We've been living here for less than 2 months. While the apartments themselves are decent and access to the riverside trail is nice, there are some major drawbacks that future renters should know about. The 2 stars I gave are for Location (+1) and Cleanliness (+1) of my unit when moving in. I can also attest that the staff is very friendly and the maintenance/grounds people are very friendly as well. I do appreciate that very much. Now, onto my complaints: Smoking Indoors (-1) These apartments are not smoke-free, and tenants are allowed to smoke indoors. If you're a smoker, this place might work for you! However, if you're sensitive to smoke, it could make your living environment very uncomfortable. Insulation is no good as the smell easily seeps into other units and has been a constant issue for us. Since it's gotten colder, my neighbor now smokes exclusively indoors. I can tell every single time they light a cigarette because it escapes into my apartment. We've struggled to fall asleep many nights because of the continuous smoking from my neighbor and have been woken up multiple times due to the strong odor. Closing the vent in our bedroom has helped slightly, but it doesn't fix the problem completely. For context, I've lived in apartments in Oklahoma, Missouri, California, Texas, New Jersey, and New York, and I've never had to complain about smoke until now. While I have no problem with people smoking (even indoors if the units are insulated enough), I really don't want the smell in my own apartment. Not Dog-Friendly (-2) Don't be fooled by the massive dog park! While the complex advertises itself as "dog-friendly," the onsite dog park and surrounding areas are filled with sand burs (i call them stickers). The day we moved in, we were excited to take our dogs to the park, but within two minutes, they both started limping and refused to move. We had to remove over 10 sand burs from each dog. One of our dogs even developed an infected paw because a sand bur got lodged deep between their toes. The entire complex, except for a few small spots, is covered with sand burs. We've since avoided the dog park entirely and now stick to one spot for bathroom breaks. If we want to exercise them, we walk them out to the riverside trail. But even then, they will still get one or two stuck to them on the way to the trail. The dog park was one of the main reasons we chose this apartment, but it's completely unusable and that sucks. Management let me know there is nothing they will do about the cigarette odor besides sending an odor complaint to neighbors, so I wanted to ensure future renters are aware this is not a smoke-free apartment since I now have to live with this for the next 10 months, if I don't move out sooner.

I've made a couple of attempts to try to remove my previous post. I'm not being very successful…read more.. I am big I'm posting a positive when the issue is resolved in such a timely manner... My previous post was out of concern for my animals and loss of wages, primarily due to lack of communication. However, when Nicole our Property Manager was notified of my concern, she reached out to me immediately... Also Jennifer, Assistant Manager, was able to schedule a time for me to be present during improvements. I was able to get to work just a few minutes late. THANK YOU NICOLE Jennifer, thank you for taking the lead and reaching out to Nicole in order to bring this thing to a close.. "However, you don't know, what you…read moredon't Know" On 4/1 I reported our entry gates were "set" on Open Entry - however when arriving home gates where locked-on to Open Status; I called the Reserve to report my concern in addition - when I left for work in Bldg. # 200 Wednesday morning - I realized our EMERGENCY LIGHTS Bldg 2 were destroyed... I reported this issue to Jennipher in the office and she mentioned she would report it to Maintenance along with the open gate issue.. I left for dinner this evening at 9:30 PM only to find that the front gate had a ratchet strap mechanism holding our gate open... And to also come home and find out the lights are still broken... Makes me nervous that our lights in our stairwells are broken and all three gates to this incredibly large beautiful coomunity have open access

I really enjoy living here! I'm in a one bedroom apartment and it's good overall. It's lacking…read morestorage - I'd love to have a place for my towels and linens. The space is tight, but I make it work. Submitting a maintenance request is easy (and online, so I don't have to talk to anyone). The maintenance team is always prompt and they do their best to fix and improve any concerns I have (shout out to Tony!!). Example: I had (non-toxic) mold in one of the cabinets so they brought a professional out to test the air quality and then built me new cabinets the next day. All of the staff is great and they actively try to make things better for their tenants instead of slapping a bandaid on it or making a cheap fix. Pest control takes things seriously as well. Bugs will sometimes get in, especially in the winter, but after I submit a request they come and spray my place within a day or two. There are real, traditional, working fireplaces in all the units (as far as I know) which are cool, but I'm not brave enough to start a fire. It's good to know I have the option if the heat goes out or something, though! I've moved at least 17 times during my life (I lost count after 12) and I've lived in several apartment complexes, and this is one of the best. Everyone is so kind and professional! I do wish we had some sort of get togethers so I could meet and mingle with my neighbors. I think they had them pre-covid but I'm not sure. The location is great too. It's quiet and close to plenty of stores and restaurants, and there's a Walgreens less than a minute away. It's open 24/7 so if I randomly need something, I can get it easily. Two Walmarts are within a ten minute drive, and St. Francis hospital is just up the road. I do think the apartment is a bit overpriced, but real estate is expensive everywhere in Tulsa/Broken Arrow and I was looking for safety and a good location close to work and my parents, and Courtyards provides that. My only real complaint is that they removed some dumpsters a few weeks after I moved in. Instead of several small dumpsters, we now have two or three large ones. I usually have to drive my trash over, particularly when it's too hot or cold. That's not a big deal, though. Overall, this is a great place to live, and I'd highly recommend this complex.
