    I have lived here for 6 years when I first moved in I absolutely adored this property!(see my previous review) ..Over the last 3 years it has been taken over by Sunrise management, they started out great as many new companies do although they have gone really downhill since then. One of the things I loved was the view that I had out my extremely large multiple windows again see previous post, which I now cannot see out of through a haze of dirt, dust and debris from the construction that's been going on. They used to clean the windows yearly so on going construction wasn't a problem but they haven't cleaned the window since well before covid. It's been years and being up high I have no ability to clean the outside of the windows myself. The blinds have broken and they don't want to replace them with the blinds that I originally had when I moved in, they want to do cheap plastic blinds which smack and beat in the Wind and are extremely annoying. The floors are so worn and Sun bleached from the blinds not working that they're starting to peel back and look atrocious. The general maintenance of the building has gone extremely downhill also, they used to have a nice Lobby now it's a sad place to enter a building. The Halls, 50% of the time smell like spoiled mop water, the parking garage smells like urine and puke every time you walk in or out going to or from your car, the elevator smells like hot garbage, the general maintenance of the building has dilapidated to the point where the floor in the common areas are starting to peel up in the hallways along with the coving around the baseboards falling completely off the walls and has been that way for months. They have raised the rent along with charging for trash,water and sewage and not done any of the necessary repairs or anything for the tenants. My husband and I have complained for the last several months about the dryer not working( it won't take your quarters) on our floor, although we've put in several requests for it to be fixed it has been completely ignored. We used to have bi yearly get togethers to get to know your neighbor... not anymore, not since Sunrise took over management. There's no feeling of community or safety. They're much better places to rent in downtown where you will love living, also the experience of being a gas lamp tenant...but this is not one of them. sad to say.

    First the Good Located in Downtown San Diego, near the Gaslamp Quarter Close to the trolley and bus lines, 10 minutes from the San Diego Airport Parking is available on site (for an extra charge) The janitorial team keeps the common areas clean and dusted City views (depending on your apartment location) Now the bad Amenities- A laundry room is located on each floor, but no gym, clubhouse or community spaces, indoor or out. Other apartment buildings might offer more amenities and maybe a better value. On Site Property Management - Viridian Lofts Landlord has provided on-site property managers, some good, some not so good. Communication has consistently been a pain point. When elevators are out of service, when water is shut off, when laundry is out of service, or when there are parking garage issues. You're encouraged to email, call or put in tickets for service. How those service tickets/requests have been managed throughout the years have been hit and miss. Look up my review on the current on-site Property Management group, Sunrise Management. Bait and Switch Tactics - The Viridian Lofts website states paid utilities and tenants have been informed that the landlord pays water, sewer and trash. If that is the case, why are tenants forced to sign new lease agreements with water, sewer and trash fees? Some tenants have had leases where the agreement shows those utilities are to be paid by the landlord, but the rent increases from there along with pass through charges of utilities. In my opinion that seems like double dipping to skirt rent control laws that protect tenants . Elevator safety- Ever been stuck in an elevator? I have in this building and it is one of the scariest moments of my life. The elevators can bounce and jump around and some of them open up mid-way through another floor, like one of those Final Destination movies. The emergency call box in the elevators did not work and elevator shaft walls make it impossible to get a cell to dial out. Check out the video "Viridian Lofts Elevator Video" on YouTube. I reported these safety issues to Sunrise Management management team at their corporate office, it's been 30 days since and the response given was that a response was forthcoming. If it takes a business more than 5 business days to professionally respond to a safety complaint, one would think there are some dots not connecting. Maintenance - Ugh! The AC system went out of service in our unit in Oct 2020, during a heat wave a sweltering 5 days. This had happened twice before this time; however, new property management said our system would be replaced and estimates were going out that week. March 2021, I had to remind Sunrise Property Management, agent Heather P., that we did not want to go through another summer with intermittent air conditioning. It's now September 2021, our loft HVAC system has not been replaced and we went all summer with an AC system which worked intermittently. The water heater went out twice in about a year and when the water heater was replaced, the maintenance people left wiring exposed outside of the conduit housing. The Property Management does not do a good job of oversight and quality assurance of maintenance and contractor work. We have a window frame where the wood is rotting. I am just waiting for the glass panel to slip out or fall onto the street and hurt or injure someone or their property. I reported this window frame issue in 2020; again, it is now September 2021 and I'm still waiting. Maintenance Tickets - Tickets are closed out ASAP! even before technicians have inspected and given an assessment. I guess the tickets are closed out to acknowledge they've been received and that translates to completed? For me, completed means the issue is resolved and should not occur again in the near future. It doesn't mean your ticket has been received and someone is aware of this issue. Those are two different levels of service, in my opinion. One resident was charged for their toilet backing up, the manager cited baby wipes clogged up the pipes. Viridian Lofts is a nearly 100 year old building with a history of plumbing issues (google Yardhouse Downtown sewage backup) which preventive maintenance should address. Accounting Practices - The current management company, Sunrise Management CA DRE# 00927850, seems to pick and choose policies and enforcements not in some lease agreements. Sunrise will create third party utility accounts without written agreements or fee schedules, and you are also billed for utilities which the landlord is supposed to pay for, per lease agreements. If you're a long-standing tenant, Sunrise will start to back bill you for fees you might not even have been made aware of. If you don't sign a new lease, you may be coerced to enter into a new lease which tacks on extra charges, i.e late fees, trash charges, flooring replacement costs (long-term tenant definitions of wear and tear is 5-10 years!) My impression is that Sunrise is attempting to "nickel

