We pay for both a parking space and EV charging access. One of the major reasons we chose this building was the promise of convenient in-house EV charging. Unfortunately, the charging system has been unreliable from the start, forcing us to charge outside the building regularly. Even worse, our vehicle has been stuck inside the automated garage multiple times. These incidents are not minor inconveniences -- they have caused me to be late to work, work out classes, and other commitments. Residents are often left standing in the lobby waiting for the garage system to function again. Management repeatedly says each incident is "isolated," but after nearly 5 months of recurring problems, that explanation no longer feels credible. Before purchasing our 2nd vehicle, I also used the building's StakGo Tesla fleet service. The building advertised 9+ Teslas with easy availability, but in reality only a small number ever appeared available in the app at one time. I also had a concerning experience where the app failed completely after I arrived at my destination, leaving me stranded with the Tesla for over an hour until their tech team remotely unlocked the vehicle to start. After purchasing our 2nd vehicle, the situation became even more frustrating. We have been unable to use the Utron charging system at all because the required charger has reportedly been "stuck in customs" for more than 2+ months. The leasing office suggested using chargers on the lower garage level instead, but those chargers are almost always occupied by StakGo Tesla Fleet vehicles. The pattern here is consistent: temporary workarounds instead of real solutions. Management offers Uber reimbursements after garage failures, but there has been no long-term resolution despite repeated complaints from residents. There are also broader concerns within the building itself. Residents have reported vehicle break-ins and cars being damaged in the garage, with management stating they are not liable. Package theft is also an ongoing issue, and residents are essentially told that people can walk into the building and steal packages. Additionally, the building often feels more focused on its partnership events with Stak than on the residents who actually live here. Amenities become overcrowded, elevators back up, and common spaces feel more like event venues than residential facilities. For the price point and luxury branding, the experience has been extremely disappointing. I would seriously recommend prospective renters think carefully before moving here -- especially if reliable parking, EV charging, security, and resident experience are priorities for you.

Hi, I tried to find Atlas Garage which is the parking garage owned by Atlas Apartments. I used this…read moreAtlas Parking garage last night on 13th Street in Oakland and they very specifically quoted it is $50 overnight. I thought this was very expensive for an average and not very nice area of Oakland. I put my car in the garage about 9 pm last night. The garage itself was clean and fine no problems. However when I checked out about 9 am this morning the bill was $71 and I called the attendant. The attendant explained that the $50 charge is only if you park your car at midnight and leave the next morning. He admitted that everyone complains but the management wont do anything about it. He said he sympathized with my position but said that no one in management will do anything about it. So we both smiled and I drove off. He was a good person. I don't like deceptive deals like this. They said $50 overnight. They did not detail any other considerations or time constraints or that there would be other fees. Sure $21 won't break me either but it is the principle. I would not rent apartments from any company that had deceptive practices like this and that didn't think they should do anything to fix it. I told the attendant I would never use this parking garage again. And he said he understood. Is that their business model to bilk their first time customer and to make sure that customer will never come back again and will certainly give them a bad review on Yelp? How bright are they? Jerks.

It was literally as I was about to head out so I couldn't even get back into my apartment. Good thing I had spare car keys and I was able to get my key fob replaced right away! Concierge was very helpful in that area! I also needed to replace my mailbox key and that also required a separate work order but Jeff the property manager of Atlas assisted me right away! He was able tuse his master key so I get my packages out of the mailbox! I am very appreciative of his help! Thank you to all the Atlas staff that help us with mishaps such as these!

