed it and I know nothing about plumbing or toilets! So there is still something wrong with it. I'm a senior citizen with a bad back. I shouldn't have to take off that heavy lid every time I use it. Now I just keep the lid off and have to push the flipping button every time I use the restroom. It's ridiculous! Probably when I move out, they'll blame me for their incompetence and charge me for it by taking it out of my deposit. Plus, there was a leak on my window when it was raining and they did fix it promptly so kudos to that. Then a week or so later it leaked again on the next rain. I guess it never occurred to them to see if there's more than one place to check the whole roof. so I had to put in another maintenance request and they decided that since I gave permission to enter they could come in anytime they wanted multiple times without giving us a heads up. How would you feel if you were sleeping and you go out of your bedroom (female) and there's a stranger (male) in your house that you weren't aware of! Not acceptable! This used to be a nice, clean, and peaceful place to live when I moved in five years ago and until Amanda became the manager. The property has several severe issues like loud noise disturbances, car break ins, vandalism of the gate, trash and rubbish scattered throughout, and domestic violence. The manager Amanda Armenta either denies any issues or chooses to ignore them when they are brought to her attention. I feel like she also has quite a condescending attitude and narcissistic sense of superiority which she uses to abuse the position of power and authority that she holds. Most tenants do not know when their rights are violated. I simply choose to exercise my rights and her response is to get their attorney to write me a letter in order for them not to be responsible for any premises liability or control the lack of safety from within from our own neighbors. It took numerous calls to courtesy patrol and the sheriff to create documentation so that she would even recognize that their was an issue. She did not do anything about my violent neighbor screaming at all hours of the night and morning and any of the reports of a woman screaming. We had to video tape this guy screaming, breaking furniture, and stalking me in front of my living room window, front door, and kitchen window. Thank God for sheriff deputy Bryan Viscaino who advised we should all band together as neighbors to get this criminal kicked out. I did not sleep in 3 months and I had been complaining the whole time. I have a right to a quiet and peaceful enjoyment of my home without excessive noise disturbances, banging on the walls, and screaming at the wees hours of the morning. It was not until he trespassed into my apartment that she decided to contact the attorney. The property is owned by Pointe Niguel Partners LLC and managed by Sares Regis. It is an old property with several plumbing issues. I have had 6 leaks in the drywall during my tenancy here. It would have been all right if maintenance and management had addressed the issues timely. Instead they ignore the numerous complaints of a mildew stench and do not do anything about leaks inside the walls until the water comes intrudes into the apartment. There are also large rats running around in the parking lot, under the cars, and on the patios. I think it is because their trash dumpsters do not have lids and the garbage is exposed. I can only assume that the garbage smell is what is attracting the rats because I have seen them go from the dumpster to under the cars of my visitors. It is kind of scary parking outside with rats because they can get in the under carriage of vehicles and chew things up. It would be a nice place to live if the property was maintained clean and maintenance did a better job. It also would be a lot more tolerable if the staff actually listened and if management was not on a power trip because that same attitude is reflected in all their staff. The only ones that really know anything about customer service are Eddy and Wyatt. Laura is a person you can reason with although she has no control. Amanda calls the shots. read more

