I had the pleasure of touring with Ms. Kim Jezek. I came in without formally reserving a tour (had another tour prior and didn't know how long that would have lasted) and upon walking in, I was immediately greeted by Ms. Jezek. She was assisting another person, but was very friendly and even offered me water as I waited. The lobby is beautifully decorated and it's cool to know they have a Christmas decorating section. The gym was very nice with a stair climber. As Ms. Jezek became available, she maintained her friendliness and was very down-to-earth. I was originally interested in the E floorplan, but there wasn't any available to tour. She showed me the upgraded F floorplan with SS appliances and granite countertops. She explained the differences and comparisons of F to E units. The upgraded F was very nice and almost perfect minus the price. Upon getting back to the office, Ms. Jezek went above and beyond even explaining some D/C/B floorplans. Sadly, most units have either white or black appliances and it's a gamble on which you could receive. I explained to her that my prior apt, San Marin in Austin was an older apt had white appliances that I despise. I just cannot go back to white appliances - they are ugly and outdated, and mines at San Marin felt like they were from the 80s. *Anyways off of that sidenote* Ms. Jezek did not assume that my last apt was low income due to the older appliances. She was very understanding and searched for units that had a newer finish with the right price. Ms. Jezek even showed me the actual unit. The unit was beautiful, spacious, and bright. The attached garage was a real treat. The grounds appeared to be lovely with its foliage, and tall trees, and I didn't see any exposing trash littered throughout. There are some things I'd have to consider such as living near children. I saw children's toys in the adjacent unit across from the unit I toured. That was one turn-off since I WFM and prefer quietness over screams. Another thing is the lack of parking around the unit considering most of them were numbered (reserved). I wasn't much interested in having valet trash service again, had it at Valencia Place in Houston. The apt complex may be older, but the curb appeal is very beautiful. It's in a prime location especially if you shop in CL. I'll have to deliberate further with Ms. Jezek before my final decision. read more

I'm fairly new here, but also a happy camper! My place is palatial for a one bedroom and comes with a garage (whee!!!) for less than most of the decent one-bedroom apartments I saw in the area. It's wooded and quiet here and most folks seem to be older and more settled. I am not noticing a lot of families. We are on the less-traveled side of Bay Area and close to well-established neighborhoods and parks. I like that we are so close to the city dog park! On the minus side, the interiors desperately need updating. They reflect the 90s (which is when these places were built). Maintenance is swift to arrive and appears to do just enough to get back out the door again. So, yes things sort of get fixed, but I'm usually having to make calls for return visits as well. I need handicapped parking on occasion, but have noticed people without handicapped stickers or tags parking in handicapped spaces. I don't think this is being policed nearly enough as I've had to actually sit and wait for a lady to walk up to the mailbox, get her mail, ruffle through it, and get back to her car to back out of the one handicapped space available on that side of the mail kiosk. I won't always need handicapped parking, but when I do, I am going to make sure I leave it for people who really need it! The front office are always pleasant and responsive. All-in-all, I'm satisfied with the place, the space, and the management company. I've not had any issues so far with the AC not working properly. read more

I've been here 5 years and still love it. Managment and maintenance is phenomenal. It is zoned to phenomenal schools. The apartments are inside a mature center that is tucked away from traffic and crime. I would recommend 100%. My only recommendation is that you don't get a unit next to the dumpster. Otherwise, very family friendly and quiet. I do not plan on moving any time soon. read more

Recently helped my mom move into one of the town homes on the property here. Very good move-in condition and well maintained unit. It's a very nice complex, beautifully shaded and landscaped. They also have a well provisioned gym and business center with complimentary coffee. My wife and I recently had to exit out of a severely negative situation at another apartment complex in the area. Samantha at the Park at Armand Bayou worked diligently with us to come up with a solution to help us solve our problem. Not only did she help us finding an apartment, she found us the exact one that we had been looking for. We are now in our new home and we are loving it so far. The maintenance staff arrived quickly whenever we put in the minor work orders we had as we moved in. The location is quiet, secluded (which suits us very well) and we are greatly looking forward to our living experience here! read more

I would actually give more stars, but I have noticed recently the staff is pretty rude. As I was walking my dog I said "hello" to a staff member and she completely ignored me. Her mother did not teacher her well. Also this place does not have a recycling program and is located in the middle of a wildlife perserve. Plus my neighbors are super noisy!!! I had to debate about calling the police on my downstairs neighbors the other night, they were having a screaming party at 1am. This place is more like redneck luxury. read more

We have lived at this "Luxury" apartment complex for many years. We are very familiar with all aspects of the rental experience. Understand, please, that this is not a negative review. We pay about $1,800 a month for a 2 BR 2 bath, 2nd floor apartment. Seems high. But we do have an attached garage. About 1250 sq ft. "Cooled" living space. All personnel that we have dealt with over a 10 yr rental were top notch, including office, maintenance, and owners. My major complaint is that the cooling system--the AC--runs full time during Houston's 100 degree summers but still cannot cool our living space below 84 humid degrees. "Luxury?" If you enjoy living in a sauna half the year. And paying high electricity bills. Still I don't regret my choosing The Park at Armand Bayou as my home all this time. Would I do it again? Yes, but I would have a contract on a new home purchase after two or fewer years. Good luck on your quest for a temporary home. There are plenty of possibilities! read more

