RUN AWAY FROM THIS COMPANY!!! I would strongly recommend avoiding Vision Real Estate if at all possible. Our experience with Vision Real Estate has been nothing short of a nightmare from the day we moved in. When we arrived at the house at the beginning of August, the AC was completely broken and the temperature inside was close to 90 degrees. I was 8 months pregnant at the time, and moving into a house that hot was miserable. The most unbelievable part is that this clearly had never been checked before move-in. Thankfully our neighbors were kind enough to help us figure out the issue, and we ended up having to purchase a part ourselves just to get the AC running. Trying to get reimbursed from Vision Real Estate for something that never should have been our responsibility in the first place turned into an exhausting and drawn-out process. The condition of the home at move-in was unacceptable. The house was filthy -- dog hair everywhere, thick dust, cobwebs, and a dirty garage. Outside was just as bad. The lawn looked like it hadn't been maintained for weeks, weeds were completely overgrown, and there was dog waste all over the backyard. Inside the home there was so much dog hair throughout the bathrooms, shower, and floors that the shower drain wouldn't even properly drain. When we submitted a maintenance request for the shower not draining, Vision Real Estate charged us $175 even though the hair was clearly left from the previous tenant and the property had not been cleaned well or inspected before we moved in. Being charged for something that existed before we even moved in is completely unacceptable and shows how little accountability this company takes for the condition of their properties. The issues didn't stop there. Their online portal was down when we applied, which resulted in us being charged twice. Getting our money back took far longer than it should have and required constant follow-ups on our end. Vision Real Estate has no problem nickel-and-diming tenants for every possible fee, but they take zero accountability for their own mistakes. If you submit a maintenance request, you're given an 8am-4pm window. If you need to reschedule, they charge you $25. Because of this, we've taken entire days off work just to make sure we're available. On one occasion we did exactly that -- only for no one to show up and we didn't even receive a phone call or update. That meant losing a full day of work for nothing and having to start the process all over again. At this point we have spent hundreds of dollars out of our own pocket fixing issues that should have been handled before we ever moved in. We ended up hiring a professional cleaning company on our end because it was still so dirty. I ended up filling up 3 small grocery bags full of dog hair the second day of living here! The lack of professionalism, organization, and accountability from Vision Real Estate is unbelievable. It genuinely feels like once they have your lease signed, they simply do not care about the condition of the property or the experience of their tenants. Renters deserve better than this. I truly wish I had read reviews like this before signing a lease with Vision Real Estate. Save yourself the stress, time, and money and look elsewhere. read more

