Here is my experience: I signed a contract with Victor from VMS Landscaping about 2 weeks ago for retaining walls and steps in my hillside backyard. The total project cost was $10K. We agreed to a $1K deposit and then step-by-step payments. At first, things seemed fine. I paid Victor $2K to begin the retaining wall (total paid $3K). He brought in a crew and promised the job would be done in about a week and a half. Then issues began: He asked for another $2K before finishing the first step. I only agreed to $1K, which I paid after the retaining wall was completed. He then asked for $2K more to start step two. I told him I'd pay only once I saw work being done. After he showed up alone and did some work, I sent $2K (to his mother, at his request). From that point on, the project went downhill. He only showed up for two short days (around 3 hours each time), then stopped coming altogether. Despite repeated calls and texts, he has not returned. Twice he promised to send workers, but no one ever showed. At this point, I have paid him $6K (over half of the total project), but my yard is still unfinished and left messy with his tools scattered around. BEWARE: Victor and Victor Jr. took on a large job for us. While they seemed agreeable and confident at first, they ultimately fell short and did not show the integrity to finish the work properly. Potential clients should be aware of the following: 1. No license or insurance - They used another contractor's insurance, but it lapsed during our project. 2. Poor attention to detail - Much of the work was sloppy or incorrect (details below). 3. Failure to finish the job - They left several tasks incomplete. 4. Misrepresentation of crew size - Claimed to have 8 workers, but over 4 months we never saw more than 4 on site. 5. Constantly asking for money early - Requested payments before agreed-upon dates. Each time I paid, he disappeared for several days. 6. Lack of communication - Like other reviewers noted, once paid, Victor stopped responding. I called every day for three weeks with no reply. Examples of sloppy or incorrect work: * Improper turf installation with pavers set inside. Lines in turf and not properly installed around pavers. * Crew unable to cut pavers at 45° angles for steps. * Walkway offset 6 inches from the door and never corrected. * Gravel sloped toward the house, causing water to run to the foundation. * No skilled carpenter on the team--poor results with any woodwork. * Planting never completed. * Uneven paver joints (some gaps 1/16", others 1/4"). * Retaining wall base not compacted properly--cracking and sinking appeared within 3 months. Final warning: One of their vendors reported that Victor's team picked up (and stole) supplies I had paid for. Victor and Victor are simply put, the best people we've hired for any job at our home. We met with several folks to go over some backyard designs we'd had made for our home, and we just got a good feeling from Victor and Victor. The fairly extensive work was done thoroughly, thoughtfully, and always with a smile. Trees removed, hill resurfaced and planted, astroturf installed, borders done, irrigation installed and more. All for a fair and reasonable price. They worked so quickly we often had to scramble to find time between meetings (we both work from home) to make decisions and keep up with the crew. The younger Victor led the project once the work started, and I could not have been more impressed with this young man. Friendly, mature, easy to laugh, and easy to roll with any changes. Beware of their "professional" opinion, lack of responsiveness, and false guarantee offered. I hired them less than a year ago to set up my front yard with automatic watering. Against my gut feeling to go with drip they professionally recommended sprinklers. Once set up the sprinklers didn't water all sections of the front yard leaving areas to require manual watering. With time the concerns I had with sprinkler watering all came true despite them saying in the beginning they wouldn't be an issue (existing plants grew taller than sprinkler areas blocking water distribution, white scale on flower plants, mold on roses, etc). They said the work came with a 1 year guarantee. I reached out to them prior to the 1 year mark with my concerns and we landed on replacing the system for drip instead. We had a scheduled service day. They never arrived or responded back to say plans had changed. I tried to call and text for over a week and was ghosted. Still they are not being responsive at honoring the guarantee offered with the service already paid for. read more

Victor managed and completed a complete landscaping of our property including adding 4 large trees (each in 4 foot boxes), adding 8 irrigation zones to a 10,000 sq foot lot controlled on Rachio; adding 34 LED FX Luminaire lights in 16 zones controlled on wifi app, adding many large boulders arranged artistically, installing a 4' high granite fountain, and most importantly maintaining all his work better than I had expected. I have had the pleasure of working with Victor for the past 5 years. His team did all the landscaping in my front and back yard. In the back yard, he installed faux grass, new trees and plants on a drip system surrounding the lawn and well as LED lighting. He did such a great job on the back yard that we had him do the same for the front yard about 1 year later. He selected new trees, plants and flowers, large boulders, installed a new lawn plus new sprinklers for the lawn, a drip system for the plants as well as led lighting on a timer. Victor and his team also maintain our property every week. I cannot recommend Victor and his team highly enough. They are always on-time, do great work and always leave the place cleaner than it was when they showed up. I also call him the tree whisperer as he is a masterful pruner as well. Victor and his son came to my home to do a small job of moving two sprinklers and replacing 2 sprinkler heads. They came, did the work in 90 min and i paid them $300. The raccoons came that night and dug one of the newly moved sprinkler heads up. I called and asked if they would be willing to come and bury it again. They said yes - would be there that afternoon. They didn't come. Texted the next day - Victor Jr. said they had gotten busy the day before and would come today. They didn't come. I tried to do it myself and realized most of the extended sprinkler hose (rubber - not PVC like the rest of my system) was less than 1 in under the soil. There is a root there making it more of a challenge to bury. I text Victor Jr. and expressed this concern. No response. My daughter called from her phone - they answered right away - and explained that the system needs to be at least 6 in under the surface. They said they would come that afternoon. They didn't show. (This is now the third time they said they would come and didn't.) She called again - had to call 21 times before they answered. She said if they weren't going to fix the problem, we would like a partial refund. The answer was a firm NO. I had to find someone else to do the work. I have never written a negative yelp review before. If I can't say something nice I'd rather not say anything. But, to me this was not only unprofessional work, but rude and inconsiderate treatment. Really disappointed in our experience with this company. They were supposed to move a sprinkler head in our backyard, but buried the extension line less than an inch under the soil (it was literally exposed in a couple places!) We wouldn't even be able to mow over it safely. They also moved another sprinkler head and put it so tight up against the concrete patio that the head can't even raise and lower like it's supposed to. When I called to discuss the issue with them, they said they'd come fix it that evening. They never showed up, and never contacted me to say they weren't coming. When I attempted to call back again, they started screening my calls, and I had to call from another number to get them to pick up. They refused to fix the issue or issue a refund. This was really poor quality work - without going into all the details, they cut a lot of corners obviously just hoping I wouldn't discover it (I assume because I'm a single woman?) And when I did discover it and confronted them about it, they were extremely unprofessional. Look elsewhere - this is shoddy work and shoddy business practice. I feel taken advantage of. read more
