I just moved in about 2 weeks ago. At first I was a little uncertain due to the previous reviews I have read on other sites but so far my experience with Villa La Paloma has been nothing short of amazing. The management and maintenance staff are super quick and reliable. They addressed every concern I had and went above and beyond to make sure my apartment was perfect for my move in. The community is very large and seems to have mellow tenants. I haven't seen or heard of any trouble or craziness. The fitness center is huge and has lots of equipment. Large pool and jacuzzi. Overall it's a great place and was definitely the best move in deal in town. TL;DR from the looks of it when new management came in they did a huge overhaul of the whole complex and it certainly shows. read more

DO. NOT. LIVE. HERE. The worst. I lived here for 3 and a half years on the 3rd floor facing the main street. This was the LOUDEST experience I've ever had living somewhere. So much honking and sirens throughout the day and the lights from ambulances/fire trucks would fully illuminate my apartment. The first 1.5 years were great b/c Denise R. was the manager. She was always attentive, looked out for tenants, and ensured the complex was maintained. After her time ended the complex was full of domestic violence incidents (I regularly heard/saw my female neighbor being beat up by a boyfriend) and loud parties. The police were constantly somewhere in the complex. There were more accidents on the main street (Reseda Blvd) than I can count including head on collisions and t-bone collisions. There's so much gang activity, violence and tagging all around the community. From my balcony I literally saw a teen pull out a gun on the corner of Keswick & Reseda and shoot towards the Denny's at a moving vehicle. There are SO many shady characters in complex and neighborhood, tenants going through the trash cans, etc. One night around 2am an irate male tenant attempted to physically beat down the door of a woman whom he accused of parking in his parking spot and causing his car to get towed. He beat her car with his golf club and faced LITERALLY ZERO CONSEQUENCES from the office/management! Come to find out the next day, she was in her own parking spot and had nothing to do with it! It was terrifying and happened two units away from me. I know it's Northridge, but it was always so unsettling feeling just how much the building shakes. It was very unnerving during earthquakes! There were visible cracks in the wall seams of my unit that always reopened after maintenance would just come and patch them. The leasing office was always unresponsive, or very late to respond and just plain not helpful. You have to stay on them for simple requests. Security was ineffective if they even showed up at all. I once called about a loud party by my neighbor around 3am and literally caught the security making out with her when he showed up! Like you gotta be kidding me! The complex is just dirty period, the surrounding grounds are dirty. The pool is just not something you want to swim in anymore, it's just crumbling apart. The walls are beyond thin between units, you can hear neighbors conversations at all hours. Corporate is entirely unreachable. Adam has replied to an email maybe once or twice and then became completely unresponsive. Calling corporate doesn't ever connect you to a live person. There are unsafe dogs throughout the complex. My dog was viciously attacked by a German Shepherd and had to get stitches. No one from the leasing office staff showed for my pre-scheduled move out inspection, I had to call them, and the guy sounded like he had no idea despite on-going correspondence from me about my move out. Looked around forever for a place with the right amount of space, near work and at my price point. Moss Mgmt has a professional reputation in the industry, and so far they haven't disappointed us. This place is kept clean, the manager, Paola is helpful and knows how to do her job well. Any concerns get taken seriously. Everything gets addressed right away and with full transparency. So refreshing! Honestly and integrity are deal breakers in my book and that's what I get here. Thank you for the job you do each day to keep our living experience positive. Have NOT experienced any problems with this place, other than the fact that it look old compared to what the photos on google say :) Came here for a visit from Seattle for my baby daddy's family event, and stayed here for a weekend which wasn't bad at all (my experience) haven't had any roach problems, and also the elevator seems a little too unstable and nearly broken.. but this place is alright to visit and stay for a bit low key lol. Nice area, and I DONT recommend the Liquor store around the corner, (they sell OLD products) especially their Tobacco products , never have I EVER had a HARD ASS mfccin backwood. They accuse everyone of stealing (walked in to buy a backwood everyday! They still thought me and my baby daddy who we were also with his brother ... and the amount of audacity he had to keep starring us down like we were going to rob him. ‍ Although he must've got robbed a lot thinking of us as thieves lol. read more