Working from home is OK if you have a unit that isn't a greenhouse, but you won't want to invite most clientele over to your space. The neighborhood has issues with illegal dumping and drug users. The trains are comically loud and will definitely be noticed by people on the other end of your phone convos. Great for pet owners, if you don't have a unit that gets unhealthily hot (like most facing 47th). I lived here for a few years until the pandemic brought big changes to all our lives. I wanted to make sure to review because I recall seeing so many red flags when I first looked at this place -- a URL on email addresses "fdcollins" with no website to match, a company named "Proper Management" that had little to no online presence... I had to do a ton of research to assure myself it wasn't a scam. It is not a scam, everything was fine. Francis D Collins is the property owner and Proper Management is the company created to manage properties owned by Collins, I believe. Svend, the offsite manager that sent our bills and answered the office phone, was excellent -- always replied to our emails quickly and was attentive. Resolved issues quickly & efficiently. Jay, the onsite manager (but not a resident), was not that great, but he wasn't the worst. He would fix things, but not necessarily quickly. We were having such a big problem with the sun in our unit, we bought materials that we could install ourselves but needed permission to do it...Jay didn't give permission and did eventually install it, but he took our materials and did not use them all nor did he return them, so we just lost money on that. (He promised to return the unused stuff, he just never did). Jay also did kind of lame things to blight the street in front of the property like tear out the plants and just leave piles of dirt instead. That was especially disappointing because when we moved in Jay and Nolan said that they were working to improve the greenery and had just planted trees. I thought the flower gardens near our unit was their work, but it turns out it was various neighbors that were later told to rip them out, but the management did not do anything with them afterwards...just let them grow weeds and attract garbage. At least the gardens kept some of the street crazy away. He also left an old car parked out front, taking up parking space close to the units so that we had to walk farther to get in, which was occasionally uncomfortable. It attracted criminals and was eventually stolen. I'd say that the exterior attractiveness of the property went markedly down while we were living there, as a direct result of their decisions, and because of that, more street wanderers would come around. Originally I thought I might have clients over, but it became too embarrassing & uncomfortable for guests. The units at Dutchboy are all unique. Ours had its pros and cons. The totally open layout was a dream, as was having the tall ceilings. The water and power were always reliable. The bathroom was surprisingly small. I (5'7" 150lbs) often showered standing sideways (facing the curtain or wall), because the shower was so narrow. The sink was so close to the toilet that my knees were under it when sitting and I could rest my chin on the sink. But the worst by far was that there was only one small ground-level window that opened, but two large clerestory windows that face the sun all summer long baking in the heat. With no vents, the heat would get trapped and it was 90 degrees in our unit until 10pm. It's too dangerous to leave your door open and walk away, but even sitting next to the door with it open for hours, it couldn't circulate very well because the unit was 50' deep and the window was 2 feet from the door. When wildfire season strikes, it's really unlivable. We had to move out partially because of this. The unit wasn't that clean when we moved in, even after we asked and they agreed to do the floors...for example the bedroom area had beams that were coated in dust. They cleaned the carpet, but not the concrete. I did a thorough cleaning myself before moving in and found a thick layer of dog hair in the broiler drawer under the oven. There was some trouble with drug users camping and cooking on 47th...fires, explosions, pests/rats, endless garbage, hit & runs, crazy behavior on the street, fights, etc. To their credit, the management worked really hard to stop the whole thing, as did a lot of the tenants, and eventually it did mostly go away before we moved out. Best thing was the neighbors. They all had a great attitude and liked to help each other out. The neighbors aesthetic touches on the outside of the units were what make the place really special. Large metal sculptures, potted plants, unique patio furniture, adorable pets...all really take the edge off the stress of city life.

Neighbors: These really get 5 stars. In this repect, this is a great place to live. Several of the residents/artist have been here for a long time. Neighborhood: This is no doubt the industrial section of East Oakland. In this location we see very few problems. Because 47th is a dead end here, we do have a couple of homeless on the tracks and we have trash dumping and occasional prostitution. This is becoming much less as this place becomes more habitated on the 47th St. side. A few of us on this side have made it a sport to chase these people off and consequently it is a much less desirable place for these activities. In speaking with the long time residents they also say that there has been next to no crime within the warehouse property. I think the most recent, a few months, ago was a car break-in. Management: They get negative stars. In over 20 years of renting and/or owning, these are the worse people I have ever dealt with. Francis D. Collins owns this property and I have not been able to get a call back from him to see if he is truly complicit in the deplorable attitude of the Proper Management staff. Some long time residents confirm that if you have a problem here, like something that needs repair, they will pretty much tell you to go f*ck yourself or just ignore the request. We have had a serious problem in our place, one that legally has to be fixed and the Proper Management staff, very unsavvy in landlord/teneat law, has told us the above. It has taken calling in the city to have this repair done. (Note: We made our request 4 times) If you are looking into these places know that the rents are all over the board. What we pay around 2K for, our neighbors, in the same size space whom have lived here for only a couple months longer, pay 1600. We were able to negotiate down from the original per month price they were asking. Less the management, it is a very cool place to live with great warehouse space. I have to assume and hope that with all the work going on here that Francis and Proper Management will figure out that you have to be accountable and repectful to your tenants, not just collect the rent.