Horrible parking situation. Rude, unprofessional and uninformed staff. Horrible insulation, heating/cooling... Which means horrible bills. Raccoon infestation.. literally families of raccoons in attics... Which means constant noise in walls and ceiling. Lots of tenants who don't walk their dogs on leashes. Luxury pricing but certainly not luxury living. Location is the only thing that was relatively decent during this "luxury living experience". Wouldn't recommend this place to anyone. read more

If I could give them more than five stars I would! Not only one of the nicest apartments we've lived at, but absolutely the best experience as well. Leasing agents Krista and Dylan are such a pleasure to work with, extremely kind and on the ball. We even had an amazing encounter with maintenance worker, Todd. Everything about this apartment complex is nice, stress free and clean. It's tucked away with wood views, garages and mature shady trees. (which helps with the Texas heat) It's almost unheard of to find an apartment complex that is not only honest and respectful, but clean and well maintained. It means a lot to us to already be having such a great experience and we're thinking that we will be calling The Park at Armand Bayou home for quite some time. As a military member I have traveled around the world and lived in some less than pleasant locations. This was the best apartment that I have ever lived in and most importantly the safest place in my opinion for my wife and children to live. In the 3 years that I lived there the staff was always helpful and pleasant. The only reason I moved was to purchase a new home. If I ever had to move back into an apartment this would be my only choice. read more

I have lived at The Park at Armand Bayou for 4 years and enjoy it. I am in the one bedroom with a study but will probably go to a two bedroom at lease renewal time for a little more room. The property is very pretty with a lot of trees and shade. It is next to a wildlife preserve so there are some raccoons but they are not a problem. The property is mostly quiet - there are a couple of loud cars but they normally do not stay very long. The parking situation could be better. I would recommend this property for anyone looking for a nice apartment to call home. read more

We've lived in this complex for 1.5 years. My husband I like the property for the most part. The staff can be a bit scatter brained. They've been known to just lose rent checks. For this reason my husband always get a receipt. Only problem is certain employees act annoyed when he ask for one. Get a receipt from an apartment complex every time you drop off a check! It's your only proof you paid prior to the cut off date. The only other complaint is that the walls are VERY thin. You will over hear your neighbors conversations thin!! The kid upstairs that runs around non-stop will knock things off your walls & drive you crazy! I love the maintenance staff & the guy that picks up the trash is really nice. Garages are very nice part of the apartment too. We are in an older unit that still has the 90's white cabinets, counters, and appliances. The white counter tops stain easily and I'm constantly having to bleach them. There is also some wildlife problems. Vultures, raccoons, and snakes I've seen all three and far to close for comfort. The apartment is super close to UHCL and San Jacinto College where my husband teaches so it's not a bad place to live overall. read more

The only great thing about this complex, is its location. If you move here, don't plan on having family over. The parking is horrible! On a positive note, they have wonderful curbside trash pick up. The colony of raccoons that live here, love to help out with the trash too! I never knew that raccoons are active 24 hours a day! The management is polite, when you initially sign a lease and give them money. As soon as you are in a bind....or just just simply drop off a check, their true colors show. Very rude. I was a resident at this apartment complex for around 2.5 years starting in mid 2014. I stayed in two different layouts, the town home and a third floor single bedroom unit. In both cases I had a pleasant experience overall. The town home was particularly desirable in that there were no residents above or below you. Additionally, the direct access garage was quite beneficial when weather was an issue, but was also in terms of protecting one's vehicle from the elements and others. Not saying car crime was an issue, but a reduction in risk is always welcome. The interior of the third floor unit looks identical to the town house, minus the staircase. This particular third floor unit had upgraded appliances which provided a noticeable reduction in energy consumption. The other residents are mostly pleasant to interact with, waving or saying hello as they pass. I had no reservations about taking a midnight stroll to the gym or just around the complex. I would give the review 5 stars, however there were two persistent problems. First, keeping the apartments at what I consider to be a reasonable temperature (72-73) was no simple task. It was especially difficult for the town home as it sits above 3 garages; yours and two of your neighbors garages. Temperatures in the apartment rose noticeably when everyone came home from work and parked their hot vehicles below your apartment. Additionally, the single pane windows did not help matters. The other issue was noise. The town home I was in was very near Bay Area Blvd. Road noise was always present. Additionally, the walls were rather thin in both apartments. I suppose this is only an issue if your neighbors are inconsiderate. Mine weren't, so I didn't mind. There is a transfer program. If there is a fundamental issue with your current apartment, you can be transferred to another one upon the conclusion of your lease. The maintenance staff is quite reasonable when it comes to scheduling an appointment. I was able to coordinate with them to make sure I was present when they entered the apartment. The job was done right the first time for the instances in which I needed to call upon them. Additionally, they will prioritize repairing malfunctioning AC units. Very important when its 700+ degrees outside... The office staff underwent several changes from 2014 through mid 2016. Staff members who are not helpful to residents don't seem to stick around too long. The current group of office staff is quite approachable and will seek to rectify issues you may have. read more