Please DO NOT move here. TERRIBLE LIVING CONDITIONS. The management team is nice and friendly, but that's about it. This place is a nightmare and you can tell by the countless empty apartments. Everyone is moving out of this place. This place has always had a nasty roach problem, they are EVERYWHERE and in the recent weeks it's become worse. Big roaches and baby roaches are common around my kitchen and bathroom area. It's truly disgusting and unsanitary, I have no clue how this place gets away with that. I emailed 7722resedamosscompany.com regarding this and other issues and I have yet to hear a response from them. Additionally, they are re-pipping the entire building and it's the worst situation you can ever get into. I've spent the last few days relocating to accommodate the pipping team and asking when my hot water will return. I've received multiple empty promises. I've contacted management who said I'd have hot water within minutes. NEVER HAPPENED. I spoke with the Superior 1 team and they promised we'd have hot water in one hour. NEVER HAPPENED. I'm hoping this issue can be resolved within the next few days, but I'm not optimistic considering my current experience. I cannot begin to understand how I'm being charged $1600/month for this living situation. Please do yourself a favor and walk away Villa La Paloma isn't worth it. read more

Haunted. Our studio was so haunted from the old folks home next door the ambulance was always at. Things moved in our place. Dogs barked at nothing. Howled when we weren't there. We always felt watched. Things knocked over. Seriously though. Forgot this in my review below. We just talked about this as a memory and I need to alert people before they move in. I was headed toward the office for my appointment to view an apartment and on the way there I smelled something awful like a combination of baby oil and oregano(?) mixed together coming out of one of the hallways. An old man in a fedora burst out of an apartment on a skateboard screaming in a high pitched voice something about him not being gay(?) I was scared and shocked that he was wearing a foam neck brace but still riding so recklessly on the skateboard. Where to start. Upon moving in I was made to switch units because there had been a busted pipe in one of the units and the person living there had to move into the one I was supposed to live in...totally fine. However once I moved into the new unit it started off bad, instead of getting new blinds there were just turn upside down. The previous tenants hair was literally in the tub which was disgusting! The sink was clogged. The list goes on! Luckily management took care of it right when I emailed them. It still left a bitter taste in my mouth cause I started to wonder wtf else was going to pop up. A couple months after moving in they started to repipe. I was stuck living in the middle of my apartment for roughly 6 months (it was supposed to be a 3 month project). Not only that but my water bill was crazy for a single person living in the unit! The people that were repiping messed up my vent, utensil drawer, and never replaced the divider in the cabinet underneath. You guessed it, took another 2-3 months to get that fixed. When I decided to not renew my lease I was told to meet with the buildings supervisor to talk about my leasing agreement and initial walk through. However the assistant wouldn't let me. She said I didn't need one. After pulling teeth I was able to get an appointment for an initial walk through. However, I was unprepared and asked to reschedule. She said no she would be busy all week. However, when I went to turn in my keys she was sitting at her desk relaxing drinking coffee. I think it's fair to mention I was living in a studio so a walk though wouldn't have taken more than 5 minutes. She refused cause she was too "busy". Besides Denise being super nice, there's not a lot of upsides to this place. Think of it like this, an overpriced basic ass apartment. Nice sq. footage but there's gonna be a lot of BS to put up with. Especially with the assistant. read more