What can I say about Vision Realty? Well, they are winners-as in winners of the worst landlord/property management I have ever had competition. Unfortunately, our former landlord who was wonderful sold our duplex to someone who hired them to manage the property towards the last quarter of our lease. From the beginning, there were communication issues. First, they never told us that they were the property management company or who to contact. We only found out because an account for a portal was made with our email addresses. They attempted to say that we owed them a deposit (we had already paid our original landlord who gave our deposit to them). We wrote numerous times on the portal asking for clarity and stating we had already paid our deposit. They ignored us and then suddenly removed any evidence that they had done this. Throughout the miserable time we were tenants under them they repeatedly tried to deceive us-from overcharging utilities, to tacking on fees that were not in our lease agreement. They violated our lease numerous times, including refusing to give us copies of our utility bills (they provided them once and we discovered that they were overcharging us and demanded correction). I had to write countless emails to have this corrected. They also tried to pull one on us by saying we needed to deep clean the apartment and sent an absolutely insane check list. Our lease stated that we needed to leave the apartment broom clean. When we responded that we will not be doing that and that our lease stated broom clean, they never responded. They attempted to take over half of our deposit-completely ridiculous since we left the unit in better condition than we received it from our previous landlord. When we demanded clarity on the vague charges they deducted from our lease-NUMEROUS times, they (Carlos) ignored us. It is Utah state law for a landlord to provide an itemized list of deductions. It wasn't until I filed paperwork to take them to court over this matter that they responded. They apologized and said they were charging us based off of their lease, which we never signed because we saw how predatory and disgusting it was. We know they were just lying because we sent numerous emails stating their lease did not apply to us. I quoted our lease language in multiple emails. We ended up getting our entire deposit back only because we knew our rights and were going to take them to court. These types of landlords/property managers who prey on working class people who are good tenants, treat the property with respect, and pay rent on time, are absolutely vile. Vision Realty, you should be ashamed of yourselves for the way you treat tenants and try to take advantage of people. The amount of hours I have had to spend fighting these dishonest slumlords is atrocious. Please, for your own sake, AVOID THIS COMPANY AT ALL COSTS. Their lease allows them to deduct hundreds of dollars automatically from any tenant, and also prevents a tenant from having any repercussions from living within mold. I sincerely hope this company collapses and I am not sure how all of you sleep at night. I hope God forgives you. This property management/leasing company does NOT deserve even 1 star. I moved out of my rental in early July 2025. It is January 2026 and I am still trying to get the deposit back. It is impossible to reach a person. There are no return phone calls, no return emails. They are completely ghosting me. Kelli McCullough mishandled my exit and deposit return. Then she stopped responding. It took a few months to discover she was no longer with the company. I finally heard from Richard Brimhall, my original contact for leasing the property and he was very proactive and communicative. We discussed the deposit discrepancy and he strongly implied he was handling things. He then ghosted me. I have been sending emails every few weeks for months. This company is very difficult to work with. I have had to submit a remarkable amount of work orders for leaking pipes, getting them re-repaired three different times. I also sent in a work order to get a window fixed, that was outrightly refused. This company has been unprofessional and unresponsive. From the start, there were necessary repairs in the home that I reported, but my calls and messages were often ignored. It was difficult to get anyone to follow up. When I moved out, I asked for a move-out inspection numerous times, but never received a response. The property was left clean and in the same condition as when I moved in, yet they kept my entire security deposit without providing any explanation or documentation. I've since hired legal help but Vision Real Estate has continued to ignore all communication--even from my attorney. This kind of service is disappointing. If you're a tenant or property owner considering working with Vision Real Estate, I would suggest being cautious. Communication is poor, follow-through is lacking, and getting fair treatment has been a struggle. If anyone at Vision Real Estate is reading this, know that this is not going away. Worst rental company ever. My husband and I moved out of our apartment almost 2 months ago and are still fighting to get our deposit back. They legally have 30 days to return a deposit but clearly have no issues breaking the law. They also have no issues ignoring texts. Our property manager was Jodi and she has ignored more texts than I can count and blames it on "vision giving her too many accounts to deal with" This company is an absolute train wreck. *This is just one of the issues we've had and are currently still having but I could write 10 more reviews about their negligence and terrible service from the beginning to the end of the rental agreement. read more

