I lived here 2 years. I would absolutely continue living here if I wasn't moving. Pros: * 10 minute bike ride to CSU, Chico * Easy walk to downtown Chico or Bidwell * Beautiful landscaping. Always lush, colorful, and maintained * Quick fixes from maintenance * No car/apartment break-ins during my stay. No packages stolen. I felt safe in the gated community, especially with nightly security * Close to Safeway grocery (easy walk) * Small workout room (treadmill, weights) * Monthly raffles and daily coffee * Automated monthly rent * 15 minute drive to the University Farm * Pool, BBQ, and workout room Cons: * Laundry unit is $2.50 wash, $2.00 dry. Sometimes machines don't work after paying * If you're sensitive to neighbors, understand that they may blast loud music and the smell of weed could infiltrate your apartment occasionally * Random families sometimes use and trash the pool * $50 late payment penalty with no exceptions. STAY AWAY! The management are such a joke here. All the amenities does not make up for their shitty so called "management" in the office. Lived here for 2 years and at first the first year wasn't that bad but by the second year it was just horrible. The AC they have doesn't even cool down a one bedroom apartment so during the summer your sweating like crazy in your bedroom. The windows are horrible, they will literally shake and be extremely loud from the slightest breeze and even someone closing their door. Water in our bathroom faucet always lost the pressure and hot water didn't work so we did many work orders that would fix it for 2 days then it would return back to the shitty state it was in so we gave up and dealt with it. Not to mention the thin ass walls so you can literally hear your neighbor while you're both in the bathroom.. how awkward. Got our car broken into inside their "secure" little gated community because they refused to put any sort of security systems by the back gate where most of the activity is from the ghetto apartments next door. Had a meth pipe outside our window for more than 3 months even tho we had asked them to remove it (the rain just moved it further down might still even be there lol). Had a situation with our downstairs neighbor and the old management specifically Trevor who just made every 10 times worst (suggesting them to hit our floor aka their ceiling to let us know we are being too loud but to complain to management when they hit our floors) when it could have easily been handled. Now they have new management who are just as bad if not worse. Girls in the like to give mad attitude to women residents but be so nice to the male residents. Had a package with held from us when it came on time and had to go through a whole process with the company who sent the package because we weren't allowed to lock through for our package. Ended up with 2 packages one that was just sitting in the corner the whole time and a brand new one. Not to mention they had their front gate open for more than 3 months claiming they were "reprogramming the gates" allowing all the ghetto people from across the way to get in the complex even easier. Yet the back gate was broken for no more than a day and someone came out and fixed it like it was nothing. Got 5 move out papers that we had to fill out that did not include a time when we had to return our keys so when we went to go return them on our move out Day around 9pm (I had a final that day and had to also move so it took forever) they charged us an extra day because there was nowhere to put our keys with the office being closed and the rent box being too tiny to fit the clickers. When we went in the next morning to return our keys we got some hardcore attitude from Caitlin who just so happens to Trevor's girlfriend. Told them how we were unable to give the keys back because they were closed but we tried to and her reply was with hardcore attitude "that's why there's a rent drop off box". EXCUSE YOU!? I would LOVE to see her push their gate clickers through that paper thin opening haha! read more

Worst leasing office I ever had to deal with. They lie to your face and stuff behind your back. Try to get over on you if your a college student. Super unorganized and management is shit. And be sure to keep all your receipts because they lie about you not paying rent there. Bookkeeper doesn't do there job. All RCMI management is a ducking failure they are not properly trained and lack a sense of humanity. All they care about is money. I lived at this complex for about two years and have very little to complain about. Maintenance is very attentive to requests and the staff is always happy to help you with whatever you need. I love that they are an animal friendly complex and even have a small dog park located on the property as well. Leasing consultant Terranai McCrary has always been so eager to help with whatever I need and is very knowledgeable regarding property management and lease revisions. I recently went through finding a sub leaser for my apartment and she made the entire process stress free. Overall, living at this complex has been great because of the employees positive attitudes and willingness to help! read more

