    I'll give an honest review…read more I lived with them for 3 years. My wife lived with them for a year before we got married. I see all these unfair reviews and figure as always its the people who are ticked off that write reviews and not the people who are happy or content. Or people who don't understand that this is a property management company and not the owner. 1) They do cleaning checks once a month. They are strict about this, but hey, it kept my roommates from being slobs, and our apartment was always clean because of the cleaning checks. Sure they want you to use good soap/scum cleaning soap and anti-lime stuff on the bathrooms to keep the tub and toilet rings that build. But hey, units are fairly well kept. These kids who are crying about having to actually clean, for once in their lives, then post a negative reviews on Yelp or Google and then have the audacity to RENEW THEIR CONTRACTS, need to grow up. 2) I had multiple repair requests over the years. All varying from large to small. NEVER did any of these take longer than 72 hours to fix. Ok, not true, one did. But they had to order a part and they ordered it on a Thursday, and by Tuesday afternoon it was fixed. They always did a good job, were professional and well mannered. 3) People need to understand that property managers DON'T OWN THE PROPERTY. I swear, trying to get people to understand that when they say "Our couch/beds/carpet/whatever is crap" (when its really not, just a little old) "and it needs to be replaced!". So when the actual owner says "Nope, not replacing the fill in the blank." people cry and complain and yell it's the managers fault, when the managers can't do anything in actuality. 4) They clean the carpets professionally, depending on the place you live, at least once a year. I know in one of the locations its every 4 Months (Belmont Apartments that they manage), and every 6 months in others. 5) In the winter times, during/after storms, they had crews shoveling and throwing ice melt. I noticed this one time walking to campus, that my complex was shoveled and "icemelted" while the other ones around me were covered in snow...at 6am...now that is called work ethic and professionalism. So here is advice, from someone who lived in properties they managed for 4 years and I lived in Provo apartments with other management companies since 2012. Pay your rent on time, clean your freaking apartment, and dont expect the 5 star Hilton when you are renting an apartment at $300 a month when the building was built in the 80's, and I promise you will enjoy living in their managed units.

We've been charged a $200 fee for a carpet cleaning we never asked for. We failed our cleaning check after using all my evening free time to clean for FOUR DAYS. They don't care how hard you work they will fail you. I've lived here for two years. The first year the management was great. They understood that the place is old and beyond our abilities to repair. Then the most incompetent people got put into management and they expect us to have 30 hours to clean the whole apartment to their liking. If they want it clean so bad they should tear the building down and start again.

    Our experience with Keyrenter Provo was disappointing. The information on their website and other…read morerental listings (apartments.com, Zillow, etc.) was not consistent with the actual property. The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.

My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere.