Vision Real Estate has everything for future tenants automated on their websites. Requesting tours of their properties, scheduling and confirming tours, etc. They clearly are organized in their online systems and have a lot of properties to manage. So you can imagine how surprised I was when I showed up to a house I had scheduled to tour and confirmed over both text and email and no manager arrived. The tenants, although confused, graciously showing us around despite the unbelievable rudeness of leaving the tenants to figure out what to do with no direction, and to not answer any phone or text line despite 8+ people waiting awkwardly outside the house, unsure of how to proceed since we all felt stood up by the management company we took great pains to schedule with. While waiting, I called multiple phone lines, texted the number for the manager the tenants said they worked with, and there wasn't a single human being I could get in contact with. Clearly Vision Real Estate has no respect for their own tenants, scheduled appointments, or care to have future tenants be informed of contracts they will be signing. This is by far the most unprofessional and heartless property management company I've ever dealt with. My friend's family applied to two different apartments, and they left them homeless in the middle of winter. They make absolutely no effort to secure an apartment for you--even after you apply and invest your time and money. The property manager lied repeatedly, telling three times that application was "pending," only to later announce that the apartment was already taken. Avoid weeks of headache, stress, and weaponized incompetence from Vision Real Estate. Run and go anywhere else. July 15th, 2024 (Day 1) We tour pet-friendly unit 304. It fits our criteria, so we apply that day. No communication at all for 6 days. I'm calling and texting the office multiple times daily for an update July 22nd, 2024 (Day 7) We get a text that we are first in line for the unit. 15 minutes later, we get another text that it has been rented to someone else. We get moved to unit 202 which we haven't seen in person. Desperately needing a confirmed place to live, we allowed the change. The office was closed on day 8 July 24th, 2024 (Day 9) We receive and confirm the lease terms within 3 minutes via email. 15 minutes after doing so, we get a notification that our unit switched to unit 301, because 202 was rented to someone else. We are alarmed this would happen after accepting terms, but allow it. July 25th, 2024 (Day 10) We completed all paperwork, paying a total of $1,941.69 to move in, and had a confirmed move in date. After finalizing everything, we noticed the contract says no animals of any kind for the pet friendly unit we applied for. One of us has a snake which lives in a small glass box. We had mentioned this before our move-in day. We reach out for clarification and call multiple times, but don't get an answer before the office is closed July 26th, 2024 (Day 11, move in day) I went to the office in Provo on our move-in day and asked to speak to someone that could help. The manager wouldn't let us move into our unit because of the snake. She suggested a much smaller unit in American Fork that would be a very tight squeeze. Desperate, we accepted. Interestingly, the new unit was marked as no pets allowed on their site. She said we were guaranteed to get it, and that all other applications were pushed out of the way for us to secure the unit. Our existing contract was voided by email as I walked out of the office, so now we have no valid documents proving anything. No update until after the weekend, because they wouldn't respond to me before the office closed July 29th, 2024 (Day 14) Within two hours of the office being open after the weekend, I get a text that the new unit we were guaranteed to get just three business hours ago had been rented to another applicant. They suggested an even worse option with much less space that I refused, as would not work for our situation. I told them to refund our money, as we cannot be strung along like this any longer. We rent a storage unit and move our stuff into it, as our contracts are ending in the next few days. We are about to be homeless because of this company. Later the same day, we view another unit with a reputable company, apply, and are told we will hear back tomorrow July 30th, 2024 (Day 15) We get approved for the apartment toured yesterday evening with a reputable company, sign all documents, pay all fees (on loans), and start moving in within 24 hours of originally seeing it. We are extremely low on funds due to paying two separate security deposits. No communication from vision real estate today, dispute reaching out August 19th, 2024 (Day 35) After harassing the office for 20 days straight, we finally get back a check for most of the amount we are owed. They don't refund our $150 application fees. They also subtracted a $150 'lease initiation fee' for a lease that was voided and never guaranteed us an actual place to live. I have reach out to the office multiple times about the deficiency, and have been ignored. read more

They're never available to text or call, and are always "out in the field" when you try to contact them. They lie and change their narratives and policies constantly. I had several problems with other tenants and when I reached out for help, all that Josh Orthel said was "That's just how it is, I had to deal with some rough stuff when I was your age, deal with it." Vision Real Estate of Provo is the worst rental agency I have ever worked with. I would not recommend using them unless you prefer to move into a home that is dirty upon move in, has patched holes and stains on many of the walls without fresh paint applied over it, lacks/is equipped with broken window and door screens, is equipped with old, broken equipment (oven, garage, washer/dryer) that they will never replace despite multiple maintenance requests and phone conversations, a garage filled with old tenant items as well as a backyard that is overgrown, infested with bugs and filled with broken equipment/prior tenants trash. They are almost impossible to get ahold of (both at the office and specifically when trying to contact individual property managers), ignore us when we try to reach out regarding updates on maintenance requests that never are truly fulfilled and have no problem increasing monthly rental costs without providing a house and equipment that is functional. I would give 0/5 stars if that was an option. They basically want to do less than the bare minimum while continuing to increase monthly rental cost and add on additional utility fees for the tenant to take responsibility for. read more

