If you are looking for a place with a horrible property manager- this place is not that lol ! Jeff was wonderful for our entire experience there (a little over 2 yrs). My fiance and I had to move to Washington for work and I miss my old apartment everyday because we really fell into a routine and a comfortable spot there. If we ever needed anything Jeff and his team definitely took care of what we needed. When we get ready to go back and if it works out for us we would love to go back and live there again. Its not the fanciest place ever but it was really what we needed for the price range. The neighborhood does not always feel the safest but at least inside the apartment complex I cannot say I ever worried for my safety- if I had to complain about anything it would just be to see more cameras around the property just to be super safe in the area but not because the complex itself needed it. read more

its been a pleasure living here for the last 2 years! The premises are always clean, friendly staff, Jeff the manager is always on top of everything. I love that there are 2 elevators in the building and no stairs on any of the entrances which makes it so much easier for wheelchairs access, strollers or anything with wheels. My 1 bedroom apartment is nice, very spacious, perfect for a single person or a couple and very important no bugs, roaches or ants. I am very happy and feel extremely safe living at Warner Palms Apartment, highly recommended, it has a nice Gym and a beautiful pool area. Tenants are friendly, and is always quiet and peaceful, the beautiful trees on the patio remind me of the Jungle cruise at Disneyland. Avoid this place. Signed a one year lease here. Jeff will act nice and give lip service to make you sign. When issues come up he WILL bully and yell at you to get his way. My unit flooded due to rain in April 2024. Jeff screamed to bully and intimate me when I requested damage assessment be done while I'm home. He screamed several times "I DONT NEED YOU TO BE THERE DO YOU UNDERSTAND ME." After I left, Jeff took $200 out of my security deposit for "Repainting costs." I called to ask why I was charged this, and he continued to employ bully and intimation tactics to silence me. When I told him I wanted a refund for the charges he said "not happening" and told me to get a lawyer. He then said it was above him and nothing he could do. Then refused to give the number to his boss multiple times. He told me I was causing problems by asking for the number and asking questions and hung up on me multiple times. I did not damage any paint and have pictures. He said it's "company policy" even though it's not posted ANYWHERE nor written in my lease agreement. He is CLEARLY in violation of security deposit law. I can't imagine how many tenants have been scammed by this policy, it's illegal and they should be sued. Jeff's manager, Pete is in cahoots with Jeff and this whole repainting charge scam. Manager refuses to condemn any of Jeff's behavior and is hoping upset tenants will be scared away by Jeff's clinical anger issues. As many of the reviews state, Jeff's behavior is alarming and unacceptable. He hates dogs which is a red flag, and also ironic because he acts like one when he doesn't get his way. Lots of reviews say he is terrible to women, which I can vouch for. Stay far away from this place and hopefully you're reading this before you sign a lease with him. Packages are securely held in the office for you to pick up, and there are two laundry rooms on-site for use at all times. I lived at Warner Palms for almost 7 years and I loved it! Jeff (the property manager) is always so kind, helpful, and professional! He always made sure the property was safe and clean. If anything did happen, Jeff immediately took measures to fix and prevent such occurrences. I really appreciated how attentive he is. Any maintenance issues are addressed super fast and the maintenance team is so nice and understanding. Only kitties are allowed there as pets, which I don't think anyone has an issue with :). I lived in 310 for 2 years 12/2019-12/2021. It's a nice place. It's also an old hotel that's been renovated-ish (think sign of the floor plan with the exits, on the back of your front door, and MY LORD the elevators, also did you actually fix the broken floor on the left in the main lobby, leading to that elevator or is it still just that mat covering it?) ... And pretty, if you can get one facing the inner courtyard. Mine and the rest of the east-facing side of the building is a white wall of a Public Storage (not knocking the storage, have a unit there myself), but I do distinctly remember the eyeroll I had when I heard 'I don't know why people haven't used a projector to play a movie on it' with the sale pitch. Blindingly bright in the afternoon sun, and it's never truly dark because of the security lights needed for the back parking lot driveway, just an FYI. MAIL: No issue at all with envelopes. Packages being delivered however, always seemed a bit like a game looking to see if they put your number on the white board on the other side of the glass (not joking). Office was open, hit or miss, but if you called they'd come out. LAUNDRY: Never an issue with finding washer/dryer, two different rooms, one was 24/hrs, they did break down a lot. They use a laundry card and you pay for every wash and dry. Think it was a total $3.50 for both a wash and dry, but you could fit 2 wash in 1 dryer. TRASH: Bins in the front and back of the building and enclosed, both require FOB access to come back in. Trucks picked up around 9am on Sat and Thurs MAINTENANCE: Requests (management, every person that came in was respectful) was kind of a one and done, if it wasn't fixed right then, it wasn't going to happen unless you kept asking. Had a hole in the bedroom ceiling for over 2 months because they couldn't figure out where a leak was coming from on the roof ('it needs to air out' 'we have people coming tomorrow') and then I moved before. **Basically, stay on top of it and they will fix it, but don't expect them to follow up. *Water heater/boiler or pressure went out constantly. A 'Notice' in the elevator every other week. *Old AC units - Make a point of it if you're moving in to have it replaced and/or to change the FILTERS. *The slats for the sliding door blinds can and will break/fall down, they'll replace them. *Your 'vent' on the microwave above the stove will only vent into your cabinet above, do not use, its worthless. *Refrigerators are not included. Bought mine, didn't take it with me. (Hope they left it for you!) ***CEILING LIGHTS IN THE BEDROOM & LIVINGROOM - there were none UTILITIES/PAYMENTS: - DWP max for two months was $150 and that was running the AC constantly while working remotely. - Lease includes trash and gas. - Around 3% yearly increase for rent. - Starting $1575, 1 bedroom, deposit was full month rent. - DEPOSIT RETURN: Automatic cleaning fee-- CHECK YOUR LEASE PARKING: Designated (1) spot. No guest parking what so ever. Street parking and a few empty shopping lots across. Heavy traffic on Sherman Way though if you're parking on the street. TRANSPORT: I was in an out of the office at the time, but I used Lyft and Uber with no issues. It's also off of a major intersection of Winnetka/Sherman Way with multiple bus routes. FUN POINTS: ***They have this really cool portion next to the mailboxes where you can place things you don't need or want anymore. I left SOO many DVDs and still have a cup and a clothing iron from there. -Year-round shelves for food drives and a nice area of books (never took a look at them but it was cute) -Window/lobby decorations during the holidays. -Door decorating contests (surprising amount of participation) -Great gym, personally never used it, but it is really nice! SAFETY: I always felt safe. FOB for main entry and parking gate for the back lot. Automatic lock on your door (think hotel), with deadbolt and hinge. read more

