If I could give zero stars, I would. It has now been 43 days since I first reported a legitimate homeowner safety concern, and I am still waiting for meaningful communication from my community manager. Over the last 43 days, I have done everything a homeowner is supposed to do. I have submitted a formal request through the HOA homeowner portal, sent multiple follow-up emails, uploaded photographs documenting the issue, called the management office numerous times, and left multiple voicemails requesting a return phone call. Despite all of that, my community manager has never once picked up the phone to call me. The only communication I initially received came from an office assistant. In one email, I was told the tree would be trimmed in the mean time.(this never happened ) On July 2, I was told that Colleen, the community manager, would be reaching out to me shortly. She never did. Instead, 15 days later, after more emails, phone calls, and waiting, the only response I received from Colleen was: "I will be discussing with them soon." That was the entire update after 43 days. No explanation. No timeline. No phone call. No accountability. No effort to address my concerns. The issue itself is not minor. I requested the removal of an HOA-maintained tree that continually drops large seed pods into my backyard. My dogs ingested one of those pods and became severely ill with explosive diarrhea, requiring veterinary care. I immediately reported the incident, provided photographs, and explained that as the tree continues to grow, the debris and risk will only become worse. I understand that HOA decisions may require Board approval. What I do not understand is how a homeowner can spend 43 days trying to communicate with their management company and never receive a single return phone call from the person responsible for managing the community. Whether my request is ultimately approved or denied is no longer the issue. The issue is the complete lack of professionalism, communication, and respect shown throughout this process. Homeowners deserve updates, honesty, and responsiveness--not silence followed by one-sentence emails weeks later. If this is how legitimate homeowner concerns are handled, I genuinely question how this management company handles more urgent issues. Forty-three days. A portal request. Multiple emails. Photographs. Numerous phone calls. Multiple voicemails. Two promises that someone would contact me. Not one return phone call from the manager. That tells you everything you need to know. read more

This has been our community's HOA since April 2026. Already, our experience with this HOA management and board communication process has been extremely frustrating. Multiple homeowner emails regarding board votes, follow-up actions, and community concerns have gone unanswered or unacknowledged for extended periods of time. There has also been a lack of transparency regarding important issues, including questions about dead trees requiring removal and pool safety concerns affecting the community. Homeowners are often left without updates, timelines, or meaningful communication. Another major concern is the inconsistent and seemingly biased enforcement of HOA rules and policies. Certain violations appear to be selectively addressed while others are ignored, creating frustration and distrust among residents. In addition, HOA meeting minutes have not been consistently provided in accordance with Sterling Davis Act requirements, leaving homeowners without proper access to records and decisions that directly affect the community. Homeowners deserve timely communication, transparency, accountability, and fair enforcement of rules. Unfortunately, that has not been our experience. Our legal documents clearly identify a specific property manager for our development, Stephanie. Despite this, a different property manager, Natasha, has been assigned without explanation, in a manner that is unstreamlined, inefficient, and disorganized. This lack of clarity and consistency adds to the confusion and delays in addressing homeowners' questions, concerns, and community needs. read more

What a horrendous experience we have had with Vintage Group. The most shocking part is the inability to follow up, provide questions to simple answers, and general lack of organization/project management. I have a record of your employees admitting they incorrectly documented citations. I have documentation of your employee claiming there would be no fees for ongoing issues that they improperly cited and then proceeding to attempt to charge fees. The list goes on. I see that Colleen R has regularly replied to negative comments suggesting that a phone call is made to Vintage Group's toll free number, 855-403-3852. Unfortunately, that number is not regularly managed as I left a message about 4 hours ago and have yet to receive a response. I have also submitted a contact request form via the Vintage Group website. Please respond to me -- you can get my information via the message machine at your Toll Free number and/or via the form I submitted online. I need the contact information of the executive board so we can submit formal complaints to someone at the company who can actually address employee incompetence. read more

