Renters beware!! After moving out of the Le Blanc apartments they are not only are withholding my security deposit of over $2k, but are trying to charge me additional money to clean, paint and change carpets in our unit. The carpets were in bad shape to begin with when we moved in, and now they are charging us to replace them (eventhough this normally should be an accepted charge for managing and maintaining an apartment building that has years of use.) They also are claiming that because the apartment was not deep cleaned - absolutely nothing was left in the unit and we fully cleaned the place with some minor scuffs on the wall just from living - that it is beyond normal wear and tear of someone living in an apartment, eventhough there is photo evidence of the opposite. I had never not received a security deposit back, and now have to spend my time taking them to court because they are being the typical, greedy property manager people warn you about. I'd give it a ZERO if I could. Long story short. Lived there for 18mo. We moved in January even though we signed the lease at the end of November the previous manager before Elizabeth was on her way out and didn't have the unit we were moving into ready. Roaches everywhere. Loft, stairs, every bedroom, refrigerator, bathrooms, management office (literally crawling in front of the manager) in the mail room, Lobby & elevators (that break down once a month). [[HIGHLIGHT]]My apartment flooded from the rain two months after we moved in, Elizabeth started in January and was the new manager . She was inexperienced, rude and had zero empathy for people.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]The following year in February it flooded again. Edie was very helpful. Although both times I had to dry it up with our towels.[[ENDHIGHLIGHT]] The bottom of our wood furniture was soaked. Sofas wet. New Maintenance(2nd rain) tried moving the tv stand and damaged the bottom because it was wet. Totally ruined (I should have requested reimbursement from the company since their employee ruined it. The ceiling remained with a horrible yellow stain all moldy for all 18 months. We moved out and it wasn't fixed. Yes contractors came in and out of our unit with their dirty shoes and guess what. Le Blanc charged me for damages on wear and tear. Really?!! I left that apartment cleaner than how I received it and they kept all my $3000 deposit! *Did I mention I slipped and did the split both times our unit flooded. It caught me off guard as I came down the stairs from the loft in the middle of the night and of course I wasn't looking down. My left knee swelled up. So much for long story short. Property manager-disappointment on many levels. Responds to your emails a month later full of apologies about how she is overworked and responds according to the urgency of your emails. Forget getting work orders done in a timely manner. Maybe three or four weeks is more like it. And maintenance only works two days a week for this 300+ building. And BEWARE because this company is so money hungry upon move in, they will complete a move-in inspection saying everything is working properly but if you find something that is not working or broken just submit a w.o. Once you submit the w.o. for something that is not working they CHARGE the TENANT because according to the move-in inspection everything was in working condition when you moved in. The LIES!! UTILITIES- TENANT is charged MONTHLY for water, sewer & trash, depending on the amount of people living in the unit So, if you are considering moving here ask for a copy of the lease PRIOR to and READ through it! Living here had it's issues, mostly with a homeless man that lived on the roof and set off the fire alarm every week in the middle of the night. They will charge you a large clean up fee for things that are easily fixed/replaced or damage that existed before you rented the place. The new manager, Elizabeth she is snotty and gives you this fake laugh. She does not return phone calls, and I have proof when we submit maintenance form. She takes forever. The lights outside the hallway have not worked for quite a few months. The old manager would have already fixed them, the old manager as well would call me back the same day. I've never had a problem with the old manager. She was amazing. She took care of any problems we had. We've been here for more than three years and She always returned my call. The new manager Elizabeth just lies and pretends. She's not aware of what you're talking about that's what she'll say, there is roaches outside of the building by the elevator in the mail room in the gym room all around the pool. We moved in Jan.2020. Suzie the prior manager was amazing!!!! Covid hit our AC had issues in 07/2020 @ 115 degree weather. No more Suzie :(... No on sight manager, after 15 days of heat and working from home we received assistance. We then had Food Deliveries stolen, car crashed, theft and new manager Philandria only helped those of her color, or whom she liked. I fell multiple times in the building and one tenet called for help, Philandria looked at me on the concrete floor and walked away. I was then taken to the hospital, !!!!! No help, do not move in unless you want discriminations, theft and slippery floors!! Great area, but horrible to live in. read more