    Living here was an absolute disaster from start to finish. We rented the place sight unseen which was our fault however I had basic levels of cleanliness expectations that were not met. When we arrived, there was no manager in office to give us our keys. Turns out the manager we were Initially dealing with was fired or quit, so they had a temp person there. The temp manager finally gets us our keys and we go to see the unit and it was trashed. Dirt, dead roaches, rust, etc. everywhere. The place has not been cleaned from the previous tenant. Speaking of keys, it took over 2 weeks for my husband and I to get a set of functional keys and key fob. I have videos of me trying to open the fobbed entrance and not being able to. Of course security wouldn't answer their phone either. After complaining enough, they finally had people come out to clean the bathroom. They have us a gift card for $500 for our troubles. The $500 didn't even cover the supplies of everything I had to buy to clean this place. Getting mail here was a disaster. The building has 2 mail rooms, one on 1023 4th Ave and one one 1014 5th Ave, just depending on which side of the building you lived on. FedEx, Amazon, and UPS all had a problem with the 5th Ave side and I had to pick up almost every package from the main facilities because they couldn't get into the mail room. (Even though there was a sign with securities phone number to let them in). Security was less than helpful with that and would never answer their phone. Security in sight is a joke. There would be people doing drugs in the stairwell of the attached parking garage. People would sleep under our window and throw things up at us but security rarely would come and fix the problem. The place was way overpriced and management would say it's "comparable to other units of the same size in downtown". While that is technically true, there were no amenities here that other places had. No pool, no recreational area, no community event, nothing other than the unit itself. It's $145 for a standard parking spot in the LAZ parking garage right there. It's a lower rate than you'd have to pay as a non resident, however good luck finding a spot. The parking spots are small. My car got keyed twice in the parking garage even though I was parked completely legally, in the lines. The elevators were overdue for an inspection by YEARS. They finally had someone come in shortly before I left to inspect them, but this was after them constantly breaking and having to take the stairs. Upon move out, I left the place cleaner than we had found it yet they still felt the need to send us a bill for cleaning. Don't get me wrong, I didn't expect my deposit back because we did leave a good amount of stuff in the basement that we got charged for dumping, but the cleaning thing really pisses me off. Speaking of dumping. When we moved in, the only extra bills for living we had to pay were electricity and parking. They added on a water bill, a sewage bill, and a trash fee by the time we left. I have the picture from apartments.com saying water, trash and sewer were free. Love the false advertising. When maintenance issues would occur, it took forever and a day to get anything done. It took months to get a working dishwasher, months to have a non hazardous oven, and months to get a bathtub that wasn't rusted and cracked to the point where I should have been wearing shoes to take a shower. The space of these units was the only thing worth it and even then, the rest of the BS we had to deal with makes it not worth it. I've lived in downtown San Diego before and though that comes with its own set of challenges, it shouldn't have been this bad. This place is money hungry and desperate. Avoid if you can.

    I have lived here for just over a year now and the building is worlds away from where it was when the other reviewers lived here I can only assume since I have not experienced any of those issues. When I moved in, the management and building itself were going through the first steps of a major overhaul and the management was in a state of flux, which was initially confusing and frustrating, but within a month they hired someone who totally turned it around. Miral is very professional and courteous, but also no nonsense with the staff around the building. She brought in new people who cleaned up the parking structure and common areas and she oversaw the remodel of the whole place. She is quick to respond to any issue whether minor or major and makes you feel like she is here for you as a tenant. Lately, she has been out on maternity leave and a young woman named Amber was brought in to temporarily fill the position and she's managed to also do an amazing job. I wasn't expecting much with a temp to be honest, and was a little nervous that my lease renewal was during that time. I have to say she has managed to win some major points by getting the company that owns the building to honor my lease renewal requests where they initially said no, and I will be very sorry to see her go. I wish they could keep both on management staff. As for the building itself, I love it. I wanted old construction and a classic loft not one of the new boxy tiny places found all over in the high rises that sprung up after the ball park. This place is a true old classic loft style, built in 1918 by the same architect that built the Grant across 4th. My place is 1100 sq ft. It took me a year of searching to find this place after looking at every building with lofts in the downtown area. Definitely the best layout, privacy and location for the price. And there is parking available for a reasonable price. Additionally, now that the new park is done at Horton Plaza and the construction on Broadway is winding down, it is only getting better and better. I am very happy to live here.

