At least salt the streets connected to the driveways. The tenants can dig themselves out of their own driveways. This is ridiculous! Tenants should not have to ask or beg an apartment complex to salt the street inside the complex. The trash area has been cleared. I guess tenants have to hike through the snow to take out the trash because some of us cannot drive to the trash disposal area.

So far, the best thing is that my garage is connected to my apartment, my layout was more of a town home, and that they had functions that were fun. They try to give mingling opportunities for everyone with their events and they are really nice. They issue a variety of things for you to choose from as well as inform you of things going on around the Memphis area as well. I thought that was really cool. I had a small one bed room apartment and almost paid a grand after fees are included into the bill though... ugh. The overall appearance of the apartments are beautiful... but I hate white doors; they are really easy to get dirty. Downside is that packages are always getting mixed up or lost in delivery, I never felt the pool was truly cleaned because of spiders (lake nearby), maintenance took forever to come to fix issues, and they are costly when things are not as efficient as they should (gate access for cars, pedestrian gates, garbage pick up,etc). I also felt like the front desk had great relationship among each other, but sometimes I felt as if they weren't as on top of the business side as needed. I only felt like Jonathan the manager was strongest our of the group. Gym is very limited and one campus is a lot larger than the other... this wouldn't be an issue if they allowed access to both gym/laundry facilities were 24 hour but the opposing side is closed after 6pm. I'm assuming that they must be short staffed because it's difficult to get them on the phone, their chat options, etc. I just think they need to find tune some things.

The loud/party neighbors never stick around long so it's generally quiet. If it's not quiet, management addresses the issue as long as it's not unreasonable (some noise in an apartment is to be expected after all). They also have a valet trash service which I've been enjoying since it means I don't have to traipse to the compactor in the rain/cold/muggy summer heat. It's one of the best complexes I've ever lived in.

My neighbor left for work one morning and forgot something and had to go back and while she was inside getting what she forgot the maintenance man walked in. She had no scheduled maintenance for that day and nobody called to tell her someone would be coming by. Very shady if you ask me. No privacy at all.

I was charged for the replacement of blinds as well as a charge related to refurbishing the bathtub, which I felt was unreasonable after being a long-term resident. Unfortunately, my experience with management and corporate was also very frustrating. In particular, my interactions with Nicole Everroad were disappointing, and I did not feel that my concerns were handled professionally or with the level of consideration I would expect from a property where I had lived for six years. What made the situation even more frustrating was being asked to refrain from leaving messages for the reception, with the explanation that "this isn't personal." I completely understand that business matters are not personal, but as a resident, I believe I should be able to communicate my concerns respectfully and receive the same professionalism in return. After six years, I expected a much better move-out experience. Unfortunately, the way the charges and communication were handled left me very disappointed. I am currently considering calling the Germantown Detectives to get a warrant to look at camera footage because they will not reverse $250 pet droppings fee. Also, they towed my car the day before Christmas eve and I have been parked there for more than 4 years --right out of my own parking space. I cannot wait until til my lease is up.

Nice lounge chairs and mini tables as well as a grill outside. And nice comfy couch seating. The lakes are beautiful and clean. Lived here for about 7-8 years. Will miss it but did sure cherish them. Very safe property in the Cordova/Germantown pkwy area. Highly recommend. We never had any problems with break- ins or anything of that sort. Ever.