I lived at Pointe Niguel for 4 years in building no. 29719 by the back pool. The grounds are clean and maintenance is fast to respond. However, I am giving 1 star (I wish it could be -100) due to the constant noise and disruption by multiple tenants in the townhomes 29715 and 29727. For years I tried to not be a "Karen" as they are young kids and do not have a yard to play in. However, I hit my limit with what I could put up with. The kids are screaming and yelling constantly; they play in the parking lots and streets as well as congregating in public areas and walkways by other buildings. The noise is at 100/10 with constant yelling, ear piercing screams and sometimes them cussing. They are NOT at an age where they "don't know better"; they are elementary school age where they can easily be taught to have common courtesy and respect for others. Not to mention that they constantly are littering all over the property, including leaving candy wrappers (chocolate) which made me concerned that my dog could eat this and have a medical emergency. The parents are 100% aware of their kids behavior, oftentimes they frequently have LOUD parties in the parking lots, contributing to the littering and sometimes having beers out there. They are the most entitled and disrespectful A-holes I have ever encountered (this is saying a lot since I work psych). They are NEVER supervising their young kids and at times the kids are being extremely unsafe- example- they were once taking rides in a shopping cart basket and pushing it into the street which is hilly and has many cars driving through. They give 0 F's about their kids' behaviors and fully believe that they own the place. If you take time to read through other reviews, you will also see that multiple tenants have complained about the constant noise and they will take over the ENTIRE back pool constantly. They will frequently invite non-residents and the noise is even worse. Then they leave their trash and garbage all over the pool for the groundskeepers to pick up. There are other reviews on this same problem on google reviews. The noise has gotten so bad that I DREAD coming home after work. I purposefully stay at work late because my office (working in psychiatry) is less stressful than where I live. In fact, I have considered just living at my office and going back to only shower at my apt. There is actually a homeless person that lives in the stairwell of my office, he is kinder and more respectful than these trashy neighbors. I am not able to enjoy my patio due to the noise. I have to have all windows shut with noise cancelling headphones on to block it out. I no longer have guests come over due to how awful it is. In addition to the noise the kids will piss in the bushes, throw balls at windows and cars and at one point were throwing water balloons at cars. It's completely unacceptable and management continues to do nothing because "they're kids". However, if I was running around screaming and yelling or if my dog was constantly barking- I don't think that would be tolerated one bit. I have even escalated to calling police and contacting a lawyer- but I don't think it's worth it since the end of my lease is coming up. In summary- if you want to spend almost 3k in rent to live in hell- by all means do it. I have 6 weeks left on my lease and will most likely cry tears of joy when I don't have to live in a torture chamber anymore. Stay far away from this place if you want to protect your peace. I am giving it 1 stars because I live near the pool area. There is no noise control in the pool area. Parents let their kids "Yell and Scream" for HOURS. A lot of parents get defensive if you politely ask if they can ask the kids to keep it down. I find a lot of parents are on their cell phones just blocking the kids out. I would understand if kids were loud off and on but it goes on for hours and some times the noise level is at a level 10. Coming home from work or weekends are not always peaceful if you live by one of the back pool. Or enjoying the pool area when kids are screaming non stop. Office hours are until 5:30 so after that is not much that can be done about the noise or people entering after the 10:00 closure of pool area's. And it seems it is late afternoon people come into the pool area. Sometimes I dread coming home after work. There is a curtesy security patrol you can call "after" 10:00 p.m. but it sometimes takes a while for them to arrive. Staff is quick to reply to emails and do their best to send out rules of the pool but I find the inconsiderate people come to the pool don't care about the rules. If I didn't live near the back pool area I would definitely give a higher star rating. I do think the staff does the best they can with the resources they have so this rating is no reflection on them. Maintenance is great and quick to respond to repair needs. I would recommend living here if you don't live near a pool area. I can't speak on noise level about the front pool(which is by the office so it might be okay not sure) only the back pool. Something should be done so you can have a peaceful living environment. I did ask about the pool noise before I moved in and was told the pool closes at 10:00 and they have security I didn't know it was only a curtesy security that comes when ever if they come at all and the noise during the day you can just call the office however when I did contact the office I was told because of the fair housing laws with kids not much they can do. My neighbors just moved out strictly because of the noise level living by the back pool and was told before I moved in the tenants that rented unit moved out with in 6 months because they had a baby that could not sleep because on the noise level. I can't afford to move or I would ask to even move to a unit further away from the pool area. I think parents should be accountable for their kids. read more

During my moving out process, I returned my paperwork to Christian in the office which had a requested date that someone come and do a walk-through for cleaning purposes. I waited for 2 hours on this scheduled date/time, and no one ever showed up. I returned to the office and spoke to another female staff the next day who apologized and set me up for a new inspection process. Once again, no one showed up. While I was in the office, the man in charge of maintenance and repairs said to me, "You have the option of just letting our cleaning company come for a BULK FEE of $269. You can just leave and let us do all the work." I asked, "Will anything else be deducted out of my security deposit?" and they responded, "If the carpet has to be replaced and things that aren't normal wear and tear." I had a security deposit of $1,100. You want to know how much I got back? $195!!!! The charges they took out of my deposit were RIDICULOUS: "Partial paint ($214.61), Partial paint inside cabinets ($69.28), Disinfect subfloor ($175), Cleaning charges ($275)." Um, I'm sorry but considering I was never given my rightful walk-through, this strikes me as being unfair. The painting fees are exorbitant...and inside cabinets?! Please! I know how I left my apartment when I walked out. They take you for your money and are terrible communicators. And although this is not Pointe Niguel, my electric bill for living alone at this place for one month? $505. There has to be something up with my AC/Heater or possible points of leakage throughout my apartment. I loved my townhome and the shared areas, but the office made my experience less than pleasant. New renters be forewarned: Neighbors on both sides of our unit have had domestic abuse issues. Very loud banging on the walls (Like the sound of a body hitting the wall), yelling, cursing and more. Wakes my wife and I abruptly in the morning and in the middle of the night. Fighting on the other side wakes my daughter and scares my dog. Literally, he hides in the bathroom when it happens. Horrible. The police were called twice on each of these neighbors. Furthermore, smells from other apartments are entering ours, and one neighbor is smoking marijuana in their unit all the time and it is coming into ours. It has been giving my daughter allergies for the entire time we have lived here. I know how apartment communities work, so I waited until the marijuana smell and fighting were unbearable to complain to management. As expected, nothing came of it, except one of the neighbors coming to our door accusing us of accusing them of smoking marijuana and confronting us saying, "They are threatening to evict us." I'm not sure how Pointe Niguel management decided these neighbors were the culprits, but we didn't say they were and now here they come to our front door at nighttime angrily confronting us. Then, these same neighbors make up a lie that my daughter was smoking and/or vaping on the property to try to deflect blame from themselves, and management confronts US with it, essentially, informing me that my daughter is smoking/vaping on the property!. Absolutely absurd. My daughter is a 4.0 student, doesn't drink, smoke, do anything but read a lot. She is 18 and free to do what she wants now, but she was extremely angry when here character was defamed by our neighbors and this leasing complex. To make matters worse, last night security tried to tow my beautiful convertible BMW at 1:00 AM because I forgot to put my parking pass in the window. Management knows this car is mine, as does security. I had to pay them almost $150 to take my car off the tow rack (drop fee) just because my parking pass wasn't on the car. Mind you, there were 4 empty parking spots around my car, so this towing wasn't for lack of parking. In the end, management stated they couldn't do anything about the marijuana smoke, the neighbors next to us are still fighting and banging on the walls, and I am done with this place. We should be compensated for the destruction of our Quiet Enjoyment, but it's not happening and it looks like we will need to take matters into our own hands. What a nightmare! read more

