Safety is now an issue being that some fairly new tenants are selling drugs and their users are coming over, parking and leaving their cars in the back lot, going into the apartment up front and using drugs. Their dogs are running around the property off the leash, and they are here for hours. Can't wait to get out of this place. Management does not care about tenants safety except putting a town of company sign up but only management can have a car towed and they are never here. They used to at minimum drive through and leave. Not even that anymore. Soon enough, I'll be happy to it someone else my rent if it means leaving to is sloppy place. read more

The level of unprofessionalism that was displayed from this business is unbelievable. My business partner and I were in the process of renting a room from this company. In early June we spoke with Ted. Who came off as a nice and honest man initially. He met my partner and I and showed us the office space we were going to rent. He gave us all the details cost, square footage, deposit and about the area. He explained to us that we would be able to move into the space quickly. Everything he told my business partner and I was erroneous. He informed us incorrectly about how much the room will cost. He was incorrect about the timeline, the fact they would clean and paint the room and the deposit amount. A short while after that Ted stopped returning all calls and text messages for weeks. He then got back to us and said that his son Brandon will be taking over the leasing process for us. Brandon had told us that we got approved for the room and that everything was ok and the room was ready to go for us. As soon as we got the green light that we were approved we started purchasing things for our business for the room such as furniture, decorations, everything that we were planning to use for the room, etc. For two months we had been trying to meet up with Brandon to sign the paperwork. He came up with all types of excuses of why he could not meet with us. Stemming from he is too busy to and he is going camping. Finally on August 10th today two months after our initial contact. We were supposed to meet up and sign the contract at 4 pm. Brandon called my business parter at 3 pm. Stating that he can not rent the room to us. And that he can not explain why. We asked '' Do you think that is very professional '' '' Is that how you want your business to be represented " He had no answers for us. Do not do business with this company. They have been a good management company for our apartment. They are attentive with maintenance issues and concerns. They are working with us to hopefully move into the recently vacant 2 bedroom downstairs from us as it has a private little yard for our dog to enjoy. We are crossing fingers that we get offered it! Brandon has been great to work with and happens to have a bulldog just like our bulldog which is always a plus considering we love our pets! Currently reside at Eastwood estates on Yamhill st in SE Portland (Rockwood area). It's a cheap place to rent, apartments are old and run down. Not a huge deal considering the price we pay for our rent. Huge issue is for some odd reason, a few of the neighbors has a car that is not insured, not running, no registration and is allowed to sit taking up a stall that tenants with working cars cant park in the parking lot (despite the lease clearly stating that cars are not allowed to be stored here, not allowed if not running or registered). Wouldn't be a big deal if we had all the spots in the world to park. They for some reason refuse to have assigned parking stalls, but with them rushing to fill the vacancies, they just allow each apartment to have multiple cars, whether they work or not so that in return makes us who live there have to find parking elsewhere. They don't have very good communication skills as once they moved their quota of tenants in to please the owner (who is the biggest slumlord I have ever encountered) they disappear. Like literally, disappear. I have not seen nor heard from Ted or Brandon since we moved in (other than hearing from them when they send the bill for rent through our email). My guess is that because they manage bigger, nicer properties that pay more for rent, they couldn't be bothered to come around our slummy neighborhood by any means. I've acquired a lawyer on some discriminatory actions taking place and plan to not be here for another lease renewal when it comes up. Just because we pay less in rent in compared to your other properties, doesn't mean we should just be pushed to the side and forgotten about. Thankfully, since the other tenants are able to break the lease by having dead cars here (which is stated in the lease that that cannot happen on property) , my lawyer assured me we have a good case to go on. Do better by your tenants, whether they pay millions or not to rent here. Stay away from here unless you want constant headaches. read more

I believe in a time where businesses can staff as needed this group would get five stars. My family were great tenants and we followed the letter of the lease. Brandon was very respectful. This was the first time in my life we were able to get our full deposit back. The only real issue we had was it took some time for some of the repair. They are short staffed, and when they were able to get someone out it was always fixed. Thank you for helping us into a great home! read more

