If you are considering hiring Royal Painting and Building STOP!! They do not know what they are…read moredoing and you will be wasting your money. We have to hire a new company to come in and fix their mistakes. Red light should have been when the owner Derek didn't know basic terms like recessed lighting and valance. But, I overlooked that since I had already given him a 3rd of the money. We had a long list of to do's. The work consisted of ceilings, crown molding, porch ceiling and floor, some light fixtures, hardwood floors redone, basement vanity and the bigger kitchen job which was new floor, cabinets added and wall removed. I'm not sure Derek really knew how to fully conceptualize this project. The order he started projects didn't make any sense. Either that or he had no intention of doing a good job and was planning to just milk me out of as much money as he could without ever really wanting to do a good job. Not only did he leave us with so much unfinished work, the work he did do is deplorable. For example, the crown molding on the cabinet corner is not completely flush. There is a big gap. The floor he put in the kitchen has huge gaps where it meets the cabinets. He sanded all of our floors in the start of the project so we lived in complete dust. When he finally put 1 coat of poly on it it was unevenly spread and noting applied to the stairs. Cabinets were installed and they never lined them up properly. The kitchen flooring is a joke. They put it on top of 2 sublayers without ever discussing it with me. He also didn't install the floor to the wall. He said that's not what's supposed to be done. What? Of course it is because what he had to do was cut around the cabinets leaving a huge gap. When I questioned this he snapped at me and said "that's why they make quarter round". Really? That seems like something for a mistake. Derek talked me in to 'sharing' a dumpster that he kept at his 'office location' Not sure I believe there is actually an office, but anyway he said it cost $520. When I looked them up online they were $420. Okay, I thought I'll go with what he says. When he finally came to pick up the trash and put it in his trailer he let it sit in front of my house for 4 days. I kept asking him to move it, but of course I had to wait until it was good for him. He always puts his needs before the customer. In fact if you say something to him he gets pissed off. He is even revengeful. He asked if he could have my refrigerator since I was getting a new one. When I said I'm not sure the next day I found three big dings on the front of it. He said "what happened" I told him it was like that when your guys left. He said "oh yah I know what happened". At this point the last thing I would do is ask him to explain it. Of note, our original contract was set up to pay in thirds. He came to me after the 2nd payment telling me that his guys needed to get paid because the previous job didn't pay them the last payment. At this point I paid him $8,000....where did that $$ go? Did he pay his guys? So he wanted the rest of the money broken up again into 3rds. When we were down to the last bit of what of what I owed him I looked at the job and knew that the list of things that needed to be done was way more than what I owed him. He hustled me out of my money!!! On the last day of the job, which I couldn't believe he'd get it all done he demanded I meet him for the money. I told him I'd like to see the finalized job then pay. He said if I didn't meet him that day he'd call his guys off the job. This by the way was not the first time he threatened this, but this time I didn't care I just needed this jerk out of my house. So he pulled them off and left me in a complete mess. Also worth mentioning, is that we believe that Derek or one of his workers stole $100 from us. It was in a dresser in the morning and when we looked later in the day it was gone. When I brought it to Derek's attention he was mad that I made that accusation. Now if he hadn't told me about his worker Todd who he said was back on drugs and had stole from a previous customer I wouldn't have assumed that. Of course when I reminded him that I said that he turned it around and said Todd didn't steal from a customer he stole work from him. In fact the entire time these guys were working at my house Derek had a strict rule to only speak to him and not to the workers. He was extremely paranoid about that. Worst experience ever. Do yourself a favor and DO NOT HIRE ROYAL Paint and Building!

We hired them in May of 2016 to redo our roof. By June, we called about a small leak in our living…read moreroom (this was the first rain store since having it done). Derek said he would send someone over asap. We didn't see him or hear back from all summer, we called a few times. In October, we had another big rain storm and our roof in a different area collapsed. We called his 24 hour number for 2 days and ended up hiring someone else to fix the hole in our roof. When Derek finally called us back, he said he would pay for the repairs. We submitted our invoice to him and he has refused to call us back. We have called several times. One time I called from our number, then from a friend's phone right after and they called the friend's number back within 5 minutes. It is now April of 2017, and we still can't get a hold of him. Do NOT use them for ANYthing!
