Still, she follows the lead of Robyn.......that part. When I complained to her about a rude worker she told me it was my fault THREE times! He was her favorite so it was me that started the whole misunderstanding because 1) I was having a bad day 2) I was projecting 3) He was matching energies! IN MY HOUSE!? REALLY? MMk. No incident report, and an apology that lacked sincerity. Several times she has treated me with dismissive energy while she pets her dog. Many time she has had to apologize for just being rude in her delivery or understanding of ANY situation THUS far. Overall, she has a mean disposition towards those that shine light because she has no accountability. NONE!! The management could use some training in their own systems. THE MANAGEMENT TEAM IS VERY FRIENDLY BUT THE CUSTOMER SERVICE COULD BE BETTER CONSIDERING THE RENT PAYMENT SYSTEMS. I am faced with anxiety almost every month due to management not being able to explain my new lease correctly. I am told to do this, but don't do this. Read this but pay no attention to that. There are clear conversations that took place that management "cant seem to remember". In the meantime I have a late fee of over $80, but I handed a rent payment ON TIME TO MANAGEMENT! I HAD TO PAY WITH A CHECK BECAUSE AUTOPAY IS NOT AVAILABLE ON MY ACCOUNT AND I WAS NEVER TOLD THIS!!! Ok, I pay, so why a late fee? How come Robyn has not contacted me about HER mishap? They seriously expect me to go from ledger to ledger, calculate what is owed and write a check every month just to get a late fee anyway? I asked for the email of the Regional Manager...still waiting. I asked for an outline so I can better understand my lease and the payment method allowed that was not clearly explained...still waiting Expecting Robyn to show a certain level of customer service "class" by contacting me about the mix-up...KEEP WAITING! NOT GONNA HAPPEN! Yep, I love my apartment because I have a lovely 1bdrm, with a balcony, a great 24hr gym, the location great if you don't have a car, washer dryer in suite, central air and heat, clean, quiet, friendly staff (except for a few) Overall, I love it here. Jackson Lake Apartments was the best apartment I've ever lived in!…read more There is so much to love about this spot - It's proximity to 580 & 880, right next to Lake Merritt, a short walk to multiple BART stations, 10 minutes away from anything i needed across Oakland, Emeryville, and Alameda. It's the perfect location! I was fortunate enough to snag a 1bed/1bath with washer/dryer and dishwasher. The unit was huge, updated, and very comfortable. I also had a garage parking spot. Best of all - it's so quiet! I have never lived in a quieter apartment! Sometimes I'd just pause on the couch and not hear a peep. So relaxing! I also want to shout out the team. Frankie was so fun to work with when I first toured in early 2025. She's so on top of her leasing and communicative. Thaddeus was always prompt with any maintenance requests, and was always kind. And Laura was the sweetest property manager I've ever met! Anything I ever needed, she got it taken care of right away. Laura is running an awesome team! Everyone at Jackson Lake is so helpful, kind, and cares about their tenants. Just bought a house which is why I've left. It's far enough away from Lake Merritt that you don't get constant foot traffic, but it's still close enough that you can easily enjoy it whenever you want. It's about a 7-minute drive to Lake Merritt, and you can also walk there if you enjoy longer walks around the neighborhood. I used to go there often just to walk around the lake. There are also several grocery stores nearby within walking distance, so the area definitely isn't a food desert. I actually lived on both sides of the building, one unit facing Hollis Street and another facing Peralta Street. The Hollis Street side does have larger windows, which is nice for natural light, but personally I preferred the Peralta side. Parking can be a little tricky like most places in Oakland, but there's usually plenty of street parking on the parallel streets. Just make sure you pay attention to street cleaning days because you will get a ticket if you forget. The biggest downside is that the walls are very thin. You can definitely hear your neighbors. However, when I did have an issue once, I simply spoke directly with my neighbor and she was incredibly kind and understanding. The walls are just that thin. There was no hostility at all, and honestly it helped build a sense of community. During my time there, I really felt like I became part of the building's culture. The last week I was living there, new management took over, and I had the chance to meet Daniel. Even though I was already in the process of moving out, he went above and beyond to help me. I noticed improvements being made right away, the common areas were being repainted and refreshed, and he was clearly putting effort into bringing new life to the building. There was a small delay with my deposit check, but Daniel stayed in communication with me the entire time and made the process smooth. He even helped follow up while he was sick with the flu, which I truly appreciated. That level of professionalism and care really stood out. I was honestly sad that I wouldn't get to experience the building under his management because it felt like the place was finally getting the fresh energy it deserved. It's pet friendly!!!