The bathroom toilet chains on both bathrooms were rusted and busted when we moved in, the kitchen sink handle was busted, the beds looked like theyve been through Vietnam, the parking is $400 for the year, street parking is fine though if you like walking 3 miles down the street in 20 degree weather. Friend of mine was going to move into their spanish fork property, was told the apartment was for sure going to be theirs. My friend saw all of their bad reviews and asked a question about it because they had concerns, as anyone would when moving into an apartment. Then got an email later that same day saying they were no longer getting it and they were moving on to the next applicant all because my friend had concerns and was "suspicious" about the bad reviews. Then when my friend tried to call to talk about it, no answer and still nothing. They basically are not letting my friend move in all because they had concerns, and still planned on moving in! The guys name is jay and he said each bad review was from the people who left their lease. Pretty weird to me. Waste of time. read more

Worst move-in experience ever. The place was not cleaned, had been patched and sanded but not painted and dust and dirt were everywhere. Dirty toilets, trash left in closets and on back patio. Garage door did not work. Numerous cracks in tile and granite. Wear marks everywhere; walls, floors, carpets, cabinets, tubs and showers, doors all have damage. Property manager acknowledged it had not been cleaned or painted and blamed the disarray on a "computer glitch" even though they had a month to get this place turnover ready! She also said that it was an older property that has not been updated hence all of the problems. Many of these are cosmetic and should have been taken care of per the previous tenant's security deposit but that did NOT happen. Frayed wiring hanging out of the wall, outlet covers missing, dents in doorknobs, cobwebs and cat hair everywhere. It was appalling. The property manager is a poor communicator who took zero accountability and only blamed others. They had maintenance there when we were not home with NO communication that anyone would be entering the property, and the only reason we knew is they left our front door unlocked when they left. When we tried to address the frayed wiring, we were told to go through the portal and only communicate via email going forward, even though SHE is the one who began communicating via text. She also said the owners, maintenance and property management walk through before a turnover and decide what to fix and what not to fix. So basically, she is saying they looked at FRAYED WIRING sticking out of a wall and said nope, not fixing that. What?!? I asked who her supervisor was, and she said to call the main office. I had already done that and am still waiting to hear back. I'm not saying her name publicly because I have no desire to throw her identity under the bus, but if this experience is reflective of their company as a whole, I would stay far far away. The many poor reviews (which I WISH I had seen ahead of this) indicate it probably is a bad company to get involved with. And I haven't even covered all of the problems with this experience. Ugh. Addition to the review: when you submit a maintenance request in their portal, they have a headline that says the request will NOT show in the portal and to not resubmit because it will cause delays. So basically, there is no way to prove that you submitted a request unless they acknowledge it. Awesome. read more