I lived here for all 3 years of college after moving out of the dorms and I absolutely loved it. Being in a gated community was fantastic overall, and the benefits were great, and I just had a really awesome experience. Maintenance was very timely with requests (despite having multiple problems with my closet and washer), and always did their best to help. Leasing office ppl (Mahri and Jodi especially!!) were always so kind and helpful and were consistently welcoming. The apartment hosts a bunch of giveaways and free food events too! Dog park, grill and pool were clean and awesome to use. I'll be honest of course; biggest downsides at least from my personal experience were that the air conditioner stops blowing cold air once it hits over 100 degrees, and we didn't have any ceiling lights in the bedroom and living room so we had to rely on natural light, but overall a mostly positive experience!! Never once thought about moving. Walls are thick, security is great, apartment was in excellent condition when we moved in and never had any serious problems. Will miss this place!! Definitely recommend if you want somewhere near campus! Mostly college kids here with a few older couples and families. read more

I lived in this apartment for two years. Sadly we left chico but this place was very nice to live in, it was safe. My one bedroom apartment was a great size. It was perfect. The staff was good but in the leasing office, the lady that's there is super great! She is always helpful and always made sure that everything got to us in time. If I had any questions she would always try to clarify it to me. She is the best! If you are interested in this apartment you have to talk to Terranai, she is well organized and she tell you the truth about things not like other apartment complex. read more

So the security gate never works and the walk through gates break all the time and you only ever find out once you're there trying to open it. Also the new management is less than favorable, and they do this really cool thing where they shut off a buildings water to work on plumbing without giving the residents a heads up. On top of that the office is closed all the time. read more

I have lived at the Village at the Timbers for 3 years. There as been many issues that keep reoccurring, along with a recent issue that broke my trust with this apartment complex completely. 1) Front (walking gate) was broken for several months, forcing students walking to have to walk halfway around the complex to get in. This happened 2 times in the 3 years (for months each time!) 2) Driving security front gate was then "broken" where it was stuck open for several months. This allowed numerous homeless/sketchy people to walk right into the gated complex. Now they just leave the front gate open from around 8 am-7 pm. So now we have people digging in the trash consistently. 3) Packages. The front desk people are nice, but they leave randomly. Example: I was expecting a package in the afternoon, and amazon said they "tried to deliver but the office hours were closed". It was 10:00 am on a midweek, come on. This happened 2 other times throughout my 3 years. 4) There was a time where they posted a note on the door saying "We need to have an apartment inspection for future leasing/repair options" blah, blah. But they only give you a "24 hour notice, just taped to your door", no phone call or email, and suddenly you walk out from the bathroom and there is 4 people standing at the door. I never saw the note because it was my day off between classes. Complete invasion of privacy. 5) This last event was the most stressful for me. Back in February, I talked to the front office about extending my lease to "June 28th, from June 4th". This was due to our neighbors/friends moving out on that date, so we wanted to share a moving truck/etc. After visiting the office and gathering info (around Feb 20th), I asked how to proceed with the lease extension. I was told that due to "changing the lease", i'd have to pay $100 plus the market rate. Sure, as long as I can move out with our future roommates. I then proceeded to ask how would I pay, due to the costs being different than our regularly set rates. I was told we would "cancel" our "scheduled payments" by May, and write a regular check for the remaining balance. I said "that sounds great, I can do that" and then left, thinking I had settled our living situation until our "move out date" with our roommates. There was no follow-up on "Hey please fill out this paperwork" or "Please sign this contract renewal" or anything to indicate that there was more to do. May 8th, we stop in just to confirm our move out dates and then: "We're sorry, we already leased out your apartment. We need you out on the 4th". (of June). I was in shock, almost in tears. We had no plans to move out within 3 weeks. I was told that because there was no "written confirmation", our lease was not officially extended, and we would be forced to leave on the "original lease move out date" despite my efforts 2.5 months before to set up an extended lease. This sudden smack in the face was a complete shock to me. I asked if there was any temporary housing they could do for us, as we previously had told them we had plans until the 15th, (which was our reasoning of extending to the 28th). They said no. I then asked if they could at least give us credit to the days if we moved out "early", (May 28th). They said no. "Sorry for the confusion, there is nothing we can do". Basically, do not live here. It is overpriced for the "security" and amenities it had offered for the price, the office does not follow up with you on fair procedures, and, lets face it, will completely screw you over without attempting to fix the situation. read more