I have lived here for 2 years and just renewed my lease today for another year. I was lucky to move into the newer building as I am only the 2nd tenant to live in my unit. Jeff is great at managing the complex. Alfredo is a great maintenance man that gets things done right and quickly. The grounds are always clean and the neighbors are pretty considerate considering we live in an apartment building. No regrets, nice place and decent rent. Lived here for two years. Finally in November 2013 my partner and I decided to move to the Big Island of Hawaii, but when we decided to move we had barely renewed our lease for a third year. Needless to say we needed to sublease in order to move. I went to talk to Jeff the Manager and without a glitch he told me not to worry that he would find someone. And yep in less than a week we had subleased our place and move to Hawaii. Jeff has always been a great and easy manager to work with always helpful and attentive to the complex. If we didnt have to move we would still be living there. On a different note. Our apartment was a one bedroom and we never had any issues with the appliances, neighbors and or parking. Update: My response to the Jeff the manager... You are a liar sir. As far as I was able to discover in a quick 5 minute search the reviews from Brian B., Brianna C., and Tyler K. are fake reviews from people who never actually lived in the building. You can easily tell by the fact that they have reviewed some of the same places as one another and have all their reviews grouped together and written on the same day as their other reviews. That leads me to believe that the reviews left by the women who claim to live in the building (and whom conveniently decided to leave reviews about how safe they feel only AFTER my review was posted even though they supposedly have been living in the building for years) are also paid reviewers. Please note that the assistant managers don't stay for long. Wonder why that is? I don't know why the owners keep Jeff on staff even though they have been made aware of his verbal and emotional abuse toward single female renters but I can assure you, when a lawsuit is inevitably filled against them, they will lose, and then hopefully they can finally explain why they kept allowing this man to terrorize female tenants for no other reason other than he enjoyed doing so and was given free reign to do as he pleased. This is my second time writing this review because Jeff, the building manager, had my first review removed by Yelp under false pretenses. Do NOT move in here if you are a single female. Jeff, the manager, is verbally abusive toward single females. I have seen and heard him curse out female tenants for the smallest things when he thinks no one is around to hear him and he thinks he can get away with it. He's been reported to the property management company on numerous occasions but they continue to fail to fire him for some unknown reason. They have been called and emailed and instead of handling the situation, they tell him about the complaint leaving the tenant open to retaliation from him. Evidence is being gathered to file a lawsuit against them. Also, please go ahead and read all the reviews posted about this place. Jeff has clearly bought and paid for the positive reviews. It could not be more obvious because look at how many of the reviews specifically go out of their way to mention him and how amazing he is. Now look at the reviews for every other apartment building in the valley and see how many of them go out of their way to leave positive reviews and name the apartment manager specifically. Hate to tell you Jeff but most people leaving reviews for apartments only take the time to do so if it was a negative experience. Same goes for naming an apartment manager by name. Only time you will see this many positive reviews that mention apartment manager by name is when those reviews have been bought and paid for. Now I understand that this could be dismissed as just being circumstantial evidence so here's the actual proof: go ahead and click on the names of the reviewers and you'll find that a few of the reviewers - who clearly don't know one another- just so happened to leave positive reviews for exact same businesses! As a female, I feel beyond safe in this building. After business hours, the building has an emergency phone number, demonstrating their dedication towards the tenants if anything were to happen. They leave the packages securely locked in the lobby away from package thieves. Parking is good. Everyone is friendly. Cameras on premises. I have never felt scared going to my car at night. Rent is fairly priced. They allow cats. The tenants are quiet at night. I am really pleased. read more