    I would say 1 star is too high. I went to look at this place because the location is perfect. My expectations were high because of the cost. The hallways were outdated, carpets stained, and it smelled. When I got into the unit I opened up the cabinets and found a gigantic dead roach. They said there wasn't an infestation problem that it was just "an incident" that the roach was even there. I then opened up a door that had the water heater in it and out came another giant roach. Passing the bathroom I saw 2 more crawl down the water drain in the middle of the floor. I ran out of that place as fast as I could. Needless to say I will not be living there, nor will I recommend this place to anyone. I do have pictures of the proof I will be posting.

It's sad they get a bad rep. I recently moved out. I got a call saying I owe more money. My utility bill was more than double. I was completely moved out August 1. How my bill doubled is beyond me. The staff claimed they took the payment for utilities out of my security deposit and I still have a remaining balance of 56.58 for repairs. My utility accounts should not be paid for from the security deposit. I've been paying my utility accounts on auto debit. Any repairs needed should have come from the security deposit. HG Fenton is horrible! I will never live at another HG Fenton community. The 2 statements the office likes to make here: "This is how we do it here" in reference to their general operations when it's convenient for them. When you request significant repairs: "We don't normally do this but we'll try to make an exception". This is a terrible way to operate. I would be embarrassed if I was the leasing staff here. So many residents complain and are itching to move. So many residents complain of the exhaust problems as well. Do not move here! As bad as it is you can't really blame the leasing staff either. These are all HG Fenton policies. They're just following the rules of head quarters. Conservice the company used for utilities is not answering. I've tried to pay my bill directly through them. Their automated answering service is a hotline for medical devices making the company seem fraudulent. It seems Portofino cancelled my account with Con service as a means to double charge me to keep more of my deposit! They can keep the deposit I won't pay anymore fees.

Overall, Korey was an excellent leasing agent and made a really positive impression with me right from the start. I appreciated how helpful, patient, and welcoming she was throughout the entire tour. Once I did move in, she continued to show outstanding service and continues to make me feel comfortable with any questions I have! So far, I'm a month in and loving living here! Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

    Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.

I rented the one bedroom loft style apartment and it was perfect for my dog and me. Very clean building with good appliances. This building is so dog friendly and have socials with the dogs including treats, photographer, toys and bandanas for the pups and drinks for the adults. They even have a dog park on the top floor with an area to bathe your dog. Loved all the socials and amenities. Frequently have food trucks, opportunities to meet your neighbors and celebrate the holidays. My favorite amenity was the cold brew on tap. They also have beer on tap, gym, jacuzzi and lots of decks which is nice if you work from home and want a change of scenery. The staff is very kind and responsive. They make an effort to get to know the residents which is so appreciative.

My partner and I loved everything about this complex, the gym got additional equipment, maintenance was immediate with any repairs we ever asked for, and the unit itself was perfect for the price range. Our rent didn't go up too much our second year which we really appreciated. I hold the staff at blvd in such high regard for just how well they took care of us our whole time here. Toni, Dale, Danica, Ulysses, and Francisco are an elite team and their attention to providing a quality living space for the residents here did not go unnoticed. The fun events they plan for the residents were always super fun as well! Don't have anything but great things to say about this place, if you have a chance to live here do it!

If you're wanting peace of mind, reliable staff, security, community, and comfort, I highly recommend Del Oro on Broadway Apartments. Alba has been with us from the start, she's always on top of communication answering all of our questions and concerns. Pete and Ruben are the friendliest grounds keepers and always will help with anything. These apartments are very well maintained, professionally cleaned and sanitized before move in and move out. It's very modern and roomy. Should anything need immediate maintenance they have onsite maintenance there 24/7. That also means if someone trips an alarm or something by accident you won't hear it for hours. Its a very nice gated community with surveillance cameras everywhere and on site patrol at night. The heating and a/c are top notch as well as all the other appliances. We rarely ran into issues but if we did it was fixed super fast. The staff have special events every so often for children as well as free pizza or raffles to win things like full thanksgiving meals, etc. Parking is great theres plenty for cars needing charging stations or cover. The amazon package hub and mail are very secure, easy to use. We had two dogs and it was easy to get them to the designated dog pen. Its all kept very clean! There are so many amazing places nearby to eat and the bay is just up the street! If you're nervous to apply like we were because we had a lot going on at the time that sounded complicated to explain, just try! The staff are very understanding and will try to help you succeed. We are very thankful for the chance we had. There really isn't anything negative to report, we loved this apartment and they were always fair never asking for large increases in rent renewals. They also give plenty of advance notice for fire alarm testing, main hallway carpet cleaning, elevator maintenance, and any in unit quick inspections for yearly fire sprinkler upkeep that is just fast in and out look. Again, I highly recommend living here, it was an easy 3 yrs and we were very comfortable here.

They are all very friendly, professional, and hardworking; they have also gone out of their way to help me a few times which was so nice! The grounds are always kept clean, it's secure and quiet. There is also roaming security at night which is a bonus. The apartments are beautiful and it's really nice to be able to enjoy a pool, jacuzzi, gym, and clubhouse. I'm so happy to have chosen Del Oro. Highly recommend!
