The units are very outdated and I don't believe there have been any updates since they built the property. Prior to moving in, my unit was painted. The painters did a horrible job. There were paint droplets on the floor, paint on the bathroom tiles and parts of walls/ceiling that had been missed. The master bathroom tub and sink were filthy and stained. The water for the master bathroom shower/tub was and is still reversed. Maintenance said new hardware needed to be ordered and once it arrived they'd be out to install it. I don't have screens on two of the bedrooms. All of these items were supposed to be fixed but haven't been. The entrance gate has been broken since we moved in. These things I can overlook but the one thing that I can't understand is the fact that we have tenants behind us that love to play their music at all hours of the night. The room is right behind the master bedroom so when the music starts it wakes me up and it can be a few hours before it stops. I have called the police and by the time they arrive, the music has been turned off and they have told me it's not their problem and to discuss it with management. When you sign a lease, it specifically states when there are quiet hours and that after three noice complaints, management will take action against the tenants making the noise. That doesn't happen. I've complained about noice since Labor Day weekend and I get the run around every time I go into the office. At first, I was told it wouldn't be a problem much longer. Then I was told lawyers had gotten involved and then I was told, just last week that nothing was going to happen until March when the tenants move out. My concerns aren't a priority for management. I pay my rent every month but they don't take my concerns seriously. The only solution they gave me was that I could break my lease early without any penalties. When I asked for confirmation that I would not face any penalties and that I can move without giving notice, I was told they would get back to me and that was a week ago. Now I don't even bother telling them when the music wakes me up during the night or it's so loud during the day that I can hear it in my kitchen. I know they won't do anything about it.

So far, the best thing is that my garage is connected to my apartment, my layout was more of a town home, and that they had functions that were fun. They try to give mingling opportunities for everyone with their events and they are really nice. They issue a variety of things for you to choose from as well as inform you of things going on around the Memphis area as well. I thought that was really cool. I had a small one bed room apartment and almost paid a grand after fees are included into the bill though... ugh. The overall appearance of the apartments are beautiful... but I hate white doors; they are really easy to get dirty. Downside is that packages are always getting mixed up or lost in delivery, I never felt the pool was truly cleaned because of spiders (lake nearby), maintenance took forever to come to fix issues, and they are costly when things are not as efficient as they should (gate access for cars, pedestrian gates, garbage pick up,etc). I also felt like the front desk had great relationship among each other, but sometimes I felt as if they weren't as on top of the business side as needed. I only felt like Jonathan the manager was strongest our of the group. Gym is very limited and one campus is a lot larger than the other... this wouldn't be an issue if they allowed access to both gym/laundry facilities were 24 hour but the opposing side is closed after 6pm. I'm assuming that they must be short staffed because it's difficult to get them on the phone, their chat options, etc. I just think they need to find tune some things.

The loud/party neighbors never stick around long so it's generally quiet. If it's not quiet, management addresses the issue as long as it's not unreasonable (some noise in an apartment is to be expected after all). They also have a valet trash service which I've been enjoying since it means I don't have to traipse to the compactor in the rain/cold/muggy summer heat. It's one of the best complexes I've ever lived in.

I came to apply they said they take vouchers but…read moreI need to make 3x the rent, I called Monday before I paid my $200 for fees; the lady at the front desk said we will work with people who are on disability. just upload my rewards letter, I said ok call back to make sure before I go with everything she said yeah upload your stuff we will look at and combine your voucher amount with your disability I said ok. she said when we get your paper work we will work with you I said ok I submit my paper work and paid hours later I was denied after I was told it will take some days for everything to come bac, my rental history, which I don't owe anything to anyone and my background check which my record is clean, and I had to do a credit check credit check came back 696 and I still don't see the problem when the lady said they will work with me even if I get disability I shouldn't get denied now Im thinking it's about my skin color. the lady said that I could get a co signer but they will have to be on the voucher why a co signer have to be on a voucher if you guys are low income apartments, and why I get denied a hour later ? if they said they was going to work with me if I'm on disability and disabled to work.

For 9/12 months we've had several leaks, reported consistently. We also had to fight for the apartment complex to get 8 very loud people illegally occupying the space above us for more than half of our lease, out. They do not communicate, they did not return phone calls or emails regarding rental verifications. We lost nearly $500 to unresponded to emails and calls requesting such. Eventually we requested a printed ledger and handled it ourselves. The property manager Patti is either not given the support she needs from the corporate office or she's screening every ticked off resident to cover her tail. If you ask for the corporate number you're told that there is not a number, email, or contact higher than her. Regardless of your reasoning for moving here save yourself the peace of mind and rent somewhere else!

Twice…read moreI've been to the office during regular business hours and it was closed for meetings etc. It's difficult to get in touch with anyone if you have a problem with an appliance. Apartments are decent BUT poorly painted and have numerous dents and cracks in the walls. When you move out, they will nickel and dime the deposit from you. They charged my neighbor for having dust on the bathroom counter. Make sure to take pictures of the apartment BEFORE you move in so they can't charge you for something they should have fixed. Rooms are small, traffic around the apartment sucks, and pools are not cleaned as frequently as they should be. Also, rent WILL go up every single year by about 80-100 dollars. Water is a set 34 dollars (which they said they averaged).. never have I ever used 35 bucks of water a month in any other house/apt. However, maintenance is awesome. One maintenance specifically, white bald dude, is great and willing to help. Maintenance is one of the only things I liked about living here.

Over my time living here I have dealt with numerous unresolved maintenance issues, appliances not working, that take months to be fixed, pests issues that are left unresolved. One of the most upsetting parts has been the leasing companies lack of care for the elderly and tenant complaints. Some months went by where another tenant and I had to constantly check on the welfare of another elderly tenant, who was left in the under garments (completely drenched in sweat) throughout the summer due to their AC not being fixed in months. We gave the person fans, but the leasing company did NOTHING to help. Expect constant issues if you or your family moves here. There's also a constant turnover of management and your needs WILL be ignored. They will NOT budge, despite your complaints Overall, this property is poorly managed and poorly maintained. If I'm being honest, the maintenance crew they have are very respectful and they work hard but the lack of leadership in the management office makes things very difficult for them. As a tenant that has lived here.... PLEASE DONT MOVE HERE, OR ALLOW YOUR LOVED ONES TO MOVE HERE.. I'm sure my review will be deleted, but I hope you all read this and choose a different property. Do NOT allow the inexpensive rental prices to lure you in. You WILL be upset that you moved here. If only it were possible to give 0 stars.. the company has also had their public reviews turned off to prevent current tenants from commenting. The most recent positive review, was done by the office itself.... P.S. You've been warned...

The gym isn't extravagant but they do have plenty for you to use for simple workouts. Pool is absolutely a PRO. The pool is always CLEAN. Nice lounge chairs and mini tables as well as a grill outside. And nice comfy couch seating. The lakes are beautiful and clean. Lived here for about 7-8 years. Will miss it but did sure cherish them. Very safe property in the Cordova/Germantown pkwy area. Highly recommend. We never had any problems with break- ins or anything of that sort. Ever. This is a truthful and honest review, thank you to the view team and all you do. May God bless you guys. Continue the amazing work and making this place feel like home to many others.