Not a fan at all. Bummer that they list some decent-looking properties... A listing popped up for a nice townhome rental in Lehi, and I reached out via Trulia the same day it was listed. No response for hours... I call the number, and Mark Cheney picks up right away (and of course he responds to my Trulia inquiry via email RIGHT after this call). At first, I thought this guy really knows his stuff as he starts rattling off all the things I need in order to be an accepted applicant. I spend (i.e. waste) my time telling him what both my fiancee and I do for a living, about my service dog, when we're moving etc., etc. because he's asking me all these questions. I'm thinking, "wow, he's involved and cares about who the tenants are". He then pushes me to get the application in right away, saying I'll be "first in queue" if I do so, ensuring my place in line and that it's gonna go quick. I had to wait for my fiancee to get home so we could do the app together online the very next, very early morning on a Saturday. Before starting, we called Mark on speaker phone to confirm if we had to submit personal reference contact info OR letters from references before starting the app (because I didn't want it to time out/kick us out if we didn't have all the docs we needed prepped). He scoffed/laughed at this like I was some sort of idiot and reminded me once again before hanging up that I should submit ASAP so I could be the 1st in queue. We hung up with him and finished the app within a couple hours. No response until Monday morning when I heard from Nikki Cheney (Mark's relative..?) via text. She texted both my fiancee and I, saying that we were "missing" info i.e. fiancee's 2nd personal reference because he listed his boss as one of his personal references. The problem is, Mark never told us we could not list our boss as one of our references (because she said she was already going to reach out to him to verify his employment), yet Mark told me the first phone call that co-workers (um, boss? -- mine were previous bosses), clergy and neighbors were valid to provide. We provided Nikki a 2nd reference right away to which she replied we were now 2nd in the queue. Since we applied less than 24 hours after the listing was posted, and when I spoke to Mark hours before we applied (he said no one had applied yet), I was surprised to find out that we were 2nd in queue now. I asked her if we had been pushed to 2nd in queue because of the "missing" info on my fiancee's app, and she said yes. She said "first come, first complete app", and whoever applied right after us had a "complete" app submitted before us. She said we still had a shot at getting the place, and I waited 4 days without any word on status or how long it would take to hear back. Luckily, we had applied for another property (something I've never done) right after this one because something told me I could not rely on this PM company. I reached out to Nikki again, asking for an ETA on status. She told me the app process can take "up to" 4 days (even though it was the 4th day). I said okay. Back to waiting again. A total of 9 days later, here we are. No response since, and I texted her hours ago asking for a status update. What a waste of $70 in app fees. These people SUCK. I am so glad our app was NOT accepted as I imagine they would have been a nightmare to rent from, but I'm bummed I threw $$$ at them. Go outta biz already! read more

Mark Cheney is one of the worst individuals I have ever had to deal with. Jeremiah Maughan is an absolute coward who hides behind his emails. We rented a home in PG from June 2021-April 2022. We paid $2700/month which we were fine with considering the area. On move in day which was pushed two weeks later by Mark, we moved into a house that was an absolute piece of garbage. Trash was still in the house, lawn had not been mowed in weeks, floors were so dirty that my daughters feet were black for weeks until we got the floors professionally cleaned. Urine spots and dog hair all over the carpet. 3 out of 4 faucet fixtures were non functioning. Two toilets did not work, back deck had large pieces of wood coming off, weeds several feet tall, bare electrical wires in flower beds. I had 6 family members at the house for two days to make the house what it should have been when we moved in. Mark and Jeremiah could have cared less. Vision sent over someone to replace our toilet and it took him 4 hours and broke one as he was installing because he had never sone before. Someone came to paint the deck and make it safe, looked like a 4 year old painted after it was done. Owner eventually came to finish and had nothing but negative things to say about Mark Cheney and Vision. I spent hundreds of dollars, replacing faucets and shower heads, mulching all the flower beds, having carpets and floors cleaned. When we moved out, they took $2000 from us. My level of hatred for Vision Real Estate, Mark and Jeremiah specifically cannot be expressed here. This is the absolute bottom of the barrel when it comes to management companies in Utah. Do your research and look elsewhere. read more