I have been a tenant with VIP for nearly a year. Ted gave me and my family a chance when know one would. He judged me on my character and not paper. I like the fact that he dose things in an old school way. He may come off rude at times, but the man has to be responsible for many properties. He and his company try truly hard to do the best they can. Ask yourself when was the last time you could walk into a man's office and the staff knows who you are, and also cares. True the paper work might not be lost in the shuffle, for me that's ok because at least I'm not a nother Facebook like. Please give VIP a chance, they are great people. I read these reviews and rented from Ted anyways because I was in a jam. I REGRET THAT DECISION. He will say anything to make you think he is going to help you out. The office does not respond to emails. They barely respond to phone calls. When they do respond, be prepared to be treated like you're some dead beat renter. When they sent my left over deposit, they sent it to the rental home that I had just vacated. HOW STUPID CAN YOU BE. Yes they did have my forwarding address, but they would have to check their email for that. I had to break my lease early, so on November 1st I payed my rent and called Ted to notify him, plus emailed the office (they "never received it," I had to call and get them to respond in writing). I told them no notification necessary, the house is empty except a few things in the garage and minor cleaning. Ted said November rent plus X amount will equal the lease break fee. Then he charged me another lease break fee. And he might just get away with it. GET EVERYTHING HE SAYS IN WRITING or just don't rent from him. It's that simple. read more

I was skeptical given the reviews, but gave this a chance because I loved the house. I always received prompt maintenance, never had an issue when it came time to move out either. I needed some extra time to get my move out completed and clean the house, of which Ted and Brandon were more than happy to accommodate for. Ted Vogelphol belongs in jail. I am a disabled veteran with an autistic son. We cannot afford to have someone stealing what little we have and yet Ted Vogelphol, under the guise of friendship, stole our deposit money after reassuring me repeatedly, in front of witnesses, of how clean the rental was and how they would need to do next to nothing to rent the unit. I knew something was rotten by his overly friendly and overly helpful attidude. Its an act. He flat out lied to my face. He included a laundry list of repairs that him and i personally marked off on the pre-rental checklist, I have copies and so does my disabled veterans case manager. I have since learned this is their method of conducting business and they do this to everyone. Ted when you read this along with the million other complaints and reports I am going to file. You're going to know you're trying to steal from the wrong guy. Whats worse is Ted knows they also double charged me for the last months rent and they're trying to keep that money too. They will not speak to me, nor schedule an appointment to go over the crystal clear case of theft. Instead VIP Property Management, Inc is currently pulling the silent treatment that they have utilized on every other victim of their deposit theft scheme. I guess they think everyone will eventually just give up and accept their thefts. I assure you all I will not. I am going to make so much noise that these idiots either do the right thing or I sue them to the point of bankruptcy for hurting my wife and child. Impressed! This company is efficient, professional, timely and personable. After reading the reviews,I found it odd that at the time of the execution of leases, the past tenants shared shared great experiences that they did not take the time to write about. It appears that after time has past and they move, and whatever else in between, everything seems to go bad. My family and I had a great experience viewing a property last week. We were able to split our security deposit across two months which was a lifesaver for 20-somethings trying to make ends meet. One star off I think is out of Ted's control because someone else owns our building but some of the issues we wanted addressed before move in were not taken care of. read more

The owner of the company was very very helpful when we were first moving in. However, when it comes to getting anything repaired or fixed in the home, it takes weeks and weeks for anyone to respond. Then as soon as someone does respond, it will take a few more weeks until you hear from the repair man. Their customer service is absolutely unacceptable for a business. Had I known this before hand, we would have most definitely went with another company. I am hoping those of you who are thinking about using this company proceed with caution. They tell you when you sign the lease agreement to contact them ASAP for anything needing fixed...Do they expect leaks to keep leaking, stoves to continuously not work. and expect the tenants to just deal with it? I never even made it past the point of talking about the property....saw a listing on craigslist and called cell of Ted the leasing agent 3 times throughout the day starting at 9 and then left a message at his office. Received a call back at 3:21 thinking to myself he would say "Sorry for the long response, I'm glad to hear you are excited about our new property." Instead was greeted with "Can I ask why you felt the need to call me so often, don't you have anything better to do. It sounds to me like you would be a HIGH MAINTENANCE TENANT and I don't have time for those...Sir if you don't have 5 minutes to return a call throughout the day, and at the very least act respectful than I have no use for you, and no one in my circle will either. By far the absolute worst I have been talked to by a leasing company ever....STAY AWAY FROM THIS LEASING AGENT AND THIS COMPANY...You've been warned. read more

