My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. If you are looking for a reliable, professional property management team that actually follows through on what they say, PMI is the way to go. Dusty Lambert

The information on their website and other…read morerental listings (apartments.com, Zillow, etc.) was not consistent with the actual property. The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.

    Friday March 21, 2026 we got a flyer after 6:00 pm by the Roof Guys who were hired by Evolve to…read morereplace the roofs in Country Woods Orem. The flyer said we had to give them access to our patio to dump debris and that they are not responsible for any damage in our patio. This made us nervous. We tried to contact Evolve but their offices were closed. we were able to contact Collin and he said he would contact Tommy Deaver. We texted the roof guys and were very clear we don't authorize them to dump garbage in our patio or debris and they would be responsible for the damage. They replied they would do their best to not dump garbage. We believer this. Monday morning, March 24, 2025, the roof guys were throwing debris, pieces of roof, nails on our patio. I went outside and saw a man on the edge of the roof kneeling down pushing the debris onto our patio With his hand. I think this is easier for them because they plan on cleaning afterwards. However, I have flower beds, patio furniture and cushions, ikea umbrella, etc that can be damaged and I prefer they don't dump garbage on my patio. I became very angry and yelled at the roof workers to be careful because next time I would call the police for dropping garbage on my patio. They said they would be careful. I believed them. I called Evolve and send email with pictures of garbage on my patio to Brittany to hoa@evolveut.com but received no answer to my emails. Brittany tried to call me later but I was busy and didn't reply. After the Roof Guys left that Monday, I checked my patio and found garbage bags have been thrown and this made more angry because I already talked to the roof guys in person. I called Brittany but now the office was closed and I left a very angry message with swear words. Today, Tuesday March 25, 2025, the Roof Guys showed up again on my roof and I told them again to not dump more garbage on my patio. they said they would be careful AGAIN. I was able to talk to Brittany on the phone today and I apologized about the angry message, she was nice and polite, and said She didn't receive my email or pictures. She said hoa@evolveut.com was the email for Carlos, not her. She email me from Brittany@evolveut.com and said we can email her there. BRITTANY SAID she will contact The Roof Guys and make sure they stop throwing garbage on our patio. We ended the call and I talked to my husband who was also very frustrated and was upset about the bad communication all this time and had some complaints for the HOA board. My husband called Brittany a few moments later and asked for the HOA board contact information. She wanted to email this to him but he said he preferred she gave the info to him over the phone. Brittany asked what the complain was about and my husband replied he doesn't have to tell her about it. He insisted she gives him the information but she transfered him without his agreement to Tommy Deaver phone line, but Tommy Deaver is not on the HOA board??? Tommy Deaver didn't reply the call. My husband called Brittany again but this time she did not answer the call. A few moments later Tommy Deaver showed up on our door and we had a long conversation. In the end he seemed to empathize with our concerns and said he would talk to THE ROOF GUYS to make sure they stop dumping garbage on our patio. He said he would send my husband the HOA board contact information. While we were talking to Tommy Deaver, Brittany sent us an email saying Evolve did all in their power to solve the issue, and to contact hoa@evolveut.com in the future. This is confusing since she said she did not receive our emails when we sent them to this address before and gave us the address Brittany@evolveut.com, now she says to send it to hoa@evolveut.com that belongs to Carlos, who is not on the HOA board either. when The ROOF guys left today, March 25, I went to check my patio and AGAIN found more garbage, more pieces of roof, more nails, etc..there are nails on top of our Ikea umbrella and on the area where our air conditioning system is located. We sent an email to Brittany and Tommy Deaver and everyone else with pictures to brittany@evolveut.com. it's March 26, 2025 after 12:23 am and we still have not received the HOA board contact information from Brittany or Tommy Deaver. so far we have talked to THE ROOF GUYS, COLLIN, CARLOS, TOMMY DEAVER AND BRITTANY, BUT GARBAGE IS STILL BEING DUMPED ON OUR PATIO For past two days.