I lived here from August 2016 to December 2017. We lived on the third floor of the older building. We moved out because one of my friends is renting a house and need roommates. During this time, they were doing a major construction for the new apartment building. There were constant noises even on the weekend, BUT Jeff and Maggie (the two managers) warned us when we were touring the place. For my husband and I, we were never really bothered by the construction. Even when they took away our one parking spot, we just had to find parking on the street. But at the end of it all, we got a slightly bigger space for our car and a very neat parking lot. Jeff and Maggie are very nice and professional. I always get packages almost 2-3 times a week at different days, they're always so polite when I stopped by the office to pick them up. The neighbors are quiet to me. Only several occurrences where a fight happened and someone had a medical emergency. One time some stupid immature couple broke into our mailboxes, and again the management handled the situation professionally. The maintenance and cleaning crew were very nice as well. The work order usually got resolved within two days. We have a cat and they always made sure to close the door so she doesn't run away. When we moved out, we made sure we cleaned every inch of the unit. They only charged us for minor things and we almost got all of our deposit (including our pet deposit) back. The only negative things I can say about this apartment is that the unit is pretty small. I hoard a lot of stuff so the space outgrew my things pretty fast. You also only have one parking spot. I think the older tenants have priority to a second spot. Other than that, it's been great living here. The price is pretty affordable when we moved in. read more

We stayed here for more than 2 years and it was a beautiful experience the community is always clean and green, quiet, respected neighbors. if you are moving out ASK for a WALK-THROUGH and TAKE PHOTOS. Also do a THOROUGH walk-through BEFORE you move in and again take photos. Both me AND a friend were Shocked at our move-out bills which included over-inflated charges for carpet replacement (which wasn't even new when we moved in there) and $150 for patching holes in the wall from 5 picture frames. We also paid for electricity for another unit for 6 months and after sending official letters and copies of the DWP Bill and a letter from DWP saying the Management company was responsible for the over charges, they still REFUSED to pay and then threatened to take us to collections, they sent my friend to collections too after she sent them a complaint letter about the SAME over-inflation issues...they NEVER addressed our concerns! I gave them 2 stars solely because Valeria (manager in 2005) was great AND, as said below, the maintenance guys come pretty quick to fix any issues. Also when i asked them to take their shoes off, to keep my carpets clean, instead they laid down brown paper, and I really appreciated that. I took them to small claims court this year and lost due to statue of limitations (my fault) but STILL they could have paid what they owe. SO THAT is why I am yelping them because if they can, they will screw you over and not feel bad about it AT ALL!! Good luck with your apartment hunting.....I KNOW how it goes. I have lived here for a week now. I will update this as I go on living here. My impression is Meh. It is very quiet - there are no children running around. Sometimes you have people watching a game in their place with friends. That's about it for loud noises. I am able to sleep with out ear plugs. Jeff the manager is super cool. He does make this place appealing. My stove is new and awesome. There is little cupboard space (I live in a deluxe) and I have had to add shelves to hall closet to make a pantry. The bad part about this place is how dirty it is. The floors of the laundry room needs to be mopped and the 3rd floor carpet reeks and is begging to be ripped out. The first floor has already had this done and it is nice and shiny. Also every door handle is falling off and the there is rust on every piece of metal here. Let's see if they mop, add a fresh coat of paint, and fix the door handles. Also - I have not seen any gangsta's here.. so I guess they are gone. More will be revealed.. read more

