    Homeowners pay Hoa dues to live in a gated community and Vintage group allows gates to remain open 24/7 allowing general public to enter at all hours.

We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. If your attorneys would like to reach out, we are more than willing to answer any questions. We made a reasonable request, followed the process as presented, and did not see the flexibility that was initially suggested. We consider this matter closed

To be clear and factual: * I provided two months of pay stubs and bank statements showing income exceeding 5x the monthly rent. * After reviewing those documents, your staff stated I did not qualify unless I could additionally provide proof of a separate liquid or retirement account with over $11,000 that "is not touched." * That requirement was not disclosed upfront, not provided in writing, and not tied to income verification. Saying "all documentation was standard" does not make it so. If this asset threshold is truly part of your documented criteria, it should be disclosed before applicants are asked to submit sensitive financial records -- not introduced after income has already been verified. Your decision to label feedback as "retaliation" rather than simply explaining the criteria is telling. Applicants are allowed to describe their experience. Dismissing criticism by questioning intent instead of addressing process reflects poorly on management, not the reviewer. If transparency and documented procedures are truly priorities, then clearly communicating qualification requirements in advance should not be an issue. The facts stand, regardless of how inconvenient they may be.