Just moved in about a week ago, Everything seems up to par, I love my studio very spacious, clean and updated. For the most part seems like a quiet complex to live. The reason why I decided to go with this property was because of the Property Manager Denise. She is absolutely amazing, helpful and honest. I moved into Villa La Paloma one year ago this month (Sept) and I cannot say enough about this place. The weekend I moved in the staff held a Tenant Appreciation Day, welcoming us all and thanking the tenants for being model residents. I was thoroughly impressed! This complex has all the amenities you could ask for such as a gym, a beautiful inviting pool, a jacuzzi, washers and dryers on every floor, an elevator, a large stairwell, and the landscaping is as if you were on a tropical island. It has a great community feel, and tables and chairs around the pool area to commune w/nature and fellow neighbors. I sometimes go out and sit by the pool to get some school reading done. It's so peaceful and the tranquil sound of the fountain helps me focus. The apartments themselves are modern and open. I was lucky enough to get a studio that has vaulted ceilings and a balcony overlooking the pool. It comes with all the modern amenities I was accustomed to back in Texas such as a garbage disposal, dishwasher, double sink, granite style counters, oven/stove, bar area, window in the kitchen, modern cabinetry, walk in closet, my very own assigned parking space with remote gate access, and they recycle. It is the best by all standards apartment I have ever lived in since arriving in Los Angeles in 2003. I have only lived here under the Moss & Co. management, but from what I hear all the things I love about this place are all due to them. The manager on site Tom, is like family. He takes care of the place and the tenants with genuine care and compassion. I have work opportunities in Downtown LA, so I was thinking of moving to be closer to work. But after researching what apartments are available... I am fully convinced, I just may never leave this place. Nothing even comes close to the value I have receive at this location versus any other in the entire greater Los Angeles Area. I never lived here, so i can't vouch for the actual living conditions. However, upon viewing two available units, I saw 2 cockroaches in the first unit (one that jumped out at me from a cabinet); two more roaches run across the hallway between units, and two more roaches (1 dead and one "dying") in the second unit. That's 6 roaches in 15 min during daytime without trying to find any. I'm afraid to be here during the evening. We saw a third unit on the top floor at the opposite end of the complex and nothing jumped out at me, but still..... first impressions. read more

Unfortunately the Company does very little for overall maintenance. The hot water is erratic because they don't spend the necessary amount to fix or REPLACE the boiler. It is been at least a year and you never know what temperature the water will be. If you work the night shift or early morning. It may take 10 minutes of running hot water to get something warm enough to wash or shower (between 7-9 am). If you need hot water before 7 am it may take longer or no hot water at all. In the last 2 weeks sometimes you don't get hot water at all and right now there is no hot water and it is in fact so cold that it is colder than my refrigerator drinking water. They apparently have the boiler on a timer and hot water is not available or it takes so long to bring it to temp. that you will seldom get it. They are probably trying to save electricity but in fact people are wasting water waiting for the right temperature or they refuse to REPLACE their boiler system and are doing cheap repairs. It does not surprise me since neither maintenance nor management last long with this company & even the small work they contract outside companies that not always do a good job & follow up on problems. The laundry rooms are also bad since the machines keep breaking down & when you use WiFi activation w/ an account it doesn't always work, and coins sometimes are not recognized. The best system was/is coin activation or special e-cards that you can load money with LESS THAN $5 dollar bills like $1 at a time so the washing machine company doesn't keep your change all the time. Not unusual to lose your money. The other thing is people do not remove their clothes from the washer or dryer after 1 hour and they complain if you touch them. There are cameras everywhere but nothing gets done unless it is a major problem. Mail theft has been a problem now & then (including from postal personnel). Upon moving in, I established a close connection with my new roommates (roaches). I was told that it was a quick turn around being that someone moved out within a few days of me moving in. This was true, seeing as the wood floor was covered in filth. The kitchen and bathroom weren't properly cleaned either. Pest control came out several times, not resolving the roach problem. I appreciated Tom, who was very attentive as management. His replacement Francis, not so much. She was never in the office and always had an excuse as to why she needed to enter my apartment building at early hours (sometimes taking pictures). Not too mention, I ended my tenancy with Villa La Paloma because of poor management! There is a clause for us to break our lease without technically breaking our lease (which management had a problem with me using). She planned to over charge me and never return a deposit. I did no damage to the property but her idea was to charge me for wear and tear of the apartment which I lived in for 3 months. I also was never provided a pro-ration credit for the first month when I stayed there for 2 weeks. Find another building! This one is over priced, poor management, bad area. I have been a tenant for four years and do NOT recommend this place for anyone who has other options. I am also incredulous at the positive reviews currently showing on Yelp. It makes me wonder if they culled all the negative ones because I have yet to meet even one tenant who is even minimally satisfied with conditions here. For one, there have been full day water shut-offs 2-3 times a month for the four years that I've been here. Other tenants share that it has been going on for much longer than that. For example, just today, they turned the water off from 1:00-6:00 with no advance warning. Given that it is a Saturday, I am sure that I am not the only one with laundry or dishwashers in mid-cycle. I have also had two neighbors tell me that they haven't had hot water in their shower for OVER A MONTH (!). During one of their leak repairs, they entered my unit and moved my furniture around. One piece ended up blocking my dog's access to her water bowl on a warm July day that was over 100 degrees. This is after I had specifically asked them to take care around my dog. And even though I keep my kitchen scrupulously clean, it has been invaded by both cockroaches and mice. I have had to strategically place roach baits where there are small gaps between the kitchen cabinets and the floor as well as clean up mouse droppings from my floor. It all stems from a lack of concern and empathy for the tenants. Just last week, I walked into the management office and found three employees talking to each other. Two saw me, but didn't even acknowledge me. Instead, they left me hanging, and potentially waiting for an indefinite period of time, while they continued to talk to each other. I had to finally intervene after about 5 minutes since I had a quick question that was easily answered, once I finally had the change to ask it. I even had a driver tell me that he would never live in a Moss building again. After living under their lack of care for 4 years, I second his opinion wholeheartedly. read more