Probably the worst idea moving into this complex. We moved in March and literally one month after we started hearing banging from our down stairs neighbor all because she doesn't like to hear my 1 year old walking around. She bangs all day all times of the hour. We've addressed it with the manager even offered to move units to avoid any further issues and they didn't want to move us units. We still have more than 1 year left with our lease and nothing has been done. We get no response everytime we complain and neighbor STILL keeps banging to the point our apartment shakes and our kids are terrified. I lived in my Le Blanca apartment here for 3 and a half years sofar and the only reason I like the Neighborhood This place was easily the best place I've ever rented. Elizabeth the Manager in the front office were awesome and gorgeous . Elizabeth was always super helpful and accommodating with any request, and the maintenance guys here were always really nice because of Elizabeth and helpful with anything, as well. If you're in this Neighborhood, location cannot be beat. You get the peace and quiet.I love how close we are to many restaurants,and the.villarta Super Market the mall and many other businesses that I can walk to any time. The Manager Elizabeth awesome to handle ordering jobs to handy guys and always attentive to anything that needs fixing and that's a plus, The manager, Elizabeth is a super nice Manager always happy to help! a gym, and movie theatersand of course Huge Topanga Mall. This place is generally new, so the interior of the units are pretty nice and clean. I lived here for 2 years and overall I had an OK experience. I lived on the top floor. The floors are thin, so the neighbors below you will complain if you just walking around late at night. The main problem is when you leave. Don't even bother getting the carpets cleaned or having a cleaning service come like we did, because they're pretty much gonna use all your deposit for a bunch of bs. We spent alot of money to make sure the place was spotless before we moved and we got Close to nothing back from our deposit. Also had a bad experience with out ac going out and it almost took them 2 weeks to fix it. It was a pretty bad experience. I would also see rat/mice poop in the general areas as well as our roof top deck. Complained about it and they would just keep see they don't see any. Overall, this is place is not worth it. Last couple of months before we left, they raised the rent to 3k. Good thing we bought a house and got of there. read more

Once i first moved in the apartment was still missing so many things, they said the guy was gonna come fix it.. never came. The light in the master bedroom closet was not even working when I moved in and they need to update their lighting in the rooms, i had to buy extra light because the light they provide doesn't light up anything. Also my packages will constantly be stolen, including my baby diaper and wipes i ordered were stolen. They definitely need some type of security. I had to break my lease early due to some issues and I lived with roommates so i tried to reach out to the new manager to help me. She literally only replied to me once and then never again i've sent her multiple emails and nothing. till this day i never got my questions answered. read more

The reason why their office didn't hear of anything because our complaint went through Nicole and she said we all had to pay, which is false. The "nominal" cleaning fee they alleged should have NEVER been charged, as the premises were left immaculate as well as steam cleaned as per the statute. I've lived in 7 rental residences, to include Spain and Hawaii and NEVER had any part of deposit or a cleaning fee imposed on me EVER, as I make sure to leave premises in way I received or even BETTER in some cases. First of all lets start with the Manager who is very kind and welcoming until you get in the building and start living and things break down or just are NOT working when you move in PLEASE don't call the manager unless you want to get your head bit off or she will say you are giving her bad energy, because you are calling everyday because something is WRONG everyday. First week we moved in all the blinds in every room where mixmatch and old all different colors taking from blinds that had fallen off and replaced AND not even a full size washer and dryer a stackable....smh washer does NOT have hot water, and dryer is so loud it sounds like it will fall apart anytime, AND first use of apartments refrigerator Ice machine a roach comes out. This is all in the first week oh Did I mention we paid over $7,000 to get into this place. AND there is a fire alarm system state of the art that goes off falsely at least 3 or 4 times a week blaring lights and noise at any given time the first time it happened after we moved in here was at 3 a.m. and it lasted for about 10-15 minutes before it was turned off it just happened again this past Sunday at 7:19a.m. it also on Saturday July 22nd @ 7:30ish am last about 