Horrible living experience. Micro managed living environment. Be careful of the move out expenses as they will hit you for a lot more than really needs to be charged. They charged me $580 for a chip in the small Kitchen countertop. Most likely, they replaced the counter top and charged me for the new one. We had been there too long, 5 years. Great to be out of that horrendous place. Think twice about moving in there and check out some of the other less than 5 star reviews to see. read more

Leasing office is a bunch of crooks, and completely incompetent. They act nice and innocent in person and get nothing done. Place is falling apart, figuratively and literally. Horrible experience living here. Would not recommend it to anyone. All our neighbors felt the same way as well, extremely disappointing what this complex has become. Instead of fixing major issues within the units they prefer to nickel and dime their tenants and charge them for things that they are not liable for when they move out and take advantage of the position they hold over tenants once they are out. read more

*Disclaimer: graphic photos! So I've been living here for 3 full years and as much as I love some of the staff I have had enough! I'm a mom of two, OCD when it comes to cleaning! And I may have clutter because I have two little ones & my job but there is NO reason why I should have mice! We have been dealing with them for over a year here! They said they can't patch up the holes because all the mice need to come out. I have had enough! I have a 5 month old who lays on the floor in the living room, a 4 year old who rolls around on the floor everywhere. I've been trying to figure out why we have been so sick the last few months and I just know in my gut it's these damn mice! Today it was confirmed! I opened my pantry and two mice jumped out from the third shelf! I screamed and called my boyfriend over to help me throw at least $150 dollars worth of food away. I feel violated! For a year I have felt violated! And as much as they say they are going to fix it nothing they are doing is helping! Nothing is fixing this problem and I'm tired of being quiet about it! I'm LIVID! Whenever anything is broken or needs renewal , I just give the office a call and they come within the day or even the next day depending on what works for you. If the damage is really bad they come super fast and take care of it. Definitely one of the best apartment services. read more

We're on our second year here, here are some pros and cons: Pro's: Beautiful area, lots to offer, full laundry room, spacious bedrooms, two primary bedrooms, quick maintenance responses, gated community Con's: I thought that it was like this for every unit, but we do not have a peep hole in our door! I never answer the door because i can't check who's there unless i look through the slider. I've put in multiple work orders throughout the summer for our A/C. They would come fix it, then it would blow out hot air maybe an hour later. Same issue over and over again, they got a 3rd party and began to ignore the issue after. We went through the summer with no A/C, and we had to purchase an A/C unit just to stay cool. The HVAC unit is extremely loud and outdated, they should definitely replace them. We've never had any other issues with maintenance. The walls crack easily due to the shift since we're on a hill. I'm hoping this won't come out of our deposit because there's really nothing we can do about it. No pest control, bugs and spiders EVERYWHERE. When a unit next to you is vacant, they keep the lights on. Every time there's a vacant apartment near me, my electric bill goes up tremendously. I have a feeling they may tap into other units' meters. My neighbors have suspected the same. This is illegal! UPDATE: they did reach out and cleared up the suspicion of this conflict. The yearly "inspections" are a joke. I know they didn't check what they said they did because i left toilet bowl cleaner in one of the toilets and it wasn't flushed like they stated they would do. Some staff in the leasing office are extremely unhelpful. They never have an answer for anything. Lastly, they do not give 24 hour notice for repairs. I've been woken up twice in the past few months from workers drilling into my balcony. There was no email stating my specific unit would be being worked on. I called the office and it was "let me ask the manager." The manager stated there was an email sent out the previous Friday, but my unit was not listed. I responded to the email and she said "sorry for the surprise, they're ahead of schedule. I'll send an update shortly." Not to sound like a "Karen" or anything, but that's also illegal. My roommate was not dressed and sleeping. They sleep with their slider open (the A/C doesn't work so they have to stay cool somehow) and was asleep and naked. A heads up would have been great, and no update on units being worked on was even sent out. As for the towing reviews, that is completely the renters fault. For a 2 bedroom, you get a port or garage and a parking pass. It is the residents responsibility to make sure they either park in their designated spot, or have there pass up. It's in the lease and you're told about it before signing. Yes, being towed sucks but at the end of the day, be responsible and move your vehicle when needed. It's expensive to live in this area, and this complex seems to offer more space and amenities than other complexes do. However, we will not be signing another lease. read more
