What a scamming ripoff of a company. After an obvious mistake in title research, they offered 20% of the appraised value as a settlement. How did they get the 20% number? They got their own guy to value the land, then got their own in-house "investigator" to certify the fraudulent in-house appraisal value. A truly independent appraiser, and specialist in the area, valued the land mistake at $32,000. The tax assessor valued the land at $32,000, The previous sale of the same piece of land was $32,000. They sent $8000 and basically said "Sue Us Little Man-F Off". Not much you can do here in Louisiana. It's all a scam in favor of the insurance companies. And to top it all off, there is a Arbitration clause in the contract. Thank Goodness, we may have hope. WAIT NO, of all 50 states there is one particular state that they marked as "not valid". Wait for it............yep, Louisiana. i wish there was a way to know ahead of time and be able to select your own Title Insurance Company, but it's just there on the forms you sign and you have to hope it's gonna be OK. If you ever have a chance to avoid these thieves, avoid them. We did report them to the Insurance Commissioner, but, they are all in the scam together. We were told we need to get a lawyer and fight the Company or maybe try to change legislation, HUH!!?? Unbelievable. There is NO oversight, no regulation of these companies. They wait passed the last minute and spring up unnecessary obstacles that delay closing. No communciation with my clients not even to introduce themselves. We used them once and promised to never use them again, but unfortunately our Realtor signed them up. So our Realtor learned the hard way what a headache they are. They would have cost us a couple thousand on a small deal with the sellers statements alone, I cannot Imagine with a multi-million dollar deal. We can't leave a ZERO STAR REVIEW. BUT HERE IT IS.
