Whole place stinks and not of the normal Rotorua smell. Everywhere you walk is creaky and unlevel, the place is in disrepair. The room itself was premium ?? lol ok. Bed itself was 2 beds pushed together. All power outlets were loose and not all working. I made the mistake of prepaying breakfast to save a few bucks. Every hot item was open with no covers, there was a kid walking around sneezing facing the food, buffet attendant right there did nothing! Owners are tight wads only cooking the bare minimum bringing out 4 strips of bacon at a time when there are 4 people waiting. Other "hot" items are barely on, everything was lukewarm at best. Other items looked unappealing as well, watery juices, curdles looking yoghurts. Coffee was warm and watery. We only had toast. If I hadn't overpaid on a non refundable rate I would have left early.

Check in process and was smooth and the front desk worker was great. She even tried to get us with a free upgrade, but wasn't available with the occupancy. The room was beautiful and probably our best spot on the trip in terms of room. It was beautiful and had a wonderful lake view. Bath tub and shower with a cool folding separator between the bathroom and bedroom so you can watch TV. While most things were great, there were some definitely some in perfections though. We were partly sold by amenities, but there wasn't really any good amenities. The gym was small and smelled pretty bad. The tennis courts were overgrown with grass and not worth a shot. Lake was blocked off so you can't really swim in it. The water smelled horrible. I took a hot bath and it stunk up the room so I had to load it with soap, however 2 out of 3 of the dispensers in the room came empty. Still happy with the stay, but would probably lean for a 3 if staff wasn't fantastic!

    Absolutely do not book here! We reserved a room here 4…read moremonths ahead of our arrival date. They would not take a credit card, even though one was offered. We called and emailed to confirm several times but with no response. We finally reached them 2 days ahead of our arrival date and they confirmed our reservation. The manager was very short with us and cancelled our reservation instead of confirming it. They then supposedly emailed us the night before our arrival to ask for a credit card, which makes no sense as the reservation had supposedly already been cancelled. We never received this email. They were completely unsympathetic when we arrived, despite having our 2 young children with us. We asked for a room anyway since the Vacancy sign was out, and the the desk clerk just shrugged and said, "I must have forgotten to change it". Complete inadequacy and unprofessionalism on their part and they took no responsibility for their mistake. **EDIT** I emailed Martin, the manager, to express my dissatisfaction and he doubled down on his lie that we called to cancel. I reiterated that this made no sense since we showed up for our reservation (why would we do that if we had cancelled?) and they had sent a request for a resort card more than a day after they had supposedly received the cancellation request. He also completely ignored the fact that we tried for weeks to get hold him to offer a credit card and no phone calls or voicemails were responded to. Utter incompetence and disregard for their potential guests.

It was like 95 degrees when I got to the room. I turned on the AC closed the blinds went to dinner came back and it was maybe 85. Too hot to sleep they brought a fan with a cooling unit. DID NOT SLEEP. Tried the internet since too hot to sleep and ZERO. They called the company reset it and it barely worked and hardly did the entire time except in the common areas. The good news was the weather changed and I loved my second day, enjoyed the pool and had the best dinner of the trip with the degustaiton menu in their little restaurant. I walked up the street to use the internet at the Craft Bar. It wasn't cheap and I owe a lot of the problems to my room, on the sunny side and with the AC in the adjoing room.

The two bedroom we had was okay, nothing special. There was a strange smell in the bathroom- like sulphur, which reminded me of Iceland. It was unpleasant. There is a small "kitchen" area but the counter and sink were pretty high. Service: I am giving this hotel 5 stars mainly because of the service, which is something I rarely do. Everyone at the front was extremely helpful and nice. They were also very hard-working as they seemed to cover the front checkin checkout, luggage service, as well as the restaurant. We called down with questions and by the time we came downstairs, they had printed out a map for us. I accidentally left my laptop in the room and after I emailed them, they shipped it out to my next destination. The hotel I was going to didn't even respond to me until days later.

The first thing I noticed was the A/C-even though we have been staying in expensive places, this is the first with in-room A/C-hallelujah! They are located at the bottom of a steep and narrow driveway in the middle of lush gardens and jaw-dropping scenery. Another thing you can't help but notice is their affinity for the color black-it is called the black Swan after all-the building itself is painted black, even the walls inside the pool are black making for a most unusual experience, and of course their are numerous real black swans in the lake nearby to feed (desk provides some bread). We were situated in room 5 (the have 8 in total) with a killer view of the lake. The room is very high style with deep black carpet, white king bed and sleek modern bath. There's even a little black and white checked teddy bear that gets tucked into the bed with the turn-down service. The shower has both a big rain shower head as well as the hand-held wand and plenty of water pressure. There is a small restaurant upstairs that serves breakfast (you select from a menu, same choices daily) as well as evening although we only sampled the breakfast which was freshly prepared and good. The pool was solar heated so quite warm and they also have two whirlpool spas in a separate small building above the pool. In short this place is a quiet luxury oasis. Quite expensive but a nice treat. Highly recommended.

Complete with kitchen, washer/dryer and two tvs. This was totally unexpected as we arrived after dark and were not sure what Peppers would be like. It turns out to be a nice lodge house with a few cottages along the lake bank. Beautiful views, lots & lots of flies. Beware, although they are not the biting kind of flies, they seem to swarm around light. Keep your doors closed they will quickly enter. The cottage itself was equipped with a very comfortable king bed and huge bathroom. Great shower set up and a nice hot tub on the deck which you can fill with wonderfully warm water much like a huge bath tub. My only complaint is that the tub deck area was not clean. The tub was full of bugs and the window screen needed to be cleaned. We had an incredible nights sleep due to the comfy bed and great black out curtains that put us in a deep trance for the night. We woke up each morning to an incredible breakfast. Well done Peppers. This is at the main lodge although you can also order room service. I had the egg Benedict which was floated on top of a delicious potato instead of an English muffin. Loved it along with all the fresh fruit, juices and cereals. My hubby had the three egg omelet with lamb sausage and a couple of veggies--made to order. There were other choices as well. This was included in our stay and excellent. Loved this special place. A bit spendy for the cottage but oh well we had a great time. Off to Wellington