Catherine & Amanda at Vintage are our contacts for the Rancho Santana HOA and we seldom if ever get a response from them when we request help getting our 7 HOA palms maintained or trimmed that dump directly over our pool & spa, hardscape, roof, patio furniture, drains, & green spaces. This year the palms started dumping in March, so we sent requests in April & May by mail, email, Frontsteps, phone, & cc'd the board president. The only response has been a community notice, so we really never got a response from Catherine or Amanda Vintage in 2026. We would have expected a professional courtesy of saying, "your Board won't do it, they can't afford it, we don't do anything until June or July to save us money, so too bad for you. Nothing. Catherine responded to some other Rancho Santana residents on Nextdoor in May 2026 that asked when the palms were going to be trimmed & they said Vintage indicated that the HOA trimming would start in May but here it is June & our HOA palms have not been trimmed. These secondary blooms are dumping like snow now & clog our pool & make algae grow. We have a pool service twice a week & we skim the bottom & top of the pool & spa with our nets 2 or 3 times a day to keep the pump running. It got clogged again this morning, because the blooms are so heavy. Most of the personal palms around us have been trimmed already, but our HOA palms are always the last to be done. Usually in June or July & at that point they have almost fully dumped on us. Since 2019 we have battled with our Rancho Santana HOA board, property management company, landscapers, etc. to get these HOA palms trimmed. We offered to help pay to remove or thin them out, but board said no. We will never be part of this current HOA board & we will never support the continued use of Vintage. If only we had gotten a response, I wouldn't have written this post. Do better Vintage! read more

I recently spoke with Lia Dalhover regarding our roofing project, and she was absolutely wonderful to work with. She was super sweet, professional, and incredibly easy to deal with. Lia took the time to answer all of my questions clearly and thoroughly, and she was very quick in communicating the next steps. Since this was a roofing project, timing and HOA approval were very important to us. They made sure the HOA approval was handled right away, which gave us great peace of mind. The whole process felt smooth and well-organized thanks to her. If there were more than 5 stars to give, I would gladly leave them for Vintage Group and Lia Dalhover. Never thought I'd review an HOA company before. But after the service I've been receiving lately and seeing how low their rating is now, I had to show some love. My general experience with this association has been about as positive as it can be. Our community manager, JT, has been a pleasure to work with. Every time I ask for a document, have a question about something or need something done, I get prompt and reasonable responses from her. My only gripe i have is that our HOA fee goes up what feels like every year is a major bummer. If I didn't own this place, I'd have to leave. But the place is very nice for what you pay for so I'm not that mad at it. Keep up the good work. read more