Rented from VIP in 2016, but I had to move- such a bummer! the house I rented was gorgeous, I got along with the neighbors really well, and Ted was fantastic on helping me out. On one particularly bad day, I accidentally blew a fuse when I plugged in my blowdryer. Even though it was late, Ted was willing to come over and help me get the electricity back on. He also talked me through how to safely check the fuse box in the future. The office was also super helpful- I found out my rommate hadn't been paying the garbage portion of our rent, and we owed for several months. They were completely understanding of the "Whoops!" and worked with me on getting us up to date. *When* I get to move back, I'll probably call them up and ask if they have any more properties available. read more

Warning! If you are a property owner stay away from VIP! We had horrible tenants that were always late on their payments but right on time with their fists punching through our walls. The bookkeeper at VIP did not keep appropriate records. It was a nightmare! read more

Wanted to give Gresham residents plagued by the current rental crisis a heads up: By no means should you execute a lease with V.I.P. Property Management and Ted Vogelpohl. Fortunately, my wife and I became aware of his lengthy and 100% accurately described sociopathic behavior during the paperwork signing for what was to be our new home for the next year. I mention that we did escape from the clutches of this extremely cunning and predatory charlatan only because his behavior in the reviews listed could be construed as former tenants venting frustration and badmouthing an innocent person. Please rest assured that they are not. We owe no money, are due no money and have already found a new home with no financial skin off off of our backs, but his words, actions and overall behavior left such a sour taste in my mouth that I wouldn't feel right leaving fellow residents clueless about a legitimately dangerous individual parading himself as an honest businessman. As for my experience: Ted was agreeable and friendly at the commencement of our signing, but that changed when I began reading an addendum he laid out. As I picked it up to gloss over, he yelled at me for not making eye contact, threatened to walk out and not rent to us, and shoved his shaking palm in my face to show me how angry he was before walking out to "take a break." This was the time my wife and I used to google his name and came across the information listed. Before he came back in, my wife and I decided this was not an ideal situation and were prepared to tell him that when he returned. We never got the chance. As I was apologizing for offending him, he cut me off and told me that he didn't believe me. He then states that due to my profession, I come across as forceful and that he's worried that when I came in to pay rent that "I might force myself upon his female office staff." Yes, that is verbatim and was said to me as I sat with my wife. Obviously this was the last straw, as people can only endure so much and having someone insinuate that you might sexually assault office personnel is something I'd assume would be the breaking point for just about everyone. So, my wife ripped the check out of his sheep-skinned covered wolf paws and we left and will never look back. Please heed this warning, you will be glad you did. read more

My husband and I rented from Ted who by the way, is not even a licensed property manager in July 2015. He showed me the house, during the walk in I expressed to him I have chickens and a dog. He agreed that there was plenty of space for chickens and that they would not be a problem. During the lease execution he boasted about how compliant and good-hearted he was for about 1 and a half hours. He also agreed that he would be ordering closet doors, since non of the closets in the house have any doors. Once we moved in and started having a myriad of things going wrong with the house he went back on his word regarding the closet doors. He also went back on his word regarding the chickens. My husband started building the chicken coop and Ted and his son Brandon were very rude to us. We invited them to come out to check out the chicken coop. During his visit Ted verbally abused my husband and told us we would be getting evicted for having a house for our chickens. He is a very hostile man who flips the script at any give situation. We ended up complaining with the owners of the property of his mistreatment and lack of professionalism. Ultimately they wont give us closet doors, and wont allow us to have our chickens. I would have never rented a house if the chickens weren't allowed. Do not do business with this man, whether it be having him manage your property or lease a property to you and your family. He never follows through with maintenance promises and constantly "forgets" things and goes back on his word. He is very hostile and ill tempered. He has even gone as low as sending over an unlicensed carpet cleaner, Phong of Fong's carpet cleaning over. Overall a displeasure doing business with VIP. read more