My wife and I lived here for one year before buying a house. But we mostly loved it here! It was cozy and people were friendly. I was a little hesitant at first because of "w f" 's review about ganstas and AM parties, etc...but that was just NEVER the case during our year there which just ended last month. There are no gangsters here. There were no AM parties. The only really loud, late party that happened was our neighbor who was moving out that week. Most people keep to themselves. And, 'Georgie D.' needs to rescind her review, it's outdated and has zero baring on this apartment today (and thus no use to Yelpers). Pros: beautiful courtyard; few if any children (only two people allowed per apartment); laundry facility better than most; secure parking; secure building; easy to contact manager; fitness center; periodic neighborhood watch/police info meetings; got most of our deposit back; manager (Jeff) is very straight forward and fair (he's not one of the typical sketchy managers you'll find at most apartments); never had a neighbor park in our parking spots (unlike our last apartment); water is payed for; repairs are made in reasonable time; we had one of the bigger A/C units which kicked ass; there's no problem borrowing manager's dolly for moving stuff; apartment keys are irreproducible. Cons: sound travels through walls too easily (we had to put up with constant arguing coming from neighbors' apt); neighbors' cigarette smoke seeped through wall openings (like outlets and phone jacks); lots of the residents smoke in the courtyard (we don't smoke, so it annoyed us); while courtyard is beautiful and well planted the noise level from all the A/C units makes it not so inviting to relax in; security remotes often stop working on the front door only (but still work everywhere else). Don't be fooled by the length of the 'cons' section, they really are not that big of a deal. Overall, we liked living there and miss the place (even from our new house). read more

I lived at Warner Palms for almost a year and it was one of the best locations I have ever found in the Valley. They're reasonably priced and the amenities are great! I especially loved their brand new pool and well stocked (almost never in use) gym. The office staff are friendly, accommodating, and genuinely care about their tenants. The cleaning and repair service staff are top notch as well. Anything that needed to be fixed in my apartment was taken care of promptly. The courtyard and common areas were always kept spotless by Carmen (she's one of the sweetest people I've ever met). I will always have fond memories of Warner Palms. Jeff, the manager, is courteous and helpful. Maintenance is always on the ball. One hot summer weekend my air conditioner broke as well as a major kitchen appliance. I swear within only 30 minutes of filing a request they were at my door with tools and replacements. Maybe I'm out of touch with reality and this economy but I think it's over priced for the area. Then again I think every place in this town is over priced. If you like to go for walks or runs around the neighborhood it's depressing seeing the trash on the sidewalks left by the customers of the nearby 7-11. I've seen how they're remodeling the older units with nice floors so for new tenants it's probably a good bang for your buck. One word of advice if you have a choice. Try to avoid units on the front west side because the noise pollution coming from the next door Sherman Courts Townhomes is outrageous. I'm waiting to hear back from Animal Control, but it's been a problem for months now. Jeff, of course, has been helpful getting me the info I need. read more