Horrible experience, while trying to help my husband stay alive with stage 4 colorectal cancer, Marc Cheney property manager held both deposits on 2 properties we leased and were never late, he gave excuses and after contacting Principal Broker Eric Bingham, he also refused to refund our deposit as promised. Used this company to rent my home. Things started off fine for the first few months until they changed my rental agent. Thats when it all fell apart. I had to contact them and ask where my rent money was and why my tenant hasn't paid. This happened twice. They did a very poor job inspecting the property as the tenant painted walls (he did not have permission to do so), laid sod in the backyard (again, did not have permission), and punched holes in the walls. When the tenant moved out, it took them 2 weeks to get the placed cleaned. It's been 8 weeks and they are just now closing out the account, because I had to bring it to their attention. Renters: BEWARE. At best Vision does not do their due diligence to inspect the property - but most likely they'll just take advantage of you because they can. I bought someone else's lease, the home was new but less than clean. Toilets and floors dirty, and walls unclean but I was grateful to find a place in this market. After having 4 joints replaced the month I moved in I received two $50 charges and blamed twice for someone else's dog's feces. I asked for proof it was my dog (it wasn't) and there was no response. Every quarter, they come into your home whether you are there or not to "inspect" the home. They take pictures, and walk through your house like it's not a huge invasion of your privacy and then charge you for it- oh but don't worry they change your furnace filter. After a year of living there and no late rent, my rent was raised 11% - as a single parent you can imagine how a nearly $300 increase along with the staggering inflation worked out. Hollie sent me move-out instructions on how to clean the home - I cleaned for weeks. Washed walls, cabinets inside and out, drawers, drawer tracks, toilets in and out, oven, patched and painted the very few holes I had put in, and even vacuumed above the kitchen cabinets (you get the idea). I bought several bags of salt and left them by the softener because the joints replaced in my hands limit my lifting. One of the deductions from maintenance was: "filled the water softener with salt" 43+ Days after moving out - still had not received my deposit or heard back. After all was said and done I received less than $200 (out of $1750) back. They claimed cleaning cost $600+ dollars at $30 an hour (not including carpet cleaning). That's 20 hours of cleaning- to which I was told I could find the pictures of the work they did on the portal... Not there of course (as were none of the pictures they took when they violated my privacy). No response. As another review said, Hollie is heartless and this company has no accountability or integrity. read more

This company is a scam. I hired them to take care of my house because I had to move for a job. They were impossible to get ahold of, they never got any of my rooms filled and they hired someone to clean a room between tenants and charged $490 for 1 room. And that room just needed the walls cleaned and holes from posters the previous tenant had hung filled. read more

Our experience with Vision and Mark Cheney was not a good one. Our move out was by far the worst and in the middle of our time in the property we had insurance charges added to our ledger with no warning and when I first asked why Mark gave me the wrong information so the problem was prolonged and we were charged money we shouldn't have been. Upon move out we were charged OVER $3,000. Yes, THREE THOUSAND DOLLARS. This was for all basic things, there was no damage done to the house. We were charged $400 for a duct cleaning fee which had not been performed prior to our move in. I know this because not only were the vents disgusting when we moved in, I called the vendor to confirm and they told me it had not been done. There was a dog pee stain on the floor upon move in which UI had sent a picture of to Mark and he did nothing about it, yet we were still charged for a full carpet clean upon move out. We were charged for TWO cleanings. One was the initial one and another was after their own maintenance had gone through and done work. Why am I being charged a second cleaning after their own employees go through the house? Not to mention the home was not properly cleaned prior to us moving in as I have photos of dirty sinks, etc. For every time a vendor was scheduled I was charged a $20 "dispatch fee" which is not what is shown on the lease I signed. It says $40 per hour for scheduling vendors and as I've working in property management I know it does not take half and hour to schedule most of these vendors. I have also called some myself and did not spend 30 mins on the phone with them. When I brought these things up to Mark he would completely ignore us. At one point he responded but it was meant for someone else and all he said was "wrong person". Vision is greedy and will nickel and dime you as much as they possibly can. And in my experience with Mark they will not take responsibility for their own error and will just place blame on everyone else. STAY AWAY!!! read more