With the amount of staff turnover we've had recently, it feels like the sense of community has started to slip away, but Chunga continues to be a constant presence, always stepping up, always showing up, and genuinely caring about the people who live here. Chunga isn't just someone who handles maintenance requests although he does that extremely well and often all on his own he's someone who truly keeps the building running smoothly. It's clear that he's stretched thin, especially when it seems like he's the only one regularly visible and handling work that probably should be shared by a larger team. Still, he takes everything in stride and finds a way to be kind and helpful no matter how busy he is. There was a day when the mail was mistakenly delivered to the wrong place, and instead of leaving it at that, Chunga personally called all of us to let us know our packages were downstairs because a neighbor had brought everything over. That might sound like a small thing, but the fact that he took time out of his already packed schedule to make sure none of us missed our deliveries really says a lot about the kind of person he is. Even when he's not officially working, he still checks in. One evening I was walking through the building and he stopped to ask me if I was okay and how I was doing. That kind of presence and care is something you just don't find everywhere, and it's a big part of why this building still feels like home to me. Honestly, without Chunga here, I don't know if I would still feel the same about living in this community. Over the years we've had some really great staff members. Tyra is still here, and she works incredibly hard to keep everything running smoothly behind the scenes, although we don't get to interact with her as much because she's in the office managing things. Staff like Molly, Paul, Heidi and Amber always brought warmth and took the time to build real relationships with residents. Amber has moved on to manage larger buildings now, and while I'm happy for her, she's definitely missed here. Diego was another familiar face always helpful, incredibly fashionable, and easy to talk to without ever seeming fake. Mo, who used to be the maintenance supervisor, and Jose were also both hardworking and kind, and they helped create a really welcoming environment. But now, it feels like most of those great people have moved on, and Chunga is the one who's left holding everything together. He's doing so much more than what's in his job description, and it's clear to anyone who lives here that without him, things just wouldn't run as well as they do. I truly hope that the management recognizes just how valuable Chunga is not only as a worker but as someone who brings real heart and community to this building. He deserves a raise, he deserves more support, and he deserves recognition for the amount of work and care he puts in every day. We've had great people here, and I just hope we can hold onto the one who's still here making a difference.

Huge shout-out to the maintenance team, Changa and Esdras, and to David at the front desk. Every time I had an issue, I started by coming down to speak with David, and he promptly called Changa and Esdras to help. The three of them have been consistently friendly, responsive, and genuinely caring, always with a smile and a "no problem" attitude that's honestly rare. On move-in day, Changa stayed past his time to leave just to make sure my key was working and I was fully set up. My freezer had been cracked open while the unit was vacant and ended up frozen shut. Esdras was worried about my food going bad, so while the freezer defrosted he brought me an entirely new fridge to hold my food. Once my fridge was fixed and swapped back, everything was handled smoothly. After that, Changa noticed my floors and offered to have them polished. He even gave me his number and told me to text whenever I'm ready and he'll get all the floors polished. That level of care and initiative is incredible. I also made a pretty dumb mistake and accidentally threw a trash bag down the chute that had clothes in it. Esdras and Changa helped track it down in the massive dumpster and recover it. Seriously above and beyond. As for the apartment itself, I'm really happy so far. The walls and ceilings feel very thick. I haven't heard a single noise from outside my unit. I love my layout: huge closets and a U-shaped kitchen countertop that's super functional. The common spaces also seem really well cared for and maintained. Overall, I'm off to a great start here, and it's largely because of how helpful, responsive, and genuinely kind David, Changa, and Esdras have been. If the way they've handled things so far is any indication, this is a building that truly cares about its residents.

The bldg is freezing cold, damp, not secure at all. The units can be broken into by sliding a bow tool (Amazon) under the door to snag the door handle and you're in 30 seconds or less. My unit flooded before I moved in and I was charged for the time while I lived on my couch for a month. They are also trying to charge me for paint when I took the unit as is. Unit 406 has black mold on the interior walls due to 2 floods that ran all the way down to the first floor into Sweetbar.

Here's why:…read more - Awful property management: Easily one of the worst I've ever dealt with and a key reason why living here is unenjoyable. They fail to proactively communicate, email response times can take weeks or up to a month, and they've blatantly lied to me about policy changes. - Butterfly MX: This is the system used to manage the front door. It is broken constantly and down for months at a time. You will not know when it's going to be fixed, nor why it's constantly down. This will impact receiving deliveries or your guests. - Dog owners: Pet owners are allowed to simply let their pets urinate (and sometimes defecate) in common areas. The 6th floor elevator bay and dog run has a smell that only prisons in the third wold know. - Trash/Recycling: While you will be shown trash/recycling/compost chutes on your tour, it's all smoke and mirrors. Those chutes are often off and do not allow you to dispose of recycling or compost in it. Heck the building itself doesn't even compost. That means you're forced to go to the basement anytime you want to get rid of waste vs being able to use the chutes that are there for... I have no idea honestly. - Washer & Dryer: Washer and dryers are in-unit, but they are more hassle than help, specifically the dryer. You have to dry clothes generally 2-3 times just to get them to normal dryness, you have to empty a very small water tank, and it will simply turnoff if it senses the clothes are dry even if they're damp or completely wet still. - Kitchen Sink: Another design flaw, but kitchen sinks are very shallow for no apparent reason. This causes quite the splash zone when washing dishes and is just a cheap cost cutting measure. - Theft: You're told that they have a secure bike room, but that happens to not be the case. I along with many other residents had our bikes stolen from the bike room even though there are cameras, they were locked with U-locks and cables, and the door requiring key fob access. Instead of providing any support, management simply sent out an email notifying residents of what took place and offered no support (sharing camera footage, key fob badge records, etc.). Their response: "we're not an investigative agency" Don't let the rooftop pool and clubhouse fool you, there ain't no luxury in sight here. You will be treated like an inconvenience as a resident, and will quickly learn that what you saw on the tour is far from reality of what life is like living here.

We just put our home on the market to downsize as we veer towards our retirement, however, switching to this wonderful apartment made the transition so much easier to forget and miss our old home. But, and this is a huge but, the entire building is surrounded by dog shit. There is no where you can look or step in the grass and plant areas that surround the building without seeing dog shit. Literally no one picks up their dog's poo and it's so disgusting. For this reason alone I would never live there. Soooo gross.