This HOA has got to be one of the worst HOAs around. There is no follow up whatsoever. Our pool was closed for the entire summer. They did not provide us with any updates. I sent them a list of things that had been discussed at our meeting, and no response. We were told that all emails would be addressed within 24-48 hours. That is not the case. I live in a townhouse complex currently managed by Vintage Group in Glendora, CA. I have direct, first-hand experience with this awful property "management" company. Make SURE to reference that you live in a VG-managed property when leaving reviews because this company reports legitimate reviews to Yelp to try to get them taken down. If I were a developer, HOA or property owner, I would NEVER use Vintage Group unless I was trying to get sued or intentionally decrease my property value. This company is beyond horrible. They're negligent, retaliatory and bigoted. They discriminate against us on a regular basis. PLEASE file a report with the California Department of Real Estate if you've also been a victim of Vintage Group. We had horribly bigoted neighbors move in and they've been targeting us with hateful language and false reports. Vintage Group has not only acted on these false reports, they've actually retaliated against a us (a protected group under CA state and US law) when we've reported this hatred and they've tried to make our lives a living hell. Bigoted neighbors contact Vintage Group with FALSE reports and we receive threatening letters but when we submit VIDEO AND PHOTOS, we are told that our complaints "don't apply." The bigotry that VG practices is beyond disgusting. It's also illegal. Jennifer T shouldn't have a license. John was a no-show and when I called 40 minutes later to express my disappointment he became belligerent and defensive, instead of simply apologizing. Emily inherited a "cluster Fk" where there is so much to "catch up" on, due to previous managers being completely incompetent. Emily has, in the relatively short time (less than a year now) since she became our manager, made a positive impact on how our Board is able to function as volunteers who also care. Emily provides details and pertinent information to all homeowners. She is kind and considerate, and most importantly to me, responsive!! We started out with an amazing manager back when Vintage Group started their contract with us, thanks to Shawn Marie, who has been promoted over the years for good reason. In between Shawn Marie and Emily, our community managers were basically "phoning it in" while collecting their fee every month. In fact, a group of neighbors, including our board, were considering switching from Vintage Group to another company, out of sheer despair after years of neglect. Vintage Group is a terrible company! Please do yourself a favor and do not purchase a house if this is your HOA company. I've never seen a company provides this level of horrible services as Vintage Group. They employees are so rude and unprofessional. None of them was helpful! They spend their time arguing with you other than helping you! If you need help and call during their lunch time, don't waste your time, they won't answer your call. All they want is your monthly dues. They will harass you daily if you don't have your front and back yards landscaped to their standards. I barely moved in this community for 2 years and they made all kinds of excuses to increase the HOA dues. They don't care if the homeowners don't agree. The amount of due we each month doesn't reflect the services we receive. It must be nice because the homeowners pay, not them. People are starting to sell their house in my community. They don't want to deal with this terrible company. I'm trying to find out how we can get rid of Vintage Group as our HOA company. I can't imagine anyone would give this company more than 1 star reviews. It's crazy that this business still allows to operate. read more

This review is for the Fallbrook Harvest House facility and the two special folks I worked with to help make a very important milestone for my husband one very successful event! Jeff Baker, Sr. Community Community Manager was there to provide guidance, insight and suggestions from the very beginning of me planning this very important Birthday and retirement celebration. Taylor Byrd assisted in making sure the reservation was in place. The facilities at Harvest House are just perfect for such special celebrations. There is a full working kitchen that one can use to help get final preparations in place. The facilities are clean and everything was in working order and ample parking for guests. My only suggestion would be to have the refrigerator checked as it didn't quite cool as it should but the freezer did work perfectly despite the slightly hot weather we were having that day. The a/c in the interior worked so well, the guests were pleasantly surprised that it kept right up despite the warm weather outside. We were able to shift the furniture just a bit to even allow a dance floor for the celebrant and the guests! I'm so very relieved that I was able to reserve the Harvest House at Fallbrook, CA location and to be able to work with Jeff and Taylor. Jeff made sure I received the property in orderly and very clean fashion and of course, made sure to reassure me that I returned it back as well tidy as well for next use. Thank you Jeff for always being available to answer questions, ease concerns and provide insight/suggestions -you truly know your community there in Fallbrook and make homeowners, like me, feel more at ease hosting such milestone events at Harvest House. read more