However, Evolve is attempting to charge us $532.98 after moving out when we left the apartment in better condition than it was given to us in! The only valid charge on their bill was for the carpet cleaning, everything else is not. See the many photos I have attached of the apartment when we moved in and the pictures they have sent us of the apartment now. For example, when we left, we replaced the lightbulbs and the air filter. Then, they try and charge us $75 for "replacing air filter and a light bulb". In their walkthrough inspection that they sent us you can see all of the lightbulbs are working perfectly fine. They say the "cabinets are dirty", a few of them are stained, and they were like that when we moved in (as seen in the pictures). They charged us $75 for "patching paint" when we did not damage any paint, and the pictures they have as damaged areas were damaged when we arrived. We took lots of pictures when we moved in just to cover our bases, and I am glad we did. You can see in these pictures that they are charging us for things that were clearly not from us. They charged us $222 for "cleaning" when we left it clean. In the pictures they sent us, things are clean as well, nothing worthy of being charged for. Their notes say things like "Bathroom: Needs to be cleaned. Burnt out bulb in the ceiling needs to be replaced wash walls baseboard and floor". I have attached the images of the bathroom that they sent us in their 'inspection'. Not only is it clean, but there is no burned lightbulb either (which we were charged $75 for). We have more than enough documentation to show that the charges are not justified and we will be taking it to small claims court if needed. As I mentioned, I have no problem paying fair charges, for example the carpet cleaning. However, they are trying to charge us $400 on top of that for things that we did not do. Oh, and on top of the whole security deposit, they are also impossible to get in contact with. Our property manager would never respond and when the dryer stopped working it took them 3 1/2 weeks to finally get someone out to fix it.

The unit was THRASHED when we moved in from previous tenants and he promised to paint walls, and even redo the nasty stained linoleum flooring, he made many promises that were never fulfilled. Our upstairs neighbors who had been there for about 5 years even moved out specifically because of Bobby's lack of professionalism as a landlord of his own property units. We were smart enough to do the check in list and take before pictures of the damages that were present when we moved in. We moved out 3 months ago and spent 5 days cleaning the unit after moving. At the time of check out, Cathy came in and treated my husband like absolute scum. She talked down to him insulted him, was absolutely disrespectful. We have been waiting to receive some of the deposit back (which.is obviously why we worked so hard cleaning, scrubbing walls, floors, carpets cupboards, etc. but knew that there were a few things that would be deducted from the deposit) and just today, 3 months later, we find out that bobby completely remodeled the apartment and used our 1,000.00 deposit to do so. Maintenance requests took weeks of reminding bobby and most of the time were never conducted. Key tip for future tenants: be mindful whether or not your moving into a property that is just managed by cathy and bobby Orehoski, or is it one the bobby himself owns, take pictures and make copies of your check in list, you'll probably need it.

    Aspen ridge covers lots of the Enclave apartments and this is in regard to that. It's unreal how…read moremuch everyone pays for the lack of maintenance hence everyone else hating their guts for decades. The hot tub has mold all around it, hardly anyone has keys to even access the pool area, and all the lounge chairs have been broken for years. They also have so many parking spots underground for "staff" when no staff lives there and those spots are always unused. They always take advantage of cleaning checks to upcharge even if you spend hours on end cleaning. They expect 50 year old buildings to look brand new during their cleaning checks when they don't clean anything on their end like the courtyard. Don't ever sign a contract with them! Please take my word for it and find a townhome with a nice landlord.

    Paragraph 7.1 of the lease charges $20 a month, non-refundable, for what the contract describes as…read more"periodic inspections, carpet and/or blind cleaning, furnace filters, and upholstery cleaning." Our unit has no carpet. The blinds were falling apart at move-in and have not been cleaned. The furnace filter has never been replaced. Three of the four services the contract names are either impossible, not provided, or not happening. The same fee is defined elsewhere in the lease (paragraphs 2 and 7) as retained from the security deposit you paid at signing. At renewal time, Aspen Ridge billed it again as a new ledger charge, with descriptions referencing the current lease year. $290 in charges for services already paid for and largely undelivered. A/C use is also restricted at the landlord's discretion regardless of indoor temperature. Raising any of this with the leasing office is its own experience. Audren and Martha answer the phone swinging -- combative before they know what the call is about, and unprofessional throughout. Whatever the dispute is, expect the conversation to be hostile. If you sign here, photograph the unit on day one, request written confirmation each time a contractual maintenance service is performed, and check every line on the ledger against the paragraph that authorizes it. The contract is dense and the burden of enforcing it sits entirely on the tenant.