Hello, I am writing this review in regard to Villa La Paloma Apartments in Reseda, CA. After living here for a year, I will share that living here has been an incredible experience. All of my neighbors have been pleasantly friendly and welcoming since being here. The facility has been going through upgrades around their plumbing and landscaping and will tell you that it's refreshing that a Property Management Company would invest this much time and effort for the comfort of their tenants. Tom Hornoff is the Manager on site and has been ALWAYS available should I need him at anytime. This is the second time I have rented via Moss And Company and on both occasions I have had nothing but good things to say about their hospitality. I have lived at Via La Paloma for 3 years and I'm moving out this week. This apartment complex has drastically improved since Moss and Company took over. The improvements they have made to the grounds make it the most beautiful apartment complex on Reseda Boulevard. Management is friendly and always available. Maintenance requests are always handled in a timely manner and work is done properly. I would recommend this complex 2NE1 who is looking for a nice apartment for a good rate. Great place to live! Kind, friendly staff, beautiful courtyard and pool area, amazing spa, and huge fitness center. I loved living here.

Unfortunately, low rates capture tenants who are suffering from the economy. Then repairs are not so important and rules donot apply to everyone the same. I have lived at Villa La Paloma over 21 years now. It is truly an amazing place to live! I have seen many changes over the years. It is a very friendly, safe and clean community with a beautiful tropical pool area for relaxing as well as a state of the art gym. The maintenance guy Herbert is amazing in every way!! He is extremely friendly always offering a smile and a hello as you pass by. He works with a sense of urgency and accuracy. He goes above and beyond his call of duty and has even been known to lend a hand and help tenants move their furniture. Vila La Paloma is Over all a very nice place to live! read more

I was kind of in a really bad spot and was going to be forced to move into this location and was about to swallow my pride and sign the lease when I noticed this ungodly stench coming from the apt across from the managers apt -that was strike one,then I saw the inhabitant of said apt. STRIKE TWO, no more needs to or can be said and the third strike was when I learned that they only rent to persons of the gay persuasion I decided to just tough it out in my car. The only redeeming aspect of this building is the size of the rooms and how much you pay for them (on studios the 1 bedroom is too expensive to have to live in this building). This place has constant plumbing issues and it is not a surprise to come home to no water, without any kind of notice or information. with recent plumbing issues they were using a jackhammer inside the building starting at 8pm through midnight without notice and started again at 7:45 am the following morning. The person who works in the office is not there at her posted scheduled times and if anything breaks inthe apartment they take days to fix and will only do a temporary fix never permanent unless it breaks more than about 3 times. If the management needs to enter your unit they will simply walk in without knocking on the door. Since animals are allowed in the building the hallways usually smell like urine aside from when they clean them about once a year. Its not surprising to see graffiti in various places throughout the building and many of the residents leaving bags of garbage in the hallways for long periods of time. There are usually men drinking in the parking lot and homeless people going through the dumpster as well. There is less dog poop in the courtyard now tho since they put in bags for their poop. The street is also very loud as you are on a main road. If you're considering moving in the main plus is their room size and prices. read more