I lived her for just over a year. I moved into this building with my girlfriend who later became my fiancé. The first 6 month this building was the best place I have ever lived. The building was clean, quiet, and the people were friendly. The main reason we picked this place is because this is how the manager Jeff told us this property was, and for 6 months it was. Then the problems started in the summer, first the ac unit did not work, but they did replace the unit within a week. It was nice to have a quick turn around on a request. Then the new neighbors moved in. One selling factor is Jeff told us he doesn't let "gangsters or riff raff"into the building. Well the people in apartment 239 were just that, the constant slamming of doors,thumping of music, smell of pot, and fighting from them at all hours of the night was unbearable. I would call Jeff sometimes till 3 or 4 in the morning to ask him to shut them down with now luck. They would stop for 5 minutes then continue. As a person that works early in the morning a good nights sleep is very important. The stress of not sleeping and the constant smell of pot in my apartment was unbearable. It got to the point where the living conditions had made me physically sick and put a strain on my relationship which then was gone due to the constant fights we had over the situation. I asked the management to put my apartment up for rent at the end of November and moved out for a month till it was rented at the end of December. I was disappointed that it seemed easier for them to let me walk than to get rid of a problem that was ongoing for 6 to 7 months.... But I understand there is a procedure to doing things. But with that said this apartment WAS very nice to live. As long as you DONT LIVE NEXT TO OR AROUND 239 you should be happy here. The maintenece staff was quick and very friendly. The manager Jeff was awesome and tried all he could to help. There is a woman who covers for Jeff but I would wait for him to return to work be use she wasn't very helpful. Lost my patience with this place. The owners are too greedy, and have built another building and taken away a bunch of resident parking spots to get around the rent control this apartment has. Their construction workers entered my apartment to move an extremely dusty table (i'm typing this as we speak with my allergies flaring up) into my apartment without even a courtesy call to let me know they were entering, and this is after I cleared with the apartment that i could leave my stuff there while they painted. Living here started off okay, I guess. They told us before we signed our lease that construction would only be three months and that if we just bare with construction the complex will be a better place to live in with more parking available (we have 2 cars and were only allowed 1 spot even tho we were willing to pay for an extra spot). We figured three months was not that bad but they lied. It was not fun being woken up at 7:30am to the sound of construction BUT we bared thru it. It was also not fun to wake up to arguments between the workers and the supervisor were having (lots of F bombs beings dropped) BUT we bared thru it. It is now 2 months before our lease is up and construction doesn't seem to be even halfway done. I haven't had a parking spot for almost 5 weeks because the lot is getting "remodeled" but its been a dirt field for about 3 weeks with no improvement (and all they did for their inconvenience is refund us $50). They need a better security system because those little FOBs don't work for nothing and their excuse? "When we reprogram someones, other peoples get knocked off so we just have to reprogram it but it'll just keep happening." What? Like who has the time to constantly get their key reprogrammed? So I constantly have to call the front door and wait for my phone to ring so I can let myself in. Then when they gave us a key to the lobby and they remodeled the lobby, the key won't turn the lock anymore, did they change the lock on us or what?! They also got new washers and dryers for the new units but have yet to fix the broken ones in the old units. I would really like it if I didn't have to guess which dryer will dry my clothes. Also, when they were pressure washing the windows, I guess they broke my bedroom window and came into my apartment twice without my notice to replace it. I found out on my own when I noticed that my stuff had been moved and bedroom was left open (I close it everyday when I leave my place so that my cat doesn't go in). I don't care how "nice" management is, this place was not and IS NOT worth living here. They keep pushing back construction dates and their excuses are so predictable. This place needs to get their act together before they think about renting out anymore places. read more

My husband and I lived here for about 2 years before we bought a house. I gave this place 5 stars because of many reasons. It's convenient and quiet. We rented 1 bedroom on the first floor, the space is enough for both of us. Jeff, the manager is awesome, he picked up the phone every time we called, addressed our issues right away, and he's a very reasonable man. Carmen, the cleaning lady is super nice, very friendly and cleaned the apartment super shiny. Alfredo, the handy man, he got the job done. Eventhough, we're living in our own house, we still miss this place. It's one of the best places we ever lived in. Enough said!!! Love this place!!! read more

Great place, excellent management! Very quiet for the most part, never had an issue with bugs or anything like that, and probably the best value I've found in the Valley. It's undergoing improvements now too, definitely talk to Jeff (the manager) about that too! No dogs, only a handful of cats, and very few kids - a very good deal. read more

THIS IS A PLACE TO LIVE. I lived here for a year and I didn't really want to leave but I had to. This apartment is very NEAT and QUIET. There are two maintenance people on site and they make sure the environment looks presentable everyday. My favorite part of living here was the quietness, they was a max of 2 people living in the units and so this made the entire place so calm. It was quiet from morning through night. The apartment has a nice pool and it was cleaned almost every other day; a beautiful Cabana where I always loved to relax with my husband. The price point is definitely great for a luxury apartment that comes with all stainless steel appliances and also a "washer and drier" in your unit. The managers Jeff and Maggie were wonderful people. They were very professional, helpful and alway responded to my requests in a timely manner. Warner palms will forever be my favorite place to live. We just moved in here after living in a complete dump in canoga park. The apartments are beautiful and well-kept. The management fixes things as soon as you leave them a message under the door. The apartment building itself has younger couples and bachelors/bachelorettes who are looking for a quiet place to situate themselves. It's not really a family building if you're looking in to move in with your kids. The only cons I would have is there are a few neighbors below us that smoke pot. I have nothing against what people do in their spare time, I just wish it didn't rise up into my balcony. :( However, the rent is very fair, and I firmly believe you get what you paid for. read more

I have been living here for about 2 years now. Building is quiet. Management is nice. However, for the last 8 months my windows have leaked every time it rains or there is too much condensation. This is of course ruining my brand new hardwood floors and I can't do anything except out a towel down. The management says it can not replace the windows because they are metal frames. That was an okay excuse for a couple months. Now it seems like they just do not want to fix this at all. The last two times I have called and left a message I have gotten no response. Not even a call back. I understand it's not Jeff's fault but he needs to be more adamant with his boss about this issue because it is ruining the floors of the apartment. I am surprised because usually they fix things right away. Would be 4-5 stars but I have a feeling they won't fix my window until I move out or just wait for the next tenants to notice. read more