I would not recommend going through these guys ever. They are rude and condescending and tried to raise our rent from $500 a month to $800. As tenants, we were very dissatisfied with Joel who was our property manager and hope he learns to stop being rude and talk down to people in every conversation. If you ask him questions he is never direct in his answers and is super unhelpful. I double don't appreciate the way he talked down to my wife when I wasn't home. Coward. Ultimately I feel terrible for the landlord and his family who have to deal with this terrible company. If anyone is considering renting the property that Vision manages at 167 N 100 E in American Fork, DO NOT DO IT. Two of the 3 apartments are borderline unlivable. My upstairs neighbor just moved out because her heater failed and Vision wouldn't fix it. I have had constant electrical issues for the past year, and currently have not had indoor lights for 17 days. They will only authorize shoddy and cheap work, and hope that tenants accept having deficient conditions. Vision is the most incompetent and dishonest business I have ever dealt with, and anyone who rents from them (particularly at this location) will regret it. I would also encourage everyone to look at the plethora of awful google reviews that they have. I wish I had read them before wasting a year of my life dealing with their despicable business practices. read more

This company is highly dis honest and has no integrity. They did not address any of my concerns, were very arrogate and rude and dismissal. They dishonestly over charged me for things that I should have not been charged for and I was required to move out of the home early because of something that was drastically affecting my health, which I have been told by several individuals I could have sewed them for if I chose to pursue it. They refused to work with me on the situation, endangering my health, and refused to give me back the money for the week and a half I had to leave early, even though the home owner requested they pro rate the time I was gone and give me a refund. They would not budge. This company obviously only cares about making money off of you, and overcharging illegally, sending people out the door illegally, and not giving you back your money. Highly unprofessional and out of integrity. They should not be in business and someday it will come back to bite them. Do not do business with them if you don't want to be taken. read more

We rent a property from Vision Real Estate, that can has tons of issues that we have put up with for years. However, there are 2 experiences that have been extremely detrimental to us. The first was in 2017 and the second was in 2020. In 2017 we had to have our water heater replaced. This was scheduled and started on time, I had to take the day off because my wife was 8 months pregnant. Due to emergencies I was forced to take additional time off of work, not just to keep my kids out of the workers way but to also keep them from touching the power tools and new water cooler that were left in my unit. Due to several emergencies coming up the repair wasn't finished for 3 more days. So in total I had to use up 5 days of PTO that was being saved for when my child was born, and ended up heavily contributing to my termination as I was "no longer reliable" and "clearly lying since water heater installs don't take that long". In 2020 there have been several issues. 1) When we let them know that we would be looking to renew our lease, we were told that the rent would be going up $85 to stay competitive with the market. There is no way on earth this property is competitive, it is in every sense of the word a "dive". There has been a bird decomposing in the roof since we moved in 2016. Roof tiles are cracked, missing, or covered in mold. The outside walls look terrible. The bushes out front grow without any trimming. Inside there is mold in the bathroom from when we moved in. The windows are so drafty that you can see the blinds blow anytime there is a large gust of wind. Several of the screens and windows don't shut properly allowing bugs to enter unhindered. The electrical sockets are all super loose and we have to tape things into them. The AC units all need(ed) to be replaced as they are from the early 90's and function poorly. 2) The worst of all is this. We had our AC go out in one of the hotest Augusts on record. It took them 14 days to resolve, and only was done so because the repairman paid for it himself. The landlord was hard to get ahold of during this time, let me know hotels would be at my expense, and were waiting for the owner to pay before the repair. The repair guy was sent to "higher priority" calls despite him telling them that ours was a top priority. Due to the questionable policies of sending the AC repairman to other "higher priority" calls, and waiting for the owners down payment, the health of myself, my wife and 3 kids were put at risk. I burnt through 4 months of asthma medication in 2 weeks. Owed several friends money for the hotels, and have been told that everything has been at my expense. Since being home, we have found several food and personal items that have been damaged from the extreme heat. Damages to the paint on the walls which I am sure we will get charged for later. Situations have come up where we were hard on cash because of the money spent during this time. I saw the repairman again a month later and asked if he had been paid back, and he said no. Which means not only did they screw over my family, they stole the property owners money and did not use it for our repair, and I can only assume they are not going to pay their repairman back. Add to that the fact that they got me fired in 2017, and raised the rent for no reason. I wouldn't rent from them again. I wouldn't recommend them to anyone looking to rent. I wouldn't trust them with managing any of my properties. read more