Unfortunately, Jaime Mann of this property management group failed to be in contact with me for over 3 weeks after an incident with a drunken resident following me into the gates of the CC of which I live. After this fellow homeowner followed my vehicle around the guard gate and attempted to block me inside of the gate area, proceeded to come out of his vehicle to attempt a street brawl. I promptly reported this to Jaime Mann of which she has me if I could "wait 10 days" due to a family emergency. She then stated that she would be in touch. She stated that she needed to prioritize her son. Then, I had to email several times, leave several voicemails as well as call the front guard gate again, of which she stated that she would not do anything about it. What is unfortunate is that Jaime does not realize that residents are not her employees, they pay her salary. It is sad to know that a salaried employee demands compassion and empathy from those around her however lacks that within herself to another mother filing a legitimate safety concern for her own family. This company thinks it is ok to single me out and discriminate against me for an alleged flooring violation that is present in 100% of the units in my community. I told them I had carpeting everywhere in my home except designated areas and sent a video. I was told my dining area was in question even though I am double layered in the dining and rest of my home. It was shared to me by other residents that dining and kitchen area are standard in all of these units since probably when this place was built. This is true since I don't ever recall viewing a unit without the same flooring in the dining room when I was looking to buy. I saw many units here during that time. I also checked online and EVERY single unit has confirmed my suspicion about the same flooring in kitchen/dining; not one was different. I also sent these screenshots and asked why I was singled out, but there has not been a response when they have been responding multiple times within the same day before. I highly doubt violation letters were sent to every single unit in this community since they should have knowledge of the standard interior of these units... but I'd like to know more now that you see these pictures I've included. As I said before, go on BBB, make complaints, leave reviews, and don't stay silent about people who treat you unfairly. I was also told that other flooring violations were overlooked because certain residents don't live there full time. I know this to be false because I see their son and gf staying there for school regularly. But that shouldn't matter. Playing favoritism and making excuses as to why these injustices are present in your business is not okay. Not only did I not get a response from them, they did not give me accurate information pertaining to the supposed hearing. Please see attached where the date is inaccurate and no Zoom address is provided for me to join and speak my case even though that is my right. I feel this was done on purpose to confuse me and prevent me from having a fair hearing. I mean, if the meeting has been scheduled (according to the letter), a link should've already been generated and my email is also known. It would've taken 2 seconds to copy and paste or send an invite. I still don't know what the verdict is, but I needed to share my story. Anyway, STOP THE HATE. It is obvious by the failing reviews on Yelp and BBB that this place needs to reevaluate its values and ethics and replace all existing employees. Someone contact me. I want to know why you sent me a letter knowing the flooring was all the same in every unit. If that's not discrimination, I don't know what is. I purchased home in Menifee California, Banner Park community. I tried many time and everyday to call Destiny. But she never answered. We would love to solve the problem that occurs in our property but if HOA does not want to cooperate and guide us. Keep ignoring us. We called many many times!!! 2 weeks ago she said she will approve application for remodel the front yard tomorrow which is 2 weeks ago but never get approved. Emily strives to provide excellent service with knowledge and competence beyond her position. She responds immediately, is always professional and sincere. While keeping a neutral composure, her decision making is completely fair and I definitely trust her judgement. Additionally, she promptly communicates with the community, by sending out general requests and updates. BEWARE and without prejudice...This company's LICENSE with the California board is currently SUSPENDED for failing to pay their back taxes and therefore "operating in our community" as property managers illegally, giving violations, fines and liens on home owners home without a license since AUGUST 2024. There is gross NEGLIGENCE and mismanagement as well of the handling of communications, finances, meetings, work related notices to our community and simple courtesy for due process. Their assigned "manager" for our community is not trained nor competent to operate as a community manager, and to represent our board of Directors. She is confusing "homeowners" with others, using "wrong names", addresses and sending "cease and desist" letters for violations WRONGLY and calling people with an accusatory tone, belittling the homeowner and litterally failing to acknowledge her errors! No apologies and no understanding of the bylaws, CC&R's, etc... Also several home owners have reported they were harassed by her, felt "undue stress" by repetitive phone calls, or receiving letters of pre-liens due to no fault of their own while this company recently changed their method of collecting payment( new app) that had several glitches. Again, sending pre-liens letters to home owners for failed payments! It is imperative for your well being as a community that you do some research on Management companies and stay far away from this one. read more

Vintage Group Property Management appears to only operate by leaving voicemails and constant transfers. There truly isn't anyone there to assist you with anything except the main person answering the 855 number who will just transfer you to another voicemail. I feel those who are on the board have special privileges' or can only receive a response from this property management but if you are a regular home owner you will be treated indifferently. The positive reviews for this company seem to only come from 'board members'. Yet the ones who aren't seem to experience differently. I am not a board member, just a home owner providing my experience with Vintage group in seeking any assistance. read more