I lived there for almost a year and had my car towed because my parking sticker fell off, despite them having my car's info in the office! They refused to reimburse me for any of the towing costs. When I moved out, I left it cleaned out but dirty (all trash removed but it did need some light cleaning). The docked me several hundred dollars for trash hauling, and of course hit me hard for all the other cleaning requirements. Overall, I believe they cost me nearly $500 of my deposit for no reason. There were also loud neighbors and trash left around. Oh, and the security gate never actually worked--it was left broken such that anyone with a stick could have worked the lock from the outside. When I spoke to them about it, they just ignored my concerns. Bottom line: if you're looking for a nice, quiet home, this is definitely not the place for you. read more

The advantages of life at the Village at the Timbers are the security and the perks. Having lived a couple places around town, I've seen the habits of college aged students to get a little rowdy and not care about other people's belongings. With the gate around the complex, we have a reduced flow of the general party goers. A security guard that walks around helps as well. It doesn't mean that we don't have fun, it just means it doesn't get out of hand. The perks of having a work out room and pool are great for the health conscious and though I haven't taken advantage of it, there's even an Xbox 360 in our game room! read more

At first, I was wary about moving into an apartment with no washer/dryer in the unit, a swamp cooler in the living room and no a/c, and a kitchen so small no more than 2 people can stand in it at one time. However, my worries were quickly turned around. The cooler keeps the whole apartment at a good temperature, the washer/dryer room is open 24 hours a day and is only a minor inconvenience. Plus the complex is gated, and I feel very safe all the time. The complex is a little expensive, but well worth the money. It is very well maintained and looks clean and nice at all times. They allow pets under 20 pounds, and a monthy rent fee of $10 per pet. read more

Village at the timbers is a great place to live. They are constantly holding events where you can win prizes such as gift cards and free food, which is always nice as a broke college student. It's right next to the bike path leading into csu chico which makes in very convenient to get to school. Trevor, the office manager, is super helpful and understanding with any issues that may occur. There's coffee and free printing in the office mon-sat and even breakfast on fri extending into sat if there is extra. I would recommend this place to my friends if they are looking for a 1-2 bed place. read more

Nice exercise room, a pool with a table and bbq :) They are a short walk away from CSUC and Safeway, which is very convenient, and they offer free internet and printing/copying, which is great for students! read more

The Village at the Timbers has a great location right on Nord, about 500 yards away from CSUC's campus. Only about a quarter mile from Safeway, and a handful of restaurants. The staff is very helpful, especially the maintenance. They'll be at your door right away if you need them. The office staff is good too. Very helpful, always calling and asking if everything maintenance does is satisfactory. The entire complex is surrounded by a fence, with gates. Usually there is parking near your apartment, but sometimes not. Occasionally I'll have to park at the other end of the parking lot, but not very often. It's always clean around as well. Partying is pretty minimal. Very little noise. read more

My girlfriend has already done a review so I will try not to be repetitive on here. This place was truly the worst rental experience we have ever had, I had my car broken into TWICE with the office not caring at all either time I brought it up to them. On top of that, one of my parking permits was stolen which I had to pay to have replaced which is absolutely ridiculous in my humble opinion. Car gates were constantly broken, and the gate that you walk through to go to the Timbers (and you'll be using to get to class faster) always had things jammed into it as the Villa Sierra folk used it as a shortcut and obviously didn't have keys. Management "lost my package" once even though it was sitting their the whole time. Barely got any of our deposit back even though apartment was returned in reasonable condition (probably nicer than when we got it as it was pretty gross when they gave us the keys). Repairs usually ranged from getting done the same day, to anywhere within 2/3 weeks which is very unreasonable especially when the toilet was running nonstop. A/C unit didn't really cool anything down unless you were standing DIRECTLY in front of it. The only real positive thing about living here was the pool, but even then there were many people from other complexes that would hop the fence and use it and management didn't seem to bat an eye. If you are looking for an apartment in Chico please continue searching as there are many better options!! read more

My fiance and I just moved out of Village at the Timbers and it was a sad goodbye. We lived there for 2 years and really nothing bad at all to say about our stay there. We are right by Chico state and there are always specials going on within the apartments. They serve coffee daily, breakfast on tuesdays, and dinner during finals. They always keep up on the garden and the whole apartment grounds. The girls in the office are sooo amazing and when we got engaged they all signed a card for us with a gift card to bed bath and beyond. If you are looking for a great apartment while going to school in Chico, Village at the Timbers is the way to go!!! read more