Was happy at first, seemed to understand all of the pain in moving and what not. Although when it came time for needed maintenance, such as a leaking gas stove, or water leaking inside the place from clogged gutters, all changed...I now see why this company has gone through multiple name changes in the last few years. ****This is a re-post of a review I originally penned July 2015. We have since vacated our rental from VIP. I removed this review after I feared retribution and loss of our deposit. We did receive most of our deposit back.**** I can personally vouch for each and every reviewer here who has stated Ted Vogelpohl is an unprofessional and disrespectful landlord of the worst kind. He is a wolf in sheep's clothing. Do a Google search for Ted Vogelpohl. There is a good reason that he spends a lot of time in small claims court with tenants. On commencing your tenancy with this snake, he will spend an hour in the first meeting with you with careful wordsmithing and powerful cunning to convince you he's some sort of nice guy. This is a diversion and obfuscation of his true personality. Later, when you have any maintenance work required the company as a whole has a big glaring communication problem that ultimately becomes YOUR problem as a tenant. The VIP team takes an unreasonably long time to get back to you about any maintenance request. I've been waiting over a week for some communication on a repair for a leak under a bathroom sink. I finally spoke with Brandon (Ted's son) about it and asked him why it took over a week for a call back. He said they were working on finding a plumber that could do the work. The phone call ended amicably enough with him saying he'd get back to me regarding the plumber. Later, I received a call from Ted to vent all his personal frustration and anger calling me an irresponsible tenant for being unable to fully describe the source of the slow leak to him over the phone and for not putting a bucket or towel underneath the sink. When I challenged him and told him I took offense to his characterization of me and my attitude as an irresponsible renter he said, "Maybe you need to just move out! This is how I am and I'm not changing!" Ted Vogelpohl is extremely volatile and verbally abusive. Ted cannot engage in a simple adult conversation without resorting to belittling and berating. His attitude went from professional to aggressive to outright seething anger in a span of seconds. It was completely unprofessional and abusive. He then threatened to call and spew more of his acidic words to my husband because of my "emergency" sink leak that they had ignored for over a week. He then resorted to sensationalist remarks about how I would be liable for a full cabinet replacement. I tried to diffuse the situation by explaining that the leak wasn't as bad as he seemed to think and it didn't look like it would be thousands of dollars in replacement costs. He then tried to make me feel guilty because Brandon (the son) told him I made it sound like some kind of emergency and they were moving it to the top of their list. This company is dysfunctional at best and abusive at worst. STAY AWAY!! In regard to the reviewer that stated they changed management to Brandon, that isn't accurate. Brandon is Ted's son and handles all maintenance requests. From my experience he acts as a handyman for the simpler repairs. He's a young guy without much experience or professionalism, but he's not too bad. In comparison to his volatile, aggressive, and unprofessional father Brandon is a relief. If you have any choice at all, steer clear of this property management company. read more

Very unscrupulous owner, Ted Vogelpohl, who simply cannot be trusted. Do not under any circumstances let him do a final walk-through of the unit following move out without being present or he will help himself to your deposit money with bogus charges. Unresponsive to communication and completely dismissive of tenants despite his intial (and lengthy) Kumbaya spiel. I moved into a unit I loved and had to turn around and move again in just a year when the owner decided to move back--or so he said--and was notified by an eviction notice stuck to my door. I have lived several places, and rented from several companies, but I have never received more disrespect than I received from this company. Daniele has the worst customer service I have ever dealt with. I called last week to rent a house, my rental history is ok, I make ok money, but Daniele treated me like I was trailer trash. I called back a day later and she hung up the phone on me. Not to mention Ted, the owner, isn't even licensed in the state of Oregon to be a property manager. The front desk lady who answered the phone the first time was nice, but Daniele was absolutely horrible. She should not work with people ever.