15 minutes until LAFD shuts it off. OHHH and the best part I just found out you cant display anything in your window so you cant live or acknowledge your beliefs or celebrate your beliefs in this house of horrors or even put plants on your balcony, how can a plant be harmful . I had a birthday banner up for my daughters 21st bday on my door the Manager who never wants anyone to call her called me to say we don't CELEBRATE birthdays or Christmas or anything like that so you have three days to remove that. So because whoever they is that does not celebrate my family cant either. Now onto Maintenance there is NO maintenance on WEEKENDS NOT EVEN FOR EMERGENCIES. they may show up after 2 weeks they may not it took us 3 weeks to get our washer fixed remember NO HOT water, when we first moved in. We've loved our apartment at Le Blanc. We're on the 3rd/4th floor with a 2 bed/2bath. Very few complaints, only about small things. Exceptionally great: The balconies, loft, kitchen, under-stairs closet, smart devices. There are two enormous balconies. One has a view of the mountains, another a view of the courtyard. I've never seen any place with balconies this spacious. It almost doubles the size of the apartment. I love the spacious kitchen and the loft adds a really nice, unique multi-story feel that's great for an office. Because of the loft, there are high ceilings which make it feel open and gets a lot of light. The closet under the stairs is very big and is great for storage. Not a huge thing, but having some smart-home features are nice. Especially the ability to give a temporary entry code to a neighbor or workers. The package locker is really nice! Good: in good shape. The fixtures/doors/floors are all well maintained, not much damage showing from previous tenants. Bedrooms are also nicely sized. Windows are easy to open. Courtyards are nice and very quiet. Neighbors are friendly, quiet, and mostly families. Pets are allowed and there's not much they can damage (we have a unit without carpet). Maintenance requests have been fulfilled very quickly (sometimes within an hour of submitting it). Bad: elevator, tankless waterheaters, management responsiveness. The elevator is unreliable. It's broken down a few times in the 8 months we've lived here. It's very slow and makes weird sounds. But generally it's functional. This complex uses tankless waterheaters, which means that while it conserves energy, it takes 2-5 min of running water to heat up at the beginning of the day. So it feels awful to waste that water. We just find ways to reuse it, but it's not convenient. Management has not been very responsive to our emails when we've had questions. We've had one package stolen out of the main lobby (must be by a resident b/c behind locked doors), but it wasn't stored in the package locker. We haven't gotten that addressed by management yet. Also, it gets so hot in the loft. The A/C is very weak in the loft and management says there is no way to fix it. It works fine downstairs, but when it's 100F out, it's too hot to work in the loft no matter how low you crank the A/C. read more

My wife and I were looking for a competitively priced place to live in a decent area. So far, everything has been great. The site manager, Philandria, is very kind and attentive to the residents. We have had very small issues in our unit and scheduling maintenance is just a click away. It's also very quiet and the courtyards are cleaned daily. Worst rental experience of my life. I could write a book, but I'll just say that this was the worst place at which to get stuck during a terrible year. Also, the building is not secure, packages get stolen, and there is dog poop and urine inside and out. ONE STAR because the place is nice, inside the closet space is small but we manage (boyfriend and i). Like the other review said, we also have been dealing with the upstairs tenants and Nicole the property manager does nothing to help. They are loud and we've commented before, she recommended just calling the cops on them. We've had to do so, my boyfriend works at 5 am every morning and I have work and school, and it's just hard when you can barely hear yourself or have to wear head phones often cause their kid is very loud up there. Also, people are very nice as far as I can tell, but no one is held accountable for letting their animals use the bathroom on the sidewalks inside the premises and some dogs bark all day. Gym never seems to be cleaned, I swear I've seen the same gross "loogy" looking spot on the wall in front of the treadmill since we've moved in and sweat stains on everything . Another thing, more times than I can count there are teens here who come in and out on the weekends literally laughing and screaming "shots" "bitch" ect. all through the hallways and still not being held accountable. There was a point when the fire alarm was falsely pulled 4 times in the 6 months I've been here in the middle of the night between 2am -4am. Again.. no one claims to know or have seen anything, the last time the fire department seemed to already be ticked off since he was the same to respond to the time before that. He says it happens here