Bob was so thorough and knowledgable. He talked us through every component of the inspection and even gave use background information on any issue. He explained to us why our windows weren't working as they should or that we had a specific kind of flooring or water valve that was very good. He gave us the names of everything. I would give negative stars if I could. I reached out because they had so many great reviews in 2016. Rob was so rude that I'm still thinking about it now in 2021. They recently had reached out to me via email asking how my experience was and I'd expressed each of my concerns. No one replied back to me. A followup... 1. During the inspection, I ask Bob about the small cracks on the walls/ceiling. He told me these are "Micky Cracks" over the paint and do't worry about it. During renovation after moving in, our contractor showed us that the second floor had very severe sagging as previous owner illegally removed some of the beams, causing the structure shift and crack on walls. For example, in one small bathroom, one corner is 2 inches lower than the other (6 ft away). We ended up with big spending on architecture fixation. 2. Bob also told us not worry about the watermarks next to skylights. Turn out, these skylights kept leaking during the whole winter, and we have to put plastic cover on the roof and bucket in the living room. 3. Bob also missed the safety code violation in the garage. Previous home owner combined high voltage power line, low voltage line, gas line, and cable line all together. Everything were wrapped together on the garage floor and we were asked how could a inspector missed that. It will cost us at least $30,000 to rewire the entire house since the main power line is placed along with gas pipe. read more

Can't say enough good things about the experience my wife and I had with Bob and his son Jason this past Saturday. My wife and I are first time home buyers and really had no idea what to expect. I was able to book Bob at a short notice for an apartment inspection in Hoboken last Saturday. From the moment we met Bob, I could tell how friendly of a person he is. And no doubt in the next 2 hours or so, he thoroughly inspected the entire place, went up to the roof, went down to the basement to check the hot water, heat boiler, crawled into a very dusty corner so that he could take a good picture of the heat boiler model. My wife and I had an inspection on a property we're going to purchase in NJ this past weekend. We decided to go with Bob at Villa Home Inspections based on other reviews on this site. He showed up early to the inspection, asked us if there was anything in particular we wanted pointed out in the report and then began. He uncovered a number of small issues with the outside of the structure that I hadn't even noticed. As a foreigner buying a home in the US, my experience with Robert Tirado went smoothly. I guess getting a home inspection is not commonly done for small co-op units, but I requested for this service anyway since I was not in the US, and it would be good for a third party not involved in my home purchase transaction to examine the unit well. I put him in touch with my agent and the scheduling and inspection was done promptly. Such an inspection is mostly just a visual walk-through, so I wasn't expecting much. He found some problems with the electrical outlets (lack of proper grounding and so on), and I've since worked with the seller to get those fixed. I'm glad Robert found these problems before I started moving in and plugging my appliances into the sockets, as it would have been pretty dangerous. read more