I asked for an outline so I can better understand my lease and the payment method allowed that was not clearly explained...still waiting Expecting Robyn to show a certain level of customer service "class" by contacting me about the mix-up...KEEP WAITING! Not only did I have around 7 different property managers during the year that I was here. I also had numerous instances with them where they would accuse me of not paying rent or putting threatening notices on my door through error. The property management is completely incompetent. Good luck getting any support or help from them. Live here at your own risk. They do not care about the tenants all they care about is the check. The property owner is the greediest person on the planet. I had numerous issues with theft - had all 4 of my tires stolen off my car in the damn "secure" parking garage I paid $100 to park in, had my window broken numerous times. Witnessed theft to several other cars in the parking garage - there have been at least 5 cars that have had their wheels taken. When I finally moved out they took a ton they made up all these charges for things to take money off my security deposit that were not my fault. Charged me for a crack in the sink (which happened shortly after I moved in because of the way they installed it), they claimed the remote didn't work for the garage (which it obviously did how else would I get into the garage), and a variety of other absolutely ridiculous charges. They did not notify me or give me any prior notice that they were taking any money off my deposit until I received a check for significantly less money than my original deposit. I called to challenge them they basically said too bad hire a lawyer there's nothing you can do. How can they get away with this, this has to be illegal!!! SANDRA BOUGIE- the current property manager is one of those people that literally gets off on screwing hard-working people. She gives 0 F's about the tenants and is all about collecting every last nickel and time that she can. She along would be a reason not to live here. DO NOT RENT FROM THIS PLACE unless you want to be taken advantage of, harassed and not supported by incompetent property management staff, and get your shit stolen on a regular basis.

She was respectful, attentive to my exhaustive list of inquiries, and reliable. Common Space 3/5: After 2 months, you can't overlook the constant demand for repair in the common areas. Something is always broken. Maintenance is on top of it, but it'd be preferable if the issues weren't so frequent and widespread. Personal Unit 4/5: Apparently there are many complaints with no A/C. I work 5 days a week in office and face north and haven't needed the A/C. Considering the cost, the modern stainless-steel appliances and natural lighting are the top selling points. Location 5/5: Phenomenal location with access to many public transportation lines (BART, Bus, Emery-Go-Round) and amazing Asian food scene up the block in Temescal.

The online portal is dysfunctional - it took a really long time for the verification software to stop rejecting my legitimate documents. They won't accept documents through email - and have charged me $20 a month claiming I don't have renters insurance, though I've had insurance the entire time I've lived at MC. On top of that, they tell you that the trash valet is an amenity, but it's another vehicle for unfair charges. They do trash pick up from 8pm - 12am, and if they pick up early, you can call them back to pick it up. If they don't pick it up, then they charge you between $50 - $125, and they will do multiple charges in succession without warning, which is deeply unfair and punitive. I missed out on months of mail because the leasing office assigned me a different mailbox than what the post office assigned me. They will show you the amenities and they will be closed, or broken. A bait and switch - the sky lounge hasn't had functional amenities (like the outdoor fire) for months. They used these glade plug in like automatic sprays which are way too strong, cause headaches, and make the common spaces inaccessible. The smell is very chemical. They charge for trash, on top of trash valet, and will nickel and dime you with impunity. These are all things you'd miss in a tour. If you can afford it, go to the skyline instead.

Once, in the laundry room, my partner was loading a dryer when a woman literally pushed her and said, "residents have priority," clearly assuming she was someone's maid. Another time in the laundry room a different woman asked her "what are your rates?" And when we said "we're your neighbors!" She didn't even apologize she just gave us that "oh you're being too sensitive" look. That kind of behavior was shocking and completely unacceptable. I also had a Mexican flag and a BLM flag on my balcony, and the property manager passive-aggressively asked me to take them down for "drone photos of the building." When I asked when this would take place so I could put the flags back up, he got nervous and mumbled something about needing the building to look "uniform." It was clear the flags weren't the kind of "uniform" he had in mind. While this isn't directly the building's fault, it absolutely must be mentioned: the area is not safe at all. In the three years I lived there, there were three murders within just a couple of blocks. No joke--check Oakland crime stats if you don't believe me. It's a very dangerous area, which only adds to the list of concerns. 1200 Lakeshore is a lovely building on the surface, but between the hostile neighbors, management's sketchy priorities, and the unsafe neighborhood, it's not the haven you'd hope for.

There is a gorgeous patio complete with top-of-the-line furniture and a wonderfully landscaped garden. I cannot say enough about the staff. They are kind, generous and willing to help in anyway. They are simply the best .David Solis, manager, and staff go out of their way to accommodate our needs. Some of the tenants in this building have been here for many many years. Currently the tenants if if they so desire can participate in some fun activities. 1200 Lakeshore deserves the highest rating. Please come and check it out. You won't be sorry!