often, unfortunately. It is NOT a quiet/clean place like we were sold on, I know at least 5 other families moving out this year after only have spent a year here under lease . LeBlanc is located in a really nice neighborhood. They have a lot of amenities available for you such as pool, recreation room, gym, and a quiet refreshing patio to relax. It has been helpful to know how quick and polite the staff is, and always maintaining a clean area. We can't get our deliveries brought to our door because they still haven't programmed our name into the call box even though we have lived here since July. She is incredibly rude and much too immature to handle this job. The building is dirty, the elevator constantly breaks, and nothing is ever handled in a timely fashion. The only reason this place has decent reviews is because the previous manager, Nicole, used to pester people until they wrote something nice on Yelp because "it really helps." My sister and I were one of the first people to move in to this complex. It definitely needed a few months to really iron out more details before actually letting people move in, but overall, the apartment is beautiful. Huge two bedroom, balcony, washer/dryer in the unit, amazing color scheme, beautiful greenery and community sitting areas. For the past couple months we have been having major problems with our upstairs neighbors. We have literally called the cops 8 times on them and they are still not being evicted. It is very upsetting to be spending over 2 grand on an apartment that you can't even hear yourself think at. Myself, my roommates, and my two dogs have been living at Le Blanc for a little over a month now and we love it so far! Nicole is a fantastic property manager and has bent over backwards to help us out when we had a terrible experience at a previous location and needed to find an apartment with only a few days time. She goes out of her way to get to know all of her tenants, children, and even their pets. She's really been great to us. The complex is pretty damn quiet. Every once in a while you'll hear children running or playing or dogs barking, but hell, that's to be expected. If you choose to live in a building with 82 other units, you're bound to hear the other tenants going about their lives. The apartments inside are spectacular. Beautiful kitchens and large living spaces. Notes: 1. Some people apparently don't care about keeping the state of where they live nice, so they have allowed their dog(s) to go to the bathroom in the walkways/artificial grass in the courtyards/elevators. That is no fault of Le Blanc or Nicole. That is ONLY the fault of the tenants that allow their dogs to do this. Please, for god's sake, pick up after your dogs. 2. The building is brand new. Built in October, I'm pretty sure. There are some things that need fixing every once in a while and sometimes those fixes that a little bit. If you have some patience, you'll be fine. It'll get fixed. 3. The neighbors have all be nice. I don't know what that one-star review is talking about but I haven't encountered a single rude person. With that being said, Nicole the property manager treated our stressed selves with so much dignity and respect throughout the entire process. was During the entire lease signing process, she was absolutely phenomenal and provided all that she could for us to make our move in to the apartment as easy as possible. After a week and half of trying to find a new place to call home, Nicole went above and beyond to making sure all our needs were met and we were entirely comfortable to call Le Blanc our new home. Too bad I could only give her and the apartment complex 5 stars, because goodness knows they deserve all the stars in the planet. Management is very approachable and helpful. When I was inquiring about apartments as a "walk-in" I was helped out right away, so it was very nice. The inside of the apartment is very modern and there are plenty of games to keep your guests entertained. read more

The Postive:I would like to first take the time and start with how wonderful the new manager/management is amazing-If you have been a resident and experienced the past manager you would truly understand the real transaction the building has experienced. Building is very nice. Nice size units, I live in a town home style and my fiance and I are in love. Ms.Brianna is a very knowledgeable person, you can count that the task request would be completed. I've had no issue with the manager and can only speak very highly of her,Some can be upset of items she has no control over.. Some items you would need to take note since she has been here; Building has been painted , building has staff here during week, Community Events, also new patio furniture,rules have been in place...These are few I've notice. The negative: Some resident do smoke Marijuana and tends to smell. Some resident seem not to care and leave trash around building or shopping basket, fire alarms have been pulled on purpose, there are some issues finding parking, but this is living in a apartment. The only reason I can't give it 5 stars is because of Negative aspects and because it is pretty expensive housing. read more